We were very warmly welcomed to 69 The Grove, every morning when we came down to breakfast we were made to feel part of a large family, being included with all the other guests at a large well set table, conversation was always interesting and varied, this coupled with a first class breakfast, fruit salad, yoghurt, cereal and many cooked to order breakfast options (no need for lunch!) We were extremely grateful of the offer to leave our luggage prior to noon check-in having travelled overnight arriving early in the morning. Our room had everything we needed in it especially a comfy bed. We wouldn't hesitate to stay here again, so handy for transport links and only a short walk to the Thames embankment and all the amenities there.

We really enjoyed our stay this week. The staff are so friendly and can t do enough for you and it is located two minutes from both Vauxhall stations and 5 minutes from the Thames embankment. An ideal base and highly recommended.

Wonderful accommodations, the staff were friendly and inviting. The neighborhood was quiet and well-located for transit or walking to the main attractions, most were around 40-60 minutes away by foot. Just minutes from the Thames and multiple grocery stores. Breakfast was delicious and very filling. The attention to detail was impeccable, the fruit salad served every morning was always fresh, every piece was perfectly ripe. A small detail but very telling of their level of service. Truly marvelous experience, I will happily stay here again!

I have never been at a beef and breakfast before and was hesitant from my personal reasons. However from before my plane landed to during my stay and following through to my checkout, I experienced some of the best hospitality while vacationing. The room was perfect for me. Cozy, clean, quiet room with European Robins singing as my alarm clock. As well as enjoying the delicious and filling breakfast with other friendly guests, everything was perfect.
Anytime I visit London, I will always have this establishment as my #1 option!

Chanley and David were incredible hosts and the property is lovely and in a central location to London's many attractions. Easy to locate for transportation options to thr property. I was welcomed with cheer and excitement, and a refreshing beverage at checkin, which was much needed after a long day of travel. The property was spacious, clean, and offered wonderful views with birds singing in the flower pots outside the window. The bed was very comfortable and clean.100 out of 10 would stay here again, and highly recommend this property for your London travel accommodations.

I had and extremely enjoyable stay at 69TheGrove. Check in was easy. I stayed in a room in the building across the street where breakfast was served between 8 and 9 daily (full, cooked breakfast during the week and Saturday). My room was clean, fresh, and in decent repair (door handle in bathroom loose but functional). There were fresh roses and a small refrigerator with set-up for tea/coffee/hot chocolate in the room. I had requested a fan with my booking and it was in the room. The small fridge had water and soft drinks in it for purchase. Bed was comfortable. The bathroom is cozy and fatter people may find it cramped. I found the room the perfect size for me as a solo traveler but one of my fellow guests thought the rooms were too small. Cleanliness never an issue. Location is close to tube stations at Vauxhall or Oval and numerous bus stops. Small area on the roof for smokers as facility is nonsmoking. I found the rooftop to be a plant-filled, calm space to eat my take-away meals (I do not smoke). Breakfasts very fillling and there was always fresh mixed fruit, yogurt, cereals, and orange juice on the table. Hot breakfast included options for full English breakfast, omlettes, or porridge. Tea and coffee were offered almost instantly once one sat down for the meal. Staff is delightful and highly competent. A lovely, first-class operation!

What an absolute amazing stay. Great neighborhood, easily walkable to the Tube. Loved being about to walk to the Thames in minutes as well as some delicious restaurants thanks to the recommendations from our host. The character and charm began with a warm welcome by the host. A cool drink after our travels and tour. Amazing front garden and the surprise of the roof top terrace that became a welcome setting in the evening after a long day. The breakfast each morning was delicious and also a wonderful opportunity to chat with others traveling. It felt very much like a bed and breakfast. Our room was very comfortable and overlooked the quiet street. Everything was clean and thankful for a small frig to keep some drinks cool.

The host was so warm and welcoming, and even though I’d made a mistake with the booking (3 nights instead of the 4 we had planned to stay in London), he graciously accommodated without a second thought! The breakfasts are amazing and so filling, well worth the price. The rooms are kept clean and were more than adequate with the added touch of fresh flowers everywhere you look! You can tell that a lot of passion for people (and plants) goes into the running of this phenomenal lodging and it’s right near Vauxhall train and tube station so we could easily navigate all the popular destinations. Would absolutely stay again!!!

69 grove was exellent in all aspects of service and perfect location i. zone 1&2. Two hosts and Bob showed the genuine hospitality to the guest. They are service specialist seem have own protocols. As in Bed and Breakfast, My sister amd I slept well in a spacious clean bedroom in a king size bed and the we had freshly cooked delicious full English breakfast everyday during 7days' stay. The linens were crispy clean towels and other things replaced everyday even flowers changes in a regular basis. I would definateltly stay again when I visit London.

I loved this property. I booked their biggest room with a king-size bed and a lovely street view. My check-in day was straightforward and fast, and my room was ready when I arrived at the property. This property offered breakfast, and I loved their homemade omelets and fresh fruit. This location is not very close to the main attraction, but it is near the underground train and bus stops, making it easy to get to the attractions I want to visit. There are also plenty of restaurants within walking distance. Overall, I enjoyed my stay and would stay in this location again.

The owners were wonderful- super friendly and helpful. The breakfast was wonderful. Fresh fruit salad and made to order breakfast which was healthy and filling. Those were the good points. The location was decent as it was close to multiple tube stops. Now the areas that were not so good. The bed was not comfortable. (A topper would help). The pillow was thick, rather hard and not comfy. There was no top sheet which my wife and I found rather gross. They did bring one when I requested it the second night. Additionally the walls / ceilings were paper thin and we could hear the conversations , coughs , and walking around of our neighbors . The key for the door (we were in room 1) used a skeleton key which was really tricky. If their was a fire it would have been dangerous.
Lastly even though there were no signs, we were charged for the water and juice in the fridge. It was only a pound each, but we should have been told.
We really wanted to love this place because the owners were so nice, but there are opportunities to improve.

This is a wonderful BNB in a quiet neighborhood located close to a tube station. Yanley was an attentive host whose attention to detail and high standards made my stay a delight. The breakfast was delicious. I highly recommend this establishment.

I went to The Oval for the cricket and this hotel was literally 4 minutes walk from Vauxhall Underground and 4 minutes walk to The Oval.
Didnt see the staff on check in due to 6pm arrival but they gave me full instructions over the phone. The next morning when I met them for breakfast they were amazing, fun, bubbly, great conversation and set me up for the day.

69 The Grove, Vauxhall – I didn’t actually stay at no. 69 as the proprietors have a second property at No.8 on the opposite side of the road, which is just as easy to identify by the magnificence of the floral display outside, same as No. 69. The room was spotless and refreshed every day. The floral display outside was only challenged by the size of the breakfast offered each morning which many may find negates the need for a lunchtime bit to eat. The location of the properties is excellent with its transport links via Vauxhall tube/train/bus stations and the proximity to Victoria tube/train stations (2 stops/5mins). For those who hate the underground (like me), there is also the Uber water bus’s (big catamarans) nearby at the St George Wharf. They’re slower than the underground, but far more fun. However make sure you understand how they’re charged as they can be expensive. While it’s easy to travel anywhere in London to eat, recommended local Vauxhall highlights would include the Daebak Korean Restaurant (go early or pre-book – gets very busy even during the week), the Market Place (multiple world food outlets – next door to Sainsburys & Vauxhall train station) & the Waterfront London Vauxhall Riverside Restaurant (good food, drink, cocktails & Shisha pipes). Staying at these properties was a delight and I would gladly do so again without hesitation.

This place is closely connected to tube stations and is very accessible. The area is very nice. David is friendly and welcoming, cooks amazing breakfast. The only thing is that the towels in the room are worn out due to constant usage and should be replaced!

Tried, email, Expedia and Facebook but couldn't get through to them. My room was cleaned every day but once the windows were left wide open so that a bee entered and stayed in the room. I am allergic to bees and need an epipen. Not happy about that. Breakfast was delicious but slow and not always what I ordered. My stay was convenient and adequate.

The previous reviews I read did not disappoint. We enjoyed a very comfortable and friendly stay at 69 TheGrove. Our hosts were extremely accommodating, cooked an excellent breakfast and our room was super clean and well appointed. The transport network was within a few minutes walk, as are supermarkets and cafes/restaurants. Will certainly stay here again.

We had a wonderful warm welcome from Kanley on arrival. The breakfast was delicious, and served by various friendly souls from all over the world. The fellow diners at the breakfast table were also an international assortment. Great conversations and a great way to start the day. This property is conveniently located to the underground Victoria line, where getting to central London is a snap. We had a very comfortable king size bed in our room. Great stay.
