What an awful stay - everything was OK until I woke up in the small hours of the morning with bites all over my arms.
I ended up sleeping width ways at the foot of the bed as I am certain that bedbugs had bitten me whilst lying on the pillows by the headboard.
I complained to Debbie in the morning and she steadfastly refused to acknowledge that it could be bedbugs even though I showed here all the bites, including 2 on my neck.
I visited a pharmacist in Southend Tesco on Tuesday morning and he assured me that they did look like bedbug bites and prescribed me antihistamines.
My arms swelled up on Tuesday - I had been bitten approximately 26 times and I was very uncomfortable.
I have used Expedia to book hotels all over the continent over the last 15 years and have not had a single complaint but this was a very unpleasant experience which I do not believe was adequately dealt with.
Shame on you Hamilton House - a more sympathetic response would have negated a response such as this.

The staff was very nice ans made us fill very welcome, the location was perfect but you have to pay for.parking up till 6pm and from 8am. Breakfast was extremely nice , the only thing i would say is the matress was very well worn and could have done with changing.

Sea view is obscured by trees. Balcony tbh not worth the upgrade as apart from no direct view of the sea we both felt the deck boards unsafe to stand on as very flexible.
Room was larger then expected and if old school is your thing you'd love it. Exposed period floor board's which creak on every movement.

Breakfast was great although took 25 min from ordering to turning up and somewhat smaller then expected but good.

Staff all great and helpful. We was meeting family in Southend after returning to UK from holiday so they ended up staying in the hotel down road (Seven) so we meet them there.

Nicely furnished, maintained, and managed accommodation with a yummy breakfast!
Nice access to area attractions!
It was a bit hot with no air conditioning and without much breeze blowing so, we tried to keep the windows opened … however, motorcycles and talking pedestrians outside were noisy rather late. So, there was a trade off between having a cooler room with open windows but having to endure disturbingly loud motorcycles and other street noises. Luckily there was a portable fan in the room … if not for that fan, it would have been uncomfortably hot and sweaty.

Fantastic breakfast - very tasty, one of the best we've had.
Room was fine, bathroom a little cramped (especially the toilet - very little knee room). Shower looked fancy, albeit water/limescale stained, and not really sufficient water pressure.
No dedicated parking, lucky if you can park on the road out front, otherwise nearby car parks can work out very expensive.

Very friendly staff, clean and tidy room, walking distance to sea front one way and main town the other - about 5 minutes.
Breakfast amazing, even M&S zero fat Greek Yoghurt selection and perfect Avocado with lightly poached egg! Full English cooked fresh and looked very appetising.
Will definitely return!

Perfect for an over night stay. Friendly, helpful staff. Important things very clean, though corners don't stand up to a close inspection. I had a lovely quiet room at the back - a free upgrade from that booked. Nice breakfast offering. Easy parking, but chargeable on road outside.

The property was on the seafront overlooking the beach, Southend Pier, and the amusements. All of the food outlets were either on the seafront or within 20 minutes walk east or west along the parade or north going towards Sainsburys. Lovely place which i hope to visit again.

My wife and I go to Southend often and found the Hamiltons Boutique Hotel which we haven't stayed in before. We had a message in the morning to confirm what time we'll be arriving which I thought was a nice touch. We had a lovely welcome and being out of season, we was given the Hamilton Suite with a sea view. The whole hotel was lovely and clean and bright with lots of light. The next morning we had a lovely cooked breakfast each. 100% will be out \"go to\" hotel when we go to Southend now. Great location right by the town but also a short walk to the pier. Thank you.

We only stayed one night but everything was excellent - the tea & coffee station had proper Yorkshire Tea and also had crisps and water! The shower toiletries were good quality.
Everything was clean and it felt that it had only been done up recently. Would definitely stay here again, worth paying more for a room with a sea view if you can. We looked over the back of the hotel but it was fine.
Breakfast was great too my partner had the full English and I have avocado & poached egg. There was a greater choice than just the usual.

Everything was fine but guests should be warned there is no lift and no toilets except in rooms We both needed accessable facilities.
I could not order a drink at breakfast as climbing three flights of stairs again was not physically an option. 30s I could not order a drink of breakfast this claiming three flights of stairs again was not physically an option .

Location was excellent, very central. Hotel has stairs, no lifts, however this was not an issue for me.
Some minor repairs are needed for example the shower rose which leaked and sprayed water.
Breakfast was excellent with good variety of food.

Nice B&B in good location

This is a very nice B&B, in a very central location, with high standards of cleanliness. Debbie helped us with the parking charges after a sudden rule-change, and provided useful info about the area in the room. The general tone is a bit strict, with quite short room hours, small cooked breakfast and quite a few notices, including one asking us to take care to switch things off for economic reasons. This seemed a bit rich when the room rate was £170, but perhaps it's cheaper when there isn't a show at the Cliffs Pavilion.

Debbie and her staff were very helpful, polite and extremely attentive throughout our stay and nothing was too much trouble. A special thanks to Debbie for arranging a surprise gift from me for my wife to be left in our room for her upon our arrival. We found the property to be full of character, with lots of lovely finishing touches, the attention to detail was above and beyond what we would have expected. It can be seen just how hard they have worked to renovate and preserve what is after all a period listed property, well done to all. Finally our room, which we were upgraded to (Balcony Suite) was truly spectacular with views out to sea, beautifully furnished, spacious, comfortable, spotlessly clean and tidy and so cosy, which was to be appreciated as the weather was awful unfortunately during our stay. Breakfast was amazing and freshly prepared, with plenty of choices available to suit anyone. We will definitely be back soon and look forward to better weather 😂 thanks for making our stay one to remember for all the right reasons, excellent !

Perfect location, especially as travelled by rail. Stayed here before when it was the Mayflower Hotel in the early 1990s. Friendly welcome & excellent breakfast with good choice on menu. So many extra touches in room : bottle of water, refreshments & sweets as well as tea/coffee. Pleasantly surprised at the facilities offered. Ideal for purpose of trip to concert in Cliffs Pavilion.

We enjoyed our stay. It’s a quaint place. Rooms are lovely. Breakfast is nice. We were received well even though we got there just before 9pm. The lady (apologies, we forgot the name) who received us & also served us breakfast was lovely. We will definitely book here anytime we are in Southend.
The only complaint are the stairs. They are a killer whether you are fit or not.

The hotel is an unusual but lovely building with a great view of the estuary and southend pier. Our room was pretty and comfortable and the breakfast excellent. What made the hotel especially good however was the owner who was friendly, welcoming and very kind (opening up the breakfast room 10 minutes early because I had a 9am meeting in Grays).

We stayed in the balcony suite which overlooked the funfair and has a superb sea view. The furniture was top quality and the room had a real top notch feel to it, not too mention how spotlessly clean everything was. We were welcomed with a friendly smile and effortless check in too. Fabulous Hotel. Very well equipped room, everything you could ever need. Only downside for us was the noise. Could hear every movement from the room upstairs. Also kept awake most of the night by the sound of another resident snoring! So tired by the morning I actually cried! Personally I would never stay again, I need absolute quiet.

Wonderful little hotel, just a warning though if you request a twin room it is up several flights of stairs in Nelsons Look out, which I did not realise until the day, however it got my steps up.
Beautiful room with lots of personal touches, and very comfy beds.
Lovely breakfast.
Wish we had more time to go down to the pier as the view were spectacular from our room especially at night.

One nighter in Southend On Sea

Great breakfast and great view from our room Nelson’s lookout.
I’ve given the place full marks but be warned.
There is no lounge and with our room no view sitting down. Directly opposite hotel is a park with benches - ideal in good weather and between it and the sea the fairground which ran till 10pm on Monday night.
I used justpark app to park on a drive from 11am till 3pm the following day for £6 vs the £24 to park in front or behind the hotel for same period.
It was great to walk straight out of the hotel onto the sea front.

This was my 3rd and sadly last ever stay at Hamiltons. To start, the property is lovely, we always stayed in the Balcony suite which is spacious and comfortable. The location on the hill gives a lovely view but the area of Southend in general, no longer feels safe. It most certainly is not in the evening.
Now the serious issue.
On all previous visits we have had breakfast served in the room at 10am. This was not necessary on this occasion so we arrived at the dining room at 9.30am. We were met with a very abrupt, virtually scolding, breakfast finishes at 9.20am, I told you yesterday at check-in.This was an outright lie, delivered with venom. I quickly corrected the lady, at which she told me rudely that I should have read the sheet of paper somewhere in the suite.
I am an Expedia Gold member and in all of my travels I have rarely been treated with such utter disdain. To be clear, you have to be up before 8am to physically pay for the parking ticket at the meter outside, I did not sleep in.
To clarify, a lovely suite in a nice property, in a rather rundown seaside resort with the rudest manager I have ever encountered.
