Awesome views.

The roof terrace at this hotel was excellent. The hotel is a bit tucked away and tricky to find. But the room was nice and the view over the rooftops of Rome is really exceptional. I love quirky little places like this, and this place was a really pleasant place to spend a few days.

This is the second time staying here. We stay due to the location. It’s walkable to everything! The building is old and has a mildew smell, but the rooms are okay if you are just looking for a cheap place to sleep. Staff at check-in is always helpful.

We had a studio that had 2 bathrooms, which is perfect for three women trying to get ready for the day! The rooftop was so lovely, it felt like the best discovery to make when getting to Rome. The staff was very helpful and warm, and it was super easy to check in & out!

Area was good. Place was not the cleanest and had a smell. Building was run down. The real kicker was the awful staff. During our stay, our cleaning lady left the door of our apartment/room wide open for God knows how long while cleaning and when we retuned we waiting an additional 30 minutes to see if she planned on returning. She never returned and we also found that the room had no been properly replenish with toiletries including toilet paper. When we confronted the front desk staff, they called the cleaning lady and spoke Italian. After the call, which he had in front of us, he informed me “I told her that she needs to be careful and it won’t happen again in the future”, not knowing that I spoke Italian and responded that he did not say any of that. An older man next to him interjected “what do you want me to do? Kill her? There’s nothing I can do. If you’re missing something let me know and I’ll just claim my insurance.”
They did not have any empathy, and were flat out rude. Not even offering the smallest amount of compensation given the fact that our valuables were left exposed for potentially hours. Awful service

Hotel room was dark. No natural lifght. The windows opened to a dingy outside wall. A bit of a stress to get too as check in was off site and taxi couldn’t travel the full way to hotel. Hotel was not as pictured. Housecleaning moved our towels that were hanging and instead of changing hung up bunched up so they were still wet when we returned at night. The bathroom was newly renovated and great water pressure. The view from the terrace upstairs was lovely and the location unbeatable so worth the inconveniences. Check out process was easy. Simply left the keys in the room as requested.

Pros: The location is nice. The property feels secure, and the room felt clean enough (though the extra pillow found in the closet had a large red blood colored stain on it). The staff, once spoken to in person, was beyond nice and kind. The rooftop decks (plural—there are 3) are incredible and have some of the best views of Rome. The AC is amazing as is the boiler. We never felt hot in the room nor did we run out of hot water.

Cons: We never had internet our entire stay. We also couldn’t get a cell signal. The TV didn’t work properly and all the stations had stripes on them so just volume. This was problematic with kids. We had a room that was inaccessible with an elevator. I was carrying 5 bags for myself and my 2 daughters alone down and up slippery stairs. Communication before was so confusing! There is a city tax to pay in cash and it was more than less than more. Reception closed before we arrived and was 5 min walk on cobblestones from our apartment (again bags and kids), so we had to rush back the next morning and cut a tour at The Vatican short to give money and Passports to them. Except—I left money in an envelope and sent scanned passports, so I was not told I didnt have to be there by 10am and this rushed for nothing. It is VERY noisy in the building bc of echoes. We had a sound machine and my kids woke up to slamming doors and people on the stairs all the same, The top roof terrace is scary w kids.

Absolutely TERRIBLE place. There has been constant inconveniences after another. Initial address provided was incorrect as to where the lobby was. The receptionist was very hard to get in touch with over the phone or by email (even Expedia agent said they had a hard time) (they also hung up on the phone on us and the Expedia agent). They made us go up and down the street looking for where the check-in lobby was, which was not easy to find. Eventually we went back to the address listed only to be picked up by someone (don’t know if he works there) only for him to bring us to where the lobby was which was a few minutes away from the address provided. When being brought to our room (the address provided) we were told we would have to relocate rooms the next day. The receptionist wouldn’t give a clear reason as to why that is, and we had to reorganize our plans in order to accommodate this (pack and leave our bags with the room key in the room) the next day. We started our day much earlier, at 9am when they opened we talked to them when we are to come back to move our stuff to the next room. When we came back at that time the room was not even ready and now we are back to our old room waiting for the cleaner to finish up. We asked if we could just keep our original room and we are told that we COULD NOT, and had to wait to move to the new room. This whole experience has definitely ruined our time in Rome. We later found out this was all due to overbooking.

Charming guest house, a heritage building. Love the location close to Piazza Navona and the Ponte, close to everywhere! The rioni in itself, felt like you're in Italy! If you like that dolce vita feel. Lovely everywhere! Relais Arco della Pace gave us the Studio on the ground floor. It was big with two bathrooms. Room has no windows though but toilet has, which is weird. Keys are outdated. Too many and heavy for carry around. They clean everyday replace fresh towels made in Greece. I like the place the only comment I have is that, there's a moldy smell and curtain sort of dusty. I have allergies so, I wear mask each time am inside the room. For some reason, taxi and uber are confused in the area.

I was here for only one night! Check in was quick! Even though the lobby was away from my actual room; it was just one block difference and it was fine. The only bad thing was that even though this was a no smoking hotel the people before me smoked THE HELL out of my room 😭😭
This isn’t the hotels fault though but omg I was struggling (I’m not a smoker nor like the smell) but everyone was so helpful and nice. Also the terrace was BEAUTIFUL.

Short stay at Relais Arco della Pace

The staff were great and really helpful. The property is in a great location where you are close to all of the main sites. The stairs in the building are quite steep and there is a lift. However, you are likely to need to use the stairs once you are out of the lift. The rooms can be a little noisy due to a lack of soundproofing, but the place is generally quiet during the evenings but if you like a lie in, then you might get disturbed on occasion.

The apartments are basic, but clean. The main bed was comfortable but if you plan to accommodate more than 2 people in a room, you may find that the sofa bed is not very comfortable if you are planning a long vacation.

We will visit again for a short trip.

Fantastic location, was one of the quietest rooms I have stayed in Italy. From Milan, Florence to Rome. The bed was comfortable, but had significant dips of other peoples bodies. So it was uncomfortable to sleep in at night. Also, we could not figure out the radiator so the temperature was warm, but we just open the windows. The staff was very friendly and communicated clearly about parking and procedures for check in check out. The view from the terrace is amazing at night!

While our overall stay was pleasant enough, the property left much to be desired. I don’t know how it could be rated 4 stars by a reputable service like Expedia unless they don’t follow up very often. The room had a foul odor coming out of the downstairs bathroom, the upstairs one had a leak and the hot water would not last for everyone to shower. The building was safe enough but very noisy on some nights. The lights would not work properly either in the bathroom until the proprietor fixed it. The shower head in the bathroom was also broken and we had to crouch down to use it. The towels were not very good. I know these are all nitpicky details but they all added up in the end.

There is literally food everywhere and a castle lokcs away right close to the vatican as well.

It was OK, just ok.

the first thing I did was grab the door handle and I came off in my hand, an omen for the hotel.

The shower was absolutely minuscule and as the hose was fixed to the centre of a corner shower, you had even less room than that. Every time you touched it, something new fell off too.

The room felt dirty, long black hair scattered about and was overall just a bit grimy. Comfy bed but could have used with a couple of extra pillows.

View looked out onto the lift shaft and water tank, saying this, the location was very central for our trip to Rome so that was definitely a plus. To get to the apartment, you have to go through a very long building and up either lots of steps, or a very shaky lift. There are some lovely bars/ shops very close by too, we would always go the the same bar for pre drinks about 3 mins away.

The main thing that annoyed us however was the morning of departure, the hotel advertised that checkout was 10am. We had the cleaners repeatedly trying to open our door at 9:30am despite telling them “10mins!” and proceeded to congregate outside our door. This made for a stressful/ rushed departure.

All in all, for what I paid it was ok. Not the most horrific place I’ve ever stayed but definitely not the best. It was for 2 nights and we barely spent any time in there, maybe on purpose….

Outstanding view from the upper deck but...

The upstairs decks have an outstanding view over the rooftops of Rome and the location is perfect for sightseeing the major spots.

However, it just isn't that comfortable of a place. Our room was an attic conversion and even though it was a large space, about 2/3 of it is not usable because the ceiling height is so low. There aren't any windows, just 2 small skylights in the ceiling. The stairs are steep getting up to the room and the last few steps are up a treacherous circular staircase. The bathroom is awkward.

The price seemed very high but it was on the lower end of prices in Rome so it just may be that Rome hotels are very expensive. We loved watching the sun rise each morning and the sun set each evening. That alone kept this from being lower rated. But overall, it just wasn't that comfortable of a stay.

Alright so this place is the biggest catfish property ever. The walls inside are so dirty and black. It could've been easy for them to grab a wipe or sponge, add a little bleach and clean them. It was gross. My bed sheets had a stain on them.
I do not recommend staying here unless you don't mind sleeping in a dirty room.
The other thing about it is that you do not get a room by yourself. You get like 3 keys, one for the entrance, one for the first door you open which you think is your room but its like an apartment with rooms, then the other key for your actual room. The key and lock for the individual room is so outdated and takes a few minutes to try and unlock the door. It was annoying to have to use keys and type in a code for the entrance to the building not to mention having to check in at a different location and not the actual \"hotel\" this isn't a hotel. This is a building with apartments.

It's on an all-pedestrian street so you need to shlep your luggage in and out. There's no office on site (It's down the street and only open 9 to 5) so it's more like renting an apartment. The elevator sometimes decides not to work and you may still have stairs even with the elevator. Maid service was fine and the room was pleasant even though the one window viewed the wall of an adjacent building. The location is great especially if you're up to walking. You can walk to many of Rome's top sights.

Had a great stay. Accommodation was clean and tidy. However there was a drain like smell coming from the bathroom - either the toilet or shower- not sure. We left the window open in the bathroom and kept the toilet seat down, which helped.

The shower was very small - if we were on the large side we would not have fitted in. Suggestion: the bathroom is made into a wet room doing away with shower cubicle.

In the heart of the city

The proximity to everything in Rome is amazing. We walked to the Vatican, which was approximately 20 minutes away. Then we could easily walk over to the Trevi Fountain and plenty of restaurant options along there. I loved that we could walk along the Tiber for a long walk in the evening.

I appreciated that the hotel was quick to message me and give us instructions on where to find them. The office to check in is in a little alley way along the main alley. The flat that we stayed at is in another building area a few minutes’ walk away from the check in spot. I didn’t quite understand that at first.

Once we figured that out, we were good to go! The flat itself is simple but comfortable. We had everything we needed for a few days in Rome. When I come back, I plan to stay here because of the wonderful proximity in the city.

The building where the rooms are located is not clean. The rooms are somewhat cleaners. The main problem is with the bathroom. It was the smallest shower area you could imagine. It was like taking shower in a coffin. you could not bend down in the shower area. The other problem is the check in is located in a different location. It is very inconvenient to walk up the hill to that location with your luggage and then come back to the building where rooms are located. Similarly, checkout you have to be in the other building. The window was basically at the roof, you can't look out. anyway, the window faces a house and a narrow street, so nothing to expect for a view. I am very disappointed for the price I paid to have lived in this hotel.

This property is awful not as advertised. Don't let the pictures fool you. No wifi, no cable ,not toliet paper. This is not a hotel!! It's and apartment with rooms and you get a flimsy lock for the door. The bathroom is moldy. Stains on blanket and pillow, dirty walls. This place shouldn't be on Expedia it's not acceptable place . Doors to the apartment get left unlocked so.anyone can walk in. It's horrible and very nasty rooms. Location is good.

NEVER. GO. THERE. the hotel smells gross, our blanket on the bed was covered in a red-ish dried liquid, the shower - in the room - was literally overflowing on the floor of the room each time we took a shower so we had to ask for multiple towels to absorb the water, the key of the room was no working well, the WIFI was inexistant (sometimes working with only a bar or 2). We missed our Colosseum booking because of the wifi and we could not check-in for our flight from the room. We had to go to the nearest cafe. At this to say: it’s completely absurd that this hotel is up and running… We asked for a full refund for the 2 nights we stayed there and the owner laughed to our faces: she told us that if we came back, we would have a free stay. It’s never going to happen of course. Never never go there.

Terrible: dirty, unreliable, & LOCKED OUT!

Horrible:
1. The last straw that caused us to pack up and LEAVE to go back home after the FIRST day (of a 4 night trip): THE KEYPAD used to enter the room DID NOT WORK AT 3:00am when we got back to the hotel. (Also no, we were not drunk. I'm sober.) No one answered the phones or replied to emails, nothing. We entered the code NUMEROUS TIMES correctly. We had to stay up all night in Rome, freezing & raining until the nxt morning when we went back at 7a & another party finally left the common area & we went in that way. HORRIBLE. No other hotels were able to take us at that time; worst night ever. We decided that was the final straw, packed our stuff, &got on the next flight out. We didn't even sleep in the bed for a single second

2. Cleanliness. We were on one of the top floors where it had a pitched ceiling (keep in mind my cousin is 6' 5\"...), the dust on the top of the beams was an inch thick, beams were about 5' from the ground, so we were both ducking

3. The bathroom door was completely off the hinges...literally, it was a sliding door, & it was hanging by one corner...think about that (\"all\" of that...) when you're traveling with someone else, ESP someone who's not your S.O, awful

Great location/spacious rooms, check-in confusing

Nice experience overall... when we got to the hotel we hadn't seen the email telling us to check in at a different address just the one about checking in after 5pm. So we got to where we were staying and there was no obvious signage telling us it was a hotel or where checkin was. Luckily someone was leaving so we were able to get through the front door. We found the cleaning crew and they helped us find the building for check in.

After that things ran smoothly. We rented two rooms that were both pleasant and reasonably spacious. The three rooms in the unit each had their own bathroom and there was a shared common area with a kitchen and cooking utensils, as well as a couch and table with chairs. The air conditioning in all the spaces worked well. It took us some time to figure out how to use the tea kettle because the wiring and outlets were old and it took some physical effort to get the plugs into the outlets. But this is a minor quibble. The refridgerarors in the rooms were a godsend as we were able to have cold water to drink!

Now that we know how to check in I would definitely stay there again! The location was fantastic... many famous buildings and sites were within walking distance and plenty of eateries and shops were very close by!

4 great nights in Rome

Relais Arco della Pace is placed in a cosy neighbourhood close to nice places to enjoy a vibrant city life such as Piazza Navona and Campo de Fiori. The room was clean and had a good size. The also has a great rooftop terrace where you can take a drink and enjoy the great view.

Overall, this place offers a great location in the middle of Rome close to all tourist sites, and in my opinion you get good value for your money.

Excellent location if you want to visit main attractions. One block of Piazza Navona. Most main attractions are nearby, we walked to most of them, walked quiet a bit though. Plenty of places to eat nearby. Close to bus stop. Apartment has a small kitchen: sink, stove and refrigerator. Mini super right across the building. Bed was comfortable, twin sofa bed was very uncomfortable. Apartment was clean except for walls. Sometimes it has a humidity smell. Cold A/C. Patio or interior of property needs maintenance, not pretty. Cars cannot drive all the way to the property so be prepared to pull your lugagge through the cobblestone streets for at least one block.

What a wonderful place to stay for a short while! I stayed in the smallest room and it was perfect for a few night stay for one person. The bathroom, shower and bed are all right next to each other in the best way! The staff is so wonderful, they go above in beyond in service and welcoming kindness to their guests. The hotel is laid out uniquely and so it does take some getting used to! The balcony is AMAZING! Truly makes it a special place. The view of the whole city is simply magical. It is on a much less busy street than some and so it is quiet and peaceful in the building. The rooms have everything you need for a simple stay, hopefully most of your time is spend out on the city exploring! I would highly recommend this place and it’s great location! The staff and balcony make this place go above and beyond.

The property isn't the fanciest and the walls are very thin. BUT the area in which it is located is absolutely fantastic. Bustling with everything you need and close to a lot of attractions. And the best part is the rooftop terrace which you get access to. You have a 360 degree view of Rome that is spectacular especially at sunset. Made the experience incredible

Great location for touring all of the historic sites in Rome and it was surrounded by great restaurants and shops. Loved the more apartment style rooms in historic buildings over a large, traditional hotel.

What a disappointment!

My room was like a huge chamber with no natural light and smelled like cigarettes.
It was not cosy at all. A small window opened to a dusty and tiny inner yard with elevator shaft. There was also a door from my room to neighbours with no isolation and I could hear everything, even when they were talking with normal voice and I had earplugs on. Same with outer door. There was no air conditioning in the toilet and window frames & sealing had moist marks.

Person at reception was nice and friendly but couldn't promise that other available rooms would be any better. So I stayed for 4 nights and tried to spent as little time in my room as possible.

I would not recommend this guesthouse to anyone.

Excellent location and really good sized room. The out-of-hours check-in is easy, the email you with entry codes and a key is waiting for you inside. This should be make clearer on Hotels.com, as the vagueness almost put me off. Friendly staff and great roof terrace. For more money, I’d expect more, but the price was right for a large room in such a central spot. As with others, my only complaint was sound transfer from the next room. There was a locked interconnecting door, while secure was no barrier to sound whatsoever. My neighbours were all quiet, but you could hear... everything! Replacing the interconnecting door with a soundproof one would be sensible. I’d still stay here again though.

The whole experience was incredible! Stefan’s and Giulia made us feel totally at home. Great spacious place walking distance to the Piszza Navona, Fotsnabde Trevi, Piazza Spagna and the Vatican! I am definitely coming back!

We had no hot water. As we arrived after 5pm, there were no staff. Not at this building or at the main building a 5min walk away. We phoned and phoned and no-one answered. 10 hours traveling and we could not wash. The next morning they said they would send someone to fix the water. Someone arrived 3 days later when we were packing to leave! They were not sorry. A real shame because the actual room was nice and a good location. Only book if you don't want to wash!

Great location. City center. 2 mins walk from Piazza Navona and shopping center. A lot of room in the appartment for luggage. Also close to bus station. The staff was very nice. AC didn't work for heating. Toilet smelled like sewage everytime you flush. Takes time for hot water to come.
