Good Location
Easy access to burwood train station.
Room was adequate for a training course near by.
Under the bed had not been cleaned for a considerable time as there was quite a lot of dust and rubbish there.
Breakfast was toast and/or cereal with a hot drink.

I work in the area so i find BBB convenient. Yes it is an old place and probably has a lot of stories to tell. The staff are really friendly and helpful. Remember the price matches what you get and if you just want to lay your head down for the night then this place is economically perfect.

My friend and I stayed at the bnb for a concert at Olympic Park. Perfectly located to catch the bus into the Park and lots of great restaurants a short stroll away. Room was tidy and comfortable, and the extra bathroom down the hall was handy. Check in is actually from 3pm, not 2pm like booking sites state. Will stay again next time I see a show at Olympic Park.

The manager is rude and demanding. The room is extremely substandard. You are not made to feel welcome for the breakfast which was a avery poor offering.. If i was responsible for offeri g tbis establishment to my clients i would be most embarrased and remove them from the listings immediately. I have taken photos of many of the problems. Broken windows , lack of adequate clothing storage etc. And will make them available if required.

Burwood B&B takes advantage of a large 100+ year old house in nice condition, so atmosphere is somewhat quaint and historic. Everything was clean and readied for our stay. Nice hot water and location only a short walk to facilities. Good continental breakfast provided. We recommend you stay, ideal for family or groups.

Our landlady was most helpful and found us a room on the ground floor when she saw I was using a frame. Breakfast was a bonus, the railway station was very close. The buildings are dated, and could do with an overhaul but for convenience and service it is very good

Turned up to be told 3.30pm check in when it stated 2pm, lucky they agreed to let us in at 2pm.
The room we stayed in was terribly unclean. The staff weren't helpful at all. Our beds didn't have pillows when asked they said they would bring one. We are still waiting. The bathroom was so dirty I had to shower with thongs on. The toilets we're that discusting that both my husband and I put toilet paper on the toilet before we used them.no bath as it has no tap handles.
Asked for the hair dryer as advertised, but still waiting for that as well.
Also check the rules in the room, $5 a day electricity bill if you leave a light or the dusty pedestal fan on etc

If you have slept through the noise of everyone walking the bare wood floor hallways you can go down for
Breakfast
Which is, water, tea and coffee, your choice of 4 cerials, frozen bread to toast yourself, and she offered to cook eggs, that's breakfast.

Breakfast starts at 7.30 and complaints

1. I was lucky to get breakfast at 7 on the first day but was told I could not have breakfast in the room though I paid for it when I booked as b/fast came with the room.
On the second and third days I was not allowed to eat my breakfast in my $140 per night room!

2. The room is not secured as the window lock was useless and the window wooden frame was rotted and the glass was out of the frame

3. The bed slates were missing from the bed so your back side went into the missing slats.

4. The room was not cleaned, no soap provided on day 2 and 3. Fridge switched off when I got there (it was a very hot day). On days 2 and 3 the bed was not made.

5. For the price $140 per night, I would have expected air conditioning.

6. There was no adjustment for the blinds as the \"strings\" were broken.

7 Rating on this stay is a MINUS TEN for the high cost of the room, the broken bed slats and service!

8. I hope I can get some sort of refund for this stay.

Sad - but has potential

When you find reception you cannot get in... then you wait after ringing the doorbell several times.
The lady that answered then organised my check in in a scruffy, little, untidy office. I was then directed upstairs to my room. This is a lovely old home that has been let run down and not loved as it should be. The entry to the room is by yale lock without a locking system on the back of the door.
The bathroom is TERRIBLE. The seat with a view has a window that opens onto the street view without a lock on it. The glass does not meet the framework. The blinds are at all odds and ends there is NO presentation of the room whatsoever. On the upside the bed was surprisingly comfortable and the linen clean and fresh. The towels tho Sheridan are sad.
NEVER going back.

Booked \"family room\" for my mother and uncle who were visiting their dying sister at Concorde Hospital.

Their report:
for family room, \"ensuite\" miniscule - so small they actually went down corridor to shower in communal shower. If they'd used it, the water from the shower would have gone all over sink, toilet etc
Scungey - not well cleaned room or bathroom.
Leaking toilet with small pool of toilet water re-accumulating on bathroom floor
Photos make the place look significantly better than actuality.
Mean service - only 2 sachets of instant coffee in room, no tea. When teabags requested, fistful of bags passed to my mother to put into room (no dish, ?clean hands)
My family actually wondered whether it was actually a brothel or something...
Ate breakfast in local cafe due to concerns re likely hygeine of kitchen.

Very run down and expensive for the condition/pric

We arrived early than book in time, but no one would answer the door until we found the phone no., they wouldnt let us into our room, fair enough, but they did let us park our car there whilst we went off to the Sydney Easter Show. We were a family of 6 and was only given 2 towels and 1 small cake of soap. The kids were in bunk beds which 1 bed had a slat poking into the mattress and another slat fell out of the top bunk bed when my child got out in the morning, lucky no one was underneath. Even though its advertised as a bed and breakfast, there is no breakfast served on weekends.

Arrived at the gate and immediately thought we had make a mistake boring this place. Another guest who was trying to book in told us that the front door was locked and had been for about 30 minutes. He was told by any person trying to book in that the lady had gone out and would be back later. Luckily we had our car, so we put the bags back in the car and went to have some lunch. When we returned it was open. The lady in the office was very hard to understand. It took me a while to get her to understand that we had a booking. She said if we had made the booking that day we couldn't have a room. I had made it 2 weeks previously so she finally found our booking. The phone rang and she completely ignored us for some time until I interrupted her and said could she please finish booking in. Finally we had our key after some confusion. She give us no information, just handed the key over and pointed to the stairs.
The whole place is run down, it looks like nothing has been done to it for many years. Big crack in one of the large windows, broken venetian blinds, dirty and unkempt. Whole place is seedy and run down. Bed was ok for comfort but very small doona and no top sheet. The next morning we went down to breakfast and the same lady was in the kitchen behind a window that was in the kitchen. No greeting, but said \"bacon and egg\" to my husband. There were no menus or any information offered. Horrible place, no service, should not be on this site. Awful experience

Not worth the cost

Let's be clear, this was a boarding house not a bed and breakfast. The free wifi only exists in the entrance. There are no face cloths or other amenities in the shared washroom. You are given one towel to use the entire time you are there. I have stayed at many a bed and breakfast and this was not one of them. I could have stayed at a hotel and had better service for less money.

This is an ancient boarding house with shared bathrooms. My room was tiny; it had a single bed, a hard metal chair, an open clothes rack with two coat hangers, a tiny fridge with a piece of chipboard on top to approximate a table and a small, three-drawer bedside table. The item in the best condition was the chair!

cheap - by Sydney standards. But the light in the room didn't work, not enough bathrooms and no wi fi in the rooms (as advertised). Bed was clean and comfortable though so if you literally just need a place to sleep (which I did) then it's ok.

Horrible \"hotel\", horrible staff, horrible service. DO NOT STAY HERE AT ANY COST. I showed up at noon time on check in day, after a 13 hr flight, and the hotel was locked down with nobody in site. I kept ringing the bell and banging the front door for over an hour, and nobody responded. I eventually got in as somebody else was leaving, and the cleaning staff refused to check me in or honor my booking even though I had already paid for it. I had to find an alternative accomodation on such a short notice. Nightmare experience!

Good location, overpriced for what you get

Room clean enough and beds ok, but we had big black cockroaches in our room, one in our bed. Windows rattle, doors and fan creak. Old building has character but is not well maintained. Gardens a mess and generally looks run down. Breakfast was good but not available before 7.30 on weekdays and 8.30 on weekends!! So we were unable to have breakfast both days we were there. Disappointing overall based on the price per night.

Not as advertised

The rooms that you stay in are not in the nice old building that is pictured on their advertisement.The rooms that you stay in are actually in a horrible, falling down old building to the rear. Doorknobs were falling off, the TV was actually gaffer taped to the wall bracket and nothing was very clean. Breakfast didn't start till 7.30 which is a bit late for corporate travelers. Not very happy at all.

This bed and breakfast is NOT a bed and breakfast. It is a slum lord motel in the form of an old house.
There is no elevator so you need to lug up flights of stairs which was not mentioned in the advertising.

The bathroom was not maintained; the door locks needed upgrade and replacing. The sink was too small to fit my hands in so water would spill on the floor. (see photo)

There were no power points in the room to charge a phone. and the power strip in the room was cheap and sparked and was a fire hazard.

The WiFi did not exist as advertised. It was a blatant lie. When i asked the owner she said you had to go outside of the house to use the WiFi? It was a scam and there was in fact NO WIFI.

the staff was not there for check-in and i had to wait on the porch for 30 minutes til someone turned up. It was offensive.

When i asked about the breakfast they said it was finished, even though it was well before the advertised time that it was to finish.

Run down building at intersection of busy road

First impressions were very bad. Building run down with no windows open that I could see. Windows small. Small front courtyard in disrepair with a few dying pot plants facing busy road. No privacy. Front doorbell didn't seem to be working - despite 20 minutes of ringing and knocking, no one came to open the door. Walking around to the back, more small closed windows and a stale odour. Seemed very dark inside. A few old mismatched kitchen chairs that didn't look solid or clean outside in very narrow area. I decided I had seen enough and left to find alternative accommodation - not a good start to my Sydney weekend.

For what I paid it was the worst place I have stayed in the toilet which I had to share didn't have a lock on it the shower that I also had to share had a leak somewhere because there was always water on the floor n no mat to stand on . The room I had was drafty n the bed had the worse mattress I have ever slept on it was rock hard with little lumps in it like stones I couldn't sleep my back ached. I don't know if the other people there suffered like me or if there beds had springs or give but I will never stay there again I would rather sleep in my car

Room was fine for a couple of nights sleep. The place is old and could do with an update and modernising . Room 9 had ensuite bathroom , which was basically a converted built-in wardrobe , a bit small and cramped but worked fine. Cooked breakfast was good . It is close to the train station , so the location is great for business travellers into the city. It is basic,cheap and does what it says on the tin !..similar to some hostels and no wi-fi was available.

Bed and Breakfast is not just a bed and an egg!

Contrary to what this place believes, a bed and breakfast does not mean jumping into a single bed and getting to the kitchen table downstairs in the morning for an egg and small slice of bacon!
The room stunk, the bathroom and shower were that similar to a cheap caravan and the toilet was that close to the basin you had to keep your head out of its way!
Lesson learnt.

I chose this B&B because it was close to where I needed to be for work. Never again.

The room stank of cigarette smoke, and that was despite leaving the window open for the whole day.

I was cold the first night as the blanket wasn't warm enough.

I misplaced my key for the second night, and rather than supply me with a replacement, the staff let me into my room twice and basically said never again.

Breakfast opens at 7:30pm, which I thought was too late to start with. So it didn't help that the staff were not ready on the second morning until 7:40, leaving me with the choice of being late for work or delivering training on an empty stomach.

Overpriced and had to wait hours to check in

I booked this hotel because the website said I could check in at 1pm (I wanted to get some afternoon sleep after a 24 hour shift) however, when I arrived at 1pm, there was nobody to check me in.
So I went across the road and got some lunch and came back at 2pm. Still nobody so I called the hotel number and was told that it would be around an hour until somebody was there to check me in.
I finally got in to my room at 3:45pm.....

Would make a prison camp look good. Filthy, dusty, stinky dinge hole, comes complete with dirty linen and by 'free parking' they mean find a park on the busy street. The light didn't work in the bedroom, i didn't take my shoes off and had to sleep on top of the bed for fear of what I was going to catch. Have seen cleaner public toilets. Worst place I've ever stayed and I wouldn't even send my dog to stay there. Oh and how could I forgot when you check in 'heres your keys' Find which door they open.. its a fun game!

Weird and creepy

Tiny room. Old lumpy mattress. Shoebox ensuite was an afterthought. We could hear the tv in the room beside us and footsteps above us. Very old building. Had to ask for toilet paper. Dirty marks everywhere in room. No coffee or sugar in room and no kitchen sink. All in all a very uncomfortable, disturbing experience. Oh, and the suggestion box was taped shut!

Never Again

Dust from sweeping room was in a pile by the door. Floor in bathroom was filthy - towels black when placed after shower. Quilt covers had burned holes from cigarettes or similar. I Am not exaggerating, my kids didn't want to leave. The breakfast however was beautifully cooked & presented. It wouldn't take much to make the rooms feel nicer.

Reception unattended at time of arrival and front door closed. Rang the number on my reservation and someone attended within 5 minutes. Room was as expected based on other reviews i have read. En-suite was small and looked like it was a converted built in wardrobe. Bed was a bit hard but good for a nights sleep. Not too noisy despite room facing the road. Rooms had air-conditioning split unit but no remote could be found. Breakfast menu is a bit limited, but has bacon and eggs cooked on fresh when you enter the dinning room. Overall not a bad place to spend a night or two, as it is pretty central and affordable.

Blinds didn't cover window (broken), very bright in room, hard to sleep. Only 1 cup even though booked for 2 people. No heater in room with floor boards it was absolutely freezing. Sleeping
In track pants, jumpers and still wasn't bearable. Hard to prepare for swimming championships like this. Beds were rock hard. Stiff and sore next morning. Couldn't wait to get into car next morning just to heat up.

Not what I expected

We waited for ages after ringing the front doorbell and eventually rang the number and said we were waiting at the front door. The room was a lovely old fashioned room which had a funny little ensuite in the corner. The ensuite cubicle was barely big enough to use and had very little toilet paper in it. There was an airconditioner in the room but no controller to be able to use it.

Worst B&B I have ever stayed in needs a health

There were roaches everywhere in the room, I had to move an old oven to park my car, this place was disgusting and I didn't stay for the breakfast. The staff member is contrast was very nice and professional compared to some higher class places I stayed at but having to try and sleep with the light on to evade roaches wasnt good.

Good for the price

Clean rooms but could do with a touch up. TV missing half the channels. Fan broken and few things that could easily be done appear to be let slide.
