Property had amazing views, staff was absolutely the best!!!! Friendly above and beyond helpful. Alex and Alex and the gentleman that drove us from the Port, were fabulous. Area is great, easy walking to everything. Bus stop close. Only complaint we had or might warn others of, was the noise from local bars at night. We could hear the music and people yelling til 3am. We did have the room to the top north closest to the streets with the clubs. Other rooms may not hear the noise. Patio sitting was worth the noise. We used earplugs or headphones at nights. Amazing stay!!

Great little place to stay if you need a place right in Fira. No views, lots of stairs (no elevator that we could see) and wifi that kept disconnecting. For the price however it’s hard to beat for the location of shops and dining around Fira.

Located inside the shopping area of Fira. I was given the choice to choose any available room I wanted as the hotel occupancy was low. Just like most hotels on the slopes, it was not easy to manage the heavy luggage from the road to hotel due to the stairs and rocky path. Breakfast in the balcony with sea view was fantastic, just remember not to leave your breakfast unattended outside with birds waiting to pounce.

Cute Boutique hotel Stunning views of the caldera

Really cute boutique hotel located right at edge of caldera . If you rent a car you must park at the public parking area which is located behind Penelope Hotel and a 2 minute walk to the Hotel . Views are stunning from the balconies and if your room has a caldera view . Breakfast is for Kings . Absolutely brilliant and healthy and fresh. A huge highlight . Reception extremely helpful and give great ideas . They do have a tie up with a local travel agency who offer rental cars but my experience with the rental car agency was below average. I would go with a Hertz type agency who are well known . Overall would highly recommend this hotel both for views . Accessible walks , restaurants and just next to Fira main square . Just works !

My husband and I was satisficed with our 3-days stay! Overall I'd like to give 4.5 stars for rating.
Pro: very nice location, close to Fira's central square, bus station, many restaurants and shops; the patio of the room had very beautiful ocean view although a little portion of the view was blocked by the roofs of front row houses; breakfast was served on our patio, very delicious and big variety; the front desk girl was very nice and helpful
Con: The shower curtain didn't block water well, spilled water always made flooding after each shower; the shower curtain was very dirty, especially the lower part was gross pink color; the double bed mattress was way too soft, made our backs hurt on the next days; the breakfast serving time is 8-10am, we bargained with the room service lady to move a little earlier, and finally we got 15 minutes earlier, but if you have an early flight on the last day, you may miss the breakfast. I heard from social medium before that Santorini people are not hard working people, maybe this is an example.

The Theoxenia Caldera Hotel is lovely and the views are amazing. The room was spacious with windows to let the fresh air and light in. Our terrace was semi private and we enjoyed taking to our ‘neighbors’ each morning over a delicious breakfast brought to our room of fresh coffee, juice, fruit, eggs, savories and the best Greek yogurt I’ve ever had. The hosts were warm and welcoming. Friendly and helpful at every opportunity. This was a really nice experience and highly recommend.

Perfect- right in the middle of Fira with the shops and nightlife. Very safe.

Accommodations:
-Rooms were quite large and very nice deck space.
-Breakfast being brought to room was very nice. -There is a roof and shared deck area with relaxing views of the ocean.
-The pool is a short walk to the sister hotel where it is relaxing with nice menu options to eat poolside. Great there where they showed me to a lounge bed and was checked on if anything was needed throughout.

Staff:
-AMAZING! Travel quite frequently, and most boutique hotels give generic recommendations of places. Not in this case- Christos and another woman working the front desk upon check in were amazing! Mentioned what I was looking to do and they made recommendations based on that. They even provided a detail plan including bus times and potential options on the day of my flight.
-Authentic Greek hospitality that genuinely cared about showing the beauty and community of the island.

Had a short but a really wonderful stay. Can’t thank the staffs enough for the warmth, kindness and great hospitality. Everyone is just so helpful and accommodating and for us from a foreign country, that means a lot. It makes our experience more memorable. The place is very well kept and clean, rooms are big for just me and my husband with a balcony overlooking the sea. We enjoyed such great views. Shopping is also very accessible, shops when you get down the stairs. Breakfast included was great, an abundance of choices which I think we should be given a checklist of how much we need so we don’t waste so much food. Anyways, we are so grateful for that part of accommodation. I highly recommend this place, and will not hesitate to book again.

Had booked the Theoxenia for two nights. We were asked on the day of arrival the exact arrival time so they could make sure our room was ready, but we were informed upon arrival that something had happened that delayed other guests regarding their cruise ship schedule and so we were moved to another hotel. The exact situation was a little unclear as it was difficult to understand the receptionist. She was extremely nice and apologetic, and I understand things happen, but it was unclear to me why we were the ones relocated, instead of the guests with delays, to another hotel when we were there on our booked dates and why we weren't informed of this change until we arrived. We had specifically chosen the Theoxenia.

The hotel we were rebooked at, The Delion, was very nice and accommodating, but it was down a very slippery, steep, set of stairs, which was very challenging due to my physical balance problems.

The whole situation got extremely weird when the Theoxenia receptionist showed us to our room in the new hotel and then offered us an envelope of cash as way of apology for the inconvenience, left us, and showed up again 15 minutes later asking for the cash back, that she had given it to us by mistake! Our names were even written on the envelope we were handed!

It was just a very strange and subpar situation. The hotel we ended up at was nice enough, but we feel that we didn't get the experience we paid for.

Extraordinarily friendly and helpful from the moment I arrived, this was a fantastic experience. Spectacular views from the room balcony. Breakfast served was excellent. Room and bathroom were spacious and clean. Bottles of water provided. Good heating for cool nights. Bed nice and comfortable. Plenty of storage space. Shower has good hot water and water pressure. Adequate charging points. Excellent airport pick-up and drop off service. An absolutely wonderful stay and hopefully I will get a chance to re-visit.

Theoxenia Caldera in Fira Santorini was an incredibly clean, with large rooms. We stayed in room #2, Monterra(?) . The terrace has amazing views of the sunset behind the volcanic island and the white rock. While we did not use it in early season, the outdoor pool with water jets provides for extra ordinary views. It's nestled above the shopping stores on the main walk way. Two amazing ice cream shops right at your desire's door step.

The rooms were spacious with a balcony. Our room balcony looked over the street and the amazing waters of the Santorini. However, we had limited views due to the buildings in front of us. If you are tall, you can see the water and the volcano - else get to the terrace.

The staff was extremely helpful, kind and attentive. We had an issue with the toilet flush not working well and they looked into it right away.

Getting to hotel from airport is a 30 Euro drop (pre-season) and a bus is available back to port or airport for about 2 Euro's. Either way, you have to walk about 3 city blocks to get to hotel from any transport option.

If you don't like going up the stairs for any number of reasons, this is not the place for you as it has about 14 odd steps to get from street level to lobby. No elevator that we could see.

Over all, a great experience. We would stay here again.

The hotel has a good location. The staff was very nice. We were disappointed that almost none of the rooms have an ocean view, but a building in front of the room. It doesn't look like the picture, you can have a nice view from the terrace only. The room reservation didn't say that there was no view as the staff claimed.

When we weren’t out exploring the island, we could gaze at the sea while wearing the hotel bathrobes, basking in the lap of luxury. I generally don't write reviews but I am super excited to write this one. This is the best hotel we ever stayed. A-class service hands down. The owner is genuinely a very nice person, who made us feel like we are his extended family. He is super responsive - we sent a few messages prior to our arrival and received responses within a few minutes of sending.

We had made a last minute request to pick us up from the airport and he sent his staff to pick us up. Upon arrival, he gave us wonderful tips such as what is open/closed during the winter time we were in, where restaurants, nearby rental car locations are, best spots to take Caldera pictures in Fira and best landmarks/tourist spots to visit in Oia including the best spots for sunset viewing.

The breakfast served was delicious...served to our room due to Coronoa restrictions. Hotel is in a great location, our room offered wonderful Caldera view.

Our return flight was on Christmas day and so public transportation was not available. The owner was kind and gave us a ride to airport. We are so glad we chose this hotel during our unforgettable trip to Santorini.

All the staff was excellent specially George he went above and beyond to make sure all our needs were met. I had my 87 year old mother with me and he was always so worry that everything she needed was available. I have gone three times to Santorini but this has been the best place I have ever stayed. The location of this hotel is amazing and you get to use the pool and facilities of the resort hotel a short walk away. The location is literally perfect. Right in the middle of everything. As a added bonus you could use the sister properties pool and gym facilities which were also excellent. The hotel itself is basic but well kept and clean. The higher rooms have an amazing Santorini view overlooking the volcano. The included breakfast can be served on the terrace overlooking sea and is perfect.

Big rooms but quite tired and run down. Superior rooms with sea view means big dark room with a little window. If you stretch your neck you get a glimpse of water over a common terrace and lots of shop roofs and dirty sun canopies. Very much below average for above average price.

My partner and i stayed here either side of a trip to Ios for 3 nights. On both occasions we had a room with the most amazing view of the caldera, and we had breakfast served on our terrace. George and his team were at our disposal the whole time and couldn't have been more helpful. I would recommend this place in a heartbeat.

Definitely worth paying for a superior room with sea view. Rooms 8 & 9 on the terrace are exceptional.

The service was impeccable! Chris and George were so helpful and always had a smile on to greet you. The hotel is right in the middle of the action yet you could still sleep through the night not hearing any of the commotion. They provide breakfast at the time you specify between 8-10 and deliver it to your room. We got a sea side room which was right near the jacuzzi and were able to eat our breakfast while looking at the sea. I absolutely loved this little boutique hotel. It was perfect for our honeymoon.

Hotel location is good cos near shopping area but is a walking distant to the main road. Especially when u carry the luggage to move around. It is inconvenience. To the hotel lobby is staircase, so big luggage will be a issue to carry up. But the staff is very nice to carry up and down for us. So overall stay is very good

Wasn't allowed to check in till 2.30pm. Strictly. And quadruple room was terrible small, no space to walk around. The two single beds are essentially a rollaway and a sofabed. Room had fabulous view of the sunset in Dec.

We spent our thanksgiving holiday at Theoxenia Boutique Hotel in Santorini last November and we were very pleased with the accommodation, excellent breakfast spread delivered to the room every morning and its staff. Angela and George were very helpful and answered all our questions. Our taxi driver called the hotel before we arrived and somebody helped us carried our luggage to the hotel as it was a little steep for my husband who has mobility issues. The view from the hotel was absolutely breathtaking. This is the best area to stay at in Santorini and was the center of it all from restaurants, pharmacy, and all kinds of shopping around the hotel. I highly recommend this hotel to anybody who wants to visit Santorini. It is worth to get a sea view for a little extra bucks. Special thanks to Angela who was very helpful to my husband Doc. Amazing seaview breakfast and very attentive hotel staff. The spa and swimming pool are not located in the hotel. The bathroom is old fashioned for an hotel of this standard. The location of the hotel is ideal in the heart of Fira.

This hotel was everything I hoped it would be. What could be better than breakfast served on your terrace while overlooking the Santorini Caldera. Rooms were large, clean and comfortable, the bathroom was large by European standards. Definitely recommend the superior rooms. They are on the top floor and have amazing views of the caldera and Fira. Hotel staff was friendly and were a wealth of information at check-in. I highly recommend this hotel. Definitely made my stay in Santorini perfect!

Wonderful stay at Theoxenia

Right in the center of Fira, the hotel is charming and lovely. Room is clean and fresh and breakfast brought to your room was fantastic. Our family wishes to thank and applaud Mr. George Zafiropoulous and assistant Angela for making our stay pleasant and memorable, and for providing assistance with the transportation for the wedding we were attending at Aghia Irina and Theros Bar with that wonderful driver Panos ( of sister hotel Arresana ).
