Come here if you don’t mind dirty sheets, cockroaches in your room and mold in the bathroom! Oh and yellow sticky stains on the floor. The pictures are completely falsified. The only redeeming aspect is the view but you can certainly get that somewhere else. We stayed here for four nights. I’m not a high maintenance person but the cleanliness level was extremely hard to get over. And the owner is not reliable with communication. He will tell you he told you things when he never did.. go somewhere else.

This place is not like it show on the pictures when you book. Is very outdated and really need a lot of maintenance. You will paid for the view and location. The view is invaluable . Make sure not to carry big luggage because the walk to the Main Street is long and difficult to do it with luggage. They offered complimentary breakfast which was ok no too much to choose from.

Stay was really good. Don’t believe the poor reviews you read about the steps getting to the resort. Your in Santorini. It’s built into the side of a mountain. There are going to be stairs. Thats the beauty of this place. The manager met us where the taxi dropped ua off at and carried the girls bags back to the resort.
Free breakfast every morning was also nice. Views were incredible. Thanks to all the staff.

We had a PHENOMENAL time at this hotel. Santorini is all steps. 587 to the top to be exact if you are coming from a cruise ship. Every town has many steps to get to a restaurant, a shop, or any place within that town. The staff was very helpful in getting our luggage to the hotel from where the taxi dropped us and equally helpful in bringing to the pick up spot. The room was spacious, clean, and well stacked. We were a party of three with enough space and closet space and privacy. We had the double suite room, and the view … OMG!!! Breakfast is included and you have to chose one out of three options they have available. We were very happy with our decision and would love to return again soon someday. The owner and staff are very polite and helpful.

The view was incredible we stayed in a room with a hot tub and watching the sunset from our balcony was the highlight of our stay. However my biggest wish was that there was more privacy as we were right next to the stairs and everyone could see into our balcony/room unless the blinds were closed. Otherwise the stay was lovely and staff were kind. Breakfast was simple but good. Location is perfect close to lots of shops and a short walk to the central bus station.

We stayed here from May 1 through May 7 2026. The room was lovely, the hot tub felt amazing after a day of hills and steps and the breakfast was wonderful. Bizi (sp?) cleaned our hot tub daily and helped with luggage which was much appreciated. The lady that did the cleaning was very nice as well. Check in was easy. It is not easy to get to from the main road due to being on the cliff and narrow walkways but it was expected. The only negative was not having a TV in our room. All of our friends rooms had a tv so I assumed that ours must have broken and they are waiting for one to be shipped in. I kept forgetting to ask when I saw someone so it is only a guess but we did have a hookup and a remote for a TV. We made due without it for the week. We just used our blue tooth speaker to listen to music while we wound down at the end of the day. I would most definitely stay here again.

I stayed with my wife for 3 nights in November. I loved the views and location - sunsets were unforgettable!
The room was unique with glass wall and you wake up seeing stunning scenery.
The room was clean and comfortably, we were very happy we had everything needed.
There are lots of steps and no way to drive to the property, be prepared ro carry suitcases. I was afraid to break wheels for our carry-ons on cobble stoned walkways, so i just carried them up and down - about 200m.
I would give it 5 stars except for the breakfast, which was poor and we were advised we could have 1 plate of something, and coffee. I am pescaterian and gluten free, so i only got fruit plate, gluten free bread and coffee. My wife had omelet, which was 2 eggs with nothing in it and pretty dry. She asked for feta to be added and got No. And it was served at 10 am, very late for us, who want to be on our way exploring island. So do not count on a good breakfast here, be prepared to pay extra or just eat in town, there are plenty of options nearby, even in November.
Still, we enjoyed our stay here a lot, it was magical and best sunsets we experienced ever!

Since there was no access by vehicle we were met by Vanos? to help us with our luggage. What a great guy! I was amazed at how quickly he maneuvered through the paths of Santorini. I had a very big bag to get to the hotel and honestly would not have been able to get it there by myself. Since it was the tail end of the season, the resort was nice and quiet. I was travelling with my sister and brother-in-law and I was upgraded on my room. What a nice surprise. Rooms were very clean and attended to daily. The view from the balcony, which were very spacious was unbelievable. I always have wanted to stay on the Caldera side and this totally met my expectation! We could view the cable cars running and if the donkeys were still working, we could have seen them too. Watching all of the cruise ships coming and going was alot of fun when we were back at the hotel. The weather was a little sketchy but we were able to see a beautiful sunset that Santorini is known for while we were there. As the closure of our trip was nearing, I was getting nervous on how I was going to get my very large bag back to our pick up meeting point. My bag was now even heavier because of all my shopping! We were met with nothing less than great guest service! Vanos (?) was on it! He recruited one of his friends to help us. I was carrying 2 small bags and they blasted through the paths! I even had to take a break, which they were kind enough to make sure I was okay. Great place! Will stay again!

The overall view was a 10. The balcony was large and a 10. The room was worn. It rained while we were there and water came in the room from glass door. We had to block bottom of door with towels to stop the water. The door latch was flimsy and not too secure. Towel hangers in bathroom came out of wall when we tried to use them. Bring your own blow dryer. The one they had got super hot after a few minutes.

We enjoyed our stay here. It was a nice location easy to walk to many stores, restaurants and even the cable car. The staff were very nice and helpful and the breakfast was also very good. Our room was pretty clean but the view was what really stood out. We were honestly shocked with how great of a view we got. The hot tub was a nice feature and gave us nice views. Our room was right at the entrance so our neighbors had to walk right past us to get to their room so there wasn’t much privacy but it was still nice. Overall it was a nice stay

Room is okay if you’re staying one night. If your stay is more than a day then this is not the place. Room and common area speaks nothing of luxury. Shower area is old and appears to need renovation. Everything else looked dated. Floor grout needs freshening up. Lock on room door was loose. Outside area smells of donkey poop. Certainly not for ladies who like to dress up for the night. You will find donkey poop right outside the hotel.

There was only one poor working air conditioning unit in the main room and not in the other room, it was very stuffy and hot in the room. In pictures it shows a swimming pool only big enough for 2 people but we did not have one. We were told not to dry wet clothes on chairs and that they would provide an airer but did not. Cleaning staff did not clean room properly as there were ants. There was only a limited breakfast option of only eggs or fruit. Although staff were very friendly

There were 8 of us total; 4 couples and we had the best time. Panos, the manager was fantastic. We had a delicious breakfast every morning looking out at the sea. It was a delight to stay there. There are a lot of steps down to your rooms so if steps are an issue this is not the place for you, but neither is Santorini to be honest. Would stay here again and again! Location was perfect for our group- in the middle of everything.

We stayed for four nights and have nothing but positive things to stay. The view is the main attraction, but the staff was friendly and the rooms were in good condition and cleaned daily. They roped off the entrance so that non hotel guests couldn’t come down the stairs, so we had no issues with privacy. Upon arrival, they sent someone down to assist with our bags which was beyond appreciated since you have to walk up steps. Note that this is located off the cliff, so the stairs are steep very doable and again…. the view!!! We did have a small issue with our toilet running one night, but the property manager came down within minutes to remedy it. He was attentive and helpful our entire stay, and even remembered my name!

We would recommend staying here and return ourselves if we ever get the chance!

I can't say enough. Panagiotis made our stay amazing! From having our breakfast orders, to hiring a car for us to pick up at the airport. He met us at the car and even carried our luggage and lead us to the hotel by foot!! All the staff...from the chef at the restaurant, to the gentleman cleaning our pools, to the maids cleaning our rooms were all delightful!! Santorini is a lovely island that was hit hard with recent earthquakes. Please see the beauty that surrounds you and enjoy your vacation! The way you treat people will come back to you 10 fold!! Very friendly hotel with a great price on the Caldera.

Kratiris View Luxury Hotel has the most incredible view in Santorini. The hotel was extremely clean, and the family and staff were amazing. We enjoyed going to their restaurant for breakfast, appetizers and drinks. The only downsize (to Santorini in general) is the very hilly walkways. It can be quite dangerous for older people. The hotel is built on the edge of the Caldera and you must go down many steps to get to and from your room each time. A bit treacherous for many people. The hotel should make travelers aware that if they are handicapped in any way, this hotel (and the town of Fira) is not a good choice for them. Overall, it was a splendid stay. Santorini is a gorgeous, magical place.

Pros: the rooms have a beautiful view and the manager was very friendly.
Cons: the rooms are very tiny for two people, breakfast is very late (starts at 9:30 am), there’s no coffee in the room, there are a lot of lights that you cannot turn off, so it can make sleeping difficult at night, and the toilet sometimes takes multiple flushes.
I might also mention that the big glass windows with the beautiful view have a downside: it’s pure sun in the afternoon so it can be pretty intense in the patio and tends to heat the room up quite a bit even though there is an air conditioner.

Only downside was I had an early flight and had go lug my luggage up several winding paths and steps to reach the Taxi stand. My advice is to arrive and leave during business hours and the manager should help with your luggage.

WARNING: This place does not look like the pictures! We booked a private balcony with hot tub, and upon arrival we were shocked to find we were sharing a balcony with another couple and our hot tubs were right next to each other and had a little bit of cold water in them, with dirt in the bottom!!! The couple in the connecting room were just as upset as we were to find the advertisement was false and that you do not in fact have any private balcony or working hot tub. The manager is never there, and when we tried to ask the receptionist (his mother) for help, we got the run around for hours trying to get the hot tubs cleaned and filled with water. The rooms were dirty and the couple next to us said they had mold in their bathroom. We all took pictures because we were shocked. My partner and I checked out after three hours and asked for our room to be cancelled and refunded, which the manager on the phone said they would do. We went next door to different hotel to stay, and I kept returning to follow up with the manager about the refund but he was never there. I’ve tried for weeks to get ahold of him and he doesn’t respond, so now we are out hundreds of dollars due to false advertising. DO NOT BOOK HERE unless you want to be disappointed. I wish I could post the pictures here so people knew what they were actually booking.

Overall we had a pleasant stay here. The room was comfortable and clean. The views were amazing. The hotel manager who I spoke to via email was incredibly helpful in several occasions and went out of their way to help us. I would have rated our stay higher if:
1. Breakfasts were a bit more varied. The toast and jam were tasty. Then you were offered either a plain omelette or a plate of fruit and yogurt. I think having some cheese or cold meats available would have been nice. Even some tomatoes to go with the omelette.
2. The hot tub was very temperamental and kept tripping the switch. We were shown how to turn it back on again but in the end we gave up as it kept doing it. We just made the most of sitting in the warm water without the bubbles.
3. Some areas need some TLC/repair
4. The cleaner cupboard should be elsewhere and not right next to a bedroom so the cleaners don’t have to keep walking past relaxing guests on their section of the balcony,

None of these things spoilt out stay, we had a lovely time and everyone was very friendly.

All the bad reviews of this hotel is accurate. We booked this hotel for our honeymoon but we checked out a couple hours later and booked another hotel. These were the issues and they were ignored by the hotel and were not addressed:
- Heating and AC was not working
- Hot tub is NOT hot
- Room was dirty
- No reception and unresponsiveness
- No kettle / coffee maker

The only good thing about this place is the view. Do yourself favor and stay somewhere else. There’s a lot of better options!

I was so excited to go see the hotel as i seen in expedia pictures but realty is totally different. I spend extra money to stay in hot pool room but there was no water in the pool and dirty,No hot water in the rooms either, Always no one at the reception.For some how they sent us to another room and still no hot water in shower and tub.Worse experince ever .Pls stay away from this place.

Great location in many respects - below the main pathway so your view of the Caldera is clean excluding all the tourists walking around. In October it provides an excellent view of the sunset in the peaceful and quiet comfort of your room & veranda away from the competing crowds.

Also close to restaurants and shopping but adjacent enough to ensure your privacy.

The staff are also very friendly and accommodating. We really lucked out with our choice and recommend this hotel for a pleasant stay in Santorini.

My husband and I spent a few days here on our honeymoon and we had such an amazing stay. Best views in the area. With such a sought out area, we felt safe, had our privacy, and the owners always accommodated our requests. We felt so grateful.

The place is ran by a local family who owns the restaurant up the stairs (delicious). We met the father, mother, and son. Such a beautiful welcoming family. They also made sure to have our bags brought to and from the location (we had a lot and there are so many hills and stairs). Thank you!! We will always remember this trip!

Fantastic stay in the heart of Santorini. The manager on sight was so kind and helpful. He arranged for a hotel shuttle and accommodated our late night check in as we arrived after midnight. I booked the suite with a private plunge pool. The room was spacious and clean and the views were absolutely spectacular. Location is walking distance to everything you need, bus terminal, shops and restaurants. I highly enjoyed my stay.

If you want privacy don’t stay here. The e pictures they show on hotels.com are not compatible with the rooms they offer. There is no privacy at all, people can just show up next to your hot tube (and this happened because they wanted to see the beautiful view), and that’s so uncomfortable. After a long argument with the person who checked us in, they gave us a better room (the one actually shown in the photos and they one we booked). They were so rude and kept telling us we could cancel the stay no problem. But where would we find another place the afternoon of check in?! Very inconsiderate. Do not recommend! The view is beautiful but all the problems and lack of privacy do not make up for it. Find another place!

The property could use a little upkeep but perhaps this is only possible in the off-season and we were at the end of the season. The view is absolutely spectacular and worth staying here for that alone. However do not book this property unless you are completely mobile. There are numerous stairs, some of them very narrow and steep to access the lower rooms.

When I checked in, I was offered by the owner a creepy mold smell room with no window, and it is located in another hotel. He said it's the same company, but with a different hotel name.
I booked an ocean view room with balcony. It's unacceptable. He totally ruined my trip and the reputation of Greek people.
I found my review cannot be posted, and I doubted the owner deleted it. I will keep doing the same.

Great location and Panous was very helpful and generous. We thought we booked a room with jacuzzi but when we reached there it was a standard room, Panous took us to another place ( 2 mins walking ) with jacuzzi, that was really great service !!

And then when we came back the next day he offered us a free upgrade with Jacuzzi !! Absolutely made our day!

This place has the best view of the valcano and it’s 4 mins walk from everywhere near Fira.

Prepare your muscles for the luggages …. 😉

Beautiful location with beautiful views. To get from the Main Street is a bit of work with luggage but we were helped out with our luggage on the way up. Definitely worth it, would stay here again.

There were plenty of restaurants and opportunities for shopping in the area. Visitors should be warned that there are hundreds of stairs to walk everywhere you go. The view of the Caldera from the room was beautiful and the sunset each night was spectacular. The breakfast was delicious but it didn’t start until 9:30am so if you have an early activity planned you might miss it. The staff was helpful and friendly. Access to the hotel is challenging but the hotel had someone to bring your luggage up and down the hundreds of steps to and from the street level.

The hospitality was very attentive, generous, and willing to get us whatever was needed throughout the trip: ice buckets, towels, food/drink. The views here are stunning overlooking the water. The breakfast was good, but options very limited and select 9:30-11am hours for breakfast made your mornings have to be based around these times if you planned on eating there. The walk to get to this hotel is a battle, especially if you’re lugging big suitcases for your stay. The stairs can be slippery and jagged which can make that track tough to travel.

The room was dirty, had mould and hair from the previous guest, the living room floor has rust on the floor under the table. Upon speaking to Fotis the guest relations manager, he insisted the mould somehow grew overnight and said \"it was my problem\" to deal with.

We loved this suite. Front ocean view, very nice jacuzzi in the terrace with view to the ocean. The A/C works nicely in the summer. Two double beds and a nice bathroom with all the amenities. The host was very helpful. They can arrange transfer from and to the port.

Evacuated due to nearby fire, denied refund

I had to leave the hotel to stay at another hotel because there was a fire right below. It was spreading and getting closer and bigger, it was scary and guests were packing their luggage and preparing to leave. I especially had to leave due to asthma. I told the hotel I was leaving and asked for a refund, they declined. We stayed somewhere else and still had to pay for the room although the services were not rendered. Very bad experience.

The view is amazing. I am disappointed that we missed eating breakfast on time. The breakfast is served after 8:30 in the morning while we flew back to Athens early morning. They do not tell us what time for breakfast after purchasing for a room. It was our loss.

Amazing view. All the staff, especially the hotel manager Panos, were amazing. Helpful and friendly. I would highly recommend it. Just be aware that there is isn't a lot of privacy on the balcony but you have some of the best views of the old port.

Beautiful hotel, with a wonderful view, super located and great service. Pablo was super kind and welcomed us very well. The only problem was the long stairs to get to the hotel, but Santorini has stairs to everywhere. So if you want to have a great view, I recommend Kratiras.

Incredible view! Staff was amazing! Close to everything in Fira and a short walk all transportation in Santorini.

Make sure you can manage a few stairs, but that true for all of Santorini!
