The room was nice and clean. The staff attentive and friendly. The only disappointing part was the fact that it said online and everywhere in the resort that they are “cashless resort”. When we wanted to pay for some Arts and Crafts activities, they told us pay cash only. So we had to leave. When I called about horseback riding-same thing with cash only. I had to drive outside of the resort, to find an ATM. Just be aware of that.

Room clean. Staff courteous. We stayed to ski Mt Shawnee. Very convenient travel. These grounds itself seemed to offer great activities including the tubing slide on the hill. My only complaint I have are the mattresses. Invest in a more thicker comfortable mattress. I could feel the springs. I will come back here with my family again.

Parking was easy. The staff was exceptional. The 3 bedroom in the fairway was very spacious and quiet. However, the furniture and beds were uncomfortable. They should be replaced. 11 a.m. checkout would have been appreciated. Overall, our stay was wonderful.

I stayed at the Pocono Mountain Villas Tree Top Decline Studio and had a really great experience. I was honestly nervous at first because of some of the reviews, but everything ended up being seamless. The studio was spacious, clean, and very comfortable. There was plenty of hot water, which was a big plus. Check-in and check-out were both super easy with no issues at all. Overall, it was a smooth and enjoyable stay, and I would definitely come back.

The room was perfect. We stayed un a stuidio unit. Standard size fridge and stove with an oven. Making Christmas dinner was a breeze. Nice comfortable bed and pull-out sifa bed. Great grounds for sledding. Kids had a blast! Pools were heated!!!

In the villa I stayed in the Blinds were tore in the kitchen. The bathroom toilet kept running all night in the bed room I stayed in. The Jetta tub had white stuff coming out and the shower in that same bathroom. The drawers in the kitchen were fragile
The bottom part of the of the oven was leaning.

First when we got to the villa the walk way and steps were icing. The room was very small, taking inconsiderations that it’s a studio villa but the pictures were very different and not what we expected. The heating was out of control literally we couldn’t get the heating base to a comfortable temperature it was always hot no matter how much we adjusted the temperature. The villa is out dated the bed was horrible, pillows were too soft and floppy. Let’s just say we weren’t impressed and just disappointed with it all..

We choice this resort because it was close to the Delaware Water Gate and Bushkill Falls. Otherwise we would have skipped it. The roads were broken and the property is under construction. We were in a basement suite and it was so out of date. Moldy rug, holes in the wall and the heat had a horrible smell. Not happy and would not return.

We were nervous about this booking and honestly would have backed out if we could have. The reservation was non-refundable by the time we investigated reviews, and after reading the reviews so close to our travel date, we just decided to go for it. I’m happy we did.

The reviews for this place are definitely unfair. In fact, it’s kinda outrageous because our experience was pretty close to a 5/5! From the moment we arrived, the staff at check-in were friendly, helpful, and professional. They have concierges available to answer questions and make recommendations, and they really do a great job. Shantell at Guest Services was absolutely amazing—super helpful, warm, and went above and beyond. Check-in was easy, payment was straightforward, and we had no issues accessing our unit.

We had a renovated room. Yes, the flooring is inexpensive and there were a few spots of chipped paint, but none of that bothered us or was even an issue and certainly nothing that would keep me from staying here again. The unit was spacious, the bathrooms were clean, and the rooms were very nice. The mattresses are standard and basic inexpensive hotel grade but they did the job.

The kitchen area was clean and well-stocked with utensils, mugs, plates, and bowls. We used paper goods, but everything you’d need is there. Awesome

I have never done a bad review in my life. But Expedia needs to take this place off of their selection. After moving our rooms and we were not crazy about the second room but it was better than the first. We looked up how to get a refund and it looked like it wasn’t possible. The whole place looked like an episode of the walking dead. We basically stayed in our room the whole time on edge with anxiety. I could not believe it! And… they are a time share??? We had to do a 60 min presentation. That’s the worst. We couldn’t wait to leave. The place was just awful! Don’t do it.

The front desk staff was very friendly- I believe Cecil is the one who checked us in. When we got to our room, we couldn’t find outlets beside the beds! Finally, we pulled the end tables away from the wall and the outlets were there so we could charge our phones. The main telephone for the resort was plugged in but it did not work. We did not have a fireplace in our studio unit which was sad; but they said the gas was also turned off to the fireplaces due to maintenance. Our porch did not have any furniture on it; so that was sad to not be able to sit outside to enjoy talking together on the porch and there was no outdoor table ti eat there. It also would have been nice to have tea bags and sample coffee in the unit but that’s not a big deal. I also missed having a tub bath— it was just a very oversized shower. The bed was very nice and firm. The tv was off center from the couch which was odd. Overall it felt like an old room they worked hard to upgrade. I just missed the cozy, comfortable touches.

We had a horrible experience staying here. They gave us a room that didn’t have hot water. It took hours to repair the issue. I couldn’t shower til midnight.
When we ask for some kind of compensation, they gave us a very small discount which was ridiculous!
The whole villa was old and in terrible condition, dryer wasn’t working either.
For this outrageous prices, you can find way better elsewhere
and the rest of the staff be better and treat the customers better that that.
I wouldn’t NOT recommend saying there even for free.

My recent stay was a mixed bag, to say the least. While the overall experience was good, there were some major issues with the villa we were assigned.
First off, the bed was incredibly uncomfortable. The mattress was so soft that my partner and I barely slept the first two nights, and we woke up with significant back pain.
On top of that, the soundproofing was a serious problem. Our downstairs master bedroom was right below the upstairs bathroom, and we could hear everything—showers running, people walking around, and even conversations. The noise from the pipes was especially disruptive. It was so bad that we had to ask the guests upstairs to avoid showering when we were trying to sleep.
I've stayed here before, and last year's experience was perfect. But this time, despite being told the villa was fully renovated, it fell short of expectations.

Upon our arrival, checking into our room, we noticed the covers pull back on our bed like it was not made. We decided to check the other areas of the villa and noticed the kitchen was not cleaned and the downstairs bathroom was not clean. We notified front desk and had to wait for them to find us another villa. It was an inconvenience because we already had to arrive late and then be presented with that and then have to wait for another villa.

The floors in the room were horrible. Likely not mop cleaned in weeks (lightly vacuumed im sure). It was so bad that the three people staying in the room had to throw way our blackened socks after settling in on day 1.
I do not recommend staying here. The expedia reviews are false or outdated. This is 100% true.
On a positive note the front desk staff is absolutely wonderful.
