The room was clean warm and comfortable there was no kettle in room, the bathroom was clean but the plug in the shower was block and it filled so unable to have shower in case of flooding bathroom. Not much choice at breakfast there was toast or cereal, open jam and marmalade jars wasn’t tolded there was no cooked opinions. There was no bar and staff were friendly

They didn't have staff so we were given alternative accomodation. The Waverley Inn (Dingwall). Please, please do not stay here. Bathroom ceiling black with mould not some, but all of it. Previous guest beard trimings in sink, shower and floor. What I hope was crusty toothpaste stuck to sink. Rusty fittings and to top it all off....bed bugs. I have recorded proof and taken numerous photos which will be sent to the owners and probably environmental health. Paid extra for breakfast. Didn't get the offer so cereal it was. Absolutely shocking. I'm raging. My daughter was distraught regarding the bugs. How this place is allowed to operate is beyond me. Stay away.

I’m sorry, but the room was just unlivable. Sad condition in a classic hotel that has gone to seed. We took one look, and smell, and decided to find other accommodation. We left the key at reception, called the host and apologized, but said we just couldn’t stay. Also, very difficult to even locate the property, but the host was very helpful on the phone navigating us there. This property is more like a youth hostel than what we were expecting.

The rooms have been renovated. They were clean, tidy and simple.
Both rooms were unable to get hot water for showers. The sink had hot water. This we could not figure out. Be sure to bring your personal soap and shampoo.
The two staff were friendly and helpful.
This loacaton worked fine for our quick stay in Dinwall.

Seems to be coverall for general disappointing room. Bedside lamp in poor condition, shower takes 10mins for hot water to come through, no hooks for hanging towels/clothes up, lack of toilet paper.

First off-the staff is very lovely and friendly. We stayed 2 nights -the first night in room 6 we had an issue with the shower, it was scalding hot-when we advised staff in the morning, we were moved to room 30-our second room was fully renovated and everything worked just fine. Wifi was spotty, and we were a bit concerned with security as the front door was unlocked and accessible to the street. The hotel is under major renovation. It is well located and again, the staff couldn’t have been lovelier

I am writing to formally express my deep dissatisfaction with the experience my wife, our guest from Dubai, and I had during our recent stay at your hotel. We had booked two rooms for two nights, and after driving over 9 hours from Birmingham to Inverness Dingwall, we arrived at your property around 9:30 PM with the expectation of a comfortable and welcoming environment.

Unfortunately, what we encountered was far from acceptable:
•One of the room’s curtains was broken and hanging loose, offering no privacy.
•The toilet had no bin, and there was no cupboard in the room.
•The carpet was dirty and clearly had not been cleaned properly.
•There was a strong, unpleasant smell throughout the room, making it extremely uncomfortable.
•Although breakfast was included in our booking, we were shockingly told we had to go to another place to get it. When we asked for clarification, the only response we got was “sorry”.
•There was no lift, and no staff available to assist with our luggage, even though our rooms were on the first and second floors.

Due to these unacceptable conditions, we did not use the second room at all. All three of us were forced to stay in one room simply because we had no other option that late at night.

This experience completely ruined what was meant to be a joyful trip. The level of discomfort, inconvenience, and emotional distress caused by these issues

Terrible place, other smoking pot in the halls stinks. Noise by others. Not as photos. Don’t waste your money. Stayed 1 night only. More than enough can’t say that this is a contractor hotel in that it is worse than that.
Looks like they may be trying to refurbish, but will need to go a long way.
Check in at another hotel.

For one the hotel is not even at the address that’s listed too. You have to go to another hotel to check in and then walk up the street to a building that is you know probably under construction on the bottom floors. The room I got said it had a TV well yes there was a TV in there, but it was not plugged into anything. It did not work when I plugged it into the power it had no signal the shower had no hot water. You cannot open the window at all. It was painted shut and I was sweating in the room because there’s no AC, but if there’s no AC, you gotta be able to at least crack the window, which I could not. There was a spider on the windowsill indicating no one had been in this room for months. There wasn’t even a lightbulb in the lamp next to the bed. All of this was hugely different from what the description on the page was it was anything but royal I tried to be nice and ask for a partial refund instead of a full refund but now that they’ve denied me, I will just call my bank and I will leave the review of how it truly went. No WiFi either. Advertised completely wrong

Could not contact reception at other hotel on phone. Could not connect to wifi. Breakfast was at other hotel. Unfortunately not worth the cost.

Perfectly adequate for my purposes. Room was pretty clean - particularly the bed linen and the bathroom were immaculate. Service from the staff was excellent - very friendly and nothing was too much trouble. If you’re looking for budget accommodation this is ideal.

We drove round and round as GPS said we'd \"arrived\" and there was no signage indicating Royal guesthouse. Parked and asked at a Boots pharmacy and she said she thought it was \"on the corner.\" The only thing we saw on the corner was a Snooker/pool bar/club with people all standing at the front smoking and when we went in the lobby stunk of smoke. There was a sign that said \"reception\" pointing upstairs. Really loud music was throbbing all around. I am severely allergic to cigarette smoke and already starting feeling nauseous. There was no way we could stay there. When I called the reservation service said to go to the Waverly inn down the street and thankfully they had a room for us there. The managers there were very helpful and hard working.

Absolutely horrific!! Booked the Royal ended up in the Waverley Inn as we got there late?? The smell hit you when the door was opened and permeated through the place even into the tea in the room. Shower held together with black tape, mould on bathroom ceiling, curtain rail broke unable to shut curtains.
Left after one night without the breakfast and booked into another hotel for the rest of our trip!!

I would rate my overall stay a 3/5. The property was hard to find. It’s not clearly labeled. Our toilet in our room leaked every time you flushed it. The hot water in our room took 30 minutes to heat up and had weird water pressure.

I will say that the staff was very nice and accommodating in the fact that we got in super late after check in due to transportation issues. The overall room was clean but very small.

1. Location is in main area. Just to find the room is little tricky as no board.
2. Room iscomfortable. 1 double bed, 1 single bed room.
3. Nice breakfast and receptionist is good approach.
4. Dedicated car parking at The Waverley Inn hotel just opposite to this. .
5. Got hot water in shower.
Needs to improvement:
1. Toilet flush set leaking water on the floor
2. Need tea and cups , sugar, salt at rooms itself. No hanger.
3. No mat in bathroom to wipe foots.
4. No lock inside bathroom door.
5. Central heater is not working provides temp electric heater. In summer fine but winter need heater in room and bathroom.

Hotel staff was very helpful and very accommodating, we arrived very late and we picked up a meal from outside, the staff arranged a seating in the breakfast bar for us right away, very helpful this was.
The room was very clean and also the beds spotless.
At the time of visit, NewYear an eve we got the hotel for £62 for a family room, every where else was several hundreds.
With this in mind you get what you pay for but we got a family run business that I would recommend no problem.

we read the reviews on here and was not expecting much for the price. but we was pleasantly surprised with the stay, breakfast was basic but was still very good for price we also found it to be very clean. we was in room 27 and would be very happy to stay there again. The only thing that I would say is no signs to tell you where it is so for others to find it, its on the very corner of the street.

Since it was night we couldn't book any other hotel and we were left with no option other than go on with just a double bedroom ensuite. Do NOT stay here! This isn’t a hotel. There was no exterior sign identifying this accommodation as a hotel but multiple signs advertising a bar and billiards club! Inside had NO reception desk only a random, unidentifiable man with a cell phone. The building appears to be in some state of sale/renovation and the rooms had paper signs taped to the wall in the hallway identifying the room numbers. The eating area was in shambles. The room we were shown does look like the one on the website so I believe it has been staged for photos. I WOULD NOT feel safe staying here. We cancelled and complained to Hotels.com asking that this be removed from their site. It’s not suitable for anyone. A hostel is better than this.

Difficult to find the entrance as I couldn’t see any signs as it happens it’s the entrance to the snooker hall you need to take. Building is like a maze inside with room numbers printed in a4 paper with pen.
When I got to the room there was a number of chocolate bar wrappers under the bed and a coffee sachet had been opened and discarded next to the kettle by previous occupant.
Empty tablet packets in the wardrobe and no blinds in the bathroom.

This is a simple very budget conscious travelers guesthouse - no frills so don't expect any. Room was clean but table lamp had no bulb and shared bathroom. No heating in room so stay clear of Apartments in Winter. But it is relatively low cost at £75. Breakfast is tea/ coffee, cereal and toast. Hard to find as there no sign at street level

It started with zero directions on how to get there and then when we did manage to find it. Our room was moldy, shower had open drain. Hallway smoke detectors had bright green light all night and went off after midnight. One cup provided in room was filthy. Coffee pot. No mugs. No soap. Curtain falling off. WiFi unreliable. Could hear our neighbors using their restroom. Open vents in walls. Not hoovered very well. I understand budget hotels, but this was something else. I never leave bad reviews, but I didn’t sleep well in this hotel. It was hands down the worst I’ve ever stayed in. It should be closed till they finish renovations or charge about half the price. I mean. Just. Wow.

Absolute dive of a hotel. Check in is in a building across the street, no security for the building, anyone could walk in off the street. Hotel rooms are next to a snooker bar. Hotel smells damp, flies everywhere and generally just very run down and dirty. If there wasn’t a group of us staying we would have left immediately, there is no feeling of safety at all - heard screaming and shouting all night long. DO NOT book this hotel if you have kids.

The manager was helpful and they are obviously trying to upgrade the property. They were renovating while we were there. The problem for us is our room was unfinished with broken lights without coversand dirty ripped carpet but the room had been painted. They should only pur people in finished rooms. The rooms are comfortable and you can tell there have been recent upgrades to the rooms with the furnishings and decor. There are a few areas that you can tell the hotel is working toward fixing like the windows (which don't open easily) and the shower temperature (which was a bit on the cool side) but we found the beds comfortable and the accommodation quite adequate, especially for the price. The staff are very helpful and there is a number to access a person even when reception is closed. The location is a little challenging to find but if you find the location of the Waverley Hotel, beside the church, then you just need to go to the nearest busy corner and the Royal Guesthouse is on that corner. We found it easier to park on the street by the church but there is a parking lot. To identify the hotel, look for the billiards hall sign on the building, as the name is not visible but everyone local knows where the \"Royal Hotel\" is. The reception is on the second floor, but there is not elevators. I hope that they are able to revive this hotel back to its former grandeur as the city is quite a pleasant one to visit and very walkable with many interesting finds if you venture between the buildings and lots of good shops and character.

I understand that the place is slowly getting renovated but as the pictures show, they are far from a state that should be open to paying customers especially at the price they charge. Of course they are taking advantage of desperate tourists. The place is also difficult to find as it is actually on top of a snooker hall/pub and it has a sign with a different name to what you’d expect. The “Royal Hotel” in faded signage from the roof. Nothing on street level.

It isn’t cleaned very well. It’s noisy in the morning and the breakfast as bread, yoghurt and cereal. Not even reaching the heights of “continental” (no cheeses or meats, etc).

Looked very shabby from the outside but was surprisingly modern inside with ongoing renovations taking place . Newly decorated room with comfy beds and nice bathroom . Check-in was easy. Reception man was very helpful ,sorry forgot your name ,
the most surprising was the amount of choice we had for breakfast . No fully cooked breakfast but Buffet style everything else you could think of and more . Even gluten free section . Was a brilliant breakfast . Overall a great stay and highly recommend. And free parking nearby .

Where to start? The manager for sure was trying his best. Plenty Gluten Free choice at breakfast. The room - on the top floor, no lift - was small but clean with a decent bed. But... regularly no water in the cold water tap over the sink. Hot water tap did run but only slowly and it took forever to warm up. The power shower did not work for two days running. Then it worked for a bit on the 3rd morning but I had to rinse soap off my face over the sink because it cut out. My wife again had to wash at the sink. The sink plug did not stop water draining out - filling it with hot water from the kettle was useless. No bedside tables or lamps. No chair to sit on. Just 1 coathanger in the cupboard. No pegs to hang anything on. We shall not return to this place.

It was very hard to find, it wasnt even called the royal huesyhouse, its called \"the waverly\" Have to go upstairs of a pool club and follow notes written on sheets of paper to fins the guy to check in who doesnt stay there. Breakfast is in a different building down the street...no towels...no deadbolt on door... tv nroken...no itnernet...very sketchy. Giant window in baynroom with no curtains so everyone could see you shower

Hotel had changed its name with no update on website so we had a real job finding it! Check in was a bit bazaar and we were given keys for the room that didn’t work. Website also did not say that breakfast was served in another hotel about 100yards away.

I think hotel has just been taken over. Hallways had been newly painted. Room could have been cleaner as we found an empty sweetie bag under a bedside table.

Room was functional.

Dingwall is a good (cheaper) alternative to Inverness with good public transport links to the city (30 minutes by bus). Car journey is only about 15 minutes.

Hopefully some teething issues will be resolved. Proper advertising being key!

Dirty linen left in corridor, dirty bathroom, damp wall, no rail in wardrobe to hang anything up.
Would not recommend.

Once you make a booking you get an email telling you to go to another address, no signage and had to call multiple times to find out where to go. Room had a bad smell and no hot water.

could do with a lift as we were on the third floor and there must have been over 60 !!! stairs a couple of places no hand rail ! I appreciate the building was being done up ,but the window was nailed~up and could nt be opened but the wind around the gaps in the frame kept the room cold . ROOM 340 [i think } very end of corridor.Well decorated room but COLD.

There was no soap, no shampoo, no bathmat in the bathroom. I did appreciate having my own bathroom. The black mould in the bottom of the shower and room 8 is not so nice. Wi-Fi was nonexistent in the room, so we couldn’t book our next night to stay. Checking was difficult as we couldn’t find a hotel to begin. We had to go upstairs into a bar to talk to a bar who pointed out that the caretaker had just quit his job there. They were kind enough to direct us down the street to a different location that gave us the key. Was to be included, but there was nothing in this hotel. We had to go to a different location.

Unfortunately there was a mix up with our payment and we paid twice, with the hotel and the booking company refusing to repay us the over charge.
We won't be staying there again or usinh this booking company again.

Our rooms were nothing like the photos shown online. The noise in the hallway of men shouting at each other was scary and kept us awake. The rooms are on the same level as a snooker club and public washrooms. None of this was disclosed in the ad on Expedia. I would never recommend this place.

The room, although just renovated, never had a chair, side table, trash can or a working tv. The room could have been vacuumed first, but wasn’t, so the carpet was dirty. The linen had stains, the towels were frayed,and the window was painted shut. Couldn’t get hold of the manager after we checked in, so for 2 nights it was uncomfortable. Even the foyer and 3 flights of stairs were dirty. I would not stay there, or recommend it to anyone.

Reception was in another building and was hard to find, if it was not for the police happening to stop us we wouldn’t have known where to check in. The hotel it self was above a bar so you had to go up a lot of flights of stairs, which was fine for us only staying a night, but keep this in mind as there is not any lifts. The guy waiting at reception for us was lovely and showed us to our room. We had to leave quite early in the morning so did not get to experience the breakfast. Overall handy and convenient place to stay to rest.

Property is in severe disrepair. Electricity in our room didn’t work upon check in, although Robert helped resolve that. Both windows in our room had cracked or partially shattered panes of glass. The shower faucet was broken and incapable of being adjusted for hot water.

Wouldn’t stay here for £50 let alone £104

It took me a few trips round the block to find. Once I did, I had to find somewhere to park as was difficult to identify where the entrance was! The three shops underneath were closed down and the actual entrance looked to be for a snooker club (also closed). There was no one on reception, saw a cleaner & she told to me to ring a number. Once I spoke to him, I had to go to the ‘other’ Waverley Lodge to get the key and this is where the parking was and breakfast. Upon entering the small room, I was greeted by a squashed blue-bottle on the window. A few bits of rubbish on the floor as well as hairs in the sink and a questionable stain on the pillow. No hot water in shower! No one around to mention these issues to.

This property is not for the faint of heart. Run down, very poor mattresses, light fixtures missing, bad smell of mould, but bathroom okay. Slept okay. Staff helpful but poor facilities.

Other than the girl on reception the service was poor, the room was dirty from drill hole dust, dried silicone stuck to rad, expanding foam on architrave damaged wall by light switch, disgustingly dirty windows, dirty pillow. Fire exit light lit up room.

Hotel is in the process of being renovated. Our room was good; bathroom and shower were newly renovated. The only complaint is that it needs some exterior signage so people know where it is and some signs for where to go to check in.

The property is in a terrible state of repair. It looked like a squat for junkies. The room hadnt been cleaned, bed wasn't made, pillows on floor, urine on toilet seat, part of window missing, vomit on glass of different window, used glasses and cups, black rubbish bags outside door, wrappers on floor, every surface had a layer of dust, smell of damp was over powering. The receptionist offered to go give the room a clean but no clean would solve the issues this establishment has. Avoid at all costs!

In the middle of town, so easy to find and good for findi g place's to eat.

Room very hot, not quite as depicted in the picture, but served well enough for a 1 night stop over as part of a longer trip.

Don’t stay here - ever.

Had to ask for the bed sheets to be changed as there were staind and the floored to be hoovered.
The beds were so old and uncomfortable the springs were poking through. There was a constant smell of BO that you couldn’t escape. Everything needs replaced.
The room was freezing due to huge old windows but they did provide a plug in heater. Continental breakfast was average and stale.

This place was amazing for the cost of twp nights, my only negitive feed back would be that the shower dripped all night and leak water over the bathroom floor,(my fault for not closing the shower door) and the head board on my bed was very loose and wpuld bang against the wall when i rolled over in bed. Apart from that place was great, would deffo stay again.

The staff was very nice and accommodating, but the rooms were awful. My first room had a leak in the ceiling and broken shower door. Got changed to another room that smelled like mildew, had black mold in the shower, and the heater didn’t work. The breakfast area was completely dirty also. I’m surprised it’s legal to let people stay in a place like that. The mold problem alone is a safety problem.
