The contact with the staff in advance was amazing and kept us updated and gave wonderful ideas for eating out and the offer to store our bags for the day was wonderful and meant we could walk around without the hassle.

The room itself was quite dark and dusty. Although the room didnt have a great view we didnt mind as we only stayed the one night.

The pillows could do with updating and the ones in the wardrobe we didn't use as they smelt musty.

Overall the features in the entrance hall and the entry to the suite was fantastic.

Very good and safe location and walking distance to metro and many points of interest .The area has good facilities such as supermarkets,shops,taxi ranks and restaurants and walking distance to Roma Termini.Checking in was very easy as the front desk may not be open and is not opened 24 hours.The staff were very friendly,welcoming and happy to accommodate all your needs with daily housekeeping.We would definitely stay here again.

Overall good room, great service and location

A very central location and everything walkable , providing it’s not summer!
Rooms very dark in decor, comfortable but dated. Shower cubicles very small and spent a lot of time picking it off the floor and inadvertently turning off the water or banging my head on the door in the shower but otherwise functional.

We enjoyed our stay at Domus Livia. Near the Roma Termini station within 12 minutes walking distance. The room was good and spacious. The design inside the building is old, so don’t expect a super fast modern elevator, with fancy smart door room locks. Friendly staff, very kind. Budget friendly.

We spent only one night at Domus Livia after taking the train from Florence. Small boutique like hotel. Good location, and very close to Termini station.
The hotel staff did a very good job communicating the check in procedure. The front staff is only available until 7 PM. We did arrive a little after and she was still there! Very nice. Very accomodating! Breakfast in am delivered to your door!

Clean and nice but a bit hard to find as it is a very small boutique hotel located on the fifth floor of a building with at least two other hotels. Look for the Hotel Miami sign outside and follow the signs once inside. Very clean but a bit dated. Very small shower and a very stiff mattress. Very nice staff. The breakfast was a roll and croissant with butter and cheese delivered to the room door every morning. Coffee and juice were at the front desk, in the AM only. There was a small dorm room refrigerator in the room. We checked out very early on the day we left so they left us breakfast, juice and a coffee maker in our room the day before, a nice touch. We were able to walk to all of the main tourist hot spots (10-15 minutes) with the exception of the Vatican but the subway stop was just up the street. It is a 10-15 minute walk to the main terminal station to catch trains to the airport of other parts of Italy/Europe.

Understated advertising giving false impression

Not happy with service staff or food. Information read prior to booking just stated not 24hrs reception it didn’t state that it was only for 6hrs and not there from 2or3 in the afternoon. Unable to gain access until a lot of back and forth conversation over a hard to hear from intercom with staff who only knew how to say the reception is closed until tomorrow. What was I supposed to do sleep on the door step. Less than impress will not be going back there.

After our flight was delayed, we tried contacting the hotel to let them know so the taxi would be rescheduled. They say they never got the email. If this is true, I was still disappointed as she was very rude in her replies to the email. We asked for a new taxi to be organised, however, we got to rome at midnight and there was no taxi, we had to find our own way in the night. We still got charged for the first taxi. When we got there, we only got into the place by chance because our neighbours' arrived at the same time and stayed with us until we contacted her and got in, again she was extremely rude.
The breakfast was the worst thing. We had to go to reception and use the kettle to get tea, orange juice and a basket with bread to then take back to the room.

Overall, the hotel served its purpose. It was a place to go back to at the end of the day of touring the city. The very convenient location was nice because if we got tired we could go back and relax and then just go back at a later time in the day. There were also a lot of restaurants and gelato stores on the same street as the hotel or side streets very close by. The staff cleaned everyday, did a great job, and were very nice. However, the room itself was very small and the beds were very very firm. The hotel room might not be the greatest but the location more than makes up for it.

Do yourselves a favour and stay somewhere else

This hotel has the appearance of being comfortable, but upon closer inspection it needs some serious maintenance. the bed quilts are filthy - haven't been cleaned for months. The beds are old and like wooden planks with broken springs, the light fittings are dodgy, the TV did not work and, worst of all, there was no hot water for 48 hours, which seemed to be a complete mystery to the proprietors.

One very big problem is the flexi-hours of staff. There is only someone available from 8am to midday and then 4pm to 7pm. This quite expensive accommodation is run to suit the owners rather than the guests. Do yourselves a favour and stay somewhere else.

Only at Check-In was Staff available otherwise no one around. No hit water, bed was like a cement slab, phone not working, no where to put your belongings but the floor, fridge temp Luke warm, room only cool at night, room locked from inside out . A small hotel, just off Piazza de la Repubblica; walking distance to Colosseum, Trevi fountains; just blocks away from the metro and n the middle of good shopping area. We had a four-person room; a bit tight, but overall a fantastic stay!
The only suggested improvement is a bit more hot water pressure.

Can't beat the location -- right in the middle of the cty and steps away from Trevi fountain, Pantheon, etc. It was a little quirky to find the actual entrance and the front desk is not staffed at all times, so important to communicate when you will arrive. Nice, quiet room -- comfy although tiny. Wonderful, helpful staff!

The room was set up nicely with a single bed for our granddaughter. Lighting was fine and the bathroom was clean and even though it had a tub / shower, it seemed safe. Quiet at all times. A/C in the room we were in worked but we were originally scheduled for a room where the A/C had broken. They changed us before we had checked in. Breakfast was continental and very adaquet. Staff friendly and helpful when called upon. Only drawback was an elevator that did not work a couple times causing us to have to walk up or down from or to the fourth floor. Might be a problem that was not one time from the reactions of others. I would definitely go back.

Mixed Review!

Our experience at Domus Livia was mixed! The air conditioning unit for our room was broken and could not be fixed during our entire stay.
Marissa and Dennis (staff) were excellent and tried their best to accommodate! My daughter and I were given an air conditioned room, but my husband and son opted to stay in the original room. The telephone in their room did not work for a couple of days and their TV had to be replaced due to not working. The elevator to the 5th floor did not work on two occasions and walking up all of the stairs was taxing at times.
The central location is very good. The staff, again, was very kind and did give us a partial refund for the inconveniences!

Lovely room

We thought the room here we stayed in was really lovely. Domus is located in a very central position, only a short walk from the train station and on a lovely shopping street (just be warned it is on level 5 and there is no signs outside to find this - you need to go into the foyer to see the sign for it). The staff were very friendly and helpful, and the room itself was beautiful. The only problem was the breakfast was not very nice at all, we ended up going out two of our three days. But otherwise we loved this hotel. Tea and coffee making facilities would have been nice in the room as well.

A clean and comfortable hotel with a tasty breakfast by italian stanrds. However I was surprised that breakfast was to be taken in the room. I had expacted a central area. That was my biggest miss while staying here. There is no central area where you can stay or have a chat. The room was clean the matresses weren't that good and the shower was quite cramped. But location wise excellent stay and very friendly staff.

If you want a place as a cheap sleep, have a bite and run out to explore then this is a good place near Republica station too. If you want choice of food, need to stay indoor, this is not good as there is no choice on food, stuffy, etc. The lady at the counter was very knowledgeable and helpful in pointing us bus routes and tour bus operator details.

These suites are sold as exceptional as if they offer something that a hotel could not offer at the same price. While the actual room we stayed in was okay I felt there was an overall lack of amenities that you would expect from 4 star accommodation. The main issue we had with the room was that there is no way of letting air into the room without opening the large windows but this means that there is a high level of street noise all night. the air conditioning didn't seem to work well but maybe this is turned down in winter. The lift to the apartments was very old fashioned. It is in a fairly convenient central location ( near the train station) but very hard to find the apartments as they are housed within a large building with various hotels and apartments sharing the entrance. The reception staff were friendly and helpful but there was a lack of information booklets etc. They recommended a very nice restaurant that was just around the corner but beware of some of the other restaurants nearby as we were very disappointed with the quality.

The location was perfect for my trip. You can get everywhere from here walking, without much trouble. That is if you are in the mood for an adventurous travel experience and you can handle long walks. If you are not there is a bus stop just in front of the hotel and Termini Station is 7 minutes(or less) away. Very small, comfy hotel room. No amenities, this is the place where you stay when you want to be out all day and get there just to take a bath and sleep. Great for that!! And the breakfast is served to your room!!!! Excellent coffee by the way... Super friendly staff, excellent people!!!!

It is on the fifth floor with elevator and as you enter the petite and elegant reception room, you feel like you 've
enterred an earlier time. We had a room for four people and it was very spacious and decorated so nicely. The offer a daily continental breakfast and make great espressos and cappuccinos. Its' location is
quite central so walking to some of the ancient site is 10 min away.

Perfect Location/Clean

I spent 7 nights at this hotel/B&B and it was my homebase for sight-seeing. The room was spotless and cleaned to perfection everyday. The location couldn't be better - a few minutes walk from everywhere important in Rome - right around the corner from Termini station and a 10-20 walk to all the major historical sights. The staff was always extremely helpful with any needed information on Rome(directions/tours/transportation) and spoke very decent English. Free breakfast was delivered to the room every morning within 5 minutes of a phone call. The room had all the charm of old Europe, a breakfast table, desk, good water pressure, opening windows(and the room was quiet when they were closed).
The only negative reviews I've seen said the room was small(most European rooms are), the bed was hard(I liked it - most European beds are hard), or that the street was busy(well, don't go to major European cities if you're worried about traffic).
The place was an overall great value - I never thought I'd find such cleanliness and quality at this price in Rome - would definitely stay here again!

A high point in our visit to Rome.

We just returned from a week long stay in Roma. Domus Livia came up as part of a package deal on this site. I had a dreadful experience one time booking this way, and ended up in a 8X8 foot room with a metal cot and a bare light bulb hanging from the ceiling, but Domus Livia turned out to be a treasure. The accomodations are basic, but certainly include everything needed. Who wants to spend their time in a hotel room when visiting Rome anyway?

The set up is a bit unusual, and if I had not read the experiences of another reviewer, I might have had difficulty finding the hotel/B&B. It is located in a section of a larger building that seems to house apartments, another hotel, etc. I was a bit concerned when the shuttle dropped us off, as Via Nazionale is a busy, noisy street. The room, however, turned out to be virtually soundproof, and we couldn't hear a sound from the outside.

This is not a big chain hotel. If you want an on-site restaurant, bar, porter service, exercise equipment, a virtual mini-kitchen in the room, etc., stay at one of those places. But it has some features you won't find in any of the big name places I've ever visited.

The room was quiet and spotlessly clean. The antique furniture was a pleasant change from the mass produced appointments found in most hotel rooms. The location is perfect from the standpoint of getting around. Piazza Venezia, many of the ancient ruins, the Jewish ghetto, Trevi Fountain, and many other sites are only a 10-15 minute walk. Buses run right outside the hotel, and the underground is only a couple of blocks away.

The staff are the real stars, however. Marisa and Susanna took a sincere interest in us, and it seemed that there was nothing they would not do to help us and make us comfortable. They even made our reservations to visit the Borghese Gallery prior to our arrival. It was like being cared for by family. Breakfast is delivered to your room, but we had to depart early on our last day before they arrived (the desk is staffed from about 8 a.m. - 8 p.m.) so Susanna appeared the night before we left with a tray containing everything we needed to put together a quck meal for ourselves before the shuttle picked us up.

I threw the coins in the fountain, am ready to get back to Rome as soon as I can, and am comfortable having the issue of where I will stay already decided.

P.S. Tarverna Barberini, a short walk down Quattro Fontane, the street right beside the hotel, turned out to be an excellent restaurant, along with several others nearby.

Amazing assistance for a one day Rome excursion

Our room was perfect. Upon our arrival we were given and reviewed a personalized map. We were able to make it to almost all of the 14 suggestions even went back to the hotel for a short siesta .... amazing great air conditioning was a bonus. I suggest to go to the Trevoli Fountains at night. It was a great location, small and cozy yet room was spacious. I would return and recommend .

Es un hotel un tanto viejo pero tiene encanto. La cama cómoda y el baño amplio y limpio.
Nos cambiaron todas las toallas el segundo día. Va bien el wifi y el aire acondicionado. Está muy céntrico y paradas de bus y metro cerca. En una buena calle, de las principales. Repitiría.
Un pequeño fallo es que no repusieron los geles y el rollo de papel higiénico se acabó y no había ninguno de recambio. Eso es incómodo para el cliente y fácil de remediar de antemano.

Super zentrale Unterkunft.
Sauber, nettes Personal und man startet nicht hungrig in den Tag.
Würde ich immer wieder buchen.

Buona struttura, in buona posizione. Pulizia buona, colazione direttamente in camera non proprio abbondante, personale gentile e disponibile (mi hanno fatto trovare un bollitore che avevo richiesto) MA non sempre presente in struttura.

Las recepcionistas muy amable, pero apuradas por el check-out en punto sí o si. Y muy difícil dormir más allá de las 8 am porque el personal de limpieza hace mucho ruido con las puertas contiguas. Pero excelente ubicación y servicio en general
