We had a tower premium two queen suite overlooking the Falls. We had the 17th floor and our daughter and family had the 14th floor. Both were fantastic. Well worth the extra dollars. Beautiful view of both horseshoe and American Falls. I would recommend this hotel to anyone visiting Niagara Falls. It was great!

First room on the 17th floor had a terrible smell. The bathroom had not been cleaned, hair was still on the seat and the toilet didn’t flush. Hair was on the bed sheets as well.

The second room provided on the 18th floor has stained pillows and sheets. Hair on the sheets. Someone’s old food/trash was left in the closet. And we were told house keeping was unavailable and went home for the day around 5pm.
I would not return or recommend. Housing keeping needs some improvement.

The only nice thing was the view.

We attempted to do a walk-in at The Oakes early last week and were told they were full. The front desk agent mentioned that even if a booking went through via an app(which it did), they would have to refer us to the Hilton up the street. Not a big deal at first, so we walked over to the Hilton with our luggage in hand.

However, the Hilton staff initially had no record of any referral and sent us right back to The Oakes. When we got back, The Oakes reiterated they were completely full, confirmed a referral had been sent, and told us to go back to the Hilton yet again to have a manager call them.

Returning to the Hilton, the first lady stated I would have to rebook a room myself and pay the new listed price for the night... that didnt seem reasonable to me, finally we got the manager who then initially told us, \"I don't think we're taking referrals tonight.\" Finally, after some insistence, he called The Oakes, and they resolved the situation between themselves. While it was eventually sorted out, the lack of communication and making paying guests walk back and forth as messengers to solve a system issue was a terrible experience. Management needs to streamline this referral process so guests aren't stuck in the middle of it.

We don’t appreciate the housekeeping staff knocking on our door twice in the morning to check if they can clean the room. This was before 11am both times. 11 am is check out time. Shouldn’t she wait until we leave? We come to the hotel to relax and not to be woken up by loud sounds. Otherwise everything else was good.’

This vacation was perfect. Love the fact that the elevator car that takes you from the top of the street where we were staying took us right down to the main falls area for $4 each. That elevator was directly behind the hotel a 2 min walk.
Mohamed was amazing at front desk. He was very helpful gave us a great room. Paying for parking SUCKS but APPARENTLY all hotels does that in the area?
The pick of restaurants in the area are super great. We will come back again!

They don’t clean the room or change towels for a three nights stay.
The mattress was terrible. It felt broken. No support at all. The weight of your body would make a big gap. I still have a backache from it.

It is well worth spending the extra money and get a room above the 15th floor for a perfect view of the Falls. Be prepared to wait in line for check-in. We even got there early and it took at least a half an hour to get up to the desk to check in because the line was long and they had three people working. There are plenty of restaurants to pick from right in the area and there is an all you can eat breakfast restaurant right across the street. Also know you have to take the tram/ gondola down to the lookout because there are no steps to get there unless you walk clear around several hotels. I think that I would give four and a half stars but not an option, and that one star less were was for the long wait time at check-in.

First got hit with a 50 per day fee to park the rental car on top of the resort fee! I paid as much in hidden fees as I did for the accommodation!

There is no breakfast, just coffee in the lobby that was not very good, the entire hotel is dated, but appeared to be fairly maintained. The windows on the observation deck are failed so your not going to have a great view of the falls like your hoping for based on the hotels pictures.

All in all I would recommend paying a little more upfront for the nice hotel across the street, you only think your saving money by staying here until your hit with the hidden fees.

The bilevel room we booked for a family of 10 on the 14th floor has only 1 bathroom. The view though of the Niagara Falls was awesome and breathtaking! This our second time booking a room overlooking the falls. It's specially nice to see it at night. Parking per car is expensive. Parking is not free and not included in your booking fee on this hotel. Location is great.

The room needs a thorough cleaning and deep vacuuming. The furniture is worn out and should be replaced or refurbished. The carpet is dirty and requires proper cleaning.

The parking fee of $50 per day is unreasonably high. The internet service is slow and frequently buffers, making it difficult to use.

The bed is uncomfortable and should be replaced. The bathroom also needs a small shelf or holder to store personal items such as shaving cream, razors, a toothbrush, and toothpaste.

Overall, improvements in cleanliness, furniture quality, room amenities, and internet service would greatly enhance the guest experience.

We arrived at 4:30pm to a line of of 50 plus people to,check in, three on the front desk, they had a computer click earlier in the day and as such it took a long time to,check in, we left our luggage with a lovely young helpful gentlemen Jayden I think was his name, and headed out, returned at 7pm to about 8 people,checking in. The glitch was,out of there control,but they managed it well.

No tea or coffee making facilities in the rooms - 1 tea/coffee machine in the lobby for all hotel guests, this can get very busy especially in the morning. No breakfast or restaurant facilities. Rooms also aren't serviced - clean towels etc available on request.

Mentioned it’s my birthday and no upgrades or perks were offered. Additional $50-60 parking fee per night at check-in was annoying. Front desk had 2 people functionally checking people in, 2 others standing beside them and the line was to the entrance. Slow service was a disappointing start. Was given a coupon for a BBQ place that’s closed both days I’m staying here lol. Suite is oddly laid out with 2 couches/ living rooms. Faces the parking lot and river as expected. The air conditioner was emitting a weird smell for a while. Housekeeping by request and not offered for a multiple night stay is surprising for the price range. Outdated and worn furnishings including the bathroom. Small uncomfortable 2 seat couch in large king suite. Every other window on the 14th floor observation deck was cloudy. Unlikely to book this hotel again.

Check in was fast! They were very courteous and went above and beyond to help with our questions. Our room was clean, tub was huge, the bed was extremely comfortable!!!
If you’re going to zip line it’s only 5 min. Away!! Applebees and a buffet breakfast diner is with in walking distance. We did the buffet (12.99 all you can eat) for the convenience of time!! It was good!!

The hotel canceled our reservation as we were landing in Toronto due to plumbing issues at the hotel so we're unable to provide any comment on the hotel. They moved our reservation to a neighbouring hotel stating we were getting a similar room which was not the case. All that being said , the Hilton was a fine change of venue and the room did provide a good view of the American falls and staff were great!!!

I arrived at the hotel. The staff in the lobby was amazing and helpful. I was sent to room 244 and that room was terrible. It smelled moldy the furniture was old and dingy. The worst room I’ve ever been assigned at Niagara Falls Ontario. I went to get my money back. I was offered a different room #640 which was better than the other room because it did not have that stitch. I feel like the hotel needs to do better up keep. I was coming there for my 25th anniversary and that ruined my experience.

Please note that where I was offered to stay was an old motel that maybe the Oakes bought and is selling it as the Oakes hotel. It is poorly maintained. The door was hard to open, the sink was blocked and I have a picture of a roach that I killed. I refused to use the facilities. I feel as though I was staying in the stables like some animal. The hotel was packed so they could not change my room they said. My family n I checked in around 1 am after our flight and we were so tired. I should’ve left but we opted to stay and leave early in the am. Why would they sell a motel room as the Oakes hotel is beyond me. Oh and imagine I had to pay 50$ for parking. I was super disappointed to say the least. I stayed in a room #54. So please do stay in any number that does not have a floor number. That would clearly indicate it was not the hotel, but a rinky dinky stinky motel marketed as the Oakes. BEWARE! Do not be fooled like I was.

Rooms don't have microwave or coffee maker. Had to go down 18 floors to the lobby to heat up leftovers and get coffee. Our car was broken into. Our glove boxes were rifled through and our souvenirs were stolen. For $50 per night for overnight parking, it seems there would be a better security in the hotel parking lot. Had to go down 6 floors to get ice. The view from the room was Phenomenal! Loved it!

Receptionist Vadym was very helpful and informative. Early check in is available with a fee. Coffee, hot water, tea, and microwave are available at the lobby. Pool and hot tub temperature were comfortable. The only downsides were the parking fee was steep and the room had a bad odour when we first entered it.

Staff were pleasant, the location was amazing. The room was spacious and did the trick for what we needed in our budget, we did so much we really only used the hotel for sleeping at the end of the night.
Hotel is a bit outdated but we didn’t see the need for anything fancy anyway. My only complaint was the air quality in the room, it had air conditioners, but no way to open windows. The air felt gross in the room
And there was a bad, musty smell. We ignored it since we were not in our room much but it had a very musty/moldy scent.

Don’t go with courtyard rooms. I saw good ratings on Expedia and book this room but upon arrival got surprised. They are cheaper but feel like motel rooms. The location of the hotel is good but wouldn’t suggest if you go with Hilton or similar brand. I ended up paying more for upgrades.

Disappointed, no face cloths in bathroom spiderwebs hanging from outside door so saying these rooms were not use a lot. I was very disappointed in the cleanliness and decor of room. The rug was stained the chair didn’t have any support when you sat in it it felt like you were falling through. There was no working fridge luckily we brought a cooler for refreshments. There was no microwave for patron’s convenience.I arrived early and registered after standing in line 20 minutes. When I went back to concierge to get keys I had to wait in line another 30 minutes. Didn’t get into room till after 5 as it wasn’t ready. Again very disappointed

This is an older building, however it had all we needed. It was clean and everything we needed. The beds were comfortable. The a/c worked well. Lighting was dim, but with the curtains open in the day, it was fine.
We were out nearly all of the days we stayed but it was delightful to come back to a QUITE, comfortable room to rest and enjoy the end of the day.
The staff was wonderful. Very helpful in anything we asked.

Unfortunately I didnt get to experience staying at the Oakes Hotel due to\"plumbing problems\" in the fallsview rooms. They did however transfer me to the Hilton 5 mins up the street. I dont suspect the views of the falls were as good.
I cant comment on the room however the views of the falls on the 14th floor observation area fantastic I managed to warch the fireworks at 10pm here

“Oakes overlooking the falls if you have the right room and can see past the trees & across the street” we must’ve been given an older room.
The room had a view of the rooftop of Applebees. It had a refrigerator that was unplugged & sitting in the middle of the room. The A/C unit was also unplugged. The room obviously hadn’t been used in awhile. It was a dump. I requested a new room. The next room had a stink in it. I believe it was from the shower curtain. Either way it stunk. We kept the bathroom door closed & left the exhaust fan on.
I wouldn’t stay there again. Big disappointment.

The front desk staff were great and always a pleasure to deal with. The hotel location is great and the view of Niagara Falls from our room was amazing. Except for the one night we stayed at the falls until after the fireworks we would pull the sofa chair over to the window in our room and watch the falls lights plus watch the fireworks. The hotel is dated and could use an upgrade, especially the carpeting but it's hard to complain when we had such an awesome view.

Here’s a polished version of your review:

We completed an early check-in around 9:00 a.m. Since room access was not available until 4:00 p.m., we spent the day exploring the city and returned to the hotel at check-in time.

When we arrived at 4:00 p.m., we were told that we needed to line up and check in again. Fortunately, one staff member took our ticket and receipt and went to the front desk to check on our room status. However, the room was still not ready, and we had to wait more than 30 minutes while it was being cleaned. The wait itself was understandable since it was Victoria Day and the hotel was busy.

Unfortunately, when we finally entered the room, we found clothing under the pillows, wet towels left in the bathroom, and garbage still in all of the waste bins. It was clear that the room had not been properly cleaned. I had to call twice to request fresh bed sheets and have the garbage removed.

Overall, the check-in process was poorly organized, and the room cleanliness was unacceptable. Based on this experience, I would not stay at this hotel again.

There were hairs on the bed sheet. I returned to the hotel late that evening, and when I called the front desk to report what I had found, the staff member did not believe me and suggested that the hair might have been mine.

After I insisted, he reluctantly provided two brown blankets, but no clean bed sheets. I even offered to change the sheets myself after he explained that no housekeeping staff were available at night. Instead, he told me to sleep on top of the brown blankets.

I was not comfortable with this solution. I had no reason to believe the blankets were any cleaner than the bed sheets, and the blanket material was not comfortable to sleep on. He also said he could not find any clean bed sheets and suggested that I sleep directly under the blanket without any clean sheets.

A considerable amount of time was spent discussing and arguing about the situation. I won't go into every detail here, but eventually I stopped arguing because it was already past midnight and I needed to get some sleep. In the end, I slept on the bed despite my concern that the sheets may not have been changed after the previous guests.

The next morning, I spoke with the manager. She provided two complimentary breakfast coupons, which I appreciated. However, the overall experience was still disappointing due to the cleanliness issue and the way it was handled by the front desk staff.

The staff are very helpful and kind. They’re doing their duties. Unfortunately the room that we’re in is unpleasant and out dated. The sink is clogged which is located outside the bathroom. So when you use the washroom you need to come out to wash your hands. Small bathroom space. There’s nowhere you can put your toiletries. There’s a sweat smells or something. Unfortunately this is the room we are assigned. On the positive side this is a perfect place. Close to most attraction.

Excellent location. Had booked a falls view and was told I had booked a “river view” which was on the 4th floor too low to see falls. We were offered a higher floor if we downgraded to a non suite. With 3 travelers we wanted the pull out sofa in the suite. Which we did not use as it was not at all level and definitely not comfortable. We got in late and left early AM so not super disappointed.
