The location is amazing and we were so close to everything especially the Vatican City. The check in was good and the staff here have been excellent in answering our questions and helping us book our taxi and standing with us to ensure its arrival back to the airport.

The room is either on pavement level or just below. There are no plugs for the bath or sink so we had to plug both with a plastic cup provided. It does need re grouting! The air con is a blessing and many blankets are in the wardrobe. The bed is firm but comfortable. The cupboard door next to the bed did try to fall out and handles for the top drawer on a chest came out. The room is dark but overall did smell of damp.

If you know you’ll be out a lot then as I said the location is great and this is a hotel that you will remember. As I said I couldn’t fault the staff and how nice and friendly they were

The property is in a convenient location within a secure building. However, it could benefit from some upgrades, and the free breakfast options are quite limited. Hotel staff are available only during specific hours, so planning ahead is essential. If you arrive or depart outside their available times, you'll need to coordinate accordingly.

Upon arrival the unit they provided smelt like mold. They moved us to another room it also smelt of mold but not as much. The check in person that he would follow up in the morning for another move but nothing. The place is small and we were on street side. The curtains are thin and one nigh someone knock on the window from the street. Very scary. The breakfast option was a joke. I went to make a tea one night and the next night someone unplugged the unit. They must have been upset. The following night I tried again and they shut off the water. All for making a tea. Terrible place.

Vincenzo who I communicated with prior to arrival was quick to respond and friendly. We enjoyed seeing him in the afternoons and really enjoyed his recommendations. Vera who was at the hotel early every morning and throughout the day was a delight. We felt like we were old friends of hers before the end of our stay. Small hotel, clean rooms, comfortable and quiet. Breakfast was standard. Would recommend. 2 blocks from hop on hop off us stop and 2 blocks from local taxis and busses

Small family run hotel right in the heart of Rome virtually everything was a maximum 20minute walk away. Breakfast was a traditional Italian breakfast (pastries, coffee and cereal, not very fancy). Airconditioning worked (very important). Only thing I disliked was wifi connectivity, extremely patchy. In this day and age internet connection is very important thus the loss of 1 star.

Don’t let the door hit you on the way out.

We could not have felt less-welcome at this hotel. When our flight via London was delayed, we received a phone call from the hotel informing us that if we weren’t at the hotel by 21:00 we could not enter. Period. What kind of hotel does that!? After repeatedly telling me there was no solution, he suddenly admitted that a code could be emailed to unlock the gate. Voila.

On check-out morning, during a 10:15am coffee. the housekeeper marched in to bluntly and rudely tell us: breakfast ended at 10, we had to get out of the hotel by 11, and she had a lot of work!

It was simply unprofessional, inhospitable, and rude service. We are mature and seasoned travelers and have never experienced this level of rude service anywhere.

The property is old-school. Walls alls are covered in fabric and the furniture is a mix of antique European styles. The bed was solid and comfortable. Everything worked in the bathroom, although it should be noted that the shower was tiny—one could not reach the floor if the soap was dropped. Our room faced the street, situated at half-basement level. With curtains open pedestrians were right there. Literally.

The location was excellent—walking distance to all of central Rome. The price felt like a gouge for what it was, but that’s the new shoulder-season Europe.

Based on the rudeness of the staff we would never stay again nor recommend. Zero feeling of hospitality; more like we were in their way.

- There was no wifi in the bedroom that I stayed (bedroom number 5) - Staff said that this was due to the pandemic, but I think this excuse is totally unreasonable as things are open since May 2021
- Bedroom really needs maintenance (door handle came out, rusty shower, old shower curtain) - all very sloppy
- Bed and pillows: the bed was pending to one side. Pillows extremely uncomfortable. I asked to replace one of them and they gave me another one with same bad quality.
- Very poor breakfast
Overall I think it is unacceptable a place like this for the price I payed. I felt ripped off.

First the location! Amazing!! On the Tiber, 3 min walk to the Nevona sq.

A great stay at Residenza Ave Roma!

We absolutely love this hotel! In fact, we booked this same hotel 3 years prior and our experience then was just as great as this one. The lady that works there is so gracious and welcoming, a true pleasure to converse with and very attentive to our needs. The owner Vincenzo is was great as well... when we didn’t arrive on our scheduled time he became concerned and was emailing me just as I walked in. How thoughtful! Overall, a wonderful experience and felt like we were at home. Great location and minutes away from all the major attractions... walking distance that is!

Great location and wonderful staff!

The staff was wonderful. Such a nice owner and very helpful about what to visit and everything. The location is amazing. Just a short walk to the Vatican, trevi fountain, and pantheon. It is a cute little room with sweet italian touches. It is clean and what you would get for a decently priced Italian hotel. The breakfast is very small and minimal and is only from 8-10 but it was good enough for me. Coffee is great and coffee machine included.

The hotel is in an excellent location in between the two major attractions Vatican and Colisseum. The front desk staff was wonderful. Breakfast from 8-10 am,, a little too late especially if you plan to go out for a tour. Careful with the window they are very low and are facing the sidewalk on the street, cannot forget to close both curtains. Overall it was a nice stay

He also asked when we would be departing & made arrangements for a taxi to take us to airport. It is a small Hotel, very friendly atmosphere.

I love this place

Very warm welcome on check in. I was greated by name before even introducing myself. It's a small place, but such a nice personal touch. We had a couple little issues in our room and they were taken care of promptly. Rooms are clean and comfortable, and they are beautifully decorated. It's in the perfect spot to hit all the must see places in Old Rome, and to walk to the Vatican. Very charming place, and I will definitely stay here again, when I return to Rome. I love the neighborhood, and this wonderful home away from home.

Fantastic little place in the heart of historical area of Rome. Vincenzo and Vera were very knowledgable and helpful. Room was ideal base to venture around the many ancient sites, cafes and bars. No public transport was needed as it was all within walking distance. Stayed 4 nights and would happily recommend.

PERFECT LOCATION

I stayed at the Residenza for a week and enjoyed my stay very much. The room was pleasant, clean and served all my needs for the week. Vera was wonderful as was Vincenzo. This is a perfect location across the river from the Castel St. Angelo and the Trastevere and within walking distance of St. Peters, the Piazza Navona, Spanish Stairs, Jewish Ghetto and Campo di Fiore. The only downside was this was not a full service such as a hotel would, but that's reflected in the price. My only problem was Daniele would leave early in the evening so if I needed a taxi to go to dinner, I had to try to find a taxi stand with waiting taxis. Also though one evening he called a taxi for me, it didn't show up and we called again, so I was late to the start of an evening food tasting/walking tour. Luckily I found the group and didn't miss much. I would stay there again. The breakfast is plentiful, though I did miss eggs. Vera's croissants were excellent, as were the cheese and parma ham, as well as the yoghurt. I would stay there again.

We really enjoyed our time at Residenza Ave Roma. The price and location of this unpretentious and charming little hotel can not be beaten. If you are traveling on a budget, but still want to have a room with privacy, a small terrace, TV, continental breakfast, and a location in the city center (and also on the River!) this is the hotel for you. The staff were friendly, helpful, and welcoming - you felt more like a guest at their home rather than staying in a hotel. They helped us with anything we needed, from printing tickets to helping us choose a place to eat. We stayed for 6 nights, and should we ever return to Rome, we will be booking our stay here again. Thanks for helping to make our trip to Rome memorable!

Nice central hotel, very close to all attractions.

Very welcoming and helpful owners, will tell you what's going on in Rome that you wouldn't necessarily know about and give good advice in general regarding sightseeing and getting around, etc..

Our room was larger than we expected, had air con, was very quiet and cleaned daily. Central location - we walked everywhere.

The continental breakfast was lovely, we especially enjoyed the blood orange juice and the warm fresh croissants.

Thank you very much and when we hope to visit Rome again some time, will definitely try to stay here.

Small B&B/Hotel with 7-8 rooms. Friendly and helpful staff. Perfect location. Beside river in front of Castel Angelo. 5-10 min walk from St Peter's Basilica and Piazza Navona. Bus stop <5 min away. Safe neighbourhood. Plenty of places to eat <10 min away. 10-15 min bus ride from Capitoline Museum.

Hospitality at its best

We really enjoyed our stay here, Vincenzo and Vera are the best hosts you could find. My son fell ill while staying here and Vincenzo found me a doctor to come to the hotel and then went to the pharmacy for me to buy the medication.
The hotel itself is small, convenient to Piazza Navona and public transport. The breakfast room is tiny but if it's busy you can take a tray to your room. My kids still talk about Ave Roma, Vincenzo and Vera and wanted me to give it a 10/10!

Great Value Great Base

This Hotel Is a great place to base yourself for viewing all over Rome. What you see is what you get, its great value for money. Vera and Vincenzo are fantastic hosts. A little compact maybe but if you want a comfortable place to sleep and spend all day exploring then this is the place.

No visit would be complete without taking up the hosts recommendation of a little restaurant nearby called Memmo's , go there its the best.

Home base for Rome

We stayed in this hotel for 2 nights. From the outside, it doesn't look like much. It seems to be an older property, but is being well maintained overall. Security is excellent with a locked street door, a locked door to the hotel hallway and your own locked room door. The room was comfortable enough, but we were immediately struck by a bad smell when we stepped into the room - I'm afraid it smelled like urine - my husband didn't notice it as much as I did and once we were in the room a few minutes, we either got used to it or didn't notice it anymore. There is an en suite with both a toilet and a bidet. Not sure why the smell as all appeared clean. Perhaps the air conditioner? BTW, many places in Italy that we visited had no A/C, so that was nice. The bed was comfortable enough, but the pillows provided were not. Breakfast provided was prepacked stuff and one bundt cake thing. Not a great breakfast. The BEST thing about this place, besides the reasonable cost, was the owner, who was very helpful, courteous and professional.

This family run hotel is in a great location....a short walk from the train station, across the street from the beach and an easy walk to Old Town. We had an ocean view room with a balcony to sit and enjoy the sights - well worth the little extra cost. Internet connection was intermittent at best and the breakfast wasn't very exciting, but directly across the street they make a great cappuccino and have yummy pastries..... and gelato of course! The owner Andrea is extremely helpful. I had my wallet stolen at the train station and he even offered to lend me cash. I will recommend an ocean view room to friends.

Great Hotel and the staff(VERA) is like family!

My husband and I ,stayed 5 days in August and I wish I would have stayed longer.I moved to another hotel near the train Station and I missed everyday the Residence and the lovely Vera. .Great location!one can walk to all sites.Nice breakfast, and the most important and what really make this hotel stand out from the rest is, the very lovely Vera, shes amazing, such a host,always ready with a beautiful smile to help you and give helpful information. Residenza Ave Roma - good service

Rome is a big city but the location of the hotel enable us to travel on foot most of the time . It is near to a lot of the attractions .
Hotel staffs are ever so helpful and courteous. They make an effort to make us comfortable.
Although it is not very convenient to reach the hotel from the train station ( Roma termini) or from the Airport . But the hotel staffs are just an email away .
Overall the hotel has a \"homely\" feel .

Many thanks to other reviewers. I found this hotel through Trip Advisor and was well pleased with my recent stay there. Excellent location, price, and friendly service. The breakfast was wonderful and the advice on what to see in our short time in Rome was much appreciated as was the information on how to get around by bus and subway.

In a fabulous location next to the Tiber 10 mins walk to vatican 5 mins to piazza Navona and Pantheon 30 mins to the Forum and Colisseum. Right on main road but double double glazing stops all noise and good air con in room. Only 6 bedrooms so very personable Vera and Salvo are very attentive and nothing is too much trouble Salvo recommended great restaurant and caraffe of wine (1L) only 9 euros. If you want all the facilities of a big hotel wrong place if you want small cosy and very friendly in a fab location Book It
