It was a very quiet neighborhood. From the train station, the guest house was close but the multiple sets of stairs to connect up to the street the house is on were daunting. The proprietor meet us for check-in, have a customer of recommendations for dinner when we asked. E never see another person or heard anyone for the one night we were there.

This property, although close to shopping, bus and rail, requires teavelers to traverse a number of stairs from the plaza, that might be difficult for elderly, poor health or those with large luggage. In these cases, I would recommend taking a taxi. Also, only one room is on the ground floor. The others are on 2 upper levels. The room was lovely, but we were never able to make the shower come out in anything other than a weak stream a few spurts at a time. Unsure about the other rooms, but if you'd like a hot shower, room #7 might not be for you.

We had originally booked the guest house as it was close to the train station and were planning to get the train. We ended up driving instead which was a big mistake as it was so difficult to get a parking space.
The lady that checked us in to the guest house made it clear that she wasn't going to be around after 6 and told us just to park across the road.
When we came back after 7pm the car park was full and it was permit parking all along the street and we didn't know what to do. We ended up asking advice at another hotel down the street about where to park and the lady was very helpful. The whole situation completely stressed me out along with the guesthouse being quite noisy as you could hear people talking in other rooms and the water every time they turn the tap on, so not a great sleep either.

Unfortunately I was up 3 flights of stairs off you have mobility struggles please check.
Not all rooms are ensuite. My room was and that was a big bonus. Bed was maybe too soft.
Lovely large opening window as the weather was hot. Shampoo and showergel too.

Brilliant guest house

I was in Inverness for a quick one night stay and booked Park Hill as it’s very central to the bus station and the city centre in general.
Upon arrival, I was given a great welcome by Cherry, who is absolutely brilliant. My room was a twin which was a good size with an en-suite shower room. Everything was spotless and I thought the room was nicely furnished.
Would definitely recommend staying here, and I look forward to booking again.

It’s a lovely smart yet homely guest house in a lovely stone built character property on a nice street just at the top of Market Brae steps so ultra convenient for the city and all its attractions and railway station, it took just 4 mins to get to the station. Lovely friendly owner and good price too, would definitely stay again

We never met anyone involved in running the place, and were surprised when no one answered the door bell when we arrived. In time we discovered an envelope containing our room key, peeking out from under and behind the outside door.

The cleanest and most welcoming property I have ever stayed in. The room had nice ammenites and was beautifully decorated.

It is located near shopping, attractions, local transportation, and many restaurant choices. All walkable and in safe area.

I had trouble getting into the property- in part - my fault. Rather there being a door bell - by the actual door - it was outside the first door. I sat there for an hour plus. When i finally got in, the caretaker asked why I didnt call - which i did - several times. But evidently the number that Expedia has for the property is a land line that doesn’t work. It needs to be updated She also said she sent me emails but didnt get a single one.

Shower in room 7 was terrible. Absolutely no hot water and was not more than a trickle.

Nowhere to be except cooped up in our room. No resident lounge as advertised even though the room was not in use for anything else. The owner said that was because if Covid, but that makes no sense now. Other guest houses in the area had a dining room. There was no breakfast offered. And for 140 British pounds per night all you get was a room and bath. A total rip-off!

We had a lovely stay in the Park Hill Guest House this summer. This guest house has a security door at the front so that was very nice. We were greeted right away by the owner and had a nice chat. Our room had a ensuite bathroom built in which was a bit small but it was all that we needed! Room was very clean and had a nice view. Also GREAT walking distance to local shopping and pubs, etc. We would definitely stay here again!

Had a fabulous stay here! The location is ideal, and there’s a parking lot down the street for easy parking. The owner, Chez, is very kind, attentive, and responsive via WhatsApp. There are many shopping and dining options within walking distance. I traveled solo and felt safe and comfortable. A hair dryer was provided. It was quiet. Would stay again and recommend for visitors to Inverness!

The view from our room was amazing, but the beds were hard and uncomfortable and the window was broken and was difficult to open and close. There is paid parking just down the street, and the proprietor is very friendly and helpful. The bathroom has body wash, but no shampoo, and the towels are really scratchy. The location is great, and overall we had a good time, desite some minor discomforts.

The property is in a good location, minutes from the city centre. It's walkable but there are steep steps ('Market Brae Steps') to climb. The rail and bus stations are a ten-minute walk. Value for money and comfortable. My single room was somewhat basic but perfectly fine for a couple of nights. If I was staying longer I'd want a bit more space so would book a double. Overall, a good experience.

I really enjoyed the couple that was caretaking of the place. When you went to breakfast the coffee was ready and hot. Breakfast was right there, no waiting. They checked with when you came and went throughout the day to make sure you were good. I highly recommend staying here.

The property is not far from the train station. We were greeted at the door, but I never got the caretaker’s name. It was one of the hottest days on record in the UK and our room was on the third floor at the top front of the house. It was old-fashioned, but clean. The shower was not much bigger than a coffin and my roommate said she wouldn’t have been able to stand it if the sides hadn’t been clear glass. We were able to get our window open to let a bit of breeze in. We requested a fan for our room and were told by the caretaker that although there had been many requests for fans, the owner had no intentions of purchasing them for use by guests. This of course was not the fault of the caretaker and his wife. They were doing the best they could for guests. At breakfast we did find out from another guest, that she was also on the top floor and could not open her window more than a couple of inches. She said her night was very uncomfortable. The location was convenient to to walking to the city center for dinner. Options for breakfast were continental or traditional Scottish. We went with traditional, which was average. For a single night’s stay this was adequate, but nothing more.

This BandB is nestled among many others on a street that is within walking distance of both the train and bus stations in Inverness. It was peaceful, sparkling clean and totally suited my needs when basing myself in Inverness. There was a full Scottish Breakfast in the morning! The owners were kind and warm, everything you’d want in a bnb experience! Glad I found them!

The people who run the place were nice but it was pretty disappointing itself. No shampoo in the room only bodywash. The breakfast wasn't terrible but it was the worst we had on our two week trip. They also had a list of rules posted on the door that seemed ridiculous. The towels felt like sandpaper. No one thing was terrible but overall many little things made me unhappy overall. I can't recommend it.

Cherry is a lovely hostess. Very friendly and thoughtful. Her home is super clean, in a nice, safe neighborhood, and is close to much of what you’d like to see in Inverness. Cherry knew that, on my way home, I was going to have to spend the night in Gatwick airport and she, without my asking, packed me a wonderful, big meal to take with me AND she texted me the next day to check if I was alright. She’s great!

The location of this property is good with easy access downhill to the shops and restaurants, with a good view of the castle and river Ness and surrounding hills, and not far from the station (but only walkable by the young and fit!) The ambience is good and the rooms are clean with a good shower and tea making facilities. The breakfast room is pleasant but make sure you order a cooked breakfast on the first day as this may not be offered on subsequent days, though choice is good. The owner is straightforward and helpful.

The owner would not allow me to check in even though I had called the day before saying I may be after six and for him to call me if it was an issue. The day of check-in, I tried to explain that we had issues with the rental car that were out of our control and practically begged for him to stay a little longer to allow us to get there but he was extremely aggressive, yelled at me, acknowledged that we most likely would not be able to get a last minute hotel and basically said that he didn't care if two women were stranded on the street in the foreign country. He hung up on me and refused to answer again. We had to drive five hours in the dark and rain in an unfamiliar rental car on the different side of the street and book another 300 pound hotel so that we would not be on the street. Now we have the hassle of making a claim with our credit card company. DO NOT BOOK HERE. This man has serious issues, does not care about customers, is uncommunicative, and is extremely aggressive & rude. I would strongly urge against staying somewhere that he oversees.

Wonderful Stay in Traditional B&B

The Park Hill Guest House is a traditional B&B with the owner on the premises (NOT a boarding house!). The room was spotless, the breakfast generous (either a full Scottish breakfast or a continental breakfast). The location was excellent - close to the train and bus stations and to historical Inverness - but those with knee problems should take note that the quickest way to the B&B from the train station involves going up the historical Market Brae steps (58 in all). I would stay at the Park Hill Guest house again in a heartbeat.
