The room view was gorgeous. It was overlooking the canal. It was nice disadvantage although we were helped was getting to it. It seemed to be at the very end of the hotel lots of stairs. Also, the detergent they used to clean your bedsheets was very strong. It was not a great experience in that sense having to sleep in it.

We got to breakfast at 9.15 and there was barely anything left, and at 9.30 we were reminded twice that the breakfast was over at 10. It’s an okay selection just come in earlier I guess if you want to have proper meal.

Perfect location next to the train station if you are only popping in Venice. We had a view room to a canal and bridge which was a perfect start to an Italian trip. Worth the extra. Room was small but clean with large bathroom. Breakfast was plentiful and had both eggs and fruit… not just pastries. I would stay in this view suite again.

Period hotel with great breakfast. The room was clean and spacious and the bathroom clean and lovely.
The check in staff downstairs were helpful too.
The lift and heating worked well.
Excellent location, a few steps from the train and Grand Canal.
When we booked it said Grand Canal views. Our room had no views other than an old unloved roof. That was disappointing.

Tiny room but, its like almost everything in Venezia. Picture perfect spot. Beautiful lobby. Secure entryway Exceptional breakfast included and it takes place in the adjacent hotel wich is connected through a walking corridor. Reception is on the second floor and also you have to keep climbing stairs depending what room you get. Super friendly staff.

Liked how close it was to the train station. Ask at check in if they had an elevator & he said yes. He then gave seniors a room that you had to climb 28 steps through long weird hallways and the room from the 60’s seemed like it was the room they sent Cinderella up too. I’m guessing we clearly didn’t get one of their best rooms so beware. Bed was good and nice breakfast.

This hotel seems to be connected to another hotel. We had to come in thru an alley on your left hand side if you’re coming from the train station. Go all the way to the end and entrance is on your left. We arrived early and stored our luggage until the night. The room we got was 603 and it seemed to be in a different part of the building. Hallway looked more worn out and the room window is to a dumpster. Room decor was too red and lighting is dim. Bed matress was sunken in the middle. We only used for one night. Breakfast was ok though. We checked out early and stored luggage again until the afternoon.

Charming with a great view

Charming Hotel. Friendly and helpful staff. The view from the room was wonderful. No elevators but only 2 floors. Staff will bring luggage up but if you are unable to climb stairs this is not your place. Room was spacious, clean and comfortable. Early morning noise from street may be bothersome but we only had a one night stay so wasn’t an issue.

Outdated hotel in a dark ally way

We didn't get a good start of our stay. We followed the directions given by the app, to found ourselves in a dark dodgy ally. The door was closed, no answer from the bell, no answer when calling the hotel. They did not even answer the calls from hotels.com. We sat in that dark freezing ally for 30 minutes, trying to contact the hotel in all possible ways. I noticed that there was a camera as well on the wall.
An Italian couple passed us and said that there is another door we could try. There is the Luxe and regular reception. Luxe was already closed, they shut at 5pm, but other had to be open. We followed their guidance, the other door was indeed open, there were two men at the reception. They said that they could hear and see us, but probably the bell is broken, so it could be the reason why we couldn't hear them. They did not send anyone to check on us (2 minute walk), they didn't check their emails, nor did they answer the phone calls. They just shrugged it off. Horrible service.

The room was big but outdated, lots of noise from the ally (kitchen staff taking bins out). Bathroom mouldy. Breakfast buffet okay. The ladies in the Luxe reception the following day were friendly. Used the luggage room, unstaffed and unlocked.

Wouldn't visit again.

In one word: Quaint. We Had a very difficult time finding the front door. Then had to check in at the partner hotel next door because reception wasn't open at the De Luxe. Service was great but NO ELEVATORS. And once we got to our room, there was no way to call the front desk and there was never anyone at reception at the \"Abaazia de Luxe\" only at the main \"Abaazia.\" If we needed anything, we had to walk outside to the neighbing hotel Abaazia and ask in person.

Small room but beautifully decorated, vintage design with modern amenities. Front desk was friendly and knowing we'll be checking out early and miss the breakfast, offered to packed them for us to pick up on our way out. ATM available on site to pay the city tax if you're out of cash like us. At the center of a lot of shops and walking distance from train station. Check in is easy, you'll likely pass the entrance on your way to the main hotel.

We picked this hotel based on it's proximity to the train station, and it was literally right around the corner! Our room was beautiful and quiet. Our view looked right out over the same view that people have coming out of the train station. We did have someone waiting for us to check in and she was very nice and helpful! When we told her that we would be leaving the hotel by 4:45am on our last day, she offered to make us each a bagged breakfast to go, and she didn't forget! The bags were waiting for us in our room the night before we left. Thank you for a lovely stay in Venice!

It was ‘ok’. The receptionist was nice and helpful. What I realized is that the main hotel is down the street and much nicer than the portion that I stayed it. The reviews said the rooms had great views of the canal. Unfortunately, our room only had a view of a dumpster. Cleanliness was good overall and the close proximity to the train station is fantastic. It’s a good place if you are on a tight budget but you get what you pay for so don’t expect luxury.

Hidden up a little alleyway, it’s easy to miss the door but once inside it’s very welcoming. The receptionist guy immediately grabbed our bags and hauled them up a rather steep staircase. The check in was effortless and he then took our luggage up another staircase. I have to say that was excellent service. The room was pleasant if a little plain. The bathroom spacious, clean and has a neat shower/bath/spa. Overall a very pleasant stay.

We chose the location because of the proximity to the train station as we were only in Venice for 1 night. The location was as we expected and perfect for our stay. However, 2 things made it rather unpleasant for us during our stay. Firstly, we arrived at Venice around 430pm. When we followed the instruction and went to the hotel only to find that the reception had left for the day with no further instruction on how to check ourselves into the hotel, we tried our luck with the sister hotel down the street which helped checked us into the room. Secondly, we were late for about 45mins coming back to the hotel for checkout because we got lost in Venice. (Anybody doesn't?) And the hotel promptly removed out belongs from the room. While we appreciate that the hotel needs to do housekeeping for the next guest, it still undoubtedly left a bad taste in our mouth and a poor impression for us of Venice.

The ancient building with a super location for anyone traveling by train, bus, or boat, is deveoping into a boutique hotel with spacious rooms and spa details in bathrooms. The daytime sitting room transforms into a breakfast room witha delightful buffet. The staff speaks English, though we did have two funny incidents due to a mix up of left/right and push/pull. There is no elevator so if you cannot do stairs, this hotel is not for you. The entrance to the hotel is in what looks like an alley to an American, but in Venice, it is a street. One of the most unique ice cream shops in Venice is just across the bridge on the left, and on the right is a fabulous old church that is open most hours to the public.

Perfect for access to Venezia

We had to drop off a rental car at Piazzale Roma and then take the Frecciarossa south to Napoli out of Santa Lucia Station the next afternoon. I wanted a place to spend the night that was within walking distance of both terminals and Abbazia De Luxe fit the bill perfectly. Most of the time if you get a hotel near a train station you are asking for trouble, but this place is a gem for anyone who is visiting Venezia and would like to be near the quarter where real people actually live on the island. You are on the edge of the Cannaregio sestiere, and while there are no shortages of tourists here, an early morning stroll will reveal how life unfolds in this splendid place.

The hotel is small but charming. The breakfast buffet is superb, the rooms are quiet, and the decor is really well done. The shower in the bathroom is fantastic for two (unusual for Europe). Lights can be romantically dimmed to soft red. Not a huge room, but they utilize every square inch well. We slept like babies. Wi-fi was good. Staff was very, very friendly and helpful.

Note that there is another Abbazia hotel on the same street (same owners, nice but less romantic). This one is better. It's the first door on your left as you walk down the street perpendicular to the canal. You'll have to drag your bags up about 25 steps.

Bottom line: I would definitely stay here again. The price was extremely competitive for Venezia. Great value.

A must hotel in Venice!

Abbazia de Luxe was near the train station which is why I chose this hotel. The hotel was clean and incorporated a lot of Venetian designs which makes an authentic Italian experience in Venice. The linen, pillows as well as the bath towels smelled good. The bathroom toiletries were of excellent quality. There were a lot of choices to choose from and had I not been rushing for my appointment, I would have stayed half a day to try out their offerings. I was also able to deposit my luggage since my train was to leave much later past the check out time which was a plus so I can tour the city. I highty recommend this hotel for those who are travelling to Venice.

This place belongs to the same group as hotel abbazia and we headed to the latter as a mistake but the staff at hotel abbazia was so nice and helpful and take us to abbazia de luxe and even helped us to take the luggages up the flight of stairs and into our room. Breakfast has limited choices but acceptable.

A treasure in Venice

Within walking distance from the train and bus and convenient to the People Mover for the cruise lines. One bridge over the canal to walk up/down so either pack with that in mind or be prepared to pay for assistance. Tucked away down a small alley but easy to find with their directions. Easy to get o restaurants and sights. Wonderful atmosphere. There is at least one flight of stairs that you need to negotiate. Room we stayed in was extremely large with a fantastic bathroom. The breakfast in the morning was outstanding.

I chose this hotel because it was close to the train station. The room was tiny, with a small bathroom up 4 stairs. The bed was comfortable and the location was quite. The room had air conditioning and was comfortable even in the heat. Breakfasts were good, although we had to go to the dining room in the sister hotel up the street to get hot items.The water \"bus\" stopped close by so getting around Venice was easy. We found good dining options within easy walking distance.

Do not stay at this overpriced hotel.

First of all finding our hotel was difficult because the address did not match the location in our GPS. Once we finally found the hotel by asking people around we have to go to a completely different building to get our room.

Once we reached the building where our room is in we have to take two long flights of stairs with our luggage bags because they did not have an elevator. As we entered our room we noticed that the room was fairly small however everything in the room looked very pretty to the eye.

The air conditioner was Extremely Loud and it was broken. We have to turn it off all night because we could not sleep which made our room extremely hot and humid which also did not help us sleep.

The bathroom sink was gigantic however the only spot where the tap worked was in a tiny corner where you couldn't get much space to actually wash your hands. The bathtub was sizable however the drain did not work very well there was a pool of water in the bottom of the bathtub and we had to wait about 30 minutes for the bathtub to drain. The door covered half of it so water test spraying outside of the bathtub and getting onto the bathroom floor causing a big mess.

To pay $550 for 2 days was a big fat waste of money.

Everything from the pillow covers to the bed sheets to the quality of the soap that they provided was very very cheap.

No grand canal view at all

Strength:
1. near train station, convenient for inter-city and intra-city travel.

Weakness:
1. I booked a room with grand canal view. However, all the window facing the grand canal is viewing a large bridge. So the bridge is basically all the grand canal view you'll get. And as there are always a lot of people walking on that bridge, so you won't open the window because of the noise and those people on the bridge will also look back at you. Therefore the grand canal view is no view at all.

2. The structure of the building. You can consider this hotel a guesthouse. You can hear people's footsteps on the same floor and the floor above. It is always noisy within the building until midnight.

3. There is a restaurant at ground floor. Let alone the noise produced all day long, there are two moment that the noise is worse. In the midnight when the restaurant is closed, and at the dawn when it is opened. The staff there slam there gate so hard that will wake you up in your sweetest dreams.

Overall, this hotel is over-rated and it is not worth the money. Especially you are looking for a hotel that you can enjoy the grand canal view.

Nice hotel close to the train station

Being close to the train station in Venice is a good thing. There are no cabs or cars on the road, and we saw a bunch of people struggling to find the public ferry or having to wheel their luggage over the bridges and complex roads. We found it convenient to stay close to the train and then walk everywhere we needed to go. The room itself was nice, quiet and warm, which was nice since we stayed at the end of December. The room was a little small, but cozy overall. The bathroom was clean and the bed was comfortable. The one thing that I experienced was a mosquito in the room which I managed to get bit by in the middle of the night. Not sure if that's just a Venice thing since there's all the water. The common room was nice and comfy too. I would recommend this hotel.

Other than the location which was right on the canal, the hotel doesn't have the right appearance. Doesn't look impressive from the outside. TV remote not working properly. The wifi was not good at all - unstable too. Breakfast spread was below standard ! For the price this hotel isn't worth it !

Brilliant location, barely 50m from Santa Lucia Station in Cannaregio. Our room looked directly over the Grand Canal, although not all do. Not as noisy as you might expect, with the windows closed it's actually pretty quiet.
Charming hostess, very helpful and friendly. This hotel is an annexe of the larger Hotel Abbazia nearby and you are welcome to take breakfast in the Abbazia, which has a lovely courtyard and is recommended in good weather. We ate there every morning and it was great. Staff at the Abbazia are also very friendly and available to help at those times when no-one is at the De Luxe (the annexe is not staffed around the clock). Pricey, but reasonable for the location and quality, particularly in Venice. Be aware of the steep steps entering the building and leading to the rooms. Highly recommended.

Hotel Abazia Deluxe Venice

Stayed at the Hotel 2 nights in July. The Hotel is located about 150 m from Venezia St Lucia Train Station. The Hotel is located just inside a narrow laneway and the entrance is simply a plain doorway. Its sister Hotel is easier to find, being located further along the laneway and they will assist.

Inside the entry door there is a long steep flight of stairs up to reception and the breakfast area. Our room had a number of windows and looked over the canal and one of the bridges. The room was huge and actually comprised of one room with Bed, TV, table/chairs, and a second area with a lounge and bath on a raised platform The bath was translucent and glows different colors which can be selected.

The breakfast area is a small area adjacent the reception desk. The selection is limited but quite ample and plentiful. Cereal, juices, cold meat, cheese, boiled eggs, coffee, fruit, cakes etc

The receptionist was extremely helpful, including maps and advice on how to get to various areas of the city.

Some one who has difficulty negotiating stairs may need to consider whether this Hotel is appropriate for their needs.

Our canal facing room was fantastic. We would choose this Hotel again on any future visit.

Quirky and awesome!

This place is awesome! It has a ton of quirky character (illuminated wood sculptures in the room) and is unbelievably spacious for the area. The only things to complain about is that the bed was a little uncomfortable and it wasn't the best location (as far as you can get from San Marco and right on the noisy grand canal). All in all, an awesome place to stay!

A beautiful stay in Venice

We had a beautiful bright room which overlooked the Grand Canal,you cant get better than that.Very clean.The ferry station was very close and lovely restraunts nearby.The staff were lovely too.Would stay here again.
5mins walk from the railway station.

I was staying in Venice overnight just over a 1 day visit.
Staff was friendly.
The environment was nice.
Clean.
I would stay again.
Only points to pick was: 1) I had to leave by 6:30am the next day, I was told that breakfast would be left in my room overnight to consume the next morning. But that did not happen. 2) I am 6 feet tall. There was no place in the shower area to put the shower gel.

Great Location

Great place close to train station and great restaurants. A little far from St. Mark's Square, but we were next to the boat stop and it was a great walk back to see everything. Guilia was very helpful for everything from restaurant advice to helpful hints. Would stay there again.

We couldn't have enjoyed our stay more! The location of this hotel was why we chose it (being right next to the train station so we didn't need to cart our luggage far). We expected it to be an average room, but it was WAY more than that! The room was big, beautiful and the bathroom was luxurious! The view frim our window was breathtaking, overlooking the Grand Canal. I thought it might be noisy, but we didn't really notice that too much. The breakfast offered anything you could possibly want and then some! Don't miss out on this great spot! You'll love the service as well. You do need to walk up stairs to get there, but it's worth it!

Good Location/Small Room

The hotel was difficult to find. The Abbrazia Hotel is just down the road and the kind staff escorted us to the Deluxe, even taking our bags up the \"steep\" steps at the entry to the Deluxe. The Deluxe is very nice and clean but as mentioned there are many steep steps at the entrance to the lobby. Hotel staff were very nice and spoke English. The breakfast was good, usual for the European breakfast experience. The room, was VERY SMALL. My husband is tall and he could hardly move around in the room, bed very tightly located between two bed side tables. Window looked out onto a lane with was full of garbage cans! Bathroom, although large and clean is accessed by going up several stairs which without a railing could be dangerous for elderly clients. Linens and room were clean. Excellent location just off the Grand Canal, St.Lucia Train Station a 10 minute easy walk. We would stay again but would request a room upgrade, as there are rooms larger and with views of the canal. Overall, a nice property for our purposes in Venice.

Convenient, charming and clean

We loved this little boutique hotel. Very convenient to the train as we were traveling with a lot of luggage. A little bars to find as it is technically on the side street. Room was large enough with a big bathroom. Convenient and central. Breakfast was delicious and the staff was very helpful and nice. I would definitely stay there again.

Excellent little boutique hotel, literally stone throw from the train station. Don't judge the hotel from it's outside entrance, once inside, great cosy feel and friendly staff.

Decent Hotel, Very Convenient to Train Station

The hotel was very nice and we received a complimentary upgrade to a suite overlooking the canal. It is very convenient to the train station and a short walk to the buses that head to the airport. The breakfast was a little bit lacking in relation to the other hotels we stayed at in Venice as there were more prepackaged foods and a handful of fresh items. But really no complaints.

Amazing View

Abbazia De Luxe is a gem in Venice. We had a canal view room that was perfect. The view of the Grand Canal and the hustle and bustle of the city couldn't be beat. The room was beyond what we expected after our stay in Rome- the bed was very comfortable and you could tell that a lot of care had been put into updating everything, including a jetted shower! Located a quick 5 minute walk from the train station, was a bit difficult to locate at first, but once you knew were it was it was a breeze to find. Desk staff provided a map and made it very easy to locate the major sites, in addition to great directions to the cruise port. We would definitely stay again if we make it back to Venice!

Location, Comfort and Friendliness

We stayed at Abbazia De Luxe for 1 night transition before boarding our cruise. It was perfectly located for our needs since we arrived by train and were departing by ship. The hotel is proximal to both. We requested a canal view and it surpassed expectations, as it overlooked the bridge over the canal. The extra cost for this pleasure was well worth it - after freshening up, to be able to sit by the open window and watch & listen to the activity around the bridge while sipping some chilled white wine. Sleeping comfort is important to us, and the bed was very comfortable for a good solid sleep. Room and bath were upscale and spotless. The shopping and restaurants in the area were also exceptional. Breakfast was well laid out with a variety of local Italian style and continental style foods, fresh fruit, cereals, breads and Cappuccino. The hosts were very helpful with information, directions and storing our luggage between check-out time and our late cruise check-in time. We would highly recommend Abbrazia De Luxe for longer stays as well.

Very small rooms, staff unorganized.

There is a flight of stairs required to get to the check in floor. Once there, check in is at this hotel (not their main hotel as your reservation says) if you arrive during regular business hours. The woman serving us was highly disorganized - the reservations are written in a worn datebook in pencil. Our room was very very small, and had stairs to go to our bathroom - which was difficult because of mobility issues. The bathroom also has an eery red light option. Internet is reliable. Breakfast sucks. But otherwise good location.

Room changed to Abbazia Hotel

Received an email a couple days before our check-in that they have to switch our room to Abbazia Hotel because we requested Twin Room (2 beds). Abbazia Deluxe said their sister hotel is also 3 stars & just next door to each other. We were given a triple room. Our room wasn't ready but they moved our luggage to our room while we were touring around. Room is big in European standard & very nice renovated bath. Breakfast has good variety of choices. Air conditioning was not turned on yet & the room was a bit hot & we cannot leave the windows open because of mosquito.Excellent location especially if one is looking for somewhere close to S. Lucia Terminal & Piazzale Roma. We got a special rate from Expedia.ca & worth the money. Will definitely recommend & stay again.

Infested with bed bugs

Very nice and helpful staff, but unfortunately i have been bitten by bed bugs every night (which the hotel is aware of their existence). Also the room wasn't cleaned properly- full of dust, dirty cups never taken, floor has never been washed during our stay. Also very hot because of their water pipes running through the walls. Sorry, but i wouldn't recommend it at all.

Great boutique hotel, modern and great location

The room was uniquely modern, very clean and the service was great. The only down thing is that there was not much sign to point to the hotel aside from that on the hotel's door itself and the high steps leading to the lobby. Otherwise I would rate this hotel as an excellent choice in Venice.
