Polite, smiling reception staff greeted upon arrival.

General decor of hotel in public areas dated and tired which was emphasised in room.
Scruffy with damaged paintwork and wallpaper. Worn carpet.
Bathroom; toilet seat not fixed so swivelled with deep dark stains in bottom of bowl! Basin taps barely overhung basin so difficult to rinse hands or fill kettle etc.

Availability of 13amp power outlets limited as occupied or close to floor not allowing cable exit from plug. Old style 5amp sockets were still available but not suitable for modern needs for charging phones, watches, toothbrushes etc.
Receptionist barely helpful and upon enquiry to breakfast opening time and availability of menu, simply stated 10:00 and gestured to table opposite outside dining room. Upon the table was a covered plate with 2 croissants plus 1 desert dish containing fruit salad. Peeking inside room there was table with basic tea & coffee supplies etc. Declined to accept waiter’s offer as £10 indicated poor standard, value and little choice.

Overall; tired 2 star standards grossly overpriced for £80 inc. small charge to allow cancellation.

Having been brought up and lived in area for 25 years and attended Coulsdon Manor on many occasions for various reasons; from golf to wedding receptions I thought this visit from Devon would bring back some pleasant memories.

No, and I won’t be visiting again.

Arrived late afternoon and the check in was just ok. I have stayed here many times and the Reception staff have always been so friendly and professional. This gentleman clearly was not bothered at all.
The room was absolutely freezing and the radiator was only just warm. There was another heater that I managed to plug in and pull closer to the bed to warm up the bed sheets. I have never stayed in a colder room.

The plug by the mirror is positioned too low to plug in any straighteners or device you may want to use which renders it useless!!!

This property is delightful... the manor house is exactly that, a converted manor house with a golf course. The grounds are stunning! The staff is some of the friendliest & most helpful I have EVER experienced. The food was fresh and well prepared. The property is clean. The only let down is that the guest rooms are \"tired\"... they are still in the 1990s... however, they are clean (mattress was great), towels are large & clean... but the room was tired... which is why I sat outside with the bar/restaurant and enjoyed the amazing outdoors.. with that being said, I will be back next year... the staff made me feel like family.. the room was safe, clean and comfortable...

There is no air conditioning, fridge and the tv options were poor. When we opened the window the top of the window was black and cob webs. Bath tub wasnt clean and needs updating.

Describing this property as tired would be generous...'Knackered' might be more appropriate. Dirty windows, mould around bath, loads of unattended minor damage, cheap plastic badly-fitting loo seat, creaky floors etc. Needs a major overhaul.
On the bright side, staff were polite and helpful and breakfast was decent.

This was one of the worst hotel experiences I’ve had. I have photos to back all of this up. Completely unacceptable.

Very dated rooms with most of the plugs unconventional and consequently unable to use charger for phone near to bed ..had to plug into one of very few sockets with Uk plug on other side of the room !
No air con and rooms and bathroom as dated as you could possibly imagine
Couldn’t turn hot tap off and bath took forever to empty !
Rock hard pillows ..
What more could one ask for with ridiculously high prices to boot
Sadly no other hotels in vicinity to do chose from ..otherwise think they’d be struggling

A very soft and squishy bed. 😩

The bed was so uncomfortable we didn’t really get any sleep. Otherwise the room was ok, good size, nice views, basic necessities, had a hairdryer and iron which is nice.
There was a party on in the bar and unfortunately our room window was right above the entrance so we could hear their music at midnight. Luckily it wasn’t later when it finished.

So where do I start… our room was £60 that bit was good. Checking in was good also. Took about 20 minutes to find someone to take our order from bar. Not good! Then when we settled down to bed - TV didn’t work. I mean it did work for 5 mins then the signal dropped and TV turned itself off. Thank heavens for my son’s iPad we could watch something instead! To be honest though the place was nice and quiet and facilities great especially breakfast. Would stay again assuming there is more staff next time and we get a working TV :)

However the property needs a SERIOUS modernisation if they wasn’t people to stay here in the future
The rooms are as basic as can be with ancient bathrooms that are seriously lacking in SO many ways
So long as you just want to sleep here and get out it’s fine

I stay here as it's close to my office in Croydon, and the Hilton is too expensive, and the Aerodrome is awful. However, it really needs a bit of an update. The room was cold, despite the radiator being on full, the bathroom was freezing, the bathroom door sticks - it's been like that for years - there was only one biscuit, and the wi-fi is terrible. I know it's not a 5 star hotel, and I do like it, but it's about the details.

This is a great value for money place to stay. I was playing golf on site so it was perfect for. The room was very comfortable, the breakfast of a good standard and the staff were very friendly and helpful. The only negative is the property itself is very tired looking and needs a refurb.

The hotel has potential but the standard double rooms are in desperate need of updating and renovation, they are very dated. The shower wasn't great, I recently stayed in a basic Travelodge in Redhill and the shower was much better there!
This hotel has potential and with some money spent on it to bring the rooms up to date and a freshen up of the hotel in general it could be a lovely place and there is a real lack of hotels in this area so there are no other options available...
The rooms and the hotel were very stuffy, the heating was on full blast!

The hotel is dated but was a very comfortable option in the area for our overnight stay. Small things such as corner light not working {probably needed a new bulb} and tv in other family members room was hopeless..could just about get BBC1. We were only staying overnight though and didn't eat there, but staff kindly allowed us to help ourselves to extra tea and coffee in the breakfast area. Beds were comfortable and bedding and towels all very clean. Ironing board, iron and hairdryer provided - all very useful after travelling.

I arrived early after a long drive. I had a lot of luggage because I was going to a wedding and then traveling on to a 3 week long trip. The lady in reception was so helpful. She helped me unload my car, found a wheeled coat rail and helped me get my luggage up to my room. She also arranged for my room to be cleaned next so I could check in. Excellent customer service.

My room was a little dated but clean and spacious. Nice view of the golf course. The bar and lounge area is lively. Staff are very friendly. The food was nice (tofu katsu curry). Prices are reasonable for a hotel.

The property was lovely from the outside as it is set on a golf course, but inside it is very dated. The receptionist was miserable. The room had America sockets ( round pins) so couldn’t plug in my electrics. The bathroom was stained and dated. The lamp and hairdryer was broken.
The food was good value but the breakfast buffet was not very good. Cold plates and Luke warm food and coffee. Unfortunately I won’t stay here again.

Perfect place to take our 2 dogs. Plenty of space to take them for walks and the room was spacious and clean. No doggy smells lingering at all. It’s personal choice. Some may say it’s old and tired but I loved the wooden panelling, the wooden furniture and traditional features and textiles. Breakfast was plentiful and fresh. Very quiet and peaceful abd very comfy bed. Only flaw was flush of toilet which wasn’t great but we overlooked this as everything else was perfect for US! We will definitely be using this hotel as our go to place when visiting family in Kent from now on.

Dated hotel with issues.

We had an issue during our stay. We tried to be fair and reasonable about it, but we did not receive an update prior to our departure. It’s a sprawling hotel with minimal CCTV and very old key locks. The rooms are extremely dated. The shower is hot, but not by any means a power shower. The toilet flush was weak. The rooms are however very clean, as is the entire hotel. All the staff we met including the manager were very friendly and polite. There is a surcharge for dogs we were not aware of. Dogs are allowed in the restaurant area. Service was good in the restaurant and the food was reasonably priced. We would not return to this hotel and would not recommend it to friends.
