The property was very conveniently located. The cost for two bedrooms and a full kitchen could not be matched. Only downside was a decent amount of street noise, and it was lacking blackout curtains, but having stayed in many Topeka hotels, I’d chose this over them every time.

We requested an accessible room but we were put on the third floor with no elevator, so I would highly suggest directly contacting them before you arrive to confirm. There is an open trash bin with no cover right next to the outside stairs and the outside is quite unpleasant, but our room was clean enough. There was not an adequate deadbolt on the door so safety was a concern.

For an extended stay, this is a good option. Stayed for one night and just to sleep so was there less than 12 hours. Blinds on windows do not block out street lights so it seems like daylight all night long. Lots of road noise. Check in requirement to photo copy my drivers license was strange. When I asked, why, the explanation was because we want to make sure no one pretends to be you. I asked what happened to the paper copy after we leave and they said, we keep it in a file. That’s not cool so I asked for the copy when we checked out. Overall I give this a 3-4. Mostly due to road noise and street lights.

This is more of an apartment living space in a rough part of town. Old furnishings that looked like a pieced together dorm room. Dirty carpets. Disgusting staircases to rooms.

This property was a small, converted apt bldg. Lsrger and more comfy than most hotel suites, balcony, full kitchen with laundry, and two tv's...much like home. Well done. Nothing glitzy, super fancy, but clean and very comfy...everything in good working order. A little noisy outside, but I slept soundly, so not too intrusive...0would stay there again. Perfect for extended stays

We had an amazing stay! The young woman who checked us in was very kind. We were ready to check in right at 3:00, so she went up to make sure we would walk into a clean room. She informed us they were short staffed, so she was unsure if it had been cleaned or not. It was clean, so we were good to go.

The suite was amazing! Very spacious and clean. It us located on the corner of two somewhat busy streets. I was surprised how quiet was. With the exception of a very occasional motorcycle, we heard nothing.

Very comfortable bed. We were surprised at the amenities. Our rate was extremely reasonable for what we booked.

I would very highly recommend Washburn Suites. Located adjacent to Washburn University. 10/10!

We stayed here for a wedding. We had a two year old with us. They do not have cribs or pack n plays available. We were on the third floor. There is no elevator so we had to climb up and down the stairs with all the kids and luggage. It was very inconvenient. The pillows were small, square pillows and not a normal size for a queen size bed. The stove burners were all uneven, which made it difficult to cook on. The blinds had some broken slats in the living area. Also, when we woke up the 2nd morning, there were ants everywhere on the living room table. I will say that I also heard scurrying in the wall in the front bedroom on multiple occasions. Not sure if it was mice or squirrels. The streetlight shined through the blinds and lit the room up at night. Also, you can hear every car that passes in that room so it was difficult to sleep. There was no breakfast. I don’t think I would stay here again but it served its purpose for what we needed. The staff was nice enough. The room was equipped with a laundry facility.

Everything was great and would definitely stay again. The staff were great as well. The only problem was that the property backs up to a busy road and the vehicles driving by all night are pretty loud. I’m a light sleeper, so I had trouble sleeping, but my wife wasn’t bothered by the noise at all.

The room is definitely aged but considering the price I paid no big deal. It was all clean but you can tell there are things that need to be fixed or updated. The staff was SUPER friendly!! The facility itself was clean and a decent place to stay and if you do not want to lose your security deposit you had better clean the room yourself before you check out. We did like we would at any other hotel and left the towels in the bathroom in one pile on the floor and we left the trash in the trash can but that is apparently not acceptable because we were told that the room was excessively dirty and it took an excessive amount of time to clean so we would not be getting our security deposit back. When I called and talked to the manager about it she said that she was not goi g to look into the claims made by the cleaning staff and it is what it is.

I am not certain how this establishment actually is. Upon arrival we learned our reservation was canceled. They stated they tried to get a hold of us but they never called us. So at 10 p.m. we had no where to go. The lady in the front was so nice and she too was upset by this situation. Said it had happened frequently with their hotel.

Ps- the lobby looks NOTHING like it does in pictures. Which leaves you thinking you made a good choice when you didnt.

Great location. Coffee shop and lobby are a 10/10. The apartment is super spacious and clean. Beds are comfortable and some of the furniture has been updated. Only needs a little attention to details such as faucet handles, caulking here and there. TV remotes are confusing and the water tastes terrible. With that said we’ll stay here again and the pros out way any updates it could use. Staff was friendly.

Have to remember to request 1st floor. No elevator on property. Made it harder for visitors with bad knees

Room was great the set up no issues with staff or the room itself could use some black out curtains other than that loved the apartment. The Road is very busy that runs on both sides of it and always noisy loud trucks all night not able to get much sleep due to the atmosphere around the hotel.

Room was clean and the bed was very comfortable. The bedroom in the front of the building was noisy with passing cars that kept waking me up throughout the night. We turned the heat on and the smoke alarm briefly went off- the filter on the furnace desperately needs to be changed. Otherwise it was a great place to stay for a night to visit the Washburn campus.

This is a repurposed apartment, which meant that our room was literally the biggest hotel suite that we've ever been in. We really appreciate the proximity to Washburn University as well.

Unit was very clean. Did not use kitchen as we were there only overnight. Bed comfortable. The property itself was great but there is a lot of street noise for sleeping.

The only thing I was disappointed with was the master bedroom furniture placement. The Queen bed was placed against a wall, not just the head of the bed but also a side. There was no way to get in bed on that side, you have to crawl up from the foot of the bed. I will be more observant in furniture placement when next I reserve [which I will] with them again.
