The staff were friendly, helpful and kind. Always had a smile on thier face. Booking for tours at the doorstep, the one down towards the corner was very helpful with our day trip. Lots of food and shopping near by with the beach just across the road.

This proprty is in shambles with mold all around he property. Dains do not drain properly and water has yellow tint to it. This unerving as it is what we showered in. The constructio that is going on next to the hotel is a jackhammer loud noise that runs from early am well into the night. The pool is layered in algea and not very clean. Rust seen everywhere. They also ask that if customers give them a good all star rating then they would give customers 2 beers. So do not believe the reviews.

I read quite a few reviews before staying here and yes the hotel needs repair , but the staff is really friendly and my room was clean . What you’re really paying for here is the location . It’s smack dab in the middle of everything, you can walk to everything including a million restaurants, massage parlours , Bangla Street and the beach is across the street . Cielo Blu is right next door and it’s a restaurant / bar and they do cocktail punch cards ! Great place to people watch while chilling with a cocktail at the end of the day . I upgraded to a pool access room and that pool serves 6 rooms ? And it was great ! The roof top has a 4/20 lounge for anyone looking to partake and there are also dispensaries everywhere ! LGBTQS+ is super accepted and the gay party street is also lots of fun ! And you can walk to it in about 15 mins . Patong Beach is very safe and in you will want to come back ! Overall you’re paying for what you get and location and friendly staff is the bonus ! I would totally stay here again .

Very basic but clean bed and staff friendly. Bathroom in desperate need of a refurb but was also clean. Best service was from housekeeping and even checked on me when I’d been ill making sure I had towels and bed was changed while I sat on a chair outside the room. Smell of food at a certain time of day and we realised it’s because there was a kitchen right below us. Only being able to have one room card was really annoying, staff seemed slightly annoyed a few times because they had to come up and let me in the room when my husband was out (imagine if you’re sharing with a friend and doing separate things more often). The lift broke on 3 occasions while we were there and have to go up very narrow steel metal stair case which is quite dangerous. I definitely wouldn’t stay here again, but my husband and his friend said they would (clearly I have higher standards than them!). Great location if you want to be right in the mix of the madness of Patong and cheap (only £700 for 17 nights 16th Dec-3rd Jan). Also good location for multiple beach clubs we wanted to go to like Cafe Del Mar and Yona. I would rather pay an extra few hundred to stay somewhere slightly nicer with a balcony as we couldn’t get anything dry. Can’t knock it for what it was though really.

Staff was great, location was close to beach. - hotel aircond had mold in it - making me very sick with a respiratory infection. No hot water in sink. No cold water in shower. Water pressure was horribly low. Hotel breakfast is gross. Rooms have no sound insulation - and taxis are BLASTING music (out of a PA fit for a dance club!) until wee hours of the morning - so don't expect to get sleep in this hotel either. \"beach view\" from front balcony - obscured by trees.

The manager and staff here are amazing. I would stay here again anytime. The price is good and location is great. The facility is a little older but kept up well. The Wi-Fi and internet was a serious problem. I was unable to keep online appointments. To the staff’s credit, they upgraded my room and made sure I got the access I needed to work.

My experience with the hotel started with some staff not working. The hotel was all over it, fixed everything in a matter of hours. The staff is amazingly nice and accepted me with open arms. The area is totally walkable and the beach is right across the street. My room was wonderful and you feel, believe it or not, some from home. I give this hotel a high thumbs up..👍👍👍

The photos are SO MISLEADING! Run! Even if the dirty, dated rooms and creepy, confusing hallways don't bother you, the NOISE. Oh my god the NOISE! We didn't end up staying the night, and we saw two other parties leave without staying as well. Even 5 stories up, the traffic sounded like it was in our room. Not just normal traffic noises either, trucks with megaphones broadcasting Muy Thai events roll by every 2 minutes all night. LOUD. And it's just a trashy place and area. Thailand has much better to offer. Again, the photos are selling a bill of rights here, the property is run down and unsanitary to put it lightly.

Don’t be put off by the outside and reception, the rooms are kept very clean, if you can, probably best to get a room at the back of the hotel rather than a sea view as quieter. The front rooms although having a better view are on a noisy road.
The hotel is just across the road from the beach and do supply towels to take on to the beach.
Breakfast is ok, they do cook eggs and omelettes to your order and you can sit on the balcony and what Patong Beach start to go to work.

I recently had the misfortune of staying at the Modern Living Hotel, and I must say, it was a thoroughly unpleasant experience. While the hotel's location is ideal, the rooms and service left much to be desired.
The moment I entered my room, I was hit with a vile odor that smelled like a combination of rot and decay. It was as if the room hadn't been properly cleaned or ventilated in weeks. To make matters worse, the bed sheets were filthy, with visible stains and a general sense of uncleanliness.But the problems didn't stop there. The front desk staff, particularly the young woman I interacted with, was incredibly rude and unhelpful. It seemed like she was bothered by my presence, and didn't care about addressing my concerns. To top it all off, the entire hotel seemed to be plagued by a lingering stench that can only be described as fecal. It was overwhelming and made my stay even more unbearable.Needless to say, I would not recommend the Modern Living Hotel to anyone. While the location may be convenient, the hotel's numerous shortcomings make it a place to avoid at all costs.

WORST HOTEL I have ever stayed in, booked for two nights but stayed for one, left as soon as we could. Noisy as hell itself in the room, music from outside was louder in the room then it was on the balcony, shower drain did not drain, whole bathroom flooded, Dirty place not sure if the sheets were clean forgot my UV light, have to unplug the TV as there was no OTHER POWER POINTS plus TV didn't work anyway. went to see if we could change rooms and let them know about the TV, was told no other rooms available and TV would be fix next day sometime. Elevator was broken and was being fixed from 8pm to 12am on our first day there, it only took 15 mins to get shown our room as the elevator had a glitch and wouldn't come to the first floor on arrival, so had to use stairs that were a death trap in itself, only way to your rooms was through the kitchen or the alley way full of sharp metal poles and sheets of metal everywhere, good luck if you've had a bit to drink, they also didn't mind using the grinder and hammer at 12am in the morning to fix the elevator and if you make it through all that the bed is like a rock. stay away from this hotel 0 out of 10 from us, would have been better staying in a backpacker hostel with my family. only thing good about this hotel was leaving and finding a taxi to the speed boats.

It literally looked like they'd been used by the previous guests and passed on to the next. The room could be soundproofed to mitigate noise at night time. This is our second time staying here this time we are traveling with our kids, 15 and 21-year-old. We booked the deluxe room with pool access, which is an amazing deal. It is right across the street from the beach. There was a beach festival right across the street. We were able to enjoy the music while relaxing in the pool, which is way bigger than the hotel pool on the fifth floor. It Is close proximity to the nightlife. Definitely not a bougie hotel and needs some updates but great for the proximity and the price.

Manager was a joker I stayed here and paid for an extension they proceeded to kick me out of the room stole my money would not let me stay I booked another hotel instead for these days and did not even return. The hotel pool doesn’t work the rooms all smell bad the elevator doesn’t work the shower and toilet are in the same section and the shower head is broken the stairs are messed up the staff is unhelpful .they didn’t want to give me an electrical key to keep the ac running they were dirty no sufficient places to lock your valuables … management not trustworthy either. All in all this place is as dirty grimy as it gets decent location yes but realistically I’ve stayed at 3 other hotels with bigger and better rooms for cheaper on this block i suggest Rico’s or maybe some of the other ones closer to Bangla road … I stayed here for 1 week didn’t complain much cuz it was cheap but also the gym is misleading the weights are all broken and the ac is never on it’s a legitimate sauna in there .. the pool is completely destroyed probably won’t be fixed anytime soon… honestly I never really leave reviews and I’ve been travelling to about a hundred hotels this year this is bottom of my list.

The worst hotel I've ever experienced in Thailand. There was no customer service at all. The stairs were dirty and dangerous. I even fell down right away as the receptionist took me to my room, but she didn't seem to care. I booked the room for four nights, but I only stayed for one hour. They sent someone to fix the shower, but they said they couldn't fix it today. There was also low water pressure and bad AC.

I booked another hotel and left. Before booking a new hotel, I asked them about a refund, and they said they would wait for an email from my Expedia agent. My agent has contacted them several times, but they haven't responded or issued a refund yet.

You will waste your money and be very inconvenienced if you book this hotel.

I liked the service and helpfulness of the staff. Good and tasty breakfast. Excellent location. However the cleanliness of the place was relatively poor and I was taken up to a room that hadn’t been cleaned at all. Also there were no bedside lights in my room and no sockets near the bed so couldn’t look at my phone in bed when I it needed charging. Apart from that I would recommend it if you want to stay for a night or two and want to go to the bars, restaurants and clubs in the centre of Patong and/ or go the beach.

Very run down hotel with poor service. The uncleanliness of the room and mold is a major health hazard. There was mold in the aircon and all over the bathroom and curtains. Many things were broken/working including the kettle, safe, broken mirror, light bulb in bathroom blown (and not changed despite pointing it out to staff), broken towel rail (tried to put a towel on the towel rail and it just fell to the floor), the elevator seemed unsafe and had wires exposed where you need to press the buttons, and the shower leaked water all over the bathroom every shower because the shower curb didn't go all the way across the floor. The staff service was also very average. Often when our room was made up our dirty towels would be taken but not replaced and they were very inconsistent with the basic room service. The bed is very hard. The only positive things I have to say is that is in a good location but the rooms are definately not sound proofed as advertised. Also worth mentioning that when we arrived there was a dispute about the hotel double booking a room and the day before we checked out the same thing happened to someone else. This place is not worth your money or your sanity!

This hotel was directly in the middle of the hustle and bustle of Phuket. It was full of people. The busy street was directly in front. The days I arrived there was a festival on the beach. So music, concert and crowds till 1am. No beach view. The beach was dirty and full of people. Beach water was full of seaweed. Couldn’t swim in it. I was so disappointed. The pool was very small didn’t look clean. I didn’t try the restaurant or breakfast.
Location was walkable to market place and beach. Hotel room was large and clean.

Modern Living hotel is situated close to everything you need. The only downfall was there was an open market set upon the beach opposite on my second week, no great problem, bought earplugs and slept like a baby.

The pictures that were advertised were very deceiving. Bedsheets were dirty. Bed was rock hard. I had back aches after 1st night. Towels were old and ragged. Shower was dirty and smelled. We requested room for 3, and they added a portable small bed in a small bedroom...was not enough room for 3 people. Bed frame was rusty.
Pool was gross. Old and rusty. we didnt even use.
Cleaners and staff were friendly.

The bed was large and comfortable. However, the aircon did not work properly, there were no bedside lamps, the fridge leaked, the lift was being constantly used by staff so it took 10 minutes to go down 1 floor and there was no staircase instead of lift. I was surprised because your app suggested that at 83AUD i had received a significant discount but the room was not worth the discount rate, let alone the full rate. I wouldn’t recommend the hotel.

Remodeled and updated hotel. Only real take away is a poor view from my balcony. The balcony view looked so much better from the photos. Otherwise it was a very convenient location along Patong Beach.

Property is clean but old, leaking taps and overall in major need of renovations.
At least remove all the pool tiles that has fallen off as well as all the roofing screws let's on the patio after repairs
