Some of the rooms have no natural light coming in, which encourages you to go to the rooftop pool more often. Maid service does not occur by default, and you need to request it. I like that approach. Kitchenette rooms are quite spacious - I upgraded to one after 2 nights for the rest of our 9 night stay. Staff is very cheerful and helpful and accommodating, esoecially Diana. Very close to nighttime music on Quinta Avenida, so light sleepers might need earplugs. Music goes until 2 am nearly every night. Close to the action.

Staff was super friendly!!! They were very helpful with anything and made you feel at home. Very clean, rooftop is awesome. Only thing was there was some plumbing stuff (had to fill the toilet tank up using the shower head a couple times) but honestly if your easy going and not extremely picky about stuff like that highly recommend. Will be coming back and staying here again!

Great location, but it ends there. The place is in need of a renovation. It's pretty run down. Beds are like sleeping on plywood. The pool is not heated and is missing so many tiles I consider it unusable.

The room was advertised as having two queen beds. I received two double beds. They said they didn't have any rooms with queens. Their ad three weeks later still states \"queen.\" It's a bit of a scam. Zero compensation.

I would stay away from this hotel.

My mom, my 2 kids (3 and 15 y/o), and I stayed at Marvic for 11 amazing days. We had a really good time at this property. What we liked the most were the location (not even a block from the 5th Avenue and very close to several beaches), and the staff. People who work at this hotel are veru friendly, kind and always willing to help. Gina was so awesome with all of us, especially with my little one, he loved her.
Dont miss the opportunity to visit this property, besides the good price its a convenient and nice place to stay in. Our room had 2 beds, bathroom and a kitchen. We got all what we needed. Thank ypu so much for your kindness and excellent service.
We hope to come back anytime soon. 😊

I was ultimately disappointed in our stay at the Marvic boutique hotel in playa del Carmen. To start, we stayed a total of 8 days, and our room was only cleaned once even after asking multiple times. As a result, there was sand everywhere all the time and it felt dirty. Another big issue for us was the shower. It made a HUGE mess every time we used it. The floor, walls everything was absolutely soaked every time it was turned on. Another thing that was misleading was the view. I was under the impression the rooms had views over the city, however our window was literally faced another beat down building with no light. It was pitch dark. One plus about this hotel was the location. It was just off of 5th avenue, so we could easily walk every where. All of the staff were friendly enough to us and always willing to offer advice on things

We had a window facing a wall :( so we did not get any daylight at all. Water pressure in the toilet was really bad, multiple times it did not flush at all. staff was very helpful and friendly which was the only thing we really liked. Pool was kind of cold. There are water coolers on each floor which is also helpful since you can’t drink tap water here.

A very good stay for a quick solo trip to Playa! The hotel was well-situated for my purpose of going there.
I would highly recommend that a bar fridge be placed in each room! It would hold water, juice and a few drinks.
No kitchen facilities are alright for a quick trip but water is a must.
I would use this place again if there was a small fridge in the room.

If I could give this hotel negative stars, I would. This was the most disgusting, dishonest, and disturbing hotel experience of my life.

False Advertising & Scam: The photos are a complete lie. The \"cozy\" room with a balcony was actually a tiny, airless space with a shattered, taped-up window facing a grimy elevator shaft. No fresh air, no natural light—just a suffocating nightmare.

Filthy & Unsanitary: The sheets had stains and hair, proving they hadn’t been washed. The pillows reeked of sweat and mildew. The bathroom was moldy, the shower barely functioned, and the towels smelled like garbage.

No Sleep Possible: The rooms are NOT soundproof. We heard everything from the lobby—people shouting, luggage rolling, phones ringing. Sleeping was impossible.

Scam Fees & Lies: We were hit with hidden charges, including a \"street cleanup\" fee and an extra guest fee, even though the booking clearly stated two people. The advertised restaurant doesn’t exist.

No Refund Despite Promises: Expedia promised a full refund due to the fraudulent listing, but after I left, they changed their stance. Now I’m out $900 for a hotel I didn’t even stay at. Avoid this scam at all costs.

This establishment is incredibly deceptive and has left me thoroughly disappointed. I stayed there for 14 days booked through Expedia, and I quickly learned that refunds or cancellations were not an option, which felt extremely unfair given the circumstances.

From the moment I arrived, I encountered issues, starting with the hot water situation. Not once during my stay did I experience a hot shower; each day, I was assured by the staff that they were \"working on it,\" but the situation never improved. To make matters worse, I experienced a complete shutdown of the water supply without any prior notice while a water company was filling their tank, leaving me without basic amenities at the most inconvenient times.

Additionally, I observed them turning off the electricity during the day, which is quite frustrating when you have yours up the stairs.

I eventually switched rooms, and I can confirm that the reviews regarding the musty smell and the presence of mould were spot on. The second room I was given still had lingering odors and signs of neglect.

The pool area was nothing short of a stagnant swamp, and I found the deck boards to be splintered and hazardous to walk on, raising significant safety concerns.

Once again, the quest for even lukewarm water for a shower proved fruitless; I could only expect frigid, uncomfortable showers throughout my stay.

This place was not as described. The bed was the hardest I've ever slept on. It was incredibly noisy and not as clean or well maintained as I would have expected. The restaurant and outdoor seating was closed and unusable... The staff were mostly very nice and helpful and it's only 50 feet from 5th Avenue which was very convenient but also very noisy.

My King room had no closet or anywhere to hang my dresses and so when they moved me into a double bedroom which had a 12” narrow hanging area it was fine for 6 days but the 3rd drawer was hanging open & you couldn’t close the drawer to use it. Maintenance was suppose to come in the next day but no one ever came. I just avoided the use of the drawer. Toilet plugged up and you couldn’t flush it one morning but housekeeping fixed it while I stepped out shopping for a few hours. Otherwise I highly recommend putting in ALL the rooms a wardrobe cabinet or closet to hang clothes.

The only good thing about this hotel is the staff that are helpful and friendly. When we arrived our bedsheets were dirty, they did exchange them. We stayed in a room with a balcony but you could hear all the street noise and live bands well into the night. The balcony lights do not turn off, all that light comes into the room so it’s like daylight all the time. We tried to block the bright lights from the balcony but it still entered the room from the corners. Although it’s low cost hotel close to 5th avenue, I would not recommend staying here, it was not restful or peaceful stay.

They offer water cooler on the floor. That was nice. The Room was comfy. I had a nice kitchen. However I had no natural light or fresh air access . ... .I was told Rooms with a balcony has no kitchen . So i was okay for the two days I stayed ...Seriously could not do longer with that situation

We stayed for 5 nights during New Year 2025 and found the value for money to be satisfying overall. The location was excellent—right beside Fifth Avenue with plenty of restaurants and a 7/11 around the corner. It was just a short walk to Pelicanos Beach, with other beaches also within reach. We’d definitely stay here again—thank you for the hospitality!

Detailed Review:
We initially booked a king bed suite with a balcony, but due to a booking error, we were assigned a ground-floor suite with a kitchen and no exterior windows. We requested a change, and the receptionist kindly accommodated us with a room featuring a balcony, though it was not a suite. This was acceptable to us, given the affordable flight-and-hotel package deal we had.

The room was clean, somewhat modern, and well-insulated(quiet). The AC worked perfectly, hot water was slow but sufficient, and housekeeping serviced the room 4 out of 5 nights. Beach towels were provided (one per day), but no coffee or tea was included. The rooftop pool was okay, though mostly unused and shaded in the afternoons—we preferred the beach.

The 24/7 reception staff were kind and helpful, communicating in basic English. We found that it was helpful to use a translator app at times.

Tip: I would stronly recommend to arrange your airport transfer in advance to save money. The hotel booked us a taxi for 1,000 pesos, much cheaper than the 2,400 pesos quoted at the airport.

Located on the quieter end of fifth avenue. May not suit those wanting easy access to the party areas.
Main criticism would be that the sun deck on the roof was out of use. This meant there was no where to sit in the sun by the pool. As this was the main reason I booked the place, it was a bit disappointing.

Marvic hotel and their staff are amazing! Stayed two nights near the end of my trip or else I would have longer. Staff is really friendly. My room was clean and everyday they came in cleaned the room. Lots of great restaurants, bars and shops less than five minute walk. The beach is less than ten minute walk. This was a great hotel if you are planning to stay off resort in Mexico. My mother is a snowbird and my sister and I went to visit her for a week so we decided to stay somewhere near her and close to 5th avenue. This place smelt amazing, the pool was very clean and the staff were so friendly and helpful. Our toilet had broke mid week and so they moved us to a bigger and nicer room for free. So accommodating! Would 11/10 stay here again.

My brother and I stayed for a week and we enjoyed this hotel very much. The service was great, the rooms very clean, daily a maid came to change our towels and make our beds. The kitchenette was an added bonus as we were able to make some meals a few times in-house. We were fortunate to have to pool all to ourselves every time we used it and it was very clean. There is even a view to the sea from the rooftop sitting area. Close to everything : beach - shops - restaurants etc. We will definitely keep this hotel in mind if we return to Playa del Carmen. We were extremely disappointed by the state of the Marvic hotel vs what was presented to us in the photos on hotels.com. As can be seen in the photos: Cracked, rotting wood with nails sticking up on the pool deck. Many, many tiles missing and sharp all along the edge of the pool and on the floor of the pool. Only three chairs next to the pool. When we up to sit at the pool - two were taken and we can't sit on the wood deck because of the poor state of the wood. Mold in the shower at the edges and at the corner of the vanity. Towels were not only old and ragged, they were stained in several places. Cumulatively, this was too much for us. After having been checked in for only 2 hours we tried to get our money back and were told by both hotels.com and the Marvic that it was not possible since we didn't cancel before we checked in. How could we possibly know the state of cleanliness and upkeep prior to checking in? We took our lumps and checked into another hotel immediately. Very, very disappointed in both hotels.com and the Marvic.

The room was in poor conditions, dirty and with a kitchen I did not ask for. The cleaners did not clean the room and left the garbage from the previous guests. The hotel was located within easy walking distance to restaurants and coffee shops. The beach was about 5 minutes away, so very walkable.
The suite itself had no view, the window faced into the building next door about 5 feet away, but it also blocked any noise from the street. Would stay again.

Hotels.com promoted a room with balcony & thats why we took it. The room had no balcony, they gave us a room with window facing a wall (6 feet away). The bathroom smells sewage because the plumbing was done poorly.
Cleaning lady came to clean, she never flushed the hair my gf left on purpose to see if they'd clean! 3rd day, we left on an excursion at 5am when we came back at 22h45 the room was upside-down the same way we left it. No clean towels, smelly bathroom, no room service done!

The lady at the front desk was helpful, she tried to help which was appreciated but it was not worth the money i paid for...

This hotel is so special because of the style used in the planing of the suites.
The staff is not pretentious, but simply kind caring welcoming and truly caring about your comfort. The rooftop pool area is very usable and nice but they are in the process of renovating so not perfect. The neighborhoods is quiet because it is at the northern part of 5 th avenue. Still close to the action if you want to walk a few blocks. The neighborhood is in transition boho chic. In a few years we won’t be able to afford to stay here..haha, but seriously. The best beach stretch for walking is one block away. The real people of playa are here along with the expats who are here for winter. Eclectic crowd. Lots of doggies in the surf.Mexicans love there dogs. So do we. Cheers!!

The rooms have no mini fridge, they don’t lend you a bbq grill by the pool and they don’t volunteer any information about where to store cold food or anything else for that matter. No private parking, you need to pay outside or it will be tire locked by the police. Only three Sun beds and wifi keeps going off.

The location is pretty good. Just off \"Fifth Avenue\" ... the small rooftop pool is nice. The room was spacious although my window looked into an empty space where a balcony would normally have been. The bed was incredibly comfortable (I like a hard mattress). My main complaint -- and this is a deal-breaker for me -- was the internet, which didn't really work. The hotel has 10-15 different networks, all with the same password, and you are expected to go from one to another until you find one that works. If you do connect to a network (sometimes you can't) it drops after a few minutes. I was trying to mix a holiday with some work and this was nearly impossible. Incredibly frustrating. If you don't need or want internet, then this hotel is fine for you. There is no food available on the premises but there are tons of restaurants and convenience stores nearby.

We enjoyed our stay. The hotel was clean, staff was very friendly and welcoming. Hotel was just a few mins walk from the beach and beach clubs. The shops & restaurants were literally at the corner of our block and went on for many blocks. We had the family studio suite. Nice living room, kitchen, & 3 bathrooms. When you opened up the curtains there wasn’t really a view but for us it wasn’t a big deal. The only issue we had was the water pressure when we showered. The water would immediately have great pressure then a few minutes later the pressure would get low then there was no water coming out at all. Each time I would turn off the water for maybe less then 10 seconds & after that everything would be fine. Our stay at the hotel was 2 nights so we didn’t get a chance to mention this to staff until it was time to go. Staff did show concern and mentioned she was bringing the issue up to maintenance. Before booking I read reviews on this hotel & didn’t see any other review about low water pressure or no water so this could be an isolated thing. If I could guarantee the water problem is resolved then we would most certainly choose this hotel again for our stay in this area.

We enjoyed our stay at this property. Walking distance to shopping and restaurants. The rooftop terrace was nice even though they did not offer food or drinks. We had a balcony/king bed room which was very spacious. Staff was very helpful. The only issue is that you can here the live music from the bars until very late. Overall it was a good experience.

Very small room but the staff made sure to keep it clean. The front desk staff were so nice and helpful. The rooftop is really nice, the ladder is broken to get in/out of pool but very nice hotel overall.

TV Channels were in Spanish. View out the window was of the building wall next door, five feet away.

Great place at perfect location in playa de carmen

Service was great at this hotel. Water pressure amazing. Parking not included but you can easily find parking in front of the hotel for 10 pesos per hr for hours between 10am-10pm. Location was perfect as well. Near decent food places and at the end of 5th avenue walking strip. My only complaints were that the beds were stiff and that not all rooms had a patio/balcony. Overall I would recommend this place to anyone. The price couldn’t be beat for location and amenities.

I didn’t like that the glass in the bathroom can see you from the street.
And also I did not like that they do not have coffee in the rooms and if you want you must go downstairs to reception, limiting ones a day

Very close to 5th ave. & markets (most of the markets are the same in Mexico)and restaurants. Close to the beach. Nice pool, relatively new and well kept. Staff was very accommodating and pleasant.

The hotel is very Clean and well situated. Rooms are big enough and clean.
Didn’t go much on the rooftop pool since there is no service there.
The only downside, bring your earplugs! dogs are barking all night long and you hear them very well!

Wouldn't recommend

Room had no window. Because of that it smelled and i had to run the air conditioner despite my sunburn. There were two wonderful young employees who really tried to be helpful (found a better room etc) and two older more senior employees who weren't interested and just tried to charge me much more to fix the situation. Location is central which is good and bad. La quinta is loud, but everything there.

Items stolen in the room

Overall, very bad experience because of personal items and cash stolen from the room. Cash was in safety box for most of the stay except 2 hours when out for dinner, and that was enough to go missing.
Other disagreement include: no hot water (it needs to be switched on by the reception every time) and unstable wifi.
Sad that there was no follow up to the complain.
Shocking because staff is friendly.

This was an absolutely amazing place with excellent location, customer service and accommodations. I highly recommend for families or groups. Best place we stayed in Mexico! We will return!
