The room we had smelled bad and the bathroom clearly hadn’t been cleaned since the last resident, the bin was full and a used towel was hanging on the back of the door.
I thought maybe I could use the fridge in the communal area but it was already full of goods 4 MONTHS EXPIRED!!

We had three rooms in this motel, the reception area as you walk in is abit run down, BUT
The three rooms we had were absolutely beautiful, very beautifully decorated with matching furniture cushions pictures, coffee & tea and small fridge, everything was perfect
Obviously they have redecorated all the bedrooms and were concentrating on the entrance. We did meet the owners who are very friendly and showed us different rooms available which were all perfectly decorated. We were here for a family gathering. I would definitely stay here again thank you

Unfortunately the room was facing the front and there is noise from the main road.
There are no fans provided in the room in spite of record high weekly temperatures so it was a difficult and uncomfortable experience. The toilet flush sometimes worked and sometimes didn't.

The water was very hot. Only issue was that the water in the shower was too hot to stand under and we couldn't turn it down.

Communication was good in relation to informing us on access and room number as the check-in was unmanned.
Unfortunately, when we arrived, the whole place was cold and no central heating was on - so the foyer/reception room was cold on entry.
When we got to the room, the central heating was off in there as well. The only heating that worked was a tiny electrical heater in the corner of the room which was connected to a switch timer that lasted for 45 minutes at a time. Not good when trying to keep warm overnight at the end of November.
We ended up sleeping in our clothes and wooly hats.
The room itself was tired but tidy, in need of redecorating and the carpet by the bed next to where the shower was (on the other side if the wall) was cold and damp. The wood at the base of the side table was also blown - so its likely they have a leaky shower.

Clean and comfortable room. Booked 2 nights bed and breakfast through hotels.com Note in bedroom giving times of breakfast. Came down in the morning, no breakfast and no sign of anyone. Rang the number on our booking to be told aggressively \"I don't do breakfast and hotels.com got it wrong. I am not giving you a refund!\" I pointed out I hadn't asked for a refund just some breakfast. She told me to take it up with hotels.com - I did and spent over an hour on the chat line with an agent and never had any response. The owner of Boston Lodge then rang me back to tell me \"Anyway you only booked for a single person and our son turned up with his girlfriend, you haven't paid for her!\" Wow! I pointed out very calmly that I had indeed paid for a double room for 2 people bed and breakfast... \"hang on..... oh yes, it was somebody else not you. Go and check with Expedia about your breakfast\"

Ok for overnight stop
After an inauspicious start, this was a good stopover. We received a text with the number of the key box which enabled us to enter the property, but inside there was no note to tell us the room number. We rang a mobile number but it was poor reception & the person on the end of the line wasn’t sure which room we were to be in.
When the room was sorted out it was comfortable & clean ( apart from behind the unit housing tea/ coffee). The shower was in the room & everything was ok. It was good value, although breakfast was offered online & we were told to be sure & fill in the breakfast list, there was no list! We left and got breakfast on our way. We never saw anyone the whole time.

I arrived to a note on the door. Please call this number. After pushing the camera doorbell and it not being answered I then called the number which went to voice mail. I find this to be a very unwelcome start to any stay.
First impressions are everything to me.
The call was returned about 15 minutes later but by then I had already decided not to stay.

We arrived late a quick phone call and we were let in given our key and explained what to do with breakfast. Our room was large and spacious and a big bathroom. The beds were really comfy. No-one to greet on arrival and had to look for room and room key ourselves. Basic comfortable room, with broken leg on single bed. Good stock of tea/coffee and extra blankets.
Biggest problem was the room was below a flat and the floorboards were very squeaky, which made it difficult to get to sleep!
Breakfast was great and impressed with the breakfast order sheet left out the night before.

The lady fussed around them so much but couldn't be bothered to buy a tomato.
When I left she was so busy talking to the vegan couple didn't even look up to see me never mind say thank you or goodbye.

Very disappointing as I was planning to revisit again area in Sept but will go elsewhere.

Our overnight stay was very brief. Upon arrival, we were a little late so the keys were left in the breakfast room. It took us a while to find the room but when we did it was fine. It was clean and tidy, good WiFi and quiet.

Great hotel in a quiet area.
This review is in 2 parts,firstly for the area and secondly for the hotel. First the area. We visited on a Monday, the problem on a Monday is that there is nothing open locally if you want to eat unless you are prepared to travel into Boston, or similar, this is of course not the fault of the hotel, but when you are riding a motorcycle, like we were, it is a bit of a pain to have to get all your gear on just to go and eat food, obviously if you are in a car then it's less of an issue. You can order a takeaway, and it will be delivered to the hotel, but the food isn't great.
Secondly, the hotel. There will be a big welcome from the friendly owner, and once you are shown to your room you will be left to your own devices, unless you need anything and then the owner is just a button press away. To be fair the decor is a little tired, but it is relatively clean, the bathroom could do with a bit of TLC, and maybe the rest of the hotel would benefit from a bit of modernisation, but honestly, for the price, it is more than acceptable. The breakfast was very good, and there was plenty of it, and as we left we got another big smile.
Overall, the hotel was all that we needed and it was at a great price.

Boston lodge is easy to find just of the A17, easy parking, self check in, rooms are clean and warm, Wi-fi is good if you have work to catch up on, breakfast is first class. I might be only a B&B but is is excellent for the price and the facilities.

The lodge was nice and was welcomed by a friendly lady.
Our room was a nice size (Family) with the kids beds in a separate room. The bathroom had a shower cubicle and was an average size. The bathroom door didn't close to lock though. We were used to booking premier inn so was a little disappointed to find no soap or shower gel only hand wash.
We had an issue with our front door not being able to be locked but the lady and her husband fixed it by the time we returned later that night. Breakfast was very nice with added toast made for one of our party. We had to vacate our room at 11am and this was whilst I was retrieving our car from a local party and my children had to wait in the dining room with our friends. Overall, we were happy with our stay but some things could be improved.

We had to vacate our room at 11am and this was whilst I was retrieving our car from a local party and my children had to wait in the dining room with our friends. Overall, we were happy with our stay but some things could be improved.

We stayed at Boston House because we were on an overnight Ghost hunt in Lincoln with Paranormal eye, so we only came in at 3am, room was massive, bed was lovely and comfy, breakfast was fabulous as were the hosts, thanks for a lovely stay.

Single Room at the Boston Lodge August 2017
Very basic single room at a daily rate of £35 but perfectly acceptable and clean. Good wardrobe space but no desk. Full en-suite with bath and powerful shower. The only criticism I can make of the room is the large chair wedged up against the wardrobe which cut down a lot of the space available to move around. Very good location just next to the A17 so easy access to Lincolnshire. Plenty of on-site parking. Breakfast consisted of help-yourself to as much cereals, fruit and yoghurt as wanted and then a cooked to order full-English breakfast. The cooked breakfast was good but not amazing - I would have liked thicker bread for my toast but I could make that complaint against almost every hotel and bed-and breakfast I have ever stayed in. All the staff I did come in to contact with were polite and friendly. My only substantial disappointment was when initially checking in on the day at 2pm there was no one to greet me as there was no reception. I had to communicate by intercom which was so difficult to understand at one point I was getting so stressed I actually considered walking away. Luckily for me I didn't but after a long journey this was not what I was expecting. It turns out the hotel is up for sale so this may be why the current owners are not so committed to the day to day operation. Despite the initial problems - would I stay here again - most definitely if looking for a clean basic room with onsite-parking and a good cooked breakfast.

Not the most comfortable bed I've ever slept on, but okay for one night. Room 6: Cobwebs above the shower / between water pipes, and a dead bee on the carpet (appeared to be recently deceased), but otherwise clean enough. Standard coffee / tea in room (no sweeteners, just sugar, as per every small hotel in this area!). Shower temperature adjustment was a bit temperamental (shower control bar cartridge might need replacing?). Cooked breakfast was good, but it would have been nice to have the choice of more than one solitary yoghurt (strawberry, which I do not like). Main complaint, as a business traveller, was the poor (virtually useless, and dropped out completely after an hour or so) wifi connection which left me unable to complete my work in the evening.
Overall, good value for price and would use again, but only if I do not need to use the wifi.
Additional note: Used the pub over the road (The Barge) for dinner. It has apparently just been taken over by new owners, and I was not impressed. The food was unimaginative and straight off the shelves from Lidl as far as I could tell, and the choice of ale was poor. I was also overcharged. They do not serve dinners at the hotel, so f you have time to find somewhere else then do not go to the Barge.
