The room was below average. Bathroom was dirty and there was a leak and you have to keep pressing the button many times to flush. The hotel lobby and entrance was confusing and convoluted. Reception was friendly but weirdly insistent on using the code to unlock the big front door even when they were there to answer the buzzer. Location is not near anywhere important or special but at least it’s right at the metro entrance. Breakfast was OK

The location was fantastic! It was so close to the metro and walking distance to many of the attractions. It’s is quite dated and the mattresses need renewed. The breakfast was not the best, as the bread was not fresh. They hard boiled my eggs perfectly, but the cooked eggs and ham was laughable. We booked 2 singles and ended up with a double and a camp bed, which was disappointing. For the cost, I feel that there could be further improvement.

Hotel was very clean and staff was very nice. Communication was somewhat hindered but they did the best. They did arrange pickup at the airport for 55euro. We had an early flight for departure and the transport did not show. Ilwe ended up taking a taxi which was easy to find only 1 block away.

Don’t book this one that’s for sure !

We booked this three months in advance. They cancelled on us 48hrs before making a lame excuse about poor water facilities. Moved down the road to a fourth floor attic, a room and bathroom where you couldn’t stand up straight. Refused and kind of compensation and Hotels.com have been pretty useless in their responses. Once you’ve paid they seem to be able to do exactly as they wish ! Certainly made me think about using Hotels.com again !

We were made to feel important. We had booked single beds as we are 2 elderly friends who don't wish to share a bed. And that was exactly what we got - no arguments about splitting a double down the middle and there was plenty of bedding and extra pillows. Shower was simple and there was plenty of hot water.I liked the fact that although there was no dining room breakfast was included and served in the room at the time we wanted it. We also had a kettle for hot drinks, and a fridge with cold drinks, beer, wine and snacks which was perfect for us coming in at 1 in the morning from late night tennis at Foro Italico. We would certainly stay again.

My family of 4 (2 kids and 2 adults) just got back from Rome after spending a week in this amazing country. This hotel is located at a very convenient location - right at the Barberini Square! There was a Taxi station, Metro station and also the Hop-on-hop-off bus just stops right in front of the hotel. It is also closer to Trevi Fountain and Spanish Steps. Apart from the location, the hotel staffs were very friendly and helpful. The morning breakfast was simply amazing with a basket full of various pastries and also scramble egg with bacon! My kids and I enjoyed it so much. The hotel is also very clean and the beds are very comfy. They helped us with transportation arrangement from airport to hotel and also from Hotel to airport. We are truly happy staying here. Thank you!

This is an excellent hotel to stay: close to every attractions, you can stroll to the great sites within 10,20,30 minutes. The matro station is 2 minutes away. The room is clean although a little small. You choose your breakfast the evening before, it will be brought to your room in a tray in the morning. It has various selections: coffee, tea, juice, meat, bread, yogurt, etc. The hotel staff are great. Reaz,Shirin,and Anna, they are responsive and answer our questions clearly and promptly. We are definitely going to stay with this one again next time when we come to visit Rome. Thank you Reaz,Shirin and Anna!

The room was good size and clean. Room service was good. The location was perfect due to being so close to the bus stop, hop on and off buses and some of the turist attractions. The bed was comfortable and the staff was very welcoming. They even were able to accommodate pickups from airport if u notified them12-24 hours before. The only thing is that if you end up in a room close to the entrance like me it gets a bit lowed due to hearing the door open and close, but nothing some earplugs wont solve. In general it was very good and i would definitely reserve it again if i ever go to rome again.

Residenza Domiziano are serviced apartments with proffesional staff and clean rooms. Rooms are standard hotel rooms with a bathroom. What I liked the best is the location, just 5 minues walk from the Fontana di Trevi and Spanish steps. Also, in front of the accommodation is the nice square with an entrance to a metro station. Also, whole neighborhood is filled with bars and restaurants, so you have a lot of options for lunch, dinner, cocktails etc. Great option for those looking to explore Roman cuisine. I recommend to try restaurants in the streets bellow Spanish steps. Take care that the reception is open till 7 PM and after that time you can use access code to enter the building.

The property is very outdated, the beds are not comfy at all, the pillows are filthy, smelly and dirty only covered by washed linens, the bedroom is way to small for a family of 4, the shower head doesn’t work properly the water pressure is too weak. The breakfast is below average comes in trays and you have no where to eat it. Not worth the money.

Loved the free breakfast and the area is very walkable. Staff was very nice, but the shower is very small the entry to it wouldn’t be friendly to plus size people just so you know before booking. The AC was great and it had an elevator so if you need that for luggage that’s good. Bed was kinda hard but that’s typical for European beds.

Absolutely atrocious experience. Arrived to an empty building with no staffing. Spent HOURS calling, emailing, messaging, sending messages through Expedia and no response. Finally a man showed up and when we expressed our frustration he told us it was our own fault we were early. 😨 We explained our train times changed and his response was “why didn’t you call?” I then showed him my phone log showing 40 missed calls where we attempted.

Then he proceeds to advise the “hotel” is having electrical issues and the room I booked (and paid for) was unavailable and that we’d have to spend the night in a tiny room the size of a closet for the first night.

But at least we get free breakfast the next morning right? Nope. We filled out the breakfast form and put it on the door. Next morning we waited an hour and no breakfast. When I finally asked they told us “you should have filled out the breakfast slip. To which we advised… we did…

Moments later the room we were SUPPOSED to be in, we saw a couple leaving/checking out. We asked the unhelpful man working why they were in our room when we he told us it had electrical issues. To which he denied telling us that.

After the couple checked out he let us check in to that room. The air conditioning did not work and when we inquired he advised it was because the hotel was having electrical issues (after he had literally denied telling us that)

The ONLY nice person working at this hell-hole was the nice Italian lady who cleans

We got there early, before check in, but they stored our luggage and put it in our room when it was ready. The staff was very friendly and accommodating and provided a map with directions and suggestions on how to spend our time while waiting. It's in a central location next to Piazza Barberini, near shopping, dining and within walking distance of the Trevi Fountain and the Pantheon, among other things. The stop for the tour buses is literally around the corner.

Breakfast was generous and delicious! They serve it directly to you in the morning at a time you designate. Love the cappucinno.

I recommend staying there and wouldn't hesitate to stay there again on my next visit!

The staff here is so friendly and great! It’s also a really great spot, walking distance to the trevi fountain and the Trajan forum. Good restaurants nearby. The beds were very hard and the pillows flat, but I have found that to be the case with all Italy hotels. And as a plus size woman, the shower is tiiiny. But I was able to make it work! Overall, I would stay here again!

The hotel is down an alley and you pass at least 2 homeless people who live in that alley. It's hard to find the hotel itself. Make sure you contact the property and let them know exactly when you will be there or else you won't be able to get in. There's a number lock to the door.

The man who greeted me was very rude and had little patience. You figure someone dealing with people from other countries would be more understanding of this.

You can smell STRONG smoke coming through the door of your room even though it's supposed to be non-smoking.

There is NO soundproofing. You will hear every time anyone laughs, coughs, breathes, yells, etc. In any of the rooms or hallway. Oh and the number lock that lets you in? It sets off a loud buzzing and unlocking sound that you will hear at random times through the day and night.

The rooms are super tiny. Barely bigger than a prison cell. The bathroom is so small that the shower door bangs into the sink when you open it.

The worst part for me was I specifically booked this place because it said it has laundry facilities. I turned down a much nicer AirBnB because of this. I got there and was told they don't have any. The closest one was a 5 minute walk and cost a lot to do a \"medium\" load. So get ready to walk your dirty clothes around Rome. I purposefully didn't bring a lot as I was counting on the laundry.

I'm sure there is more but you get the point.

An oasis of comfort in an unassuming building

Small but perfectly formed is I’d describe my room, clean with a comfortable bed, excellent en-suite, attentive front desk staff, more than adequate room service breakfast delivered on time! Very unassuming exterior with a bright and welcoming interior with 24 manned front desk. Just right for solo or couples intent on sightseeing all day and eating and drinking out who need a comfortable bed, a great en-suite all in central location. I’ll be back!

Loved this location! In the center of all the action. Metri station on the corner of the block, uber & public transportation all closeby.

Staff was very accomodating and informative.

Breakfast in your room every morning- pretty substantial.

If you are driving a rental car, be aware parking will be 40 euros per night at the closest parking garage (cash only). Hotel staff does not mange this for you.

Rooms are a bit outdated yet clean. For me it was all about the service and accomodating staff & location! Great all budget restaurants and shopping nearby.

Superb hotel with excellent staff. Ideal hotel location for covering all important tourist attractions in Rome with metro and bus facilities at the doorstep. Very clean and decent hotel and extremely helpful and knowledgeable staff with 24 hour reception facilities.

If you're looking for a safe, clean, quiet hotel without all the frills of a large lobby and common areas, this place is for you. It was located in a perfect spot to explore Rome. It lacks public amenities but if your goal is to have a good place to sleep at night after a long day of sightseeing, this is a great option.

We stayed there for 2 nites after the Mediterranean cruise. The location is super good which the Barberini metro station is just 2 mins away by feet. The hotel concierge, Vicki, gave us great tips on where to go for sightseeing, shopping and restaurants, so we hd a great time during our first visit in Rome.

Amazing hotel in the centre of Rome. Next to lots of shops, restaurants and sights.. Trevi fountain is 5 minute walk.. Pantheon is a 10 minute walk and the colosseum and piazza Venezia is around 10 - 15 minutes but theres loads to see while walking. Staff are lovely, breakfast is delivered on time and there's a great choice available. Will definitely be going back to the Residenza Domiziano soon

So this hotel was something else. When I booked it, I thought I was booking a regular hotel. Well this is more of a residential apartment converted into a hotel.

At first sight, I thought I had made a mistake but decided to proceed. Well boy was I impressed. The owner, Frank and the staff, specifically Vikki were amazing. Talk about going out of your way to help you.

The location is close to everything. The rooms are comfortable and they bring your breakfast to you in the morning. If I go to rome again, I will definitely be staying there and the number 1 reason for that is their customer service and 2nd, the location.

This place was great for our purposes! When we first arrived we had just a little trouble finding it, but that wasnt too bad and only took us a few minutes to figure out (the bell is on the exterior of the building facing the street...then, the lobby to check in is on the second floor).
After that, everything was great! The staff was more than helpful, they gave us directions (and repeated them several times for us until we were sure we got it). The location was convenient. The room was very clean and the bed very comfortable. We were 2 people and had plenty of space to open our luggage and hang our clothes etc. The breakfast delivered to our door each morning was such a nice way to wake up...not having to rush to the breakfast room and being able to just eat in bed...that was fantastic! The best part of this hotel was the staff...very nice people, family run business. We definitely go back!

Excellent location for exploring Rome. The hotel is a little hard to find but not too hard if you keep your eyes peeled. As someone mentioned before, it is not a hotel but more a B&B. Complimentary Continental breakfast brought to your room or for a little extra cost (3 Euro) can have cooked eggs. The rooms are clean and large.

On checking in, staff member was extremely helpful on providing location of major attractions, booking excursions etc...

Rome small hotel room.

Basically they took a room for two and added two roll away beds, making the small room really small for four people. No room to move and put suitcases. The breakfast had to be ordered the night before like on a cruise ship, So no second cup of coffee in the morning. The staff were helpful and nice as they should be for the price paid for this room. Noticed those rooms were currently advertised for less than what we paid by quite a bit.

Very helpful staff

We really enjoyed our stay here. Very good breakfast options that they bring to your room. Very good location for walking to many historic places with a metro stop right outside the hotel. The staff is very friendly and helpful. One drawback was that the wifi was not very good here. Besides that it was a great place to stay.

Superb hotel catering for all our practical needs

My wife and I adore Rome and we visit every year. We have stayed at this hotel for our last 4 visits and have always been delighted with the service of the very friendly and highly knowledgeable manager Vicky and his staff, the spotlessly clean rooms, the central location in a quiet side street within 100 yards of the metro with most of the main sites within walking distance. From entering hotel I know that the staff will take care of all our needs (planning itineraries, booking museums, transport etc.) and we can just relax and enjoy the eternal city.

Good hotel/residence

For those who do not need the lobby, restaurant, many people commotion, it's good hotel and good location. However, the front of the good room in which we stayed is on the street side and the noise isolation is lacking.

Clean, Friendly, Great Location

This is a great location for anyone planning to use public transit (bus and train) to get around. Many bus routes stop at Barberinni Metro station, just steps away. If you stay here, get a bus map from a news stand and you will always be close to a ride home for 1.5 Euro.

We had some trouble finding the hotel; it's just one floor in an unmarked building, a little discouraging from the outside. Once inside, the room was small, but very clean, quiet, with high ceilings and the AC worked well. Staff was very friendly and knowledgeable. They did try to steer us in some wrong directions (toward a silly and expensive on-off bus pass, to a restaurant that was a bit of a hike, recommended a private car to the airport when a much cheaper line of taxis sits 20 yards away).

There are many many restaurants near by, but it's pretty tough to know which are any good (This was my biggest challenge in Rome in general) . My recommendation near the hotel would be Ristorante La Fontanella at the corner of the Piazza and Sistani. Other than that, its a jungle out there man.

Over all I think this hotel should be 1 star, it is in small little building, this building office building sharing the same floor with other tents, It is not easy to find this hotel, the rooms is very small, the staff very friendly, being have friendly staff does not make it 4 stars.

Excellent small hotel

The Reception staff cannot do enough for you. Their knowledge of the city, public transport, places to eat etc. is superb.

The rooms are very clean and comfortable and cleaned daily.

The hotel is enterd by an arched double-doorway from the street. This is the norm for many businesses in Rome.

We have traveleld all over the world and this is one of the friendliest hotels and most pleasant stays we have had.

The hotel is also only 100 hundred meteres or so from the underground/subway/metro.

Great location

This is my 4th visit to Rome. The photos of the room were accurate. The location is great with metro 1 block away.

Easy walk to Trevi fountain.

Internet worked, breakfast brought to our room. Be prepared the showers are small and tight at most hotels. If you have any problems ask fro Frank one of the owners so he may be aware. Some staff are more knowledgeable and helpful in nature than others. You can see their other property also that is also great.

Great place- much better than its star rating

There seems to be more than one location for Residencia Domiziana. The one we stayed at was in Via San Nicola. Very good location that allowed us to walk to most attractions. Lots of restaurants in nearby streets as well as a cinema. The hotel falls into the boutique style. It has 24 hour attendants at reception. They were extremely friendly and helpful. We had breakfast in our room everyday. Our room on the first floor (with lift) was comfortable, clean and large enough for 4 adults. Very good value for the price.

Hotel with great location and personal service

Domiziano Residenza hotel is literally a minute away from Barberini metro stop. It's centrally located and several major attractions are within easy walking distance. It does not have a big visible street sign, but if you review online maps prior to the trip, it easy to locate. It's a small hotel with less than 20 rooms, spread over two floors.

Rooms are small, but clean. Our room for four felt very tight with barely any room for the luggage. The bath tub came without a shower curtain, so it's easy to wet the entire bathroom floor. The tub was slow to drain. The room AC could be little stronger. It was adequate for us since the daily high was in mid 80 degrees. However, on a hot day, it may not keep up. None of these were significant issues for us since we hardly spent any time in the room.

The morning breakfast consisted of coffee, tea, milk, juices and bread rolls. It needs to be pre-ordered the previous night and it's always delivered on time. They do provide optional items (for additional charge# such as eggs, but we did not order them.

The hotel staff #Vicky and Sen) provided exceptional personal service. They are knowledgeable about the area and took time to answer our questions. Our group had booked two rooms and the staff made sure our rooms were on the same floor, right next to each other. In fact, they let us check-in at 11 am. We appreciated that greatly especially after a long overnight flight. Even though breakfast is normally served between 7 and 10 am, Sen went out of his way to bring in the breakfast at 5:30 am to help us with our early morning travel schedule. They also helped us with dinner reservations. Vicky even provided us an adapter for charging our laptops.

In short, we enjoyed our stay at this hotel and definitely recommend it.

Hotel only sleeping

When my wife and I arrived at the door of the hotel, we were a little scary, since the street was empty and the entry does not appear to be in a hotel. The staff is very good. The room is very clean. The hotel is not elegant. The location is good. The building and the elevator is old. There is no restaurant, breakfast is not type buffet. If your budget is low the hottel good option.

Fantastic location.

The room was very clean, and the staff most accommodating. Vicky was particularly helpful arranging a minibus to and from the airport, and responded to emails (from UK) immediately. This hotel is in a great location in the city centre, very close to the Metro; however this means that you cannot get away from the noise of the city centre traffic. If you are not a light sleeper, looking for a cheap 'no frills' hotel in the city centre, then this is the place for you.

Terrible Facility; do not waste your money

This is not a hotel and frankly should not be on the website at all. Nor does it deserve a 4 star rating. At best it is 2.5 stars and is comparable to you staying at a 2 star motel.

We landed late in Rome and could not find this \"hotel\" because there are no lit signs outside the building indicating this was a hotel. The street that this facility is on is also not labeled so it is a challenge to find.

If you do manage to find the \"hotel,\" you enter this rather old, unmaintained unlit building that could use some major renovation. There are apartments all around the yard. The elevator does not work so you need to take the steps through the dark to the 2nd floor and ask the \"reception\" to buzz you in.

The room was clean but internet did not work; the breakfast was less than average; and the area is fairly noisy. Further, if there are people smoking in the backyard, you can smell it all through your room.

Do not recommend staying here unless you are looking for a super-cheap motel. And I would not pay more than 50 Euros a night instead of the 200-250/night that they charged us.

Highly recommended

My wife and I did enjoy our stay in this hotel. The location is excellent both convenient and quiet. The male staff, Vickie was so good that he did help us carry the luggage to the Taxi station at the end of the street. I would like to stay there again after my trip to other part of Italy if there is room available at that time. It is highly recommended to other travellers to Rome. K.K. Perfect location

This is a little gem of a Hotel perfect location to walk to Trevi Fountain, Spanish Steps and other places of interest. Metro just located at the end of the street. This was our first visit to Rome & decided on this hotel after reading previous reviews. I contacted the Hotel prior to our visit and arranged to be collected from the airport which was perfect the driver was there to greet us & made the journey stress free. All the staff were very helpful & having breakfast brought to your room each morning at your chosen time was lovely.

At the Heart of Everything

This place was excellent. Essentially in the heart of everything. You could walk or take a cab. Plently of neat places around the corner. Hotel staff were super friendly and made you feel safe. Bed is a little stiff and I did wish there was a shower not just a tub with a shower attachment but otherwise great spot.

Anniversary trip to Rome

A little gem of a hotel in the heart of Rome

We stayed in this hotel for four days in November 2012. It is a great location a short walk from the majority of Rome's tourist attractions. With the metro just around the corner for any other sight seeing. ~Although small, it was really a lovely taste of Rome and extreamly comfortable. Tasty breakfast delivered to your room. The best thing about this hotel is the staff. They were so helpful and really made us feel at home and took great time to help us to enjoy our holiday in Rome. We would highly recommend this hotel and we will definatly stay there again next time we visit Rome.
