Great Hotel in a top location. So easy to get around with Baht buses passing by every few minutes. Rooms were a bit dated, but that is the LK oldy worldy style. Rooms were exceptionally clean and comfortable. Bed was very comfy, with a choice of hard or soft pillows to find your best position. Considering the location of this Hotel on Soi Buakhao, there was very little noise, though you may here a distant bar or motorcycle. Nothing that would disturb my sleep. Highly recommend this Hotel 👍👍

Big suite with kitchen is perfect for long stay.

Front desk staff and porter were not too friendly but helpful when asked. Housekeepers and other staff were very happy and ready to assist. Housekeepers do a great job cleaning rooms and providing room items (water, shampoo, coffee, etc.) when we declined room cleaning on certain days. This hotel is dated and getting a bit old, but we already know this and it’s fine because we like the big rooms with separate bedroom, full kitchen, living room and full bath with shower and tub.

Been coming to this hotel for a number of years when in Pattaya. It is convenient for when we need to be.

The hotel is clean, tidy, well-maintained. In fact this time the air-con broke about 8am one morning and it was fixed by 11am, pretty good really.

The only grumble I have is the same one as every time I stay here is the showers - why cant they fit thermostatic valves/mixers like everywhere else (even in other group hotel like LK Royal Wing). You cant mix the water properly and as soon as you add hot water to the shower it just comes out scalding hot. A couple of years ago they put a small sign on the shower glass telling you how to use the shower but it doesn't work.

For me this one small change would improve this hotel from 9/10 to 10/10 easily.

Other than than, heartily recommend this hotel.

Can’t go wrong at LK properties.

A/C didn’t work in the first room we were given but they relocated us within an hour. The junior suites are quite affordable, with plenty of room, full kitchen, living room, large master bedroom, nice, bathroom wit tub and separate waterfall shower and two balconies. Close to shopping, outdoor markets, beach road and many restaurants.

I love the size of my room. The staff was very friendly and helpful. The breakfast buffet was one of the best in Pattaya. The cleaning ladies was very attentive and professional. What i didnt like was the small ants so its advise not to leave any food out and empty trash often.

Shower was totally faulty in the best Versace Suite room. First day shower water was on constantly and wouldn't stop. Then there was only hot water as the cold water valve was shut off!!!

Another Versace Suite we had the front didn't door lock, it was faulty and constantly was a pain to close & lock.

Swimming pool was not heated and refrained from swimming.

Communication with the front desk staff was complicated as they had trouble understanding English. Check-in took more than 45 minutes!!!

Overall, the hotel was very beautiful and enjoyed the location as it was extremely convenient.

Overall stay was comfortable and good. Service when needed was above average. Most of the people working there were courteous.
Biggest problem was check in. I had requested early check in when making reservations. So upon checking in I requested early check in on Monday morning November 25. Lady at front desk who was not in a mood to help with anything denied firmly stating no rooms available for early check in. On insisting that I had requested one, she asked 1500 baht in CASH only if I had to check in right away. I did windup paying that thinking what would I do for half a day after jet lagged.Most hotels will accommodate you if rooms are available not this one.

Time for a change.

LK properties remain at the top of my for Thailand hotels. LK Royal Suite Pattaya is beginning to show some signs of it’s age and appears that maintenance is a bit lacking. Housekeeping staff are great and keep the rooms spotless. Everything is within walking distance, I mean everything. Think it’s time to try a different LK property besides Royal Suite or Royal Wing.

The hotel is located within walking distance of most POI's along a relatively quite street. The suites are very large making a longer stay very comfortable. So for most criteria it is a very comfortable place to stay. My only relatively small complaints are: 1) the included breakfast could have a greater variety. 2) their fitness center is old and could use more equipment and a refresh.

I have stayed at Most of the LK group of Hotels and in the past have found them fantastic .However This time I stayed at the LK Royal Suite I arrived to the most rude, arrogant receptionist a large lady with glasses , she was very rude abrupt and arrogant . I went to my room, my room was ok but after a cleanse of the bathroom I found brown matter on the floor of the bathroom its smelt like human Faeces or Poop sh*t !
I reported both to reception I was met the next day by an area manager who assured me it would not happen again. After our meting The room was cleaned everyday to my satisfaction, however the receptionist manner got worse, also a number of guest said, she was rude with them and very bad mannered All the other staff are excellent especially the restaurant staff and cleaning staff and the other two receptionist they all had a good attitude except, this one lady! she ruined our Holiday ! No more LK for me... You have be warned !

I unfortunately booked a room that was for smokers and it was like sleeping in a taxi office, it stank to high heaven of cigarettes which were on the nets furniture etc I used to smoke many years ago ,but even when I did, I would not have been happy with that. After two days I changed my room which was a great improvement, but as there is a balcony outside the rooms, there is no need to smoke in them as the whole rooms had a yellow tint to the decorations caused by the nicotine. The hotel itself was well placed but having stayed in that area before it is not the best for the money only for that reason.

Nice hotel great location just a few minutes walk from everything. Rooms comfortable the nice housekeeping staff make sure the rooms are spotless. Swimming pool is very nice gets a lot of sun but lots of shaded areas too if you need to cool off. Sauna and steam room too (when they are working!) Couple of things to warn about..the gym is pretty grim, the equipment is rusting away and needs replacing. Some paintwork really needs updating and bits of tiles missing etc. In general good but could be made to look so much better. Big warning...the hotel has two parts to it, only superior rooms and suites are situated in the main part of the hotel, the standard rooms are across a narrow road in another building so take care that when booking you know what rooms are where. All that said my stay was very nice and would certainly stay there again.

Used to Be Great, But is Now Run Down

I stayed at this hotel when it first opened and it was a fantastic addition to the area. Unfortunately, management has not maintained it and it's run down. On the plus side, the location is convenient; it's easy to get a baht bus or find a private taxi. The pool is nice and the hotel restaurant is good. The suite I had was spacious and had lots of space for visitors.

There are a lot of negatives with this hotel in its current state. The building is in dire need for an exterminator; there are roaches everywhere. The hotel used to have some of the softest mattresses in town, but they've been replaced with stiffer beds. The cleaning staff was good, but the front desk should have been better. Check out too way too long, which was annoying since I had to get to the airport. The cleaning staff said that I took two washcloths and broke one glass. I was charged 550 baht for this, which was ridiculous. Since I was in a hurry, I didn't bother arguing.

Unless there's a fantastic sale, I wouldn't stay here again. It has become a mediocre LK property. I would recommend LK Residence or LK Empress over this hotel.

The young receptionist was terrible. She is by far the most sarcastic, nasty receptionist I have encountered at any hotel. She is unsuitable for any position where she is in contact with guests. I see other reviewers have had similar experiences.

The standard rooms are all housed in a different building to the main hotel. The swimming pool is in the main building and if staying in a standard room you will have to carry all your swimming things across a road and through the building to and from the pool.

Usually stop at the Royal Wing (last 5 years) but on this occasion I try the Royal Suites for 28 days. The standard room was a little tired and a little noisy! The wifi could certainly be improved, not reliable and very slow, should be better quality in this day and age..!! The cleaning and reception staff were excellent but the breakfast team need to improve their attitude to customers and the food quality has deteriorated!! On the whole another good stay in the LK group hotel.. but perhaps back to the Royal Wing next year!!

A hotel that not worth your money

This is a very old hotel or a very old block. Front desk woman staff was very rude and wearing long face all the time. Swimming pool was at the other block of a different hotel name, my block looked like a deserted block. Beacon in the breakfast had to be on ration basis and each guest could only have two pieces ! Will I stay in this hotel again ?Definitely not. Will I recommend this hotel to my friends ? I don't think so !

Hotel of choice in Pattaya will stay again. Stayed many times. Good breakfast. Great sleep comfortable bed. Nice hand location and very quiet. Only complaint no bar service round pool. and the tiles are slippery so have to read carefully.Apparently some years ago pool was rocking and some naughty Poms partied to much and threw some furniture in pool so it all has been discouraged. Sad. But will stay again.
