The room is a good size, has a mini kitchen. The bathroom is a good size. The bed was comfortable, the area has a lot of dinning options right outside the hotel. The closest train station is 4 minutes away, there is convinience stores next door. A really great choice.

Missed the last shinkansen leaving from shinagawa to kyoto and had to put me and a friend up for the night. The hotel is close to another station that is one stop from shinagawa (7 minute transit in total from here to shinagawa station).

The place is clean, and has all the amenities we needed for the night! Do note, if you are a very large person, it may be a little difficult to maneuver around in the shower area.

It wasn’t as quiet as one might hope, but that likely is just a big city thing. It wasn’t people talking or being loud for the most part. Lots of ambulance/ police passed by throughout the night with their sirens on. That being said it didn’t wake up my friend, and I only heard them since I was already awake at the time. Definitely didn’t stop me from falling asleep!

The staff was super friendly, and check in was very easy even checking in only 15 minutes or so after booking the place! Just make sure your passport is handy if you’re a foreigner!

If I was going to stay in shinagawa, I would come back here for sure. Good location for transportation and good price per night!

Staff is friendly and helpful. Room was nice size but old. No elevator so you have to carry your luggages through narrow stairs. No cleaning during entire stay- you take out your trash and request fresh towels at front desk. Hotel is 2-minute walk from Kitashinagawa station. Area can be noisy in the morning and early evening. Hotel is overpriced for its value.

Put me in a smoking room without a heads-up. The staff kept my luggage without giving me a name tag. There was a bug in the bath tub. The towels were thin and uncomfortable. The hotel is located in an area that’s hard to get to places.

The staff can speak English well and provided good service and support. The hotel location is very near to Haneda airport. But you need to learn how to get to the airport properly. Japanese people are very kind and helpful. So just ask with Google Translator.

As a new visitor to Japan, need advice how to get on the train properly. I just forgot to ask. The room is clean and well organized. Microwave and mini kitchen are available in the room.

Walking to the nearest subway is a bit far for me, roughly 20 minutes walk. Probably I did not get used to walking this far to reach transportation.

After getting used to the Tokyo train system, this hotel is a very good option. Family Mart is a few steps away from the hotel. Also there are another two supermarkets nearby. There are several restaurants in the area but I had no chance to try. This time I stayed only 2 nights. Next time I will stay longer.

This is a cute inn in a quiet spot that is located within walking distance of two train stations. There are restaurants and convenience stores around that are open late so if you need to get something, you'll be able to. Rooms are tiny but that's par for the course in Japan. Neat and clean, it has everything you'll need.

The inn has a coin washer and dryer in the basement which I took advantage of. For the price, location, and room I would definitely stay here again.

Area was very clean, and you can enjoy the convenience and feel of a small residential area within walking distance (10-15 min) from Shinagawa station. Staff were very accommodating and allowed us check in at 1130AM, which gave my travel companion and I the rest of the day to sightsee and wander around the area.

In terms of size, the room was exactly what you'd expect from a Japanese hotel. However, it included a small kitchenette and microwave. Very handy!

Being nearly 6ft tall, I found using the bathroom to be quite comical, as there is *very* little room in between the bidet and wall. The shower and bathroom amenities were your standard fare.

If you like soft pillows, comforters, and mattresses, then you will love their beds. I'd recently stayed a different hotel with a much harder bed, so this was like sleeping on a cloud.

The room included two small closets to the left, where you can store your belongings and hang up jackets.

Overall, I'm very pleased with my stay and intend to use Flex Stay again in the future.

Easy process and kind staff!

Worried that the hotel check in closed at 10pm. Advised hotel that we may be late as our plane landed at 7.30pm, we had to pick up a couple of things from the airport and being new to the country we may be a bit slow to pass through customs and navigate the train to hotel.

Received an email containing info on keypad to get in after hours and to email them and that they would contact the night staff to help us if necessary.
We arrived at 11.30pm. Someone was waiting for us to check in thank goodness! After a whole day of flying and transfers we really just wanted to rest.
With a easy and friendly check in we were able to do just that.

Stayed at this hotel due to its proximity to Shinagawa Station. I checked in late and they forgot to take my passport details so the front desk called me in the morning to drop down. Convenient location, though there was not too much to do at night in the vicinity. As others pointed out, the lack of a mirror in the bathroom made shaving more difficult than it needed. The room was very comfortable, with a fridge, kettle, microwave & kitchenette. Like most rooms I stayed in in japan, it would be a tight squeeze for two.

The service at the hotel wonderful. The staff is so kind and friendly. That being said our actual room was just ok. It seemed like it was in need of renovations. It may have previously been a smoking unit because all the panels in the restroom were yellow. Overall was a bit dingy but was fair for the price.

Awesome experience, great staff, location prime literally next to Kitashinagawa like a 30sec walk, room had creative storage with 2 large concealed compartments that could fit lots of luggage, comes with iron board+ iron, a microwave(first I've seen for any hotel in Japan) heater was awesome and responsive, lamp light with nice desk. Shower is slightly cramped with smaller toilet but it'll manage. For the price its a steal, extremely safe, one stop away from Shinagawa but you wouldn't;t have to deal with heavy traffic in Kitashinagawa, truly a steal, don't miss out.

Location was a bit confusing. Flooring in the room looks dirty and the room slippers seems not new pairs. Coffee cups in the room stained. Room is pretty small.
Check out was 10am. We had left our luggage’s with the front desk due to our flight is at late night. When we return to get our luggage’s, we asked for ladies room(toilet)., the staff told us to go to the nearest convenience store.
Overall experience were not very pleasing.

Nice and convenient hotel near Tokyo

I found the hotel quite comfortable as I was travelling alone. I would think it very cosy if I had to share. Unfortunately I was given a smoking room, but it was clean and very tidy with the staff very helpful. Located about 5 minutes from Kita Shinagawa Station and an easy walk to Shinagawa, it was very convenient to get to and from Tokyo, as well as to the airports.

Tiny bathrooms!

Good location if you know Tokyo. The staff do not speak English, but they try.
They need to tell you that you have to make a deposit if you want to use the telephone to make calls. They return the unused amount at check-out. I would recommend that on your website you write in Japanese the directions for taxi drivers. The laundromat is convenient. They sell laundry detergent, but I brought mine from US. The bathrooms are tiny. If you are small built, no big problem.
If you just need a place to sleep, it’s a good place.

Accessible and affordable room in Tokyo

1. Such deal is incredibly affordable in Tokyo!
2. Staff are always willing to help and would offer alternatives if things requested are not available
3. Location isn't favorable but its next to the station to connect to the hub, Shinagawa
4. One microwave oven and some cooking utensils are available
5. No elevator in the hotel so you might need to carry your suitcase to go up (if you are assignd a 2nd floor room)
6. Checkout is quite early, 10:00
7. Rooms are limited so make your reservation asap
8. Personal touch: one in-room charger for your phone is available!
9. There is no sink in the toilet but it's okay for me (there is one next to the cooking area if you insist)
10. I will definitely come back again when I visit Tokyo!

However, the room was SMOKING ROOM and the smell was too bad for me. Also, Cleaning could be much better.

Having stayed here before, it is still the first place I look to when visiting Tokyo. The location is key and the rooms, whilst compact, have everything you could ever need. The staff are helpful and there is a coin laundry. If you don't feel like walking then it's only 730Yen from the station in a taxi.

The price is at the top end of what I would pay for a room of this kind.

Can't recommend anyone stay here right now

First of all, no way these rooms are 140 square feet. Ebookers is lying. They are more like 90 sq feet. Secondly, the bed and pillows are extremely uncomfortable, almost impossible to sleep on these hard beds and bean bag pillows. Apart from that the hotel was actually clean and modern, with working laundry room, helpful english speaking staff and nice modern bathroom with good internet speed and good TV, and in a great location on an authentic suburban street with several not-touristy restaurants nearby as well as a helpful FamilyMart grocery store. Barely 30 seconds walk from the nearby train station as well, or ten minutes from the main Shinagawa station. BUT I cannot recommend anyone stay here at all until Q2 2018, because until that date, there is construction work going on 6 days a week (every day except sunday) starting at 830 and finishing after 5, and it is going on literally right outside the bedroom windows (the adjacent white building in the photo no longer exists) so unless you enjoy being woken every day by a generator, an excavator and shouting construction workers literally centimetres from your face, then don't bother staying here unless it's after March 2018.

nice budget hotel in Shinagawa atea

it is a bit far from the JR Shinagawa station on foot and our room was bery small. Staff in the hotel were all nice and pleasant.

It is a good budget hotel in Tokyo since everything is very expensive there. I liked this hotel even though there were some disappointment conditions.

the hotel is on the old route (Tokaidoo) in Edo period and we can feel good old downtown Tokyo. There are vegetable stores, fish stores and a lot of small mom and pap type stores instead of supermarkets near the hotel. It is a bit far from the JR station but we can feel every day lives of Japanese people here.

Such a neat hotel! It is a small (obviously, since it is in Tokyo!), but very comfortable place to stay the night.
Everything is set up so neatly that you don't need anything to bring in.
It is such a good value for the price they offer. I'll definitely use this place again whenever I need to stay in Tokyo.

Great area about 10minutes walk from Shinagawa Station. The rooms are all comfortable (we actually stayed twice there this trip) and have everything you need. Standard Japanese bathroom, comfortable bed, desk, microwave, kettle etc The rooms are typical in size for Tokyo and the hotel has a good laundry area as well. The staff are all lovely, there's a great couple of local restaurants and it's nice to see a local neighbourhood rather than the big hotels by the station. A taxi there is equally only 1000yen, so it's not bad if you don't want to walk.

Great base to explore from

Great location about 10 minutes walk to Shinagawa station and is tucked into a neighborhood rather than part of a major tourist strip. Room was small (as expected) but comfortable. Staff was very friendly and helpful with good English skills (helpful as my Japanese is terrible). The hotel made a great base to explore the surrounding neighborhood as well as the rest of Tokyo with easy access to trains.

We spent a few nights here while visiting friends, and the location was perfect. We were very close to the local station or only 10 minutes to the main station with shinkansen lines, so that was convenient. There was a conbini two stores down. It was off a main road so the little shopping street wasn't as busy or as noisy and it was cute and worth a stroll. There were lots of restaurants in the area. A little further out but not far was a shrine, and we stumbled upon a local festival near the river, which was unexpected.

The room was small, but comfortable. It was exactly what we expected and found it super convenient. The room had a little hot plate and microwave and big sink for washing up. We'd definitely look into staying in FlexStays in the future, not just in Shinagawa. The staff were quite friendly and spoke English.

It's a small budget hotel. You get what you paid for. Rooms are very small and so is the bed especially for 2 people. There is no regular cleaning but they do supply ample towels for you stay. Good points are that it has a laundry room and that it's in a quiet neighbourhood while being 10-15 mins walk from Shinagawa main station.

This budget hotel is typical of all Japanese budget hotels, small and cramped. But its clean and comfortable. You would not be able to fit more than 1 person in the typical one bed room.

We enjoyed our stay at the Shinagawa Flexstay Inn. It's about an 8 min walk from the Shinagawa JR Railway station and shops. The area the hotel is in has lots of little coffee shops and restaurants. There is also a Family Mart very close by for all your food,snack, etc needs. The room was a decent size and comfortable, but bathroom was a little cramped. If you haven't traveled to Japan before, please note that hotel rooms in Japan are smaller than normal. Upon check-in the staff was friendly and informative. They did let us know there is NO ROOM SERVICE, which is fine by me because I usually have the \"do not disturb\" sign up anyways wherever I stay. However if you need anything you can go to the front desk and request. One day before we left we told them the room light went out and when we returned for the day it had been fixed! Would definitely stay again. I would recommend to travelers that are looking for either 1 or 2 night stay and are traveling alone or in pairs. Price was great($$) which is a fraction of the price of hotels ($$$$) if I had stayed down by the JR station.

The Flexstay Inn was ideal. It is within walking distance to Shinagawa Station, has very helpful and friendly staff, and was always clean. Our room was small by western standards, but included a kitchenette and was very cozy. The bed was also very comfortable.

Clean Hotel in Quaint Location, Extremely Small

The hotel is in a nice area very close to the Kitashinagawa train station; about 3 minute walk which makes it convenient to get around. The room was extremely small but cozy. The bed was on the firm side but enough for two people to sleep comfortably. Not much room for 2 suitcases but we managed.

The hotel was nice and clean and showed well. It is in a very nice ally way with old town feel to it. Very safe with close proximity to a family mart (about a minute walk). Not a whole lot of foot traffic. It was kind of pricey but I think it was because we booked it during the holiday which all the hotels in Tokyo were fully booked. As a matter of fact we could not get to the hotel I normally stay at and after exhaustive search this hotel had 2 rooms available and we had to take it. Not sure what their regular price is but at what we paid this hotel would not really be worth it normally!

Affordable stay a short distance from a train hub

The Flexstay Inn is very convenient, affordable option for staying near the useful Shinagawa train station. The hotel/apt is a half block from Kita-Shinagawa, a short 3 min. train ride on the local line to Shinagawa. From there, you can go anywhere you need to quickly. When returning, just make sure to catch the correct \"local\" or \"futsu\" train back to Kita-Shinagawa. If you prefer to walk, there is a covered walkway for 80% of the trip from Shinagawa station, 20 minutes. The room is very clean, convenient, and standard (small) Japanese sized. Everything worked well and the staff was very friendly with English explanations.Just remember there's no room cleaning, but you can get your own fresh towels from reception. I would stay again when looking for an affordable hotel close to a train hub in Tokyo.

This is a good hotel in a very residential neighborhood. The staff was friendly and was relatively easy to communicate with. The rooms are somewhat tight (but that's typical for cheap/small hotels in Japan). I would recommend only for a short time stay (1-2 nights) and no more than 2 people in a room. Has air conditioning with a minimum below 18 degrees Celsius in case you are hot and sweaty from a hard day's travel. I believe they do not do daily room cleaning without a fee, so that's why I think 1-2 days max is better otherwise your room might start to get out of hand. Overall, a nice place if you want to explore more secluded part of Shinagawa. It's a pretty quick subway ride to the giant Gundam and Diver City Tokyo and that whole area, just need to walk about 15 minutes to the metro station. There's also a Family Mart (convenience store) literally two stores down so you can pick up some snacks whenever you want.

Very decent hotel close to station, room size is perfect for a single traveller who doesn't mind cleaning up after themselves. The neighbourhood is nice and quiet but Shinagawa station is just a short walk (or a train stop) away. The post office right next door was a nice bonus.

The rooms are very clean. The location was good. 10 minutes walk to the Shinagawa Station. The hotel is in a residential part of Shinagawa surrounded by local shops, restaurants and bars. It had a very nice feel. The hotel employees were helpful. We would stay here again.

Good Hotel

Location is superb, just next to Kitashinagawa Station, a station away from Shinagawa Station. Many restaurants along the road and a convenient store right beside it. Room is relatively small but common in Japan standard. Will go back in future.

Clean compact room that meets your need and budget

The room is very small but we expected that given it's typical Japanese budget hotel. The room is very clean and the bed is comfortable. That's already worth the money. There is family mart downstairs, another big plus. Location wise, it's just 2 minutes from Kitashinagawa. It's about 10 mins walk to JR Shinagawa station but fairly easy to walk over. Only suggestion to the hotel is to have a map showing the walking direction from both stations. That will be very convenient for travellers.

Good value, clean and good location

This was the first hotel we stayed in in Japan. We expected the small room size and were fine with this as we knew we wouldn't be spending much time there.

My partner and I did not have an issue with the bed size, he is quite slim, but I am definitely on the bigger side and it was okay for us.

I found the room was very clean and the hotel staff spoke enough English to help with our queries, they were always very polite as well. There is not room service but we were given plenty of spare towels and took out our own rubbish so there was no problem.

We really liked this area, it was very quiet and quite quaint with little shops and restaurants nearby. As others have said there are a few convenience stores within a short walk and these are good if you want a quick meal in your room. There is a microwave so you can heat them up but most of the stores will do this for you.

It took about 10 minutes to walk to Shinagawa station, this is quite a busy station and you can access the Shinkansen from here as well as the main Kamanote loop line.

On the walk to the station there were lots of nice restaurants under the tracks serving Ramen, chicken dishes and curries. Some of these places were good for non japanese speakers as you can order your food from a machine with pictures outside, this was great for our first night when we were very jetlagged!

Overall we were very happy with our stay and would recommend to others wanted a relatively cheap stay in this area.

Great location & affordable price

Located 2 mins away for Kita-Shinagawa Station and 10 mins walk to the main Shinagawa Station which connect to almost everywhere in the city, Hotel Flexstay Inn Shinagawa is situated in a nice quiet neighbourhood with Family Mart next door for your daily essentials. Room is clean and comfortable and staffs are helpful and polite at an affordable rate in Tokyo standard. Would definitely come back here again on the next trip!

Cheap but dusty

First visit to Japan. i would expect cleanliness to be a high standard. But the ventilation fans and air-conditioning filter were dusty,thus when I switch on the machines dust will fly around the Room.this made us sneeze alot. Bed was a super single size mattress when we book a Room for two.we thought it would be a queen size bed.it was hard.on the fifth day,the typhoon came and rain water seep through the wall ventilation hole and made the carpet wet. I approach the service counter for a change of Room but was rejected.I emailed the HQ, and was happy they allowed me to change Room.it's about 10mins walk with No shelter to shinagawa station. The saving grace is that it's cheaper accommodation but don't expect much.

Difficulty in conversing in English with staff. Some DIY - clear your own rubbish, wash toilet, return dirty towels. No cleaning or changing during our 5 nights stay!!! Neighbourhood is serene and convenience stores nearby. Shinagawa Stn need a 12mins walk.

Nice hotel for a short stay.

Flight landed at 11pm at Haneda Airport. This hotel was not too far so I booked it for just the one night as I was going to go to Kyoto the next day. They let me check in late as I arrived after midnight. Located very close to Kitashinagawa station. Room was very clean but a lot smaller than I expected, although not too far off from what you will find in the rest of Tokyo. I was just surprised by its size since it was my first time in a Tokyo hotel room. Worth what we paid though.

Didnt like it personally. But it was ok.

I didn't feel so welcome.
It was a little room and on the rules it was stayed that you should leave your room clean when checked out.
I was a stranger going to sleep.
The tv had only japanese channels, not even a cnn or bbc.
Tha staff didn't speak english, maybe only on could a little bit.

部屋は、よく見ると壁紙や冷蔵庫の土台が結構劣化していましたが、清潔感のある改装がされているので、とてもに快適でした。
冷蔵庫の温度調節ができず、初日に入れた牛乳が凍りましたが、フロントに言うと新品の冷蔵庫に交換してくれました。
全般にコスパも良く、また利用したいと思います。

ただ、午前10時頃、まだ眠っていたところ、突然ホテルスタッフと作業者が入ってきました。飛び起きて驚いていると「すぐに終わります」と言いながら、火災報知機の点検をして出て行かれました。
ルームサービスがないからと油断せず、内側から鍵をかけておくことをお勧めします。
一方でホテル側には、事前通知をお願いできたらと思います。また、在室確認は難しいのかもしれませんが、せめて人がいると分かった時点で、すみやかに出て行っていただけたらと思います。

それと、昼頃ですが、階段を上がっていると、突然上からブルーシートに包まれた大きな塊が目の前の踊り場に落ちてきました。ルームサービスの洗濯物か何かだと思います。驚いていると上にいた清掃スタッフの方が謝罪されました。
重労働でしょうし、エレベーターがないので、清掃スタッフの方の安全を考えても落とすという手順は悪いことではないと思うのですが、階下に人がいないことは十分に確認していただけたらと思います。
