Everything was great with the exception of lack of communication on the use of air conditioning. The host expected them not to be altered yet left the remotes out and no signs... got a little annoyed.

This place has a shared bathroom, which I missed in the listing somehow. The shower has very low water pressure and seemed either dirty or just very run down. It was quiet when we were there, but I could see it being loud depending on the guests because of how loud it is opening and closing the bedroom and bathroom doors. No one was there when we came to check in, so we had to call and go through instructions on the phone, which was fine but not ideal. We only stayed one night and I honestly wouldn’t recommend, unless you’re trying to save a little money. It’s close to the bus/train station and the ac worked pretty well.

The bedroom was clean and comfortable. However, the main bathroom was worn, and water pressure was low. We stayed during a heat wave and AC barely kept up.

However, the staff was friendly. Download WhatsApp for check in. It was the best way to communicate with staff and get digital entry codes.

We didn’t like the quality of the furniture, the beds were effectively camp beds extremely uncomfortable, the shared bathroom had very low water pressure (zero one day). The towels and linens were very old and very used.

Sharing a bathroom wasn’t ideal to begin with, but the fact that the faucet wasn’t working properly made it even worse. Unfortunately, the other guests sharing the space were quite inconsiderate, which made the experience even more unpleasant. The bed was uncomfortable, and the air conditioning was controlled by the owner, so the room was uncomfortably hot. I barely slept and was glad it was only for one night. Overall, it felt overpriced for the quality and comfort provided.

David & his mother were excellent hosts. Cannot fault. Property was exactly as described in a very convenient location to Santa Lucia station. We travelled with two large luggage bags, only had to negotiate two bridges.Would happily stay there again without question. Served the best cappuccino at Brekky!

Our Venice Adventure

We arrived a little early so had to wait for 1/2 hour at the door. Luckily someone came out of the building and had a phone. We were let in and it was a little confusing with keys and key code but the place was very clean and nicely decorated and there was no musty smell which I had anticipated. A quiet neighborhood and just a short walking distance to the main sights.

We were so excited to get to Venice Italy and stay the night there. This was a short trip from another spot we stayed in Italy so we just needed a place for the night. The person hosting the B&B text me and said he wouldn’t be there but to call him and he would give us a code to get in. That was no problem. We deserved the room for 4 adults and 1 child staying the child was 15. It clearly stated we needed 5 places to sleep. The room only had 4 places to sleep. I asked about missing a bed and he said I must have booked it wrong. Then I showed him on my reservation that it was for 5 and he said there was a mistake and to all just share a twin bed. We had a shared bathroom that the shower didn’t work. Our room was hot so I called him again to ask how to cool and he said he turns it on and off from his location and to call him when that was needed. So I asked him to turn in. At one point in the night he turned it off and it was hot and we had to call him again to turn on. I didn’t like having no control of the temp or settings. In addition the a/c drips water into the floor as it runs. He said in the morning breakfast was served from 8:30-10:30. We woke and went out at 9:30 and it was cleaned up and put away. He offered us toast after that. Overall I wouldn’t stay here again.

The owners of the b&b were very friendly, however, the room was hot (they had an ac but the air was pretty much cover by an wardrobe, so the room was hot, plus every time we left the room, they would disconnect the AC. Sharing the bathroom with other people.. that was a no no. The shower was terrible. Hardly any pressure. For the price paid the room was not worth the value.

Breakfast was yummy and he does make the best cappuccino. We loved the home made cookies made by his mom and he was very kind enough to pack them for our day trip.

The property was perfectly placed on arriving in Venice, only a 10 minute walk from the station, although we did have trouble finding it using the directions on Hotel.com and Google maps but we phoned Davide who gave us details. The property was spotlessly clean and had everything we needed for our stay in a beautiful building. Breakfast was very good and we were able to leave our bags for the day too once we had checked out. Would highly recommend. Only issue was the shower which had to be held in your hand.

Nice air conditioning on a hot day! Shared bathroom with one other room which was fine. Breakfast wasn’t anything fancy but filled our stomachs as we headed out for the day. The B&B was really lovely and our room was huge! The B&B was very easy to find, when we arrived the host was out so he gave us very clear instructions over the phone on how to get into our room. The room had so much character to it and we had a lovely view of a small piazza. The shared bathroom wasn't an issue and we never had to wait to use it. The bathroom was big too, with his and her sinks, a bath and a shower. The shower head fitting to the wall wasn't working so you had to hold it, and the water didn't get as hot as we would have liked, but overall it worked for us. Breakfast was served at the table in the communal lounge area, so you would sit with the other guests. The breakfast was lovely with cakes, toast, fruit, yoghurt and cereal. There was juice on the table and coffee was made to order. The location was great, it was away from the main tourist areas so it was nice and quiet. The tourist spots are a quick walk though as Venice isn't that big. If/when we come back to Venice we would stay here again.

Davide made sure to get in touch with us before our stay with them to let us know how to get to their place and to make sure he will be present when we arrive. He let us check in earlier than our check in time.

Location is close to the train and bus station. Accommodation is well-maintained. Breakfast was a treat. Beds were awesome. Shout out to Davide’s mom, who is very accommodating and cheerful!

It was a pleasure to have stayed in a very homey environment in the middle of Venice! Definitely recommended!

Great value for the price

Spacious room for a reasonable price, costs less than average for this kind of accomodation in Venice. Free water, tea, electric kettle and cups available at any time. Breakfast is typical Italian. Great location close to Santa Lucia train station and to Grand Canal. The only issue - it is difficult to find the hotel, there is no sign. Follow GPS-navigator and the directions sent by the host.

Nice B&B Place

This B&B is outside of city center in a quiet neighborhood but still within walking distance to all the actions. The place has four bedrooms and two bathrooms. We stayed in the large room of the house and shared the bathroom with another room. The room is specious and clean. It has a mini refrigerator to store water and foods which we found very convenient. There is also an air conditioning unit in the room but it Is pretty loud during the night.

Breakfast is simple with coffee, yogurt, bread, green apples, and cookies. The cleaning lady asks what type of coffee you want and she makes it for you. She didn’t seem friendly to us. When we departed with our bags and luggge, she looked at us but neither said goodbyes nor offered help with the luggage, which by the way we would decline the help should she offered.

Overall, it was a nice stay for our family.

Avoid this B&B by any chance. We booked the hotel in April and it did not say it is shared bathroom on the website description, we only found it out when the booking confirmation came out. We ended up paying a shared bathroom accommodation at a private bathroom price.

We stayed for two nights, and given two sets of towers, every single tower has strong smell. The bed linen was worn out, we found wholes in it.

The window in our room did not open and we have to rely on the noisy portable aircon to keep the ventilation. It was so noisy to sleep at night.

The shared bathroom is clean.

I'd happily return here again.

This was one of my favourite places to stay on my trip around the north of Italy.
Not only because of the absolutely perfect location (it's literally a 6 minute walk from Venice SL train station) but because it's in a secluded street so the noise and hustle and bustle of the main touristy streets is non existent. Topped with the lovely service staff and on the last day I got to meet tge owner and his family who were an absolute pleasure. This would be my go to place every time I go to Venice. Convenience, great room, very clean & incredible location and price. A win win!

we arrived at the approximate check-in time. pressed the buzzer multiple times and no one answered, i then had to turn on my cell service to call the owners which cost more than the hotel itself. they let us in and showed us the room. they didn’t check our passports or make us sign anything. we just walked in and they said this is your room and left. it was a very old place, no ac, scratched up floors and very dirty overall. the “breakfast” that was included was a piece of toast and a slice of cheese. there was a fridge in the room, meaning we could store leftovers or something. we had put some packaged cheese from breakfast in the fridge during our stay. when it was time to check out, again, no one was there. we had a plane to catch which we ended up missing due to the owners never being there. we finally left and scheduled a new flight. after my flight i got texts from the owners harassing me, demanding i send them my credit card information to send them a “cleaning fee” of €50. The room was filled with ants, not our problem since the “hotel” provided the food, they also said the scratched up floors were our fault and insulted us while threatening to charge more, even though the hotel is very very old. There was no one at check in or check out, the place was very dirty and the owners were threatening and unprofessional.

I understood that I did not provide arrival time, but Owner was home, and he did not answer the ring for more than 10 min. So, I called the number listed at bell, he was saying I was pushing wrong bell. However, I was pushing proper bell.
Shower was broken even it was instructed to turn all the way to end until hot water come out. This was explained by owner. However it never come hot water. So, I must use other tab side which owner did not recommend to use it.
Owner told me that stuff or his wife will ask me to show my passport, but they did not ask me to show. So, on the last day, stuff was claiming that I did not show my passport. This is poor communication.
The restaurant recommended by owner was providing great food and service.

Location is excellent. The room was ok, but insufficiently lit. Water pressure in the shower is almost nonexistent. Couple times we didn't have enough hot water for three of us to shower. Towels looked like they'd been washed 500 times and had a gray tint, some looked like they were washed in muddy water.
I do not recommend purchasing breakfast. It is served quite late at 8:30. If you need to be at San Marco by 9, you will certainly miss it. On Sunday the breakfast arrived after 9. The food is basic supermarket cerial, bread, croissants, and yogurt. You could get a better breakfast at a cafe nearby.
There is a table in common area with tea kettle, mugs, and water. But there was not a single tea bag there. We went out to get some teabags to a grocery market conveniently located within 2 minutes.
Overall it could be a great place with better management.

Venice is an amazing city. Our stay at San Giacomo made it even better. The staff was very friendly and accommodating. They allowed us to leave are bags during the day because of a late evening train ride. This allowed us to enjoy another great day in Venice. The directions to the hotel are easily followed but make sure you follow them. There is a short entry into a passage that you walk through. Don't be concerned about walking through it. The room was spacious for our family of 4 and the breakfast was good. Don't expect American portions in Europe.

Nice 3 bedroom shared bath B&B in a scenic maze of pedestrian alleys. The best way to find this place is to use the municipal boat system's line #1 with the stop at Riva de Biasio, then head south. A compass is helpful, especially at night. The owners will send you walking directions if you ask. There is no indication of the B&B other than a note next to the door buzzer panel. This is a quiet area. The rooms are on the 2nd or 3rd floor. There is no elevator. The woman who cooked breakfast (toast, cereal, fruit, juice, toast w/diced tomatoes, cheese, coffee) was helpful. A nearby restaurant knew the location of the B&B. This place is clean and comfortable. Checkout is at 10:30 but we were permitted to leave our bags there; we retrieved them later.

The Perfect Weekend

We loved every minute of our stay at B&B San Giacomo. Located perfectly in the heart of Venice, close to the Rialto bridge but further enough away for us to enjoy the real Venice. Each morning we were presented with a wonderful breakfast that was freshly prepared by manwa and filled us up. Manwa was a perfect host, friendly, knowledgeable of the area and a lovely cook. When we next visit Venice we will definitely be staying here.

Quiet, hidden away amongst zig zag streets

We were given extensive directions to get from the bus station to our B&B. Unfortunately, we never found the streets referenced in our directions. Our \"seven minute walk from the bus station\" took us about an hour and a half! Our GPS helped only minimally, as the address given on the Expedia listing showed 1147 San Croce - unfortunately, the WHOLE area was San Croce. This was not the street we needed. Eventually we learned that we needed Ruga Vechia, and then we got a little closer with the GPS. It still told us \"you have arrived at your destination!\" while we were several blocks away, so that was confusing as well.

Getting in to the room once we found the B&B was also challenging. We rang the door bell repeatedly, with no response. Eventually, another resident came out and we were able to get inside. We went up and down the stairs, trying to find our room or a lable indicating the owner's name, to no avail. We didn't have a working phone so eventually, my spouse got brave and ventured outside to find someone who would lend us their phone - which she found quickly. She got hold of our hostess, who then opened the door, right beside us where we were waiting on a tiny landing of the third floor. It turns out our hostess was vacuuming and didn't hear our repeated ringing of the door bell over the past 45 minutes

The room itself was very spacious. There was only one other couple the first day, so we had a \"private\" bathroom for two days, then it returned to a shared one.

This was the best B&B we stayed at in Italy. The only issue was no one was there to let us in when we arrived, and we had to wait in the cold for an hour. We had been asked our time of arrival in advance, so this was disappointing. The breakfast was amazing (cereal, bread, coffee, juice, yogurt, fruit) and the room was lovely.

A Couple of Swells

The bed and breakfast is a short five minute walk from the railway station which is why we chose it. Our host was very welcoming and extremely helpful, particularly in allowing us to leave our luggage and use its facilities after we had checked out until our train was scheduled to leave. Our double room was spacious and clean though could have benefited from more cupboard / storage space and improved electrics. The shared bathroom was just down the hall. Breakfast was a delight, served in the lounge, with a variety of dishes to choose from. Free wi-fi was available and although we were warned that the thick walls might make our connection sporadic, we did not find it so. There were a couple of reasonably priced restaurants close by and it is only a short walk to the Rialto Bridge, provided of course that you follow the signs and don't get lost in the maze of streets.

Very good hosts, friendly and helpful.
They packed us breakfast for the day because we had to leave before 8:30 which is their breakfast serve time. Speaks so much about their nature. The room and the restroom were both clean. I could use a ceiling fan or A/C in the room though, it was tough to spend a night without circulating air, may be mostly because I am from Phoenix, AZ. Nonetheless, good experience. Would recommend. And it is close to the railway station by walk.

Three things which make this B&B such good value:
1. The owners; they are very friendly, accommodating and extremely helpful. They waited up for us to arrive from our late flight, put on a nice simple breakfast every morning, gave us advice on where to go and recommended restaurants (even booking a table for us one night! saving us the language barrier difficulties)
2. Location: it is an easy 10 minute walk from Piazzle Roma, 5 minutes from the nearest vaporetto stop, and is in a nice quiet part of the city.
3. Price; very reasonable for Venice. Nothing fancy, but you get a clean room made for you every day, comfy bed and a simple breakfast (fruit, pastries and yoghurts).

The worst ever!!!

Firstly I really appreciate that I could get in the room even I went to the B&B very lately probably after 10pm. But it was extremely difficult to find.

The main reason why this B&B is the worst is that I got charged twice when I made a reservation and when I checked out from B&B. Furthermore, I am not fully refunded and loss about 5 pounds. I am very unpleased not because of money but the owner's attitude. I have to keep contacting with him since he is very lazy to send me money back ( it took more than a week)

Very nice Venetian house

Italia is just amazing! It was very pleasant staying with her. The location and Italia were probably the best part of the stay.
I enjoyed the breakfast it was actually better than most budget hotels. It is difficult to find this place because it is hidden in a small alley. There are no signs so please look for the HOUSE NUMBER and have a map handy.

The building is a historical old Venetian building. The bed and breakfast is on the third floor so be advised that you will need to go up two flights of stairs and there isn't an elevator, in case you're disabled or plane lazy. You must be comfortable with an old style of bathroom and bedroom to appreciate staying here. The toilet and shower are very old fashioned which is charming for some but an issue for others. I loved it! The restroom is shared between two rooms.

Over all it was an amazing experience. It felt like i was staying at someones home rather than a hotel.

It was a great experience. It is not easy to find any location in Venice as it is a giant maze - Itala and Luca did everything they could to give us detailed instructions how to get there. After one day you could easily find your ways around but on arrival the information given was crucial so well done Itala and Luca :)
Room was spacious, clean and very nicely decorated. Breakfast very good with facilities to make a coffee or tea any time of the day. Fridge was always full of chilled mineral water and the fruit bowl never got empty.
We had a fantastic stay in a friendly b&b, we could not ask for more.

bed and breakfast is close to train station which is good. But is up two flights of stairs and hard to carry luggage up. Breakfast is toast and a croissant and a few pieces of soft cheese. Shared bathroom which I would not recommend

Nice quiet neighborhood

First of all the room we stayed at was ginormous!! Very spacious and clean. The listing for the B&B doesnt really specify when check in time is. So to our surprise we were not able to check in to our room when we showed up. Even though I emailed the B&B ahead of time, like they requested. It was not too big of an inconvenience since we only had to wait about 30 minutes for the room to be ready.The attendant we also really busy and did not offer to tell us about the nearest attractions to us. All we got was a map and a smile. Overall, the B&B felt like you were spending some time at a friends house. It is very cozy. The breakfast was nothing to write home about. It was more of a continental breakfast. Toast, coffee, tea, juice, and some sort of pastry. The shared bathrooms were fine and we had 2 to choose from. The B&B is located in a quiet neighborhood away from a lot of the shopping areas and restaurants. Not too far though just a few minutes walk but far enough to be away from the noise. Overall, a really nice place and good location.

Lovely B&B

The staff here were so incredibly helpful, from the directions to get to the B&B, to advice on places to visit and how to get around and the best ways to keep cool in the hot weather! My room was very spacious, the bed was comfy. There was a small safe for storing valuables and plenty of space for luggage. The bathroom was nice and everything was well cleaned. Breakfast was nice and filling. The wifi worked well and there were details of places to visit or eat as well as details for where to find a launderette available.

Great location, close to train station. Easy to find, although I wish the outside of the door had a proper sign. Hotel staff was very accommodating and made us an early breakfast since we had an early flight to catch out of Marco Polo Airport.

Good value...

The B&B has 4 guest rooms which share two bathrooms. The rooms are spacious and kept very clean. Friendly, helpful owners. Breakfast was ham/cheese toastie, toast, biscuits and pastries. Good location, just 8-10 minutes walk from the bus station and train station.
As the owners don't actually live in the B&B, nobody was there when we arrived as we were half an hour earlier than advised. However, a quick phone-call and the owner was there in 2 minutes.
I would stay here again.

Nice and reasonably priced

Nice place with a nice room. Owner was very nice about leaving me breakfast as I had to leave early to catch a train. The hotel is easy to find from the train station but I did have a bit of a problem finding my way back from wandering the city itself, though it probably didn't help that it was dark and I was jet lagged. Overall I recommend it.

The B&B is not marked anyway and the door of the house where its located on the second floor is almost impossible to find. Otherwise the location is nice and close to vaparetto pier.

Nice Staff and B&B Make for a Great Stay

The owner is extremely nice and friendly and does her absolute best to make everyone feel welcomed. The B&B itself is beautiful and spacious and is within easy walking distance from the bus or train. We could not have been happier with our location or stay in Venice thanks to this B&B.

Missing some basics

This B&B requests arrival info to meet you and give access to the building. We arrived exactly at the time we stated, but it took 20 minutes for the manager to answer the door or mobile phone which I had spoken to her on earlier. She lives next door. She was nice and helpful with local info, and also speaks English and Spanish well. The bathroom for our room was \"private\", meaning not used by other guests, but the access to it was \"down the hall\". We had to walk through the main salon (where other guests congregate) to access it, and it had a large smoked glass window, with no shade/curtain, in the door, which we found unacceptable. The mattresses were very old and provided no support, causing us both to experience very restless sleep. We would recommend another property due to these issues.

Stayed over Easter weekend for 3 days and overall I was satisfied with the accommodations. Once you arrive, you are treated well and you feel comfortable inside. The rooms & bathrooms are clean and comfortable, so no bad surprises. The price/quality ratio is good overall - you could easily spend a lot more for accommodations elsewhere and be less satisfied. In terms of location, it us more towards the western part of Venice, so if all you are interested in is visiting San Marco's Square, it might be a little too far if you are really lazy. But seeing as Venice is so easy to see on foot, it shouldn't even be a concern. At the very least you get to see something a little different and the labyrinth that is Venice is always interesting.

Fint boende, lite slitet men hyfsat rent. Svårt att hitta med en väldigt diskret dörr. Supertrevliga värdar, god frukost med supergott kaffe. Ligger perfekt i stan och nära tågstationen så en inte behöver släpa väskorna så långt.

Excelente ubicación. Para llegar no es necesario gastar en transporte una vez se encuentran en la estación de Santa Lucía se llega caminando. La anfitriona es muy amable y da muy buena información.
