Stayed 3 days and 2 nights in October. Owner was very nice and easy to reach thru whatsapp. He arranged airport transfers to-from hotel which was around €45/transfer. His assistant brought our luggage to and from the property to the transfer. Views from the property was immaculate! People lined up outside of the property to take photos but didnt mind them at all. Location was great! Less than a 2 minute walk to get to the main walkway which will take to you to shops/restaurants. Room was super clean, had wifi, tv had netflix *smile, hot water for showers, AC/heater. The experience to stay in a Cave room/home was super nice. Simple filling breakfast was served. So happy we stayed here! Thank you Theodora Suites for this amazing experience!!!

We had an incredible view of the sunset from our balcony. The location was perfect for exploring Oia, and our room and balcony were very private. We had the best honeymoon ever. Transfers from Thira and back to the port were all arranged, which was perfect as we didn't have to worry about moving around with our suitcases. Thank you Theodora Suites！

What can I say. It was our first time in Santorini and we picked just right. The view from the hotel at sunset was amazing. The proprietor, Odisseas, helped us arrange anything we needed and the breakfast overlooking the caldera every morning almost made us not want to leave the hotel. Thank you for a great experience!

The host was nice and friendly, was helpful arranging transportation and transfer/luggage help. Our room looked great, had essentials, and a jacuzzi patio with an amazing sunset view. Clean and comfortable beds. Location is great(close to everything) and peaceful, breakfast outside with a great view was amazing. The downside -electricity. our AC was functioning but definitely did not do the job. The room was too hot, we were almost ready to sleep outside. The power kept going out multiple times even though we werent using any devices. Maybe this is normal for this particular area, Im not sure. Would consider staying somewhere else due to the electricity/AC issue.

DO NOT STAY HERE! As beautiful as the view was, there are plenty of other hotels way more worth your money. First, the rooms are outdated with the bare minimum amenities. Lights were flickering and bathroom vent made weird noises. Second, their overall customer service was non existent! They overbooked the deluxe suite and downgraded me to the junior suite the first night. Made me pack up and switch rooms the next day to finally give me the deluxe suite. I only stayed for 2 nights, so the unpacking and packing was very inconvenient. The front desk girl was a complete liar as she never even told me I was getting a smaller room. She just said “the second room will be nicer, don’t worry”. And don’t get me started on the manager who has absolutely ZERO customer service skills. His first words to me were “Who are you? What is the problem?” And when I told him that I booked a deluxe suite for 2 nights and was a given a junior suite, his exact words were “they’re practically the same! Only 20-30 euros different”. What kind of customer service is that?! The price difference was definitely a lie as I checked and it’s about $100 more for the deluxe. He and the front desk girl refused to acknowledge that they overbooked me, continuing to say the rooms were the same. As a hotel manager, don’t raise your voice and yell at your customers at the front desk. Will never go back to Santorini again as he completely ruined my trip.

Cannot recommend enough!

This place is fantastic!! Honestly could not recommend enough! The place is absolutely beautiful and the staff were incredibly helpful. The room was so cool and had everything you could possibly need. The hot tub was such an incredible bonus and the view is insane. Keep in mind that it is right in front of the two blue domes so it does get busy near the villa, however there is a rope barrier to keep people out that aren’t staying. Also, the view of this room was the volcano which was beautiful, however you cannot see the sunset- you can go to a separate property also owned by the same company to watch the sunset. This is totally worth the 5 minute walk over to the other property but I would still recommend staying at the volcano view because in my opinion it had an overall better view. Breakfast was fantastic and for sunset we were able to head to their second property that had the most incredible view! I literally cannot recommend this place enough. A little side-note: I would recommend getting the transfer from the port as it is a bit of a drive and the buses can be a little insane. Will be sending friends and family for this stay!

My fiancé and I had an amazing time staying here at Theodora. We purchased the standard room and it came with a jacuzzi and the spa bed. The view from our room was just stunning, during the day and at sunset! The only thing that was a downside was to flip the switch to get hot water, but we were okay with that because the food, the service, the staff, and even the cats begging for food was worth it! Thank you for making our first couple's trip a memorable one!

You have to book this hotel because it has the BEST view of the sunset. You will have the front seat when it comes to sunset scenery. You will see people around you, by the steps, by the cliff of the Oia castle trying to have a view of the sunset, while you chill at your designated lounge area, with a glass of wine watching the beautiful sun to set (Wear your sunglasses btw).

It is not only the sunset the main reason to stay here, but the staff are amazing and friendly. Elena (front desk) will help you book anything you need, just ask her, she's going to tell you the activities around the area. Nitay (if I spelled it right) will help you with your luggage because Oia street is not as friendly as you think, its is very steep, narrow and slippery. Make sure to give him a generous tip. Lastly, Katie - she is the one who keeps your room clean and serve you breakfast and she's a very nice lady.

The best part about this location is it's not in the direct sunlight in the morning, so you will enjoy eating your breakfast outside your balcony. The other side of Oia is where the sun rise and it gets so hot.

Really enjoyable stay!

Overall a really enjoyable stay. The property is in excellent location, 1min from Kasto House and 8min walking downstairs to Ammundi Bay. We didn’t stay at the property for sunset but it supposed to have really good views. The only thing is the pool located a bit inside part of the balcony, so the sunset view from the pool might be a bit limited but I can see if sit at the table or stand right outside the room, the sunset view will be amazing! The host helped us booked a sunset sealing trip with Santorini yauchting club, which was perfect! Highly recommend it!

We had the most incredible stay at Theodora Suites in Oia. The place is right in the middle of the center of town and has access to the best restaurants, shops, and bars. The private hot tub and views from the balcony are amazing. If you want the best sunset spot in town where you have a private balcony to yourself away from all of the crowds, book this place!! The kitchen, living, and sleeping area below is a little tight, but it has everything you need. It was just fine for our stay and it is all worth it for the private hot tub and balcony. The hosts were very gracious, welcomed us when we came, and made sure we had everything to enjoy our stay. We would definitely recommend.

My husband and I were referred by friends to stayed here for the last portion of our honeymoon. We paid for a deluxe suite with an outdoor hot tub. If you have trouble walking stairs, this is not the hotel for you. Just to get down to this hotel from the drop off point there are about 50 stairs.You must walk these stairs each time you want to go anywhere. They do send someone to help with luggage which is a plus.
Our room was large, but felt outdated. We were mostly disappointed that our hot tub looked and felt dirty and was not hot at all even after we requested the temperature be raised many times. The management told us that the tub was stained from some type of red rain they received a few years prior and that the temperature was maxed out at 96F. The jets also only stayed on for 5 minutes at a time. In our 5 night stay, we only went in the tub once for 10 minutes. Also, we were unable to see the water and the sunset from the hot tub the way it was situated on the balcony.
Additionally, our bed was hard as a rock and the shower was too short for my 6ft tall husband. Not that we planned to watch TV, but it was tiny and only in the living room area, so if you are someone who likes to sleep with the tv on, it would not be possible.
The part of the stay that makes it all worth it is the sunset view. You truly cannot get a better view from land than the area in which this hotel is in. People line the stairs outside the hotel just to watch the sun setting below the horizon.

We got the grand suite with volcano view.
This is a tricky one. First thing lovely place to stay and lovely owners who helped us get some amazing photos. The actual room was absolutely stunning and impressive cave and the view from the balcony near our jacuzzi of the domes was amazing and you can see many people waiting for photos in this area.

They had organised a taxi pickup for us which we paid for and had someone to meet us when we got towards the hotel who kindly helped with baggage and showed us to the room and to the reception. I would strongly recommend taking them up on this otherwise you will for sure struggle to find this if you haven’t been there before as Oia is at multiple levels and you would struggle on google map.

The things which however we didn’t like was there were quite a few things broken or just not to full standard I would’ve hoped for £400 a night room. For example several sockets were broken or not functioning which was a little annoying especially when near bed. Other things were air vent grills were broken/loose - so fall off when you pass by them. One of the worst things was the bed itself felt solid and not comfortable at all and same with the pillows - we did struggle to rest well on these at times.

We were slightly disappointed that we didn’t get the best jacuzzi from the photo which is closest to the domes with the best views considering we had paid for the most expensive room in the hotel.

Boutique cave rooms perfect for a romantic stay

The cave hotel experience was a must for Santorini, and I’m glad we did it at Theodora. The sunset view was incredibly charming and romantic, and as the other reviewers have said, this hotel is exactly where everyone was lining up to see the sunset so the location was perfect. Hotel itself is more a collection of 6 boutique rooms so don’t expect a hotel with receptions, staff and common amenities (thought there was a rooftop we could have used for pictures but nope, didn’t get access though we requested multiple times). Regardless, you don’t need a rooftop if you have the private balcony, and the hostess very nicely brought out wine during sunset, which is a very nice touch.

The three blue domes are just outside of the our room door. Perfect location! Timely because we went there during the start of the off season, less tourists outside our suite. Too bad the jacuzzi is not working, could have been perfect! Food is not that ok. We had a great stay though.

We had an excellent stay at Theodora. Literally the best location for the sunset, right by the famous blue dome church. The cave rooms were awesome. Breakfast was provided each morning and the rooms were very, very clean!! Staff and owner were friendly and very accomodating. Will 10/10 book again!

This property was in an excellent location! Bus loads of people rushing in daily and sitting on the steps to the hotel to view the sunset....really is the best spot to take in the Santorini sunset. The beds were too hard and were wrapped in plastic, for cleanliness, but that made my husband and I feel like I was sleeping on a toddler’s bed since you could hear the plastic with every move. I had very bad sleep while there, but other than that it was a great hotel. The only other thing I would say that is my opinion is that I believe that since I booked using a third party I received a room with a more obstructed view than folks that would booked direct. Again, that is not verified only a hunch based on folks that checked in after me and my husband and their rooms being on floors higher which provided unobstructed views. The staff was great about providing transportation to and from the airport and working around our excursion schedule to provide us with breakfast. They also provided complimentary wine for those sitting on their patios watching the sunset and that was a nice unexpected touch!

Theodora Suites with the view of the volcanos exceeded our expectations! The room and facility was extremely clean and well taken after. The personal jacuzzi was so nice to sit in and watch the boats go by. The host is extremely helpful. We thoroughly enjoyed our time here. Would absolutely recommend this place to everyone. The only “issue” some may find is that it is a popular place to take pictures and you will have to go through a crowd to leave and enter the area. It didn’t bother us.

My stay at Theodora Suites was nothing short of amazing. I stayed in one of the caldera suites, which is located directly above the iconic blue domes - couldn't ask for a better view! I arrived much earlier than check in time, but they were able to accommodate me as soon as I got there, which was fantastic. I was dropped off a few blocks away, but someone came to meet me and help carry my luggage to the room (through the massive crowds in Oia!).

The hotel also has a location on the sunset side, which has a great balcony right near the castle that you are allowed to use. You can view the sunset away from the crowd. I was even brought a glass of white wine to sip on! A wonderful experience.

They also helped me arrange a taxi to the airport, and had someone help me with my luggage at 4:45am.

The room itself was very spacious - included a living room, kitchenette, bedroom, and bathroom. A bit humid, but to be expected with a cave suite. Breakfast put out each morning (although I was never around to have it!). The staff even prepared a small take-away breakfast for me for the morning of my departure, since my flight was so early. Very thoughtful of them!

I also did not use the jacuzzi, but each room has it's own jacuzzi that is located on the upper balcony. It is a shared area (ie - not private, the tubs are right next to one another), but was nice to have. The balcony has some tables and lounge chairs to use as well. Again, beautiful view of the blue domes and Oia.
