We only used the room as a base overnight whilst visiting Lincolnshire showground but the hosts made us feel welcome and showed us around the room on check in. The kitchenette was a nice addition, especially the fridge so we could keep our drinks for the weekend cool overnight. We’ll be looking to book again for next year!

I stayed for two nights whilst visiting family in Gainsborough.
The accommodation was very comfortable and clean.
Parking ideally situated - as a single woman traveller I’m often concerned when the parking is a distance away from the accommodation.
I will definitely stay there again

Having never travelled and stayed anywhere on my own before, I was anxious about doing so but the hosts made me feel very welcome. Breakfast was lovely every morning. The 10-15 minute drive into Lincoln where I was attending the Steampunk festival was easy. Would happily recommend this place

Lincoln visit.

Clean B&B, very nice and helpful hosts. Place could do with a bit of refurbishment as it is very old fashioned. Breakfast was ok, cooked fresh and served by the very nice lady, but not outstanding . Misleading also as on our booking there were no options other than what I booked, which appeared as if breakfast was included in the price, but actually it was not, and we had to pay £8 each extra ( per day) , so website needs updating to make this clear to people wishing to stay there.
Some people have said that the pub across the road was lovely with great food at a reasonable price. We took a walk to have a look, and the place is very run down and dirty, cannot comment on the food served as owners were away so no food available, but we would not have eaten there anyway because of the lack of cleanliness!
Quite close to Gainsborough so we had a little look there . A few eateries and pubs there, and shops . Lincoln about 30 plus minutes away , which is very nice!
Overall a clean and quiet place, but nothing else in the village , and on a personal note if we went to visit Lincoln again, we wouldn’t choose to stay there .

Old school style and value for money

Old school guest house in a small village near Lincoln. I'm not sure why this guest house is here other than for historical and Roman reasons but we fell upon it after a long drive and it was all we needed. Quiet, clean room, with comfy bed and ensuite.
Best of all was a good quality tasty cooked breakfast next morning served in a pleasant cordial manner.
Value for money and a nice experience.

After a longer than expected journey due to dreaded roadworks on the A1 we were welcomed by our hosts who helped us to our room with our case. Room very clean with everything you could need. Breakfast excellent quality and well cooked. I would highly recommend the Black Swan and the local pub the Ingelby Arms just a very short walk away

I was more than catered for. The hosts were friendly and extremely helpful.
Due to the weather the windows had to be open and the road and road junction were very noisy, it’s not the fault of the owners at all, just a shame how busy the roads were.

My stay at Black Swan

I enjoyed staying here as it was out of the way and more in the countryside. Staff were friendly and the rooms were well kept, but my room was facing the road so was a bit noisy sometimes. Parking could be tricky sometimes as, although there were a few spaces, there must have been some contractors staying with big vans whom parked a bit greedily and left little space so this was an issue at my particular stay. Cooked breakfast was nice and fresh and there was also the option of cereal and toast.
However overall it was a lovely stay.

A deeply pleasurable stay.

We really enjoyed getting to know our caring attentive hosts. Our stay was altogether relaxing and any stresses which we started with... did not hang around for long! If you want a comfortable and care-free few days away.. then The Black Swan will give you exactly that. BTW, all food superbly cooked too!

In a lovely location, We stayed in one of the converted barns which was a very comfortable bedroom with ensuite. It was spotless, beds were clean and comfortable and had lots of little extra touches.

Breakfast was cooked to perfection and the owners could not have made us more welcome. We were visiting relatives in the area but it was ideally placed for visiting the local area.

Good Stuff

Staff we're useful on the phone before arriving and directing me to where I had to go the next day. Bed and room we're comfortable and the tea and coffee supplied was great. Had a good nights rest and a great breakfast.

not much.. apart from it was a cold night and the room was cold in the morning and I couldn't figure out how to turn the heat up on the radiator.

A Great Homely Guest House

This is lovely place with a warm welcome and attentive owners. Clean, comfortable, not fancy but homely and the breakfast was excellent. We needed an early start so needed an early breakfast which was provided outside normal breakfast hours. We liked it so much we booked for the following weekend and cancelled our booking at a big hotel nearby. We ate at the Hume Arms which is about a mile from Black Swan, the food was excellent but it is advisable to book in advance, they were booked up when we went but catered for us in the lounge area as the restaurant was full.

Wonderful!

Had a short, but incredible stay at the Black Swan. It's very nice, quiet and clean, located in a very beautiful, little place, not too far away from Lincoln. The owners were lovely and took care of everything for me, much more than I would expect. Breakfast, Internet, beds and everything else were sublime, nothing to complain about!

Great place to stay, lovely owners, wonderful.

Lovely stay in this hotel for work. Was right next to the school we were visiting the next day. The breakfast was delicious and cooked to order so it was fresh and exactly what we wanted. The room was nice and quiet. I had a lovely stay. And the owners were really helpful and kind to us during our stay!

Ideally located for a weekend visit to Lincoln and Newark. Situated in an attractive area away from the crowded roads. Friendly,family run guest house. Easy on site parking. We were given good helpful advice about where to eat locally. Splendid breakfasts too.

A Lincolnshire treat

I had a week's stay in the Guest House, close to the West Burton station (20 min). The deluxe room had the 4 poster bed, and plenty of room. The bed is nice, but harder than I like. With the windows closed, the outside road noise is manageable, but not good if you want the window opened. The highlight is the breakfast, and the friendly hosts.
