Upon arrival, i was told at check in that myself and my 2 children, aged 11 and 14, were to be put into 2 separate rooms or apartments as they called them. My booking clearly stated 1 room, 3 single beds. I was then told that they had no rooms that filled that criteria. I took the keys and went to our rooms, which weren't onsite, but on another street entirely, which also wasn't mentioned.adter inspection, i wejt back to reception and said i was not happy with the rooms, and in fairness, I was given a better choice of room. 1 double and bunk beds. The room itself was fine, but the shower head was filthy, and i had to clean it before showering. Overall, i wouldnt stay here again.

Worst experience. Upon arrival, we were moved to a completely different location without proper notice. The new property had no Wi-Fi, and when we messaged for help, no one replied. We also missed breakfast because it was too difficult to travel back to the original property. Overall, very poorly managed and extremely disappointing. Would not recommend.

I had asked for oat milk, never got it! The breakfast was very prepackaged except for normal toast, with 1 type of jam. The property is upstairs and my room was up two more, I was offered a room on reception floor with shared bathroom, sharing with female receptionist so I took it, unfortunately there was a man using it too. I will never do that again.

No elevator, no parking (paid parking several blocks away), the room was tiny and no electrical outlets at the bed. The single pane windows let noise and cold air into the room and the curtains were falling off the curtain rods. The bathroom had broken fixtures and floor tiles. I would not recommend this place to anyone!

Very disappointing. Room had a horrible smell, the shower didnt drain, so had to limit showers so that it didnt flood the bathroom. The towels were damp, we had no toilet paper. Would definitely look at other options next time.

Great location. Staff were nice although woefully understaffed. Breakfast was fine. There was no number on the door and looked like bug blood on the walls and halls and rooms looked like they were in process of renovation. Technically the room was definitely clean. However, we found and killed several bed bugs and my son was bitten quite a bit and turns out he's allergic to this insect.

The staff appeared to be bothered any time you asked for help.

The room we were given was the room requested but it appeared as though it was thrown together at the last minute. The mirror for the room was not hung on the wall rathe it was place on a nightstand and pushed up against the wall. Ther were several wall hangings in the room that were just placed on the floor against the wall.

Their was what appeared to be blood smeared on the wall that I found to be a little disturbing and unsanitary.

Property was under renovation, I can allow for that. However, peeling wall paint, uneven cots, not really beds, broken heaters was too much for the price.

The owner/ manager is a nice guy. The housekeeper is awful. There was no housekeeping, we had to use the same few towels for three days.

One of our part suffered what look like bed bug or flea bites.

The worst thing was the noise from the night club next door. Ear plugs were not adequate for the heavy percussion.

Way overpriced.

The property is undergoing a spruce up, but the room was clean, location was convenient, staff were good and helpful.

We had a visually challenged family member the front desk made a note and assured us that if the was an evacuation then the hotel would get them out first.

Great location, but this place has seen better days. I had stayed here before and liked it, but this time I didn’t feel welcomed by the staff. The beds were clean and comfortable at least, but our carpets were filthy. I also came to the room in the afternoon to find people in the room fixing the shower that I didn’t know was broken (I used it that morning and it was fine). If there was something wrong with the shower, then why did they give us this room? After they fixed the shower they left loose screws and debris on the shower floor.

Okay for a night or two if you're not too fussy. The continental breakfast was good. The bedding was a bit musty and hadn't been aired but it was clean enough. There wasn't any towels or shower gel/soap so I'm glad I had some with me. Overall, a bit overpriced and not really value for money. I don't think I'd stay there again.

Central to The city and able to walk to the river , shops, restaurants and pubs. Directly across the street from a live music pub , so a little noisy but finished early. The service was friendly and efficient. Breakfast was plentiful and had a good variety of continental items. Room and Bathroom a little tired, but sufficiently comfortable for a 1 night stay. We were able to park directly across the road using the loading area until 8am the next morning which was handy.

Absolutely terrible. Filthy. One of our rooms wasn't available so they moved us down the street. We were separated from our traveling companions, and the place down the street was so loud that we were not able to sleep until after 2am because of live music across the street. Room was literally shaking. DO NOT STAY HERE. We moved for our second day - much nicer hotels in Inverness at a similar price point.

The staff were great! I had requested some gluten-free options for breakfast and they hadn’t received my message through the booking app, so someone went out immediately and bought gf bread, crumpets and cereal and was back before I had finished the yogurt and coffee I thought I’d be having. Very grateful for this lovely service.
This is a very well-located property if you’re coming by train. It is an older building and shows its age but the room was clean and comfortable. The reception is up one floor and rooms may be up another 2 floors and there is no elevator so you need to be able to manage your bags up stairs. Again, great staff, very helpful and accommodating.

The check-in process was great, there was a person at reception when we arrived.

The room was clean and working apart from the window was broken and took a bit of effort to shut properly.

The largest downside was a loud humming noise resonating through the room throughout the day, as if coming from an industrial laundry facility somewhere underground. Thankfully it got quieter between 23:00 and 7:00 so we could fall asleep.

The shared showers were clean apart from a bit of mold in the linings.

Bed Bug Bites.

I don't usually leave a negative review but unfortunately have to on this occasion.
On arrival everything was fine, Staff member very polite and helpful, Room looked nice and clean and overall happy with our late booking due to incoming works.
In the morning at breakfast we found that the continental breakfast section/table was in a bit of a mess and bread and other foods had been handled by guests that were sitting at the tables, Disgusting attitude by people with obvious no manners and letting their children do whatever they wanted to do, The staff member was trying his best but just not firm enough and should have said something.
We left in the morning after a one night stay and the following morning had to go to our local pharmacy with what we thought was insect bites, We were advised that due to the bite ratio (3 bites in a triangular format) that they were most likely to be Bed Bugs, we were in room 115 I'm sure so hopefully a member of staff will have a look and see if this can be sorted.
All in all, It was the very reasonable stay rate but with suffering from these bites, that aren't very nice, I would not return in the future.

Great for a city-centre stay

Located in the heart of Inverness, a short distance from the river, it is a great spot for those seeking a city break with every amenity close at hand. Parking is best at the 24-hour multi-storey on Old Rose Street (£9 for 24 hours, £8 for every 24 after that - and less if your stay is shorter). It’s a five-minute walk to Union Street and the guest house. A flight of stairs takes you to the reception and a very warm and friendly welcome. Rooms are basic, the furnishings a little tired, but they present very well. The downside is for the noise of the gulls outside. They squawked in unison most of the night - but of course that isn’t the fault of the guest house.
Breakfast is included, and it consists of a choice of cereals, yoghurt, crumpets, pains au chocolat, brioche, bread for toasting, jams, a choice of tea, coffee and fruit juices. For the purpose of our visit, the Waverley was very good and I would stay here again - but bring earplugs to counter the birds!

The best thing about this property was its central location, and walkable distance from train station, city center and sights. The staff was friendly. While the online image looked pleasant, the building was overall poorly kept. Windows were not cleaned. I had roosting birds right above my window, poop on the window and bird debris falling through the window, which needed to stay open to get some fresh air in the room. The room had a musky stench, carpet had burn marks, the shower head bar fell straight out of the wall. The worst was the ever-present noise of slamming room (fire) doors, surrounding tenants due to thin walls and the pub across the street of the hotel blasting music from noon to late in the night. No elevator or lock box available. How about getting a new round of pillows every now and then? I won't stay here again.

Here's the hit parade of awful I experienced during my 17 hours there.

- Bedbugs

- Broken window in room

- Window in room used as an ashtray (hard to explain unless you can see it)

- Filthy window ledge

- Ambiguous stains on carpet

- General smell (urine)

- No bin in room

- Broken wardrobe

- Curtain didn't close

- WiFi didn't reach the room

- Doors slamming due to poorly fitted closers

- Shower door hanging off

- The whole room shaking due to a washing machine above - including before 7am!

Excellent location, mind.

The only real credit I can give this hotel is that when I told them I was checking out and expected a full refund they agreed immediately. They didn't even ask what the issues were, which to my mind speaks volumes.

I had seen the other reviews imploring people to stay away from this guest house. I decided to give it a go.

Pro- Great location, less than 5 minutes walk from the train & bus station. Lots of pubs and restaurants within walking distance.

Pro- There was nothing else available for this price when I stayed in town. The other options were extraordinarily more expensive. The staff working here are very friendly.

Pro- The bathroom did look to be recently remodeled with new fixtures. The room had plenty of outlets for charging my electronics.

Con- The towels were stained. One of the towels had red, brown, yellow and black stains on it. There were some smaller stains on the bedding.

Con - WiFi only worked in the lobby. I was on the 2nd floor and had no connection there.

Con - I was there during the weekend and the neighboring pubs were playing dance music until 2am. Made it quite difficult to fall asleep. The mattress was also not very comfortable.

Bottom line, for a quick stay this place will do. But for a long term solution, I would look elsewhere.

Towels were threadbare and stained. Bed sheet wasn’t much better. They didn’t have any shampoo or hand soap. When asked, was informed they ran out. The window was stuck in the open position and could not be closed. Overall condition of the room was poor.

The check in was quick with the facilities being well explained, but after that it was down hill. whilst the room was adequate the fiitures were not. The floor of the shower was extremely slippery when wet so much so I only used it the once, being afraid of falling and injuring myself. The bed whilst clean was lumpy and therefore uncomfortable, the window was stuck partly open and required some force to close it, and then open it in the morning. The bedside lamp was huge an wobbly and did not work. All these points would have been raised when I left but there was no one at the desk or anywhere in sight.

The WiFi was something of an issue - it was not available in the room, only in the lobby/dining room area, and slow even there.

So where do i start, when we got to our room it stank of cigarettes, noticed there was a sock over the smoke detector, to stop it going off, there was a fist sized hole in the front of the wardrobe, we didnt stay for breakfast, because we were worried we might get ill, very very dissapointed, it looked more like a refugee hotel, than a £75 a night hotel, on the web page it said parking, there was none, a pay carpark half a mile away was the nearest, i would never recommend this hotel it was awful

I checked in and went to the room, while sitting on the bed and felt something creeping on my hands, when I checked it was a bedbug. I switched on the lights and saw more creeping out from the headboards and pillows. i went down to the receptionist to request a refund. I was offered another room, I said to him with what I've seen i can't stay in this hotel because it'll definitely find it's way to my bag and follow me room. I have kids and family i can't risk it. And then i was told, I'll get my refund in 5 working days. Which i am yet to get after weeks of phoning them and contacting Expedia.

The room was fine but the room was cold the central heating wasn’t working properly. Went and told them and they came with a portable heater. That didn’t work went back to the reception and they gave me a fan heater. went to make a cup of tea no Kettle.
No soap went back to reception for soap I was told to bring down the soap dispenser and they would fill it. only one channel on the TV. No bedside lamp.went to have a shower and the pipe fell off and the water was filling up the shower tray. Had to switch it off. did not get a shower. Told reception about it and they said there would be a plumber there on Monday but i was checking out on the Sunday.
There was 4 flights of stairs the man at reception was wearing a coat and hat so the place must have been cold. The noise was loud coming from the pubs outside.
The breakfast although continental was not as good as my last visit. I have been here 3 times and this was the worst ever. I will not stay again nor would ai recommend it to anyone. I would not recommend this hotel to anyone.

Checked in fine. Went to room to find curtains hanging off the rail. Went to reception and given another room. In morning noticed sink was very dirty and so was the base of the toilet.

The fact that someone thought the first room was acceptable to let someone stay in it says everything I need to know about the place.

Awful! Booked late. Had to go to the hotel and waken a staff member to get my key. Was out with friends, so didn’t check the room. Arrived later in the evening and the room was freezing, the television was propped on the floor having fallen off of its bracket and the bed was awful. Luckily I was close enough to home to leave and get a taxi home. Awful experience!

Absolutely awful! Walked out, could not stay in this place. Staff at hotel tried her best to get us somewhere else but no room unfortunately. The room was substandard. I’ve never walked out of anywhere before. The mattresses were so worn you could feel very spring and was just a big flat horrible thing. Flooring was worn and dirty looking. Smell was not good and it was freezing. Staff called the manager who said to contact hotels.com Absolutely appalled by it. 6pm my friends and I were hunting for somewhere else. Thankfully we got one.

Good location, close to bus and train station. Plenty of restaurants, pubs, shopping nearby, as well as the river, museums, etc. Interior doors and hallways were not well marked, and it was a bit confusing to find the lobby, or my room. A couple of simple signs - “stairway”, “reception” - would have helped. There were a lot of doors! I tried all of them that weren’t numbered. Also it was very cold in my room in late September. I slept with my jacket on.

Unless you’re planning to stay out at the pubs most of the night, do not stay here on the weekend. The music from pubs on the street will keep you up until well into the early morning hours. Certain rooms may not be as bad as others, but ours was vibrating with the bass. We actually left at 10pm and moved to the Holiday Inn Express across town so we could get some sleep.
Overall, the room was as advertised. Decent and reasonably comfortable. Shared bathrooms were dirty though. Staff was kind and professional, but unable to adjust our room.

This hotel was awful. We had two nights booked. We only stayed the first night because we got in late and were exhausted. The room was filthy, the sheets were torn and tattered. The beds were uncomfortable. There was food bits under the beds that had not been vacuumed in quite some time. The room was noisy. We spoke with the front desk fellow and he came to the room to view. He agreed with our concerns and advised he receives a lot of complaints which he passes along to the owner. The owner apparently does not care and does nothing to remediate the issue. We did not stay the second night and did not receive a refund. The cost for the two nights was $799.00 Canadian. I would not recommend this hotel for my dog! I recommend Hotels.com take it off their site as an option.

Overpriced, shabby, no mattress protectors, one bed sagged and squeaked, chair seat sagged, shower tray overflowered after half a minute as the plug was blocked, walls scuffed, powerful smell of cigarette smoke throughout hotel and in the room, the only sockets had a radiator and TV plugged in, and there was graffiti on the window. Felt like a badly converted former halls of residence. Glad only had one night. Redeeming point was that it was quiet in the night!

Disappointing Room

Good city centre location but the condition of room was very shabby and in desperate need of re-decoration!! Here are a few of the issues; stains on carpet; marks on walls; cracked tiles,
; shower head holder broken; heater broken off wall! Wi-Fi in room did not work at all which was frustrating as phone signal was very weak due to location of our room. Bed was comfy and room was clean. Overall for cost of room I think the condition really let it down. Staff were friendly and helpful.

Stay away.. not at all worth the price. Flithy flooring and bathroom with broken tiles. Finding room is a maze. No parking.

I wish I'd just stayed at a hostel

the hotel was marked as being a \"three star\" and the pictures of the rooms seem to back that up. Unfortunately, that is not the actual case for the property; I've had better accommodations in a hostel. To be clear, the staff were doing their absolute best, and the continental breakfast was excellent. But the condition of the rooms were entirely unacceptable. Mattresses and pillows were old and deeply stained. Carpets, paint, and all room fixtures were dingy and rickety, leading to an air of unpleasant disuse. In one of our rooms, the window, once open, could not be properly shut again; in fact, it looked like there had been an attempt to screw the window shut that failed, with the screw still sticking out of the window frame. Incredibly angry that I paid the nightly rate I did for such a poor experience. And I felt very bad for the staff, because they were obviously not happy about the repair of the facility either and did not seem to be appropriately supported by the hotel owner(s).

I travel the world and this was the Worst place I’ve ever been for the ridiculous price I was charged, from noisy doors slamming all night to bathroom facilities were terrible, my lamp didn’t work in room, tv was on a wall where you couldn’t see it from bed, had to sit in a chair to watch it! No remote control either, it was horrible stay! I spoke to manager about this and said they would be in contact!!! You shouldn’t be representing a place like this! Maintenance issues everywhere! I can go on but I’m still furious about this situation!!

There was mold in the bathroom and cobwebs with flies and bugs in the hallway. The shower didn’t work in one bathroom and the shower door didn’t work in another. The staff didn’t stay at the desk until 10:00 pm as advertised and was not kind when called.
