I’m not sure where to start. First, we loved the location—this property is on a fantastic street in Rome. Unfortunately, that’s where the positives ended for us.

The air conditioning in the entire hotel was apparently “broken,” and our stay happened to fall during one of the hottest weeks of the summer. The rooms were sweltering and became completely unbearable. Despite the staff communicating promptly, there was no real resolution. We asked for fans or alternate accommodations, but nothing materialized. After a few nights of cold showers and trying to sleep in stifling heat, we had to leave early and book another hotel—Hotel Villa Pamphili, which was a dream by comparison.

The hotel offered a small refund—about $9 per night on each $200 room (we had two)—which didn’t come close to offsetting the discomfort or the cost of booking a last-minute alternative. We weren’t the only ones who left early—other guests did too. Common areas, especially upstairs, were so hot you could barely breathe. We found ourselves sitting on the steps outside most evenings, just trying to cool off.

Under different conditions, this could have been a decent stay. But in extreme heat, it was a major letdown and a disappointing start to our European vacation.

The location is fabulous -- close to all historic sites, and restaurants galore. However, probably not the fault of Mason Giulia, it is on a corner with a lane that is unlit and very dark at night. The lightning is insufficient, supposedly coming on when it senses persons. But it does not work most of the time.

Once you accept the fact that there is no staff at all, no one to answer questions or to help, for instance, with getting a cab, then this is a splendid place to stay. Perfect location, lovely room, clean and well appointed. I would not recommend it so highly for visitors who need help with Rome. And Rome requires a lot of help for anyone who has not been there very much, doesn't speak Italian, etc.

We went for our honeymoon and wish we stayed elsewhere…
Started off after a long day waiting at the airport for luggage, to find our double bed we requested were 2 single beds. When this was fit the next day they simply pushed the two singles together. This left a gap in the middle of the bed.
Cons: Shower glass doors almost falling apart, sink was loose from the wall, radiator had dust, bathroom floor had grey dust piles in corners. Very thin walls and ceilings. Could hear every footstep.
Pros: very good quality towels, working air conditioning (hot and cold), tv logged into Netflix and prime, working wifi, luggage holding room, wardrobe and safe. Very good location

nice place and well located

nice place and well located. no staff onsite and all comms via email and whatsapp. no where to store luggage. rooms were nice but the pull out bed was broken (didnt raise as an issue) which was a bit uncomfortable for my kids. can also get quite noisy into the late hours.

Great location, odd room.

The hotel is in a great location for walking fun areas. Our room, although ok, looked nothing like the posted photos. We were on the ground level @ the back & our 3 small windows were half below street level so let in very little light. Since we were there in hot September that wasn't as depressing as it would be in winter. The bed was comfortable. There were a few nice amenities like soap, shampoo. Contact-less access was smooth. We'd probably stay there again but would definitely request a different room.

Feel like a Roman

I always wanted to stay on the Via Giulia and this was ideal in many ways. Close to the Campo dei Fiori, Piazza Navona, the Jewish Quarter and just across the river from Trastevere. A short bus trip to the Vatican but also walkable.
We walked to most major sites including the Spanish Steps and the Colosseum.
The via Giulia is very quiet at night but more bustling during the day as there are consulates, police headquarters, and some local public schools.
As it is only 6 rooms and mostly self-sufficient, it is more like an AirB&B. All contact with the owners is virtual and I missed seeing someone at the front desk every day even if it was just part of the day. I am sure that this is still a hold over from CoVid policies and it may change as there is a front desk on site and probably was at one time, manned.

The room itself was a nice size but I wish they had the bathroom door open out instead on in, as there was very little space to navigate once you were in the bathroom.

That said, the self sufficiency made me feel like a Roman.

Just as a side note; If you don't use WhatsApp start before you travel because that is the go to way for communicating in Italia.

Nice Place with some Street Noise

My husband and I stayed here for 4 nights in May 2019. We were happy overall with our stay. It was in a good location, close to Campo de’ Fiori, restaurants, bars, and within walking distance to a lot of the main attractions. There are some bus lines that come close, but not the metro. Everyone that worked there was very friendly and spoke English. They arranged for a car to take us to the airport and it was there at 6am as promised. The room itself was comfortable with a private bathroom and two large windows. The room had A/C, but use is regulated by the government and we couldn’t use it. We left the windows open at night to get some cool air in the room, but it was really noisy outside. I didn’t sleep well the first night, but the noise wasn’t a problem after I got earplugs.

Great location!

This property has a great location. We were able to walk to all the major sites in Rome while staying outside of the crowded center of the City. The staff was courteous and helpful. Compared with the other properties we stayed in Italy I think the rooms were a bit tight in space, but this seems to be the norm in Rome. We had a pleasant stay and a positive experience while staying at this charming property.

Good location just across river from restaurants

We rented 2 studios for the 4 of us at the Spada Residence. No elevator so keep that in mind and no safe in room. Studio has plenty of room with small kitchen for quick meals or breakfast before going out. Bathroom is modern and big enough for anyone’s needs. Front desk works 8-4pm. Staff very helpful and friendly. Very reasonably priced. Tourist spots are a 20-30 minute walk, but fine dining is a 5-10 minute walk. Mini-mart around the corner and farmers market just a few blocks away. We were very please with our stay. Great air conditioning!

Great hotel for family- Lots of room for Rome for a family. Great local area for good priced coffee and food. Quiet and away from the tourist areas but close enough to walk to all of the main areas of interest. Staff extremely friendly and helpful. We would stay here again without hesitation.

Very well equipped apartments in a great area

The apartments are located in a great area, only a few minutes away from Piazza Navona. The apartment was clean, well furnished and fully equipped for a comfortable stay. The apartment was spacious and would easily accommodate 4 adults. (The apartment is not suitable for a young family however.) The keys were collected from the nearby Maison Giulia Hotel, where we found the staff were very welcoming and helpful. We were told about a sister hotel, Hotel Navona, in Piazza Navona and were advised to make use the roof terrace to enjoy a drink, reserved for hotel guests exclusively. This was one of the highlights of our visit to Rome and I'd recommend highly as it was the perfect place to enjoy the sunset in peace and tranquillity. The only negatives points were that the lift was out of order (we stayed on the 2nd floor) and there was no fire escape. However, we would stay again at the Apartments Gonfalone.

We enjoyed our stay there. It is in a very central area close to most major attractions in Rome, but in a quite street. It would be very good for a family with kids as it contains a loft with a queen bed and another bed in the living room.

I stayed 2 nights at the hotel and I was amazed at the hospitality of the hotel staff, who were extremely friendly, always willing to help and spoke very good English.

The hotel was next to Trastevere which is great for restaurants and walking distance to most tourist spots (Pantheon, Piazza Navona, Trevi, Colosseum etc).

The hotel room had good facilities and was quite clean. It is perfect if you are just looking to relax and put your feet up after a long day of walking. There is also an air conditioner and Television with good channels.

Great experience & location of our building was perfect; within walking distance of Vatican and bus stops. Convenient location for restaurants, gelato, & cafe's. We felt safe walking at all hours of the day/evening and the nearby parking garage was convenient, safe, and clean. The apartment had everything we needed but would recommend a washing machine & dryer for clothing to be available in the apartment; having the opportunity to wash clothing would be an added asset.

Lovely modern apartment in good central location.

Alessandro made us feel very welcome and pointed out the best places to visit which was wonderful as we only had 4 nights in Rome. Our son loved the golf cart ride from reception down the cobbled streets to our apartment.

The apartment was great, everything we needed (although 2 of each in the kitchen would be better so you can run the dishwasher once a day). We noticed the shower was needing attention on arrival and they tried tightening it but it was too worn. They were going to repair it but mustn't have had the parts. We managed fine anyway. The bathroom is small, more like an ensuite, but fine for our short stay. There's nowhere to hang towels (the little stand takes hand towels and radiator is awkward) but the room was serviced every day with clean towels.

There's a large seperate bedroom with a fitted wardrobe and sofabed in the lounge. The beds were comfortable despite having thin matresses. It was quiet at night and we slept well.

Fantastic Find

I cannot express how much we enjoyed our stay at Maison Giulia. The apartment was superb - a great find in a great location. Our son, who is studying abroad, stayed with us during our visit so we needed more space. It was a wow. Sitting/dining combo, small kitchen, large bedroom, loft bedroom, two bathrooms and a fabulous terrace. It was a true pied a terre - steps from the Tiber, shopping and sightseeing. The apt. was on the third floor and there is no elevator but it wasn't a problem; we needed the exercise to offset all the delicious food we ate. The hotel staff was friendly and helpful. They took our bags to the room and upon departure picked them up. We arrived very early in the morning and the room was still occupied but they got us in by 1PM for which we were grateful. We loved this hotel apt and hated to leave. When we return to Rome, we wouldn't consider another property. Two thumbs up!

Nice little hotel at the epicenter of what's to do

Stayed here for 3 nights. I found the hotel very well located, at walking distances from most Rome monuments and the Vatican. Very quiet street so noise is not a concern. The room was tight for 4 people, the bathroom issues for 4 people was not comfortable, but I should have planned better for this by reserving 2 rooms. Be aware of small room size if you plan to put 4 people in one room. The shower had had a trickle of water, so not very pleasing and it was located at the center of the shower with a diameter of about 20-25 inches between the shower wall and the bathroom division, making it oddly placed.

Charming hotel in best location in Rome

Without the complex subway systems of other European cities (London, Paris, Barcelona), Rome is primarily a walking city so it's key to be in the right place. A great location for this charming small hotel, with exemplary service, an unexpectedly lovely breakfast service (complete with custom coffees and eggs cooked for you on request), and a really wonderful staff. Cons are that it's just a tight fit into spaces and the rooms, while perfectly clean and well maintained, are a little worn and not as well organized as one might expect. For example, on the lone desk (and space to put down a laptop or phone) sat a large TV. Simply mounting the TV and adding a few extra shelves or drawers (there was only an armoiire would have made a huge difference in comfort. And the bathroom needed a full update.

Very nice hotel in city center

Family of four with two teens. Nice, large and relatively quiet flat (room) just one block north of the main complex on a typically Roman plaza. The room was great with nice beds, good shower, updated fixtures and even a little kitchenette with a fridge which was handy. Breakfast in room and out the door for the day. No real noise issues, nice friendly staff and the wifi was excellent which is all teenagers really care about anyway. Would recommend this to friends or anyone needing to be within walking distance to central Rome.

In the middle of everything

This place was in the middle of everything and we were able to walk everywhere. A block away from Campo de' Fiori. The staff was a joy to work with, the apartment was clean, tidied up daily (which is unusual for apartment rentals), and had everything we needed. The bathroom was spotless and recently remodeled from the looks of it.

We had stayed at Maison Giulia for one night on a layover last year and went back for a week this year since we had enjoyed it so much. It doesn't look like much from outside but inside is in top condition.

Great location for walking around Rome and the Vatican. The room itself was not that great. The floor was dirty, the door to the room had a huge gap at the top and bottom, we had to slam the door hard in order to close it and the bathroom was SO small. The shower head was broken so it made a small shower even more difficult to use. I'm only 5'2\" 120# and I had issues; I constantly hit my arm on the wall or door and could barely turn around in it. I don't know how anyone bigger than me could use that shower.

We had a studio that was located in a piazza behind the main building. Location was good but when the office called a taxi for us, we always had to walk up to the front to get it. We were told it was \"too hard to explain how to find the apartment\". Funny, when I called myself they found it. I would not stay here again.

Great location, walkable to all major sites

This was one of our favorite hotels we stayed at during our trip to Italy. There were 4 adults who stayed here. It was nice being able to make coffee and tea in the morning while getting ready. All the major attractions are a 30 minute walk or less, great central location.

This is the second time we have stayed at Maison Giulia. We were in a different apartment but just as nice as the first one. Both were very comfortable and large. Both had a nicely equipped kitchen – so you could cook – but why bother when you're in Rome. The location could not be beat. I would highly recommend this hotel. Be advised, no elevators but the staff will carry your luggage up-and-down

Great apartment for a family

We spent three nights in a beautiful apartment with a bedroom, loft bedroom, sleeper sofa, kitchen and two baths. It also had a beautiful rooftop balcony. The entire apartment was very charming. Great place for a family with older children. (The stairs to the loft have a rope rather than a true railing, which could be a safety hazard for little ones.) The staff was very friendly and helpful. It's easy to arrange a reasonably priced shuttle to and from the hotel. I would definitely recommend this to anyone visiting Rome.

I'll gladly recommend this hotel to anyone looking for a great value and a fabulous location. We stayed in one of the hotel's apartments - it was modern, very clean, quiet, and spacious for three of us with a well-equipped kitchen. Better still, St. Peter's Square was within walking distance, as well a piazza with a huge produce market and numerous eateries and cafes. The front desk staff were all very friendly and provided us directions and tips on places to eat and things to do.

Lovely, friendly hotel within -truly- walking distance of all tourist attractions. Clean rooms, friendly staff who speak good English, breakfast: a basic continental breakfast, reasonably priced. It is good to know that they have hotel rooms as well as appartments. We are a family of 4 and had a family room.

Very nice accommodation. nice to have the space for the family. We enjoyed buying food at nearby markets and making our own breakfast. There are lots of restaurants nearby, especially over the Ponto Sisto.

On a very much needed vacation, this hotel and atmosphere around us sure fulfilled our expectations. A maximum of 30 minute walk to the Colosseum, and 10-15 minute walk everywhere else. It had such a perfect location. The weather was nice, the location couldn't have been any better, and the people who worked at the front desk were very accommodating and made the best recommendations for dinner and sight seeing. We highly recommend this hotel and vacation for anyone up for an adventure!
The room was exceptionally clean and modern. We would certainly recommend this hotel to our friends and family and we would DEFINITELY stay there again.

Nice place.... Bad service

Great place and location. Only there was a problem in the bathroom and they Had to call someone to fix it. This was bit of a hassle and they didnt change my room.

Superbe location

Avoid the Annex

Nice people, great location, but dirty floor, long walk up a full block to get to Annex, problems for two days with street-level key that wouldn't open door to the apt. building, and small bathroom with tiny shower and no place to put toiletries except for small wooden shelf over sink. Complaints did not resolve the problems. It's over-priced for what you get. Maybe the rooms in the B&B are nice, never saw them.

A haven after a hot hectic day sight seeing

Great facilities with a really good kitchen markets and super market really close so you can enjoy local produce and eat in when you want. Good wine is also available apartment was perfect cool and roomy. The staff were friendly and attentive always willing to go the extra mile. This is a hotel I will highly recommend others to go to

Chic boutique in brilliant area

Our room as ample-sized and cleanly and attractively decorated. There was plenty of hot water, the staff was very friendly and helpful. Breakfast wasn't stellar, but certainly ample. The location was perhaps the best part--a short walk across the Ponte Sisto led to Trastevere, a walk in another direction led to Piazza Farnese and a lovely warren of shops and restaurants. It was close to the old Synagogue area and not far from the not-to-be-missed street performance that is Piazza Navona.

The most amazing this about this place is that it is away from the major tourist area in Roma. Allowing for a true experience but close enough to all the great monuments. The close square had great restaurants and shopping for the wife!!!

Excellent value and location!

The Maison Giulia apartments are great place to stay in Rome. You're in excellent walking distance to all most of Rome's greatest sites while being just out of all the tourist mess. The staff is exceptional and the rooms are perfect for a Roman holiday.

Friendly, smart, central & good value small hotel

Really really friendly and helpful owners, Alessandro made us very welcome, and was keen to make sure we knew where to go for food, sights etc. Breakfast was a generous continental style and the bed was firm but comfortable. The decor is smart and characterful. We were on the first floor at the front, and traffic noise did not stop 2 light sleepers sleeping. Good location for sights and arrivals - we took the cheaper train from Fiumcino airport to Trastevere station, and then a no.8 tram, and then a 5 min walk. Good restaurants in Trastevere - 5 mins walk across the river. Campo Fiori 5 mins walk too. Given the centre of Rome is so pricy, I thought this was very good value and would definitely recommend it.

Very good location

We stayed in the Studio Alice which was a short walk from Maison Giulia. The studio was ideal for 2-3 people very well equiped and also very well maintained. We could easily walk to all the major sights and felt very safe walking in the area at night. Will stay here agin next time we are in Rome

Maison Giulia Is Lovely

We really enjoyed our stay at Maison Giulia. The hotel is located on a beautiful street with upscale homes and shops, and it is just a few blocks off Piazza Farnese and Campo dei Fiori in Rome's city center. It was very convenient to all the sights we wanted to see, minutes from the Pantheon and Piazza Navona, not far from the Trevi Fountain and the Spanish Steps, and within walking distance to both the Colosseum and the Vatican (it was about halfway between them). The owners/staff were wonderful, very helpful with everything from arranging transport to the airport to giving directions to making special arrangements. While I was at the desk one day, someone called in and arranged for staff to find and deliver a birthday cake during their one night stay. Breakfast was also very nice.

Fantastic hotel, great location, great rooms, great staff!

Gorgeous hotel in a very good location. We were given a free bottle of wine on arrival, moved to a bigger room on 3rd night (although first room was lovely!) and given a laptop with wifi to use during our stay! The owner gave us a map on arrival highlighting all the sights and best places to dine. Lovely breakfast room. Overall it was brilliant!

Charming small hotel in Rome's best neighborhood

Maison Giulia is small and tucked on a narrow street just a block from the Tiber River. Via Giulia runs to the Vatican and has antique shops and galleries. It is quite close to the Campo dei Fiori, Piazza Navona, and the Trastevere neighborhood. We appreciated the warm welcome we received from the staff, especially Alessandro, the co-owner. When we needed to check out early in the morning to catch a train, he arranged for a taxi and made sure breakfast would be ready for us well before our departure time.
Our room was well-appointed, with a modern, clean bathroom and in-room WiFi. We did not hear much street noise at all from our room. We would definitely return.

Excellent value for money, great service.

Was very very happy with hotel, better than expected. Very good value for money. Very helpful and friendly staff. The matrasses were hard but I did sleep very well. On the last night we had someone in the room above us and there did not seem to be much noise insulation between the rooms, which did not bother us much, but it could be an issue. However that really was the only slight drawback and for me personally I would go back there. Breakfasts were very good too and the sourround of the hotel was very quite. I slept with the window open which cannot be done in a lot of hotels and it was very quiet. Overall we had a very satisfying experience and I hope to go back there one day.

Even better than I expected!

I absolutely loved this hotel. The location was super convenient - 3 minute walk to campo di fiori. The place was super cute and modern. I liked that it was private and that there wasn't a door person at all hours. You have a key to come and go as you please. The woman who met me when I arrived was very pleasant and spoke beautiful English. I made this reservation last minute and the whole thing went very easily. She even scheduled a car for me for the next morning to the airport. He arrived early (which is always wonderful) and driving a gorgeous Mercedes Benz! Altogether a fabulous experience.
