This was one of my worst hotel experiences ever. Even before you enter your room, you’re greeted with a terrible moldy smell that gets stronger throughout the day. The room I booked did not match the online description that I read. The room was tailored for a handicapped individual which was evident by the low sink and shower. The bathroom also smelled during the entire stay. The room was also so small that you couldn’t open a carry on luggage in there fully. The worst part of the room (two twin beds) was that both beddings were noticeably stained. The pillow had what looked like blood stains all over it. All in all, I wouldn’t recommend this hotel to anybody because there are so many better options in close proximity.

One of the worst DASH properties I’ve ever stayed at. Firstly, the water temperature of the shower was erratic - having a 10-minute shower could take you from scorching hot to ice cold in a matter of seconds. Secondly, the bathroom, especially the shower, was very poorly maintained, with lots of mould along the edges. Furthermore, the room's air-conditioning/heating/ventilation unit malfunctioned throughout my stay. For instance, the heating function produced a lower temperature than the cooling function. Lastly, and most importantly, I received a fraudulent message upon booking the hotel, which I reported to the hotel. Hotel management said they would get back to me about what happened, but there has been no follow-up or further correspondence. Overall, a terrible experience with this hotel. Would not stay here again, nor would I recommend it.

We were in room 208. There was visible mold in the bathroom in the shower and around the shower. One area was in the hallway. I don't think there is a bathroom fan/vent for the moisture to escape, so I guess mold forms. But they could have been cleaned but was not. The lighting in the bathroom is very dim. The room is a good size. Hotel staff was good.

Dash Living on Prat fell far below expectations. The room was dirty, and the space looked nothing like the images they advertise. It’s frustrating to arrive somewhere and immediately feel misled. On top of that, the customer service was unhelpful and made the entire experience even more disappointing. I wouldn’t recommend this place to anyone.

Excellent location. Right in the middle of everything. The room is larger than thought with two closets and huge working table. I was there before noon and was able to check in right away. It was only 300 metres to MTR and two minutes walk to K11. My room 1105 the heater not working though, turned it on and got cold air. They do not fix the bed but do change towels daily.

Stayed here to attend the Hong Kong SVNS at the new stadium. Was less than 20mins door to door.

Around the hotel plenty of dining options and take seats including western outlets if that’s what you’re after.

Staff are efficient and kind. Room was super clean and user friendly with plenty of storage and good wifi.

The worst \"hotel\" that we have ever stayed in Hong Kong. Located in a rough and noisy part of TST, the windows are single glazed and provide no sound insulation from the busy street below. We were kept awake by racing drivers revving car engines and horns late into the night and noise from within the property.

The lifts, lobby and public areas are rundown with dirty flooring. Despite requesting daily change of towels at check in, this was missed throughout our stay. Luggage is stored in the tiny lobby secured with only an elastic band.

With reception staff dressed very casually in shorts/hoodies and the lack of customer service and facilities, it would be more accurate to categorise this place as a hostel rather than a \"4 star hotel.\"

misleading room description

I write this reluctantly because I like this property and all of the rooms I've stayed in until now are great. I usually stay in what they now call Premium Queen. Spacious room big window to city etc, Fell for the description on your web site that there was apparently an upgrade from that. Premier King. What a mistake, Says city view. The view is to plumbing behind the hotel and small alleyway, Says the room is larger. Only the bed is larger the useable space is significantly smaller. But the main thing is it's just weird compared to the nice rooms I've stayed in before. And the room is on the third floor which is the staging area for housekeeping, That would be ok if the hallway carpet were not so stained it again begs the description of Premium to anything on that floor

Everything was very clean, however the room was very small, with smallest double bed I have ever seen or slept on. I am only 5'5, but my feet were hanging off the end of the bed, so you can imagine how this was for my 6'3 husband. Location was great. Communication from the hotel regarding all the streets being closed from 6pm on NYE would have been appreciated as we had to be dropped off, and walk 10 minutes with all our luggage to the hotel.

I’ve been staying at this property for years. Before it was an actual hotel. Now it has limited hotel-type service focused more on long term guests. It’s still a great location and relatively spacious room by Hong Kong standards. I think now they have higher occupancy than when it was a hotel. The staff are friendly and efficient even when there is a queue of people needing to check in or out.

Last night got a Thai lady that kept banging on our room door around 3-4am. Making so much noise. Next lane have many pubs so is noisy late at night.

It was a great location, close to the MTR. The service was really poor - reception staff unfriendly and unhelpful. One of the lifts was broken at one point during my stay - I asked if I could use the stairs instead (because there was a queue and the lift is quite small!) and I was told no. The room had zero amenities - some tea/coffee to go with the kettle would have been nice considering the price! Room and bedding wasn’t the cleanest either. Probably wouldn’t stay here again.

Based on my own experience, I love the location of the hotel. In general, the hotel was clean in most of the common areas. The hallway carpet outside the room had a lot of stain which gave the impression that it was dirty. The bathroom was not bright enough around the mirror for shaving or for ladies to put on makeup. There were refillable bottles of hand soap near the sink as well as body wash, shampoo and conditioner in the shower. The room was clean once a week but towels were replaced daily. I did have to go to the front desk one time to get towels and toilet papers. The basement where the kitchen, living room, and washers/dryers are located is awesome, but customers will have to pay extra to go in (make sure that the entrance cost is included during booking of the hotel). The hotel staff were very friendly and helpful contrary to what I read on some of the reviews. As for temporary luggage storage at the hotel, in some reviews people said it is not secure. From my previous experience at another reputable 4 star hotel nearby, it is exactly the same. Overall, I am very pleased with my stay at Dash Living on Prat. Again, above review is based on my experience and in my own opinion.

My recent stay at Dash Living on Prat in Hong Kong's Tsim Sha Tsui district was a mixed experience, leading me to rate the property 4/5 stars. The hotel's location is exceptional, situated on Prat Avenue with easy access to dining, tourist attractions, and shopping. Public transportation is conveniently nearby, making exploration effortless. While the room and common areas were generally clean, housekeeping was limited to just once during my two-week stay. Daily clean towels were provided, but more frequent housekeeping would enhance the experience. The front desk and cleaning staff were professional and friendly, providing competent service throughout my stay. The property offers basic amenities with some limitations. A shared laundry room is available for $70 HKD per day, along with a shared lounge and kitchen. There is only one bistro for in-house dining options. Room is large and clean for the price. Location is amazing. People have complained about room service frequency but they are transparent about it upfront. Towels are changed everyday, bedding is changed about every 4 days. My only concern is that they don’t seem to clean the duvet insert. The first one I got, I could smell some sweatiness through the duvet. For the third one, I was having really bad allergies with. At minimum, it would be better if there was another sheet layer to line against the duvet.

Great location 5-8 mins walk to the Tsim Sha Tsui subway station, lots of dining options, convenient stores around the hotel, you can also walk to the Victoria harbour to see the beautiful night view. The room is cleaned but small, we had a queen bed and view of the building across the street; They have laundry facilities, cooking facilities and coffee machine located in the basement that is extra charge of $70 HKD per day. I didn’t use it, but took my dirty clothes to a dry cleaning shop where they can wash and folded for you, it can be ready within a few hours or pick up the next day, they charged by weight. Overall, what I like most is the location and the cleanliness of the room and the price is reasonable considering the convenient of the location.

There are many shops and restaurants in walking distance of the hotel. Also convenient access to metro and buses, there's even a bus that takes you directly to the airport.

The only thing I didn't like is the cost to access the common area where the washer and dryer located. It cost HK$200 per day to use the facility, and it isn't mentioned on the hotel's website. I wish they can drop the price to a more reasonable HK$100 per day, or, even better, offer 1 free access to all hotel guests.

The room was spacious with lots of draws and closets so its a great place if youre staying there for a long period. The location was great. Its only downfall was mirrors. There was none. The only one was the bathroom mirror which had no lighting so if youre looking to do youre make up.... and the one in the room was tinted. We ended up doing our make up on our small compact mirrors.

I stayed for 4 nights, only the first 2 days they changed the towels for me, and they did not even clean up the bed for me. The garbage bin was full and no one clean it too. There are ants on the table. Very dirty room and there was no personal toiletries or water or anything, I for sure won’t return to this hotel.

Location is great! A lot of restaurants nearby and the MTR & Airport bus are just down the road. The hotel room was clean/ comfortable and the bed was a great size. Housekeeping replenished new towels everyday. The doors and partitions are ,however, thin and you can hear people closing doors, talking or the lift bell ringing.

One thing I found weird was the agreement form you sign at checkin, not that they affected me at all. The requirement of bringing your own toothbrush and other personal toiletries, I had no problem with. A fine of 2000HKD of surface/material staining and 800HKD per day for house keeping request was odd (Even though house keeping was everyday and free) The third agreement was that you’re not allowed to bring outsiders into the building due to Hong Kong law - never heard of this before.

Aside from that, I had a comfortable stay at the property. Front of house service could be warmer and nicer, even if it is a co-living building/“hotel”. Felt like I was at a bank talking to the staff.

Checked in to a dirty room. Toilet hadnt been cleaned and stains on table. Moved to another room...good size and a nice bathroom but walls shabby and needed painted. View was horrific so kept blinds down but they were stained...carpets on the hallway were dirty and we were on 2 floors so we know it was not a one off...Only one person on reception and no smiles or good morning. No apology from any senior staff or acknowledgement of dirty room. Location was good but that was it.

Location is the best thing for this hotel, I would say this is the worth 4 stars hotel , I have stayed in my life. All staffs are not warm welcome, their faces, reaction and behavior are superb impolite. The room good as photos look, but the bed are low quality similar like a cheap bed. There are bad soundproof and I cannot sleep whole night, I can hear next room talked and shut the door.

I would not recommend anyone who has this amount of budget to stay at this hotel. The only word I could say \"terrible\" .

Had a great time here - contrary to reviews, room was clean and tidy - the bed was comfortable. As a principle, the hotel does not provide toiletries, slippers and deinking water - this should be advertised clearly to those booking rooms here. I carry my own stuff therefore didnt have a problem. 7-11 across the street carries all supplies.

They cannot find my booking of Expedia and asked for a new booking, we was 2 men there and they booked one queen bed room without notice, I and my friend sure that NO notification of one bed for 2 men. 5 mins later while I realised this and back to counter for refund due to they had not 2 bed room. They rejected refund. Then we left. .

Convenient location. Bathroom was very dark in the vanity corner. Bathroom door couldn't be closed because it wasn't straight. No hand towels, no hand soap, and no drinking water. Had to boil tap water or buy bottled water. Combined washer and dryer units in the basement didn't allow control of temperature for drying (it was very high). The price was lower than other hotels in the area, so it's still a good choice if you want the location and don't want to pay more.

Chose the Dash Living on Prat as I used to know it in a previous life when it was the Butterfly on Prat. It was nice before but now it is even nicer - the room has obviously been refurbished and refurbished very nicely. Clean and comfortable and in a great location - what else do you need?
