Very pleased with our stay. Room is cozy and updated aside from carpet, but being that this is pet friendly I didn’t mind. My first time traveling with my poodle and she made herself at home. We did have a problem with toilet shortly after arrival but maintenance came within a half hour and fixed it. Staff were all very friendly, helpful, and property well managed. The pool and jacuzzi was definitely a highlight! My son loved didn’t want to leave. So close and walkable to heavenly village and nice to not have to drive once you get there. Rates are very good for the value and convenience. Would totally stay again. 2nd level balcony was enjoyable and we saw a bear roaming in the morning! Very cool! It was great for our one night stay.

Room was small & very old which was fine it was actually pretty clean for how old it was until we pulled down the bedding and found black hair all over the sheets. Looked like an animal had rolled around in the bed. So gross! Location was in a great spot close to everything on the south side. The door also didn’t shut all the way from the outside and got stuck a few times when we tried to open it. Definitely something that needs to be fixed.

Rustic Tahoe lodge in walkable neighborhood (I also brought my bike) ten minute walk to the beach. Ask the front desk for a voucher and you can access the beach for $5.00. Room was clean, water pressure in shower was great. Pool and hot tub were spotless.

The front desk staff was excellent. They responded to a senior citizen guest with post-surgical mobility issues with compassion and kindness. When his cell phone was not working due to a battery issue, they assisted in getting it fixed. The names of staff that offered exceptional customer service I remember are Jessica and Cortez, and there were others as well.
Thanks to them all as well as management for patience and understanding in dealing with a guest who needed them to provide extra service at a time when the facility was extremely busy.

We love 3 Peaks for several reasons. Close proximity to the Heavenly shops, Lakeside private beach access ($5 per person), and it’s within walking distance of the casinos. Most of all, they are pet friendly ($25 per dog/per day).
The only issues we experienced on our last stay weren’t enough for us to not stay here again. The card to enter the room tend to become demagnetized pretty easy, they did warn us about this. The second issue was that the AC was on a schedule to be set to 80° for most of the afternoon. It took some to troubleshoot but once it was set it was fine. The last minor issue was that we asked if one of the tabletop fire-pits at the pool could be turned on (evening time) and the front desk employee said they’d have to ask the manager and said they’d come out to the pool to let us know and never came out. Other than these small issues, we love staying at the 3 Peaks Resort & Beach Club and plan to stay again in the future.

We recommend this hotel if you are traveling with your family. We stayed in a two bedroom two bath apartment style room. They had everything you needed to create a home away from home. The staff was very friendly and was always quick to respond to any requests we had. The location is phenomenal whether you are wanting to go to the beach or the state line activities. The pool and hot tub were a wonderful perk to use after hiking all day. We will be staying here every time we go to South Lake Tahoe.

The staff here was extremely unfriendly and unaccommodating. My family and I reserved a two-night stay, and unfortunately, the experience was disappointing from start to finish.

When we arrived, we were under the impression that the property offered private beach access. What we were not informed of was that access required an additional $5 fee per person. We also found some amenities to be misleadingly advertised. For example, there was a grill on the property, but when we asked about using it, we were told it would result in a violation and a $100 fine.

Throughout our stay, the front desk seemed far more focused on finding ways to charge guests than providing good customer service. We were repeatedly warned about fees for things such as entering the property incorrectly, losing a towel, or violating property rules. It felt like staff took more interest in explaining penalties than helping guests.

When we raised our concerns, we were told our complaints would be \"written up.\" The following day, a guest in our group asked about using the barbecue area and was immediately threatened with a violation instead of receiving a clear explanation.

Another major concern was safety. During our stay, my family and I witnessed two bears roaming around the property near guest buildings and parked vehicles.

To make matters worse, the manager was difficult to communicate with and seemed more interested in threatening to call the police than addressing concerns professionally.

The alarm clock and phone didn’t work in the room. They only gave us soap for the sink but not for shower and there was no shower liner so water wouldn’t stay in shower area. Other than that it was a pleasant stay. Staff was very friendly.

My fault I guess I should have asked before booking but nothing stated of their pool not being in service online. Staff was not the friendliest at check in or check out. I've stayed there for years now because we have a dog but the rooms have just deteriorated. The door latch fell off in my hand and the room is just looking dated now. You can hear people above you and this time the family above was absolutely obnoxious I had to call at 1030. Not 3 peaks fault but symbolic maybe. I don't know what it is, but the staff is just never friendly when I arrive. Like they don't want to be there. This will probably be the last time there. The wife wasn't too happy.

The staff here, in my experience, were very cold and inhospitable. I never requested stayover service, but when I repeatedly asked the front desk for clean sheets, I was ghosted day after day. Eventually, I found a housekeeper myself and ended up vacuuming and cleaning my own room because the front desk staff genuinely treated guests like an inconvenience. It wasn’t just me either — I watched one employee interact with nearly everyone that way.

Parking at 3 Peaks is also a nightmare. There simply are not enough spaces for all the rooms, so if you return later in the evening, you are forced to park on the street.

There was also significant damage inside the room. It appeared someone had literally kicked the door in at some point and it had simply been plastered back together. There were dog scratches all over the bathroom door, and we constantly dealt with ants. When I called about the ants, I was told, “Well, it is warming up and they are coming out. We can send maintenance to try to locate where they are coming in.” Nobody ever came.

The beds at this property are reportedly over 10 years old and are in serious need of replacement. My travel partner kept waking up throughout the night and I woke up sore everyday. I eventually bought an air mattress as I was told the beds were all the same.

To be fair, there were positives. The hot tub was very nice, the remodeled rooms do look visually appealing, and the property is conveniently located near Stateline.

I booked a room with 2 double beds. They put me in a full 2 bedroom apartment with a kitchen stocked with all necessary equipment and utensils. Considering that I paid what would have been an excellent rate for a regular hotel room, I am quite happy with my experience. The place is also short, pleasant walk to the lake shore. It was an excellent experience overall.

This is my favorite place to stay in South Lake. The two tier hot tub is always clean and a great temp. The property has several dog friendly patches of grass. Perfect location to heavenly, restaurants, shopping and night life. Extremely kid and dog friendly :) I’ve stayed here dozens of times and always had a good experience

The hot tub wasn't hot enough. Be aware that this is a pet friendly hotel. We walked into our room and it smelled terrible and it gave me a instant headache! I called the office and they said nobody has ever complained about the smell. It had a strong cleaning odor they use to cover up the pet smells. I was hoping to change to another room. But the guy said open the windows and doors and the next day it wasn't like the first day!! The room next to us had a dog who was left alone in the room and barked for a few hours... I don't plan on staying there again!

4th time I’ve stayed here. Nothing much has changed which is both good and bad. First the good ; it’s very centrally located within walking distance of the Lake, the Casinos, Target and the Heavenly Tram. The place is clean , has a great hot tub the size of a small swimming pool and an actual pool.
The bad ain’t terrible, it’s just really old. It was built as a timeshare half a century ago and it could use an update. However everything works and is maintained the best they can.
I’m sure if they ever get round to updating the price will go way up too so I’m torn. I will definitely be back though and if your into well priced nostalgia I can really recommend it.

Our family came to Lake Tahoe to snowboard at Sierra-at-Tahoe and Palisades. Location receives an A+ We enjoyed walking to the beach and the casinos after a day on the slopes and the food choices close by were sufficient. The pool was closed. The hot tubs were cold on the first night, but working fine after that. The front desk staff was warm and friendly. A good value for our stay.

I have stayed at this property many times, but never has the experience been as abysmal as it was this time. The bathtub handle was malfunctioning, making it impossible to take a shower; furthermore, the sound of a leaking toilet kept me from sleeping. This is a fantastic place stay if you are not n South Lake Tahoe for a few night. Walking distance to the shopping center, restaurants, gondola, casinos, and even the beach. It’s confusing about why there is a small balcony with a table and chairs but you can’t go out on it because the glass door is permanently locked. It is nice and close to the main part of activity in South Lake Tahoe. It would be great if they just had a small continental breakfast or even just an apple or orange bowl. The stuff at this place is great however we checked out by 1115 or so and she said there was a $50 late fee charge for every 30 minutes which is ridiculous. I would appreciate if there was a leeway. Although the property is near the beach walking distance to everything but the property itself inside is nasty. The bathroom the bathtub one mirror the basin the bathroom is in one place the bedroom is okay . The living room is separate. They have a kitchen with the stove, refrigerator, utensils, sink, and all that but this property can take some serious upgrade. I find it disgusting. I was yuck when we were showering the water was coming outside the shower the caulking and stuff is all nasty.
