To set expectations right, my four-star rating is based on how well the property owners provided a three-star level of service. I think they did it pretty well. The only thing that I didn't like at all was the non-transparent window with armored glass. I have never seen such a thing. Maybe it is due to some Japanese law.
Everything else is fine (again, this is just a three-star hotel), but with some \"features,\" so be prepared:
- Second-floor reception. You enter the building and find yourself in a tiny hall with a lift, no signs, nothing. Go to the 2nd floor.
== Side note: They close the doors from midnight to 6 a.m. (if I recall correctly), so if you arrive late, call the hotel in advance to find out how to deal with this.
- Check-in kiosk. Be prepared to go through a process of \"enter this and press that\" before it gives you a key.

The cleaning staff are super nice, everytime I left my room they would say hello and offer to change my towels or take my trash even if I had chosen not to get my room cleaned. The front desk staff treat you like a chore plain and simple. Rooms are tiny, really tiny, you get what you pay for. Room I got had water stains on the roof. If you want to just have a place to store your stuff and pass out in after everything closes this is the place. The park next to the hotel was cool, they had a month long food expo. There were nicer hotels in the same area, please look at those instead of this place.

2.5 Stars…In the heart of the action of Kabukicho. Basically the Japanese equivalent of a low cost hotel in Paris. Tiny space, have to climb over partner if sleeping two. Bathroom is some sort of prefab thing that is very efficient but very small only 1 person at a time and god help you if you are a large person.
Staff can’t speak english very well but just enough to get by, despite them telling you no English and being 100% a tourist hotel… check in and checkout is very easy done completely at the machine without need for human interaction.
Not a bad place to stay if you just need a place to stay for the nights and want your own bedroom but not much further than that.
It has air conditioned rooms at least!!!

there was bags of trash all along the hallway and outside our room door, we told the front desj and they said they would not do anything about it until the nect day when the maids cleaned. whole hotel smelled disgusting and room walls were yellow and the beds were not even made nicely. DO not spend ur money here seriously disgusting place.

This place is beyond terrible. I'm a very surprised that CheapTickets has a listing for a place like this. You'll be doing yourself a huge favor by staying as far away from it as humanly possible. The only thing that was worse that their moldy, foul smelling rooms was their extrememly rude staff. The people they hire to work there aren't Japanese. It would be half as bad if their English were poor, but their Japanese is just as bad as their English -- good luck communicating with them. The hotel was fairly loud, not due to street noise/busyness but due to the baseball batting range across the street that is open until the early morning. Limited toiletries and amenities compared to other hotels in this price range that we experienced in Japan. Room size was as expected for Tokyo. Aside from location, not great value for the price, we would stay elsewhere next visit.

We found garbage under the bed, which considering the room is 3x3 seems like a gross oversight. The area didn’t feel unsafe, but it is a nightlife district with clubs and such.

Where to begin? Booked a twin room, which is supposed to be two separate beds. While the room had two beds, the room was so small that it didn't allow for the beds to be separated. I On double checking what the room looked like on the website, I had also noted that the price of the room had dropped significantly where it was now $100 less/night than I had paid. I had booked the room for 3 nights and the hotel was not willing to refund me any portion of the costs.
On waking up the next morning, i went to take a shower and noted that there was mold on the ceiling and on the vent. There was also no grout between the tub and the wall allowing for lots of water to get under the tub, meaning that there was probably a lot of mold under the tub.
As I had booked through Expedia, I had contacted them to try to get out of the booking after the first day, but HOTEL LiVEMAX Shinjuku Kabukicho stated that the booking was non-refundable and doesn’t allow any exceptions, they’re sticking with their policy and won’t issue a refund.

This hotel is a complete dump. Rooms very visibly soiled with mold, blood and a large vomit or liquid stain of some description that melted the carpet. You are required to pay in full before seeing the room and there is no reasonable recourse from the hotel (zero recourse) or Expedia ($100 in points)for checking out early due to deplorable sanitary conditions. This hotel needs to be removed from Expedia and no one should have to stay in such a dirty place.

Overall the area hotel was great. The stuff was friendly to us. They even help me get my lost passport from the airport by traducing and giving the airport staff the correct mailing address of the hotel. The rooms are big enough for two people. If you want anything bigger, spent more and go somewhere else. But for the price, I believe this is okay. The area around the hotel gets so busy and dirty at night. Honestly the dirtiest part from all of Tokyo. It so much youth and tourists. It’s s like Times Square, but 10 cups of espresso coffee on an empty stomach. But again, some people are really into this type of environment. I’m from NYC, so i already have plenty of this in my life on a daily basics lol

I have stayed at many places in the Shinjuku area and this place I give a 4/10. It took a while to check in. You must use the kiosk and it took about 10 mins to load. The room had an old musty smell. The bed was hard and pillows felt like it had wires weaving in and out. I wouldn’t stay again unless only option.

With everywhere else booked out on a Public holiday long weekend and mixed reviews online, I was pleasantly surprised by this property. Certainly clean enough, reasonably priced, everything worked and convenient to everything you need in Shinjuku.

The hotel was pretty easy to find and the convenience of the 7-11 right downstairs was nice. Checking in was easy and I was able to check in around 3 PM (check in says it starts at 4 PM). When I got to the room, I walked into a humid wall with an odd stench that I can still smell (a mixture of mint, mold, and a hint of cigarettes even though we didn’t get a smoking room). I immediately noticed a recent water glass ring on the counter (I was able to wipe it off but not a good feeling when I just checked into the hotel) and some stains and markings in the sheets. One of the lightbulbs was loose and buzzing to the point where we didn’t turn on that light switch. After giving everything a good wipe down with a Clorox wipe including the walls and surfaces, I noticed that the peep hole on the door was about two screw turns before it fell out (I fixed it). Later that day we accidentally knocked over a half full water bottle and used a towel to dry up the carpet, from which the white bath towel picked up a brown stain from the carpet….
In the bathroom you can see mold growing on the rims of the mirror and you can also look directly into the bath drain and see oily standing water.
My advice: don’t suffer like we did and book in advance for a better affordable hotel.

The room was clean, the location was great as it was about a 15 minute walk to Shinjuku Station, and there were plenty of eateries and pubs in walking distance. One aspect of the hotel that I really appreciated was how it was connected to a 7-eleven. Very convenient, and will consider staying again.

Economical accommodation in a central location. This is a party area with lots of clubs and adult entertainment, but we stayed there with kids without feeling uncomfortable. This considered, it was surprisingly quiet in the rooms (we were on the top floor so maybe that helped).

The property was as advertised - clean, with a wider-than-twin bed (possibly a full-size), although it would have been difficult with anything larger than a carryon-rollaway suitcase. Unlike other hotels in the area, there is no under-bed storage for your suitcase.
The room has a decent microwave, water boiler, cube refrigerator, AC and a TV (which I didn't use). There were also slippers for the unit, although they were small for me (size 8.5) and were vinyl and not too comfortable. That said, I still used them since the carpet is dark and hard to tell how clean it was.
The curtain is a blackout curtain; fully closed, you will block out pretty much all external light. This was super-effective for sleeping in.
The bathroom was a little cramped - it felt like a cruise ship bathroom with the sink nearly over the toilet. The single shallow shelf is above the toilet, so I recommend keeping the toilet seat always closed lest you risk having stuff fall in. The shower was adequate, and the room came with a set of body soap / shampoo / conditioner.
The one chief drawback of the place is that the walls are thin - soundproofing is minimal, especially from other units. I could feel the occasional bump (of someone hitting their own wall). Hallway noise is also noticeable when someone's walking by or when someone else is knocking on a door several units away.

the location is good and it is cheap, but it is not a clean place at all and not a very nice experience to stay here. The lobby and hall ways have a very strong bad smell - like ammonia. The bedrooms look OK at first, but the air conditioning and air filters haver not been cleaned, some rooms smell of stale smoke, and you see more stains and signs of dirt the more you look. I found a louse crawling on the wall in my room. I would not stay here again. There are plenty of other options in this area that are not that much more expensive. Worst hotel I have stayed in in Japan

Good location, take one station to Shinjuku, price is affordable , bed is comfortable, but the cleanliness is dusty especially around the bed on the top of edges and microwave , room is small that we cannot put our two baggage’s in room, the little Lobby is not In ground floor where it is in 2nd floor, feeling not safe we just take the lift from first floor to upstairs rooms without passing lobby.
