Property has not been maintained. Had to switch rooms three times in three days. Very poor condition beds and furniture. Pools green and not maintained .
Breakfast NOT included. Friendly staff but didn't speak English. Do not book here. A shame, because it was wonderful nine years ago.

The pictures of the property are NOTHING like the real thing. The pictures are old and so is the hotel. Both pools were dirty and could only use one. There were no pool chairs and the place was basically falling apart

Well I got to the hotel, wasn’t expecting much since it’s a small boutique hotel, just to rest really. Unfortunately the AC was damaged, I have the pictures and in the morning the WC was flooding the bathroom and room, I slipped but managed to catch myself before severely hurting myself. Please check your rooms properly before.

I checked in, and was given room #1. There was mold throughout the entire room which it also smelled moldy and mildewy. I informed the front desk and asked for a refund. I was shown a different room (room #11) which upon first sight, looked presentable. Over the course of my 5 day stay, the showered sprayed water over the door, down the wall, all over the floor so I had a flood in the bathroom. The a/c worked for about the first 15 minutes it was running, then turned to warmer air. It leaked all over the floor as well. No hot water in shower but there was in the sink. When using the sink, I could not get the facet to turn off so I eventually gave up and tried again later. I was successful the 2nd time. Just too much going on! This property needs a major haul!

This property is a complete health hazard. The pictures listed are deceptive and from over 10 years ago. DO NOT stay at this hotel. Just to name a few things that I witnessed first hand.
-Filthy mattress with body fluids, mold, stains etc. in my room and older mattresses scattered in hallways around the hotel. (Yes you read that correctly)
-Broken staircases with cement buckets holding them together.
-cracked walls and ceilings with holes.
-Filthy towels and bed sheets with bodily fluid, blood stains and mold.
-old filthy dated smelly furniture
-no hot water
-filthy green pool
-filthy bathrooms with cracked walls and broken doors.

I can honestly go on and on. I booked a 5 night stay and left after one night. Reason I stayed was because I arrived in the late evening and wasn’t able to book another night elsewhere.

This place is disgusting to say the least and the owners don’t seem to care. My family and I stayed here over 10 years ago and it was a beautiful boutique then. Unless you are comfortable living in filth, stay away.

It’s a like a used Lamborghini

This hotel has some good designs but had seen better days. The hotel is on fifth Avenue across from the Coffee café. This is prime real estate and it’s a great place for people watching. it’s close to many restaurants and bars. The hotel is well-designed when it was built in the early 90s but management has failed to upkeep the facility. For example, there are three pools but only one works. There is missing wood on the banisters. The cable suspended shelving are broken and the wood that the shelves are made from peeling the stone basin has stains there is not enough towels and no comforter Continental breakfast was a nice touch in the view from the breakfast room is good. The noise level from the drunks in the hotel and on the street made it difficult to sleep.

The hotel was already closed in business when we arrived there - obviously they did not notify expedia about their closure and we had to pay higher price to stay in a poor condition hotel nearby ... also causing the shuttle bus driver to get a parking ticket (which we had to reimburse for ticket & time & extra service) ...

Basically, this hotel contradicted all of its positive reviews.

The shower had MOLD in and around the space, there was absolutely zero hand soap so we had to buy basic hygienic items at a liquor store, and the \"continental\" breakfast was a huge joke - Each day, you were strictly given 2 scrambled eggs, 2 slices of white bread, a small pre-made coffee and a glass of orange juice. Very misleading and \"continental\" should be removed from the list of amenities it provides online. It's just a small, basic pre-made breakfast.

The only thing that was likable about this hotel was the location. Right in the heart of downtown, so restaurants and other sights are mostly walking distance.

Overall, we stayed at 3 hotels during our visit to Cancun, and easily this was the most grotesque hotel we've stayed at...ever. We let front desk staff know of this feedback, and they absolutely agreed, however, it's widely known that management is the issue for why the quality of everything reeks here. Avoid at all costs.

I’m not one to complain, but this time, I have to. We stayed for one night due to flight changes. But when our group arrived we only had one room due to a pipe leak and not two.We were moved to another place down the street that was discussing and had bed bugs when we checked. My husband and I went back to our friends room and stayed on there double bed with them. You can only imagine the sleep we had. These rooms were booked long before our arrival. We were travelling for 16 hours and arrived to this mess at 2:30 am. Not to mention how none of us showered when got up because the room was dirty and smelt like mould and musty. Will never stay there again!

We stayed here from August the 4th - 6th. The place is very affordable if you want to be within walking distance from the beach, food/restaurants, night life. We were on the highest room with ton of luggage and no elevators so that was kind of difficult but nothing my son and I could not manage. Breakfast was delicious and so affordable. This is no 4-5 star hotel but it is kind of cool in its own way (plenty of stairs) and the staff was AMAZING!! They went above and beyond in making us feel comfortable and cleaned (swept/mopped) every day, made our beds. Big shower with double rainfall shower heads so two of us could shower at once. Not the most water pressure but manageable. For a small hotel it still had a nice pool! Great Job yo the whole staff! We were gone most day on excursions and what not but this was perfect for the first few nights of our stay based on our itinerary…no point in paying $500/night at a resort that you aren’t going to enjoy the all inclusive amenities. We did eventually go to an all inclusive resort the second half of our trip but I would definitely stay here again and recommend if you are on a budget.

The staff here were very nice, cleaned well, took care of what was needed. However, I could only get Wifi and phone service outside most of the time. My room's AC was blowing out only warm air, and the room is full of mold. Mold was growing on my bags and my stuff. I got disinfectant spray and wiped it all off but the fact is, I'm going to have to replace a lot of my things now as a result of staying there. I'm a full-time traveler on a budget and it's gonna cost me hundreds of dollars to replace the moldy items. In addition, my sinuses flared up as a result. I don't think changing rooms would have helped much. They were quick to come in and clean and repaint the walls but as I was leaving, you can see the mold coming back. And I even needed a fan to keep the room cool.
Again, the staff are ALL amazing! Amazingly friendly and helpful. I just wouldn't stay at this hotel again.

This place is a nightmare on Elm Street. First of all, the amenities listed for this place are either non-existent or not even close to the description. The place is cheap and you get what you get for your $50/night. Or I'd say you don't get. We checked into this place on April 17th. I paid the full price for 10 days of stay. We were sure that we'd get all that was advertised on Expedia. However, they first told us the cleaning person will be changing sheets and towels every 3 days, then we got into our room, it looked ok, the bed was nice and had an elephant made of the towels, it also had a very old and cracked standing mirror, horrible shower head (looked like a sprinkler rather than a normal shower), and it had no internet. The internet part was crucial for me and my daughter as I had to work remotely and she had to attend her classes online (both in USA). I told the manager, Leo, about the internet, he tried to fix it, it worked for a bit and then died. I went back to him, he said he'd stop by later that night to fix it but he never did. Next morning when I had to log into the system at work and my daughter into her school system we had no internet at all. With lots of fights on the phone with Leo,front desk & Expedia I finally managed to get my money back by applying my paid funds towards a new place. This hotel is a FRAUD. I threatened them by cancelling my card to get my money back! Horrible place, don't ever book it!! You will hate everything about it! Breakfast too!

We had a a really great experience staying here. The location is amazing, two minute walk from the beach and right on 5th avenue, where there’s a ton of cool restaurants, bars, and clubs. It was just far enough away from where it gets really noisy on 5th, providing a really quiet and peaceful place to sleep. AC was great, bed was really comfortable, the housekeepers and staff were so friendly. Complimentary breakfast and coffee was great. The pool was awesome. Really everything you get here for the price is amazing. We stayed here for 7 nights and would definitely stay here again. Thanks Casa Ticul!

I always try to stay in boutique hotels. This is definetly one of them. Decent. Great location, great price. It would have been nice to have a patio, however not needed. Everyplace has its pros and cons. Overall a great place for the price. Not the cleanest but acceptable for the price.

Bastante descuidada y sucia durante me estancia en cuarto 1 está la escalera y todo el día y noche es mucho ruido. En el local contiguo al hotel lo están remodelándolo y desde las 3 pm hasta las 10.30 de la noche era ruido continuo, fui a recepción y el joven encargado dijo que no podía hacer nada yo personalmente fui y les pregunté que a qué hora dejaban de trabajar y dijeron que no sabían fui a buscar un policía y hablo con ellos y sólo así dejaron de hacer ruido total un día sin descanso

STAFF WAS EXTREMELY FRIENDLY AND VERY NICE MGR. SUPER NICE. I HAD BEEN AT THIS PROPERTY TWICE BEFORE INTHE PAST FEW YEARS AND IT WAS VERY GOOD. NOW THE PROPERTY HAS WATER LEAKS IN THE ROOMS BECAUSE OF THE A/C, BATHROOM FAUCETS LEAK BY BASIN, WATER SPLATTER BY CLOGGED SHOWER HEAD, MAIN SWIMMING POOL HAS NO LADDER TO GET IN OR OUT, WOODEN POOL DECK ROOTED OUT WITH SPLINTERS, STAIRWAY TO UPPER DINNING AREA BROKEN.. Overall, this place was pretty nice. Location was great, if you wanted to right on the main walking street, La Quinta, and super close to lots of restaurants, the beach, etc. It was rather quiet. Stayed during Hurricane Delta, and felt quite secure.

Not sure how loud it might be when bars and clubs re-open, but for my stay, it was quiet and comfortable.

Major problem was that descriptions for the rooms were not accurate -- I had been looking forward to be able to do some cooking, but no kitchenette in the standard room.

Also, the checkin process took longer than any hotel I have ever stayed at, easily over a half hour. The staff was quite friendly and capable. Enjoyed my stay.

they don't have parking and since la quinta avenida which is the street in front is closed off for pedestrians only, you have to block a block or more away and carry your luggage to the hotel! no elevators so good luck carrying all those suitcases up the stars. they don't answer their phones. oh and the pool looks nothing like those pictures! i was very disappointed- shower was gross- but room was cute and outside shower was a nice touch but i would never stay there again

The staff was nice and friendly. The hotel is nice and the pool is quaint. Hotel is well situated near the more quiet end of the pedestrial zone which was a plus. The room I was in was near the staircase and close to the pool so I heard lots of people coming and going; you could hear other doors opening and closing. It wasn't a problem until late at night when guest would come in from restaurants and bars talking loudly and going for late night swims (the pool was supposed to close at 10pm). I told the staff and they handled it well.

The reason I cut my stay short here was because the internet is the worst I've ever experienced at a hotel. I would not recommend staying here if you need a reliable and steady internet connection, especially if you work remotely.

This place is nothing as advertised. The staff working there are kind and helpful but the building is in terrible repair, the breakfast area is closed, half the hotel is closed including 2 pools. Air conditioners leak all over the floor, the wifi works less than half the time, the plumming gets blocked, and the shower is usually cold. The people who own this place are taking awful care of it.

Small hotel. Pool is in centre with no sunlight. Restaurant not open upstairs. Room was clean and nice. Book here only if you want a comfy place to sleep. Staff were nice but super strict onthe 3pm check in. (We were changing hotels and had to wait 4 hours..a koox hotel at that)

Room and Breakfast Not as Expected

Not our first visit. Had carefully explained our room preference, and called Koox to confirm since no one at the front desk spoke English either time I called Casa Ticul. Koox confirmed our room selection both my reply via Hotels.com and phone, but when we arrived, it was occupied, leaving us with a much less desirable location. On our prior visits, breakfast was being served on the roof, but this trip, we were told it would not be available until towards the end of our stay. Those two features were what had driven us back to Ticul to begin with, so it was a major disappointment. After two days trying to get a meeting with the manager, he finally did make contact with us late the 2nd afternoon. In the end, we wound up at Le Reve for the remainder of our vacation.

Fantastic first time at Casa Ticul

Excellent value for the price. Wonderful location close to restaurants and the beach. Day passes included to Martina’s beach club were great. Room was spacious and clean. The hotel staff were extremely friendly and helpful. David and the rest of the reception staff were fantastic. The only downside was that the restaurant is currently closed due to a construction project of another hotel. When I had booked this hotel we did choose it over another hotel as it stated breakfast was included. I would stay here again and recommend it highly.

Only stayed one night but really good hotel. Right at the end of 5 th Avenue and no noice whatsoever. Bed was really comfy so would happy recommend to stay in Playa Del Carmen
