Hate that I even have to give 1 star because zero stars isn’t enough.
Without exaggeration, the most unpleasant and unsettling hotel stay I have ever experienced. I’ve had cleaner, safer, and more professional experiences at 2-star hotels, which makes it even more shocking that this property presents itself as anything close to 4-star.
From the moment we arrived, it felt wrong. There was a strong, disgusting odor in the lobby that immediately set the tone, and unfortunately, it only got worse from there. The entire property felt neglected and poorly managed. There were people lingering around who clearly were not guests, creating an uncomfortable and unsafe environment. To make matters worse, people were openly smoking weed and cigarettes right by the entrance and even in the pool area, with no enforcement or concern from staff.
Valet service was painfully slow and completely not worth the cost. It added frustration to an already terrible first impression.
The room itself was unacceptable. It smelled awful like it hadn’t been properly cleaned in a long time. The sheets looked and smelled used, as if they hadn’t been changed between guests, which is honestly inexcusable. We didn’t feel comfortable touching anything. The dishes were visibly dirty with leftover residue, forcing us to wash everything ourselves before using it. There were stains on the shower curtain, sticky floors, and fruit flies throughout the room. It felt unsanitary and neglected in every possible way.

1of the best places most amazing views of Dallas parking was free for stay guest.. me and my family enjoyed been here to the up most fullest and would definitely recommend for others and 1thing I'm am big on we booked thru a 3rd party and they don't actually ch ck toale sure these companies are provide what they say they provide online once you get to some of the 3rd party places they are completely different than what you saw online and I for can appreciate amyfinehouse for providing all the things and services online saids

The apartment is okay. Large, full kitchen, but missing a lot of kitchen things. Knives, no cutting board. Apparently they didn’t change the door unlock code so it took a bit of time to get them to update it; not great after a 15 hour flight. After I left, they said I had broken a microwave plate. I had to drag it out of them that what they meant was the microwave plastic topper was missing. I explained to them that it was in the kitchen cabinets. They charged me $150 for a replacement, then told me they found it. So, of course I asked for a refund and they told me they never found it. I replied that someone else there said it was found. There are multiple people managing the account and no one seems to communicate what is happening. I’ve sent them messages regarding the charge, but now they’re ghosting me. There’re also crackheads that hang out outside, near the entrance. It didn’t feel very safe going in and out. I’m a fairly large guy, so I wasn’t concerned, but because of this I definitely wouldn’t recommend it to women traveling alone. I wouldn’t recommend it to anyone really, with the mismanagement, overcharging, and lack of follow up. There are far better places around the corner at Farmers Market, which you’ll end up going to because there’s sweet nothing around this unit. Oh, lastly, most of the gym equipment in the building is broken, so don’t count on using the property fitness center.

They switched my room on arrival and called it an “upgrade,” but it felt more like the discount version of what I actually booked. Floors were spotless, kitchen had everything except food.

We saw one roach. Just one. My friend had a full meltdown.

Getting into the building felt like walking through a scene from a crime documentary. Homeless people by the door, random folks lurking on the curb—though surprisingly, they were the friendliest people we met all weekend.

Only one valet looked like he wanted to be there. The others looked like their shift started in 1997. They did leave Tide Pods though, so at least the laundry was hopeful.

My stay was extremely disappointing. There were cockroaches in every room and poor water flow from the bathroom sink. The room also had a strong smell of paint on the first evening which made me lose my appetite. Even the inside of the refrigerator smelled strange.

When I arrived, I spent over 20 minutes outside trying to figure out the door code because management failed to mention that the exterior \"ButterflyMX\" keypad was being replaced and was out of order at the time. I was repeatedly trying the wrong code before realizing the issue.

There was also no welcome sheet inside the unit with the promised Wi-Fi information and since there was no signal inside the building, I had to step outside late at night - where there were several homeless individuals nearby, just to access my check-in email for the password.

Overall, the experience was frustrating and poorly managed. I would not recommend staying here.

Very misleading. Unsafe outside area, the inside is also sketchy and there is a strong chemical scent in the hallways and in the room. Suspect they were trying to cover up some other unpleasant smell. We left immediately and didn’t stay overnight because we couldn’t stand it

Lots of vagrants around but to be expected around a downtown property. Would stay there again for value & location

This images are nothing like the apartment. Floors nasty, one living room carpet, dirty. No fixtures. Compared to boys fraternity rooms. No TV’s in room. Took my family on what I expected great vacation, and when I asked for refund, gave me the runaround. Saturday night, had to stay there due to no other vacancies, my daughter had a rash all over her body. Bed bugs!!!!

It started off really rocky. The valet was anything but friendly, didn't ask for a lot of information when I left my vehicle and made me wonder if I would ever see it again. It was right at dark and the property didn't feel safe. Walking to the room, I was cat-called by numerous people at the pool, in the lobby and waiting for the elevator. The room itself was so pretty, and the view was amazing. That night, I did put my suitcase in front of the door. During the day, it was alot better, the valet was never great, but the day staff was much friendlier. Once everyone seemed to have left Sunday, the place and area felt alot safer.
As far as the area, same thing, nighttime was a bit sketchy with alot of homeless people.
All in all, I felt more secure the longer I stayed. But being a single mom with 2 kids, I probably would not book this spot again.

A Different But Very Good Stay

Excellent place to stay near the Hutchinson Convention Center and other sites. Not a hotel, but seems to be an old building, converted to condos or apartments, that rents out a number of furnished units on a daily basis. You do not get a room assigned when you arrive. You get a specific, numbered, unit from the beginning.

First, the downside. No one is onsite at a front desk to check you in or to help you, and the code system that is used is a bit difficult to learn. A room code quit working, so it was good I had their number handy in my phone. Everything seems to be done remotely. I never was comfortable with the system though I understand it better now. Keypad was tricky

Due to its great location, a two-block walk to the convention center, we found people sleeping on the sidewalk and grates near the front door every evening. A little disconcerting, but after the first time, we felt safe. The rooms are great, but the hallways are a bit unfinished and sometimes had a slight smell. And you must carry your stuff almost a block from parking to the hotel.

Second, the upside. The room was amazing in size, with a full kitchen and sufficient furnishings. The valet parking was free in a small parking garage. The rate was better than hotels in that location. When I called them, several times, the people who answered were quite helpful and worked to provide what was needed. I parked my car and could walk the entire three day stay.

Overall, a very good stay in an excellent location!

The condo itself was great, beds were comfortable, extra towels, etc. However, getting through the entrance and elevator situation was very difficult. The stairwell next to elevators needs to be power washed badly. The elevators would work one day, get stuck the next. There was a third elevator that could have been utilized but it was not available either.

The only issues were the building’s elevators were not working which caused an inconvenience, and at night, we noticed what appeared to be a lot of working ladies and homeless around the building.

Owner very responsive. Very good location. A lot of unhoused people in the area, but no problems. Unit looks as described. Cool indutrial vibe. Overall very clean with comfy beds. However, entire building smells like petrleum/gas fumes. Manager first said it was because they just reginished hardwoods, but no wood flooris n unit or building common areas- it's all concrete. They brought air freshener on first day when we complained, but air freshener scent gave us headaches as well. Unit was full of gnats. I killed about a dozen a day-gross. When i told owner, they said they'd send exterminator after we check out. Didn't help during our stay. Valet parking a plus, but no safe place to unload car. Property has no luggage carts, so had to make several trips.

Wish I would have read the reviews before I made my purchase . If it wasn't for the manager Grace , it would be a 1. Although I'm still waiting on my refund in the difference of the rooms since our room had to be changed for reasons , that shouldn't be explained on here. Anyways , Valet is a joke. Just make sure you check your car for damages after you request for your vehicle every time . Again, the previous reviews did not lie. There's homeless people everywhere . Although they mean no harm, but having them in front of the building like that is embarrassing. Overall, everyone else's experience is different. But unfortunately, mine wasn't satisfied. Would I be booking this place again? ABSOLUTELY NOT...

The property smelled awful! After i got home, even clothes that I did not wear needed to be washed or dry cleaned from this chemical acrid smell. The suitcases still have the smell in them. The elevator was out the entire weekend. If we were able to use the service elevator it stunk of garbage. Garbage was thrown in the hallway next to the service elevator where it sat rotting. Overall, a terrible experience. I contacted Amy Finehouse and got no response about the smell.

I have to start with the fact that my two night stay was entirely refunded after one night. Amyfinehouse (the property manager) was responsive via chat and allowed me to cancel and refund me mid-stay. The property is a large building with apartments and some units operated as short-term rentals. While the building is old and has some funky industrial loft qualities, the issue was there was a HORRIBLE odor that was not apparent on the ground floor going in, but prevalent throughout the 7th floor where I was staying. It was a strong chemical smell that permeated everything and was the kind of thing you can't get used to. The smell transfer to my clothes for days after. I was satisfied with the refund of my stay, but buyer beware.

The apartment was beautiful and clean, with an amazing view. The bed was comfortable. I cooked a few nights that I was there and everything I needed was available.

Like other reviewers, I noticed a strong smell in the halls and room. At first, it didn't bother me, it smelled like new plastic (like a pool inflatable). But by the 5th day, it really started to bother me. When I got home, everything had that smell on it and everyone around me noticed the smell on me. It only took one wash to get the smell out of my clothes but it took 3 washes to get the smell out of my hair. Not ideal to smell like that when attending a conference and networking with professionals in my field.

There were many loiterers around the building and they all were smoking pot, so outside was an overwhelming smell of weed.

Room that was purchased was not available. They put us in another smaller room and we didn't have enough beds. The room they moved us to was already rented by another group and they showed up and walked in. Management literally just walk away and left everything in the air. 2 days later after calling and send messages they say my room is ready, and they are working on fixing the locks now. We moved our stuff out of the smaller room and in to the correct one but the locks still didn't work. This was a horrible experience.

Loved the place minus a few things. The shower head was awful and caused leaking every time we showered. Noticed that this caused molding on the shower curtain and must have been a repetitive problem for the mold to be present on the outside of the shower curtain. The bedroom had no air circulation when the door was shut. Would recommend adding a box fan in the closet for guest to use if desired. Would also recommend a few more towels because the dryer is mid and took two cycles to dry towels. Other than that we enjoyed the stay.

Do you want a hotel or an apartment for the week?

Expect to see a lot of homeless people around if you drive in at night. I didn’t see any security monitoring either. Not sure what Dallas regulations are regarding homelessness in this area are either. The aesthetics are cool but it seems like more of an extended stay for young adults in their mid-20s to early 30s. If you’re planning to see the city of Dallas, it may be fine but if you’re looking for a luxury or romantic experience I would not recommend it. It was not horrible at all, but definitely was not my cup of tea. I will be staying at a hotel next time.

There was a terrible smell of fumes throughout the building. Someone had came into our room while we were out having dinner and left a kid toy box in the middle of the kitchen floor. The only way into the room is by using a code on the electronic door lock. The security guard came to the room and could not explain it either but said wierd things happen in the building a lot...We left and have still not heard from managment regarding the incident.

Peeling paint off the walls. Strong smells of marijuana. Limited workers in the valet garage where I had to go. Find my own car to get to work on time. No amenities were open on the weekend. The extra things I requested I did not receive even after calling and requesting them again. The bed was very uncomfortable, the shower and area around. It was dirty. There were no extra laundry pods or detergent as stated in the description. There was a singular couch and no side chairs for more than two people to sit. The dining room two tables were plastic and very loose. They were only good to use as side tables to the couch as there were none of those. There was no ice maker or water in the refrigerator. The description of amenities and quality is not equal to what I stayed in.It was a nice view. I expected more but got less than a very basic hotel for a higher price.

I payed for half of my stay when I booked in July, regardless they charged me full price on check in. Not only were they dishonest with the pricing and payments made, but the staff was extremely unfriendly. The halls in the building reeked of marijuana. On check in, I was goven the wrong access code to my room which just made the already unsafe environment even worse. I would not recommed anyone to stay at this property.

The apartment itself was very nice … but smelt strongly of marijuana along with rest of the building.. the neighborhood was the main down fall… several homeless people and there were always people standing around the entrance smoking.. it is walkable to the farmers market and a few downtown attractions but nothing right next to it… and would not want to walk neighborhood at night. the valet parking was nice just have to overlook the set up.. scary black plastic tent… worried at first but they took great care of car were quick and polite. Nice big apartment would be great for families or groups.. just wish neighborhood was a little better.. also host was great and quick to answer questions

The stay wasn’t bad but I was unaware of the area in which it’s located not being very kid friendly. The process to drop your car off at the valet and get to the room was a bit annoying as well and complicated at check in. Lots of homeless people around the building as well, not the end of the world but something I didn’t see in any reviews.

The apartment was spacious, with comfortable furniture, and great views of Dallas downtown. The in unit washing machine and dryer and free valet parking in the parking garage nextdoor was very appreciated. The only flaw was that a few items in the apartment could have been cleaner. But once we notified the staff, they quickly took care of them. We had a great stay and will return.

Great place, unfortunately we kept getting interrupted by the building staff. Once when staff just walked in because they didn’t know anyone was in there. Super awkward because we were having sexy time in the bedroom with the door open when that occurred. The second time because they were spraying for insects. The female actually yelled at us to open the door which was very off putting. Can’t blame the owner of the place though because they only gave notice they were doing it less than 24 hours before so it wasn’t their fault. The area has a lot of homeless and isn’t the safest place at night but during the day it’s ok.

Pool was closed for just our first day which was a bummer after a long day of travel. However valet was easy to find and work with. Street parking also avail as well as a lot. Access into the building and apartment was smooth. The apartment was as pictured; clean and stocked with everything we needed. The bed was the best part! Noise level inside the apartment was minimal as there were a few big groups staying close by. The store attached to the building was very convenient and even sold food. The jellied was amazing! The host were very attentive and provided us with a discount on our next stay. I highly recommend and would stay again!

A bit confusing when we first arrived in regards to the entrance procedures. However after this worked out, a great experience just blocks away from Downtown Dallas, farmers market and very walkable.

Great property to stay with all room amenities, a convenient store around the corner, large game room and gym. We were well entertained on our rainy day staying on the property. There is a large homeless population, however they kept to themselves for the most part. There are also 2 doors to enter and exit the property and the homeless population is mainly at one of the entrances, so if it bothers you, you can use the other door.

Parking our oversized vehicle was impossible, but this wasn’t the biggest issue. The biggest issue was the homeless population in the area and making it unsafe to enter and leave with our children and maneuvering luggage and groceries into the building was inconvenient.

BAIT AND SWITCH: NOT AS ADVERTISED. BEWARE OF SCAM

This location is a bait and switch. The image of the exterior is a drawing, NOT A PHOTO. The location is across the street from Dallas City Hall, but it’s surrounded by homeless encampments and does not look as clean as the image.

In most scenarios, you arrive at the hotel and then provide your details (CC+ID) but with this you have to provide BEFORE access to the building, forcing you to pay them. It’s a SCAM. The building smells like they’re covering up mold or abandonment. The doors have broken locks, there’s plywood covering holes in the floor. I felt unsafe as a sole female traveler. I asked for my money back and got the runaround from some West African dudes, “Prince Obi” and his boss who shifted between roles of “manager”, “owner” or my favorite- “something like that”. After my complaint, Prince proceeded to call me directly and harass me to complain about me complaining! Even after I told him to stop contacting me, he continued, only proving that they don’t care about boundaries or your safety. I ended up filing a police report because now they have my ID and CC information, too.
Hotels.com refused to be accountable either when I called. Ultimately, they let anyone on their platform without verification of their services or facilities.

DO NOT engage with them. They are bait and switch and won’t be accountable to you, as the client or your safety.

I did not get passed check in here. The building was nearly inaccessible due to the number of aggressive homeless people around the property. To get to it, you will literally walk through homeless encampments. Do not stay here if you value your safety. And that was during the day time!

The apartment was nice. It was very clean but smelled like mothballs. The elevators in the building were very slow. There were no extra pillows for someone sleeping on the sofa bed. I would recommend more washcloths (at least one per person per day). It was a little weird that the luggage holding service (that was $9 per bag) meant the convenience store downstairs would hold the bags for us. Yet, when we arrived to pick the bags up, the clerk didn’t know what we were talking about or where our bags were. A quick phone call cleared that up, but it seemed odd.

Nasty Noxious fumes ruined my stay AND my clothes

I was inundated with a nasty noxious smell (fumes) entire time I was there. Management refused to move me and blamed it on “floor stain” and offered to provide a “air freshener” which was already present - evidence they knew in advance there was an air quality problem. Total BS. Got home and wife was appalled by smell of my clothes. Tried washing them twice and had to throw them all away. HOTELS.COM you are risking your own reputation by allowing this property to list with you. If they’re still on your site in future I will take my business elsewhere and encourage others to do same.

Good location but description was misleading

Good location and communication. Property was clean but be wary of the description. We rented a place which said 2 bedroom but it was not. It was one bedroom and then one bed in the living room. Not ideal for the couples trip we were on and not worth the high price when we did not have our own rooms or bathrooms. In hindsight, we would have stayed elsewhere.

Listing mentioned a sofa bed but it only had a sofa. Reservation was for 3 but only two towels provided during stay. No staff at building - these are apartment Airbnb rentals that seem privately owned. Cool old historic building. Clean but funky. Cool location and walkable but some might not appreciate the homeless population around the building.

Good location downtown was “walkable “apartment was clean and spacious and adequately equipped.
But the downside wasnt the local homeless encampment next door, but the all encompassing odor that enveloped the whole building , and that I can still smell 3 days and 1200 miles later. Ive read in other answers to the same complaint that it is due to the refinishing of the hardwood floors, but that is a poor excuse as it apparently has been present for months you really need to address it………..

Was visiting my son he is in the military in texas we really injoyed the stay very beautiful & clean loft/hotal very cozy everything u need was there.thank u so much for making our vacation a nice one we will definitely come back to stay there. Surrounded my a homeless encampment and across for a disaster of a city hall. Room is great, but the area is a complete disaster. Probably the most unsafe part of downtown. Also… doors opening by themselves and lights turning on and off. Little creepy.
