Don’t come if you’re a family.

Came last night and the restaurant doesn’t cater for children. Paid for a meal which my daughter couldn’t eat as it was over seasoned for adults then got asked for a tip.

Then left our swimming stuff in the room by mistake came back to collect but as ‘after three’ apparently no one in the hotel can access the area or tell me if it’s been found. Poor communication and no attempt to assist from the staff. Be aware the pool and spa are extra with limited access time for children.

Clearly focused on trying to be a ‘boutique’ Spa hotel and is in no way family focused.

The apartment felt clean and the beds were very comfortable. The staff were all very friendly and there was a very good atmosphere being family friendly. The children splash time was great, with spa faculties available and sun loungers, you really felt like you were at a resort. The location is exquisitez One of the best family get away we have ever had. We will be back.

You arrive and will be advised that you need to pay for the room and that you cant get incidentals billed to you room as these need to be pay as go!

When you pay at the bar / restaurant they seemed to be clueless about needing a VAT receipt and will ask you to scan a QR code for a receipt. However you will find out that in fact this is not a VAT receipt that is emailed to you and need to ask the hotel to manually write out a VAT receipt.

The restaurant menus has about 6 mains which is fine, except that for me when I ordered they came back not once but twice to advise that my choice was out of stock!

If you want to use the gym/spa its an additional cost at £12 per day and having used the gym the equipment is dated and not all working, both sauna and steam room are tired, however the pool is a good size, but for me it would not be worth the money.

The staff were polite and worked to a good standard and some of the above would not be their fault, I think it was more to due with the hotel going through some kind of ownership change, however it did not make for an easy stress free stay.

The staff were so helpful and friendly, especially Krishe. Couldn’t have asked for more from them.

Parts of the estate are a little tired but it looks like they are renovating the main old building and in general, the family had a great time there. The 2 bed apartment was huge.

I didn’t expect the Ritz for £65 a night, but the rook was very basic, not even a bottle of water or a biscuit !! 🙄 and given there is no hand held shower, a shower cap would also have been useful.

Communication is poor, and very disconnected across whole site (i.e quote “the hotel doesn’t have anything to do with the spa”, and a distinct lack of reply to emails)

Food was OK though - but not enough to pull me back anytime soon! Sorry.

The room heating did not work and a plug in electric fire of the type used in a shed or garage was in the room.The plastic seal at the bottom of the glass screen over the bath was missing so the bathroom flooded when I showered.This was repaired the second day.On the first night I had three guests for dinner at the hotel restaurant.When we were leaving I asked to sign the bill but was told that it was a separate company and I had to pay then.The same at breakfast.When I went to use the gym I was again told a separate company and to pay before entry.Today the swimming pool was closed.I use Hotels.com for many of my hotel bookings and am a gold member.For the first time they have let me down.This is not a four star hotel.However I rated poor and not terrible as the staff that I met were good.

The food was actually really delicious and reasonably priced! Good choice for buffet breakfast. Room was huge and lots of windows and good heating. Loved the swim and massage I had too. Beautiful surrounds to take a walk also.

We booked a spa and afternoon tea experience for my husbands birthday. On arrival we were greeted by a member of staff who showed us round. The pool was nice but a little cold. We then went for our treatments which were amazing. We then went to the restaurant for or afternoon tea. Unfortunately it was a mess. It obviously had not been cleaned up since breakfast and there was food left on every table. It was really off putting. We were served our afternoon tea 15 mins after our tea came out which by then had gone cold. After that we went to check in. We got to our room which smelt of smoke and then we found lipstick and a brown stain on a pillow. We went to reception and explained and they switched us to another room. We booked dinner in the restaurant which by the evening had been cleaned. The food was really lovely however the garlic bread that my husband ordered was forgotten and took 10 mins to arrive after our dinner had come out. My husband paid the bill and when I checked it they had given us the wrong bill. Luckily for us it was cheaper than what we actually owed. Overall we were really disappointed with the whole experience. The one thing we were impressed with was how lovely the staff were. From the Spa staff to the restaurant staff. It is just a shame as the hotel needs some desperate love and attention and maybe management need to support the staff a little more.

The staff and upkeep of this hotel does not suit the surrounding area and the grounds.
While many reviews seem really good, I question their validity.

The poor drab, stained carpets through along with the stained and water leaked walls are what you’re actually going to get.

Internet consistently drops out and won’t reconnect. Staff are rude and insulting.

Definitely a place to avoid.

The hotel was fine overall though rather tired looking in places. Outside could do with being painted in places which creates a rather shabby look which could be improved reasonably easily..
The big problem was being unable to get access to my room on the second night due to the code failing which meant I had to walk to reception to get this dealt with rather than just going to bed.

We had a fire alarm go off at around 06.30 in the morning, i evacuated the room, no staff were present to offer advise.

After about 5 minutes the alarm was silenced, so i went back to my room, then the Sounder went off another 6 times as the staff did not know how to reset it.

I have sensitive ears and they are still ringing now which i had documented with reception.

So always close the bathroom door when taking a shower as the steam sets off the sensor as it thinks its smoke. Basically this is what setoff the alarm in this case.

They insisted I pay for food and drink as I went and would not then give me a vat receipt, the service in the restaurant was slow, the food was cold and when I complained the microwaved it and sent it back. I ordered a coffee and sweet, gave up waiting after half an hour. Hotel were not interested as they said the restaurant was run by someone else.

Very tired and damp smelling apartment. Rotting door frames. Dirty and dead flies on all the window sills. Suspicious brown “splashes” on the wall near the toilet. The bath had no plug and there was no shower in the bathroom and all the “free” toiletries were empty so couldn’t do the basics! Fire alarm went off twice in the night waking us up and reception wouldn’t answer the phone. Over all the basics of why you want a hotel room (to sleep and get ready for day out) were definitely not met. Have been before once a few years ago but Am never coming back and I urge others to save themselves the disappointment

First of all... I fell in love with the area. Just what you need if you want to relax, recharge and get back in touch with nature. The majestic Main Hall where we've stayed in room 17 was nothing but impressive - the history of the place told through the little frame resting on a heavely ornate mantle, the stained glass adoring the window with each pane giving you a time lime of the ownership and life events happening there. The room was spacious, inviting, and had kept many features of it's original character, the bathroom was very good size, and beside the door that needs some attention was lovely - allowing for bath and a walk-in wet area. Unfortunately we had no hot water on the evening (we realised it on our return around midnight and decided to wait until morning). No hot water in the morning either. The issue it has appeared to have been a simple one - resetting the boiler in the building and albeit sorted while we had our breakfast, did dampen our experience. The evening meal for us worked well. Our food arrived in reasonable time whilst the bar was quite speedy. The surrounding area is peaceful and so pretty... The woodland, the lake, the fields, the chapel, a small cemetery, everything offers you that chance to reconnect with nature and slow-down. We were meant to have stayed for 1 night, however we've booked another day on the spot. Under new management and new staff, meal time was tricky and many guest were disappointed with waiting times. For us worked well.

Worst Place Ever

we arrived and checked in as it was around half 8 we went straight to restaurant to get food as they was stopping at 8:45pm. Food took until 10:30 before it come out and when it did the pasta tasted like soapy water. we had 3 of these called the waiter for her to try them said they couldn't do anything about it as for how late it was and offered to cook pizzas. The service was absolutely terrible. Keeping in mind I had 2 children with me.
We was not the only only who complained about the food & the waiting time for the food.

Went down to reception and told them about the ants in the room. The lady didn't even seem fazed by this she offered us a complimentary breakfast which I refused.

I would never come back to this hotel again not worth the money I had spent not just on the food but on the 2 rooms also.

And I defiantly wouldn't recommend it to anyone. It isn't allowing me to upload my video of the ant invasion but I will get it up loaded on way or another to some public forum.!!!

The property is very large , we were in the beautiful but dated Manor House . The grounds are beautiful as is the house . Our room was huge but has certainly seen better days and is really in need of an update.
We didn’t see any member of staff in the time we were in the building where our room was. We tried to call someone to serve us a drink in the conservatory bar , but got no reply from the hotel or from Expedia who was asking for a booking number which I could not find on the booking info I had.

Warm evening after a hot 25C day - the room was very hot and had ac capability but it didn’t work. We met other guests complaining of the same problem. Our room had a small window which had a lock to prevent full opening, which I managed to bypass, but it was still 25C during the night so very unpleasant.

Sadly hotel is not well looked after. Cleanliness is poor, i asked for a series of old used glasses in the hallway to be moved, they weren't. The room had a number of dead flies in the bathroom and the drawers a few dead spiders, furnishings were tatty and shower like a dripping tap. The surroundings and main house are stunning but hotel is poor in comparison.

Great location and setting, stunning gardens and architecture. Front of house reception is poor and experience doesn’t marry with the setting. we stayed during a heat wave and room was boiling, air con blowing warm air, fan provided was broken, nespresso machine broken, cannot open any windows.

But we had a suite which was massive and impressive. We were in the southern section of the hotel and our views were incredible.

We will go back, but we now know what to expect. Very peaceful there, I think there were only a handful of guests in our part of hotel. The north section was rammed. We didn’t eat there so can’t comment on food or service.

The check-in staff were helpful and friendly. However, there was only one person servicing the bar with a very high number of guests. We had to wait 15 minutes to get served only to be told there were no glasses… and had to wait another 15 minutes to get glasses. The barman was under a lot of pressure to serve guests. It was poor service, but at least he was friendly. Waiting staff were also under pressure for the evening meal. There were very few options for breakfast… little fruit, no granola / muesli, no yogurt available as an option. I have stayed at the hotel previously and this was by far the worst experience. If we paid £50 per night, I would understand it. The price we paid, we expected good service, comfortable rooms and sufficient meal options. The air conditioning unit was broken and the room was uncomfortably hot with very poor ventilation. This is unacceptable for the charge and price of the rooms.

What we loved- beautiful estate, great location. The staff is very friendly and welcoming, we felt appreciated as guests. The grounds offer amazing views and scenery throughout. Breakfast was great.

Needs work- the property needs some serious maintenance and attention. Not all guest rooms had mini-fridge service. The hotel AC was broken when we visited, which just happened to be the hottest day of the year so far in 2025. Which made it quite uncomfortable.

We enjoyed the stay and it was very peaceful,my wife made use of the Spa treatment which was good. The room was nice and cleaned to a high standard however I feel it would have benefitted from a fridge/mini bar.Also the TV was old style and maybe more options like a smart TV would be good.Twice we had issues with the card door entry that did not work, however the staff were helpful in giving us replacement cards. I know that this is something the hotel is looking to improve. We enjoyed the breakfast which had a good variety.There was ample parking within the grounds.Location was superb close to Stratford Upon Avon, Warwick and Leamington Spa.

Excellent service from check in onwards. The delightful, professional and helpful Nadia heard my concerns about needing a quiet room and adjusted the booking accordingly. Sounds simple but it’s very rare for staff to take the request seriously! It made all the difference to me. The room was large, clean and comfortable. Beautiful grounds to wander in and a great breakfast which I really appreciated, as I hadn’t booked it. Will definitely be returning and highly recommend!

The room and staff were ok. Although the waiters lack of English in the dining room proved to be a challenge at times. However, the exterior of the property looks unsafe. The window frames are rotting and falling apart. This is not a good look for such an expensive hotel.
The food was OK. Although we were surprised there was no breakfast menu to give options. The cost of the wine was extortionate. We expect to pay extra in a hotel, but £23 for 2 glasses of mediocre wine was ridiculous.
Finally, the wording on the hotel website and Expedia as to the cost should be urgently reconsidered. It is not at all clear that there is extra cost to use the swimming pool nor the length of the allowed session for the £10 charge. For a hotel that advertises itself as a 'spa hotel', this additional charge should be made clear before booking is finalised.

We were looking forward to a relaxing couples stay and after booking we were very concerned about reviews we had read.
We were greeted by a friendly receptionist which poor English who explained we were in the Manor House part of the hotel. We were pleased about this as the building is stunning. Once we found our way down there we were disappointed to find no bar, restaurant or even staff to explain where I room may be. No signage as you walked through the door so it was trial and error to find our room. Once we did track it down in the roof space the room was clean and fairly spacious. The bath robes were suitable for a teenager and a child. My wife couldn’t even get hers on ! We had booked dinner in the restaurant and the staff all of them were very friendly but we have to say plastic tables and a low grade pub bar food menu is not restaurant food !
We were put off using the spa facilities after a guest complained about it being full of screaming children and they had booked a spa stay. They had been given a full refund and their dinner and stay for free. I wish we had also complained now at the time. This is disappointing as one of the reasons for our stay was a spa experience. My wife had emailed to ask about treatments earlier in the week and nobody had bothered to get back to her. We ended up getting suppliers from nearby and staying in our roof space room all evening as it was such a rabbit warren to negotiate . Overall average stay, poor for the cost !

We had a pleasant stay at this hotel, but unfortunately we arrived on Valentines Day on our way back from the Lakes. So it was busy, there seemed to be a wedding going on. When we asked the desk about booking a table for dinner, the lady declined to help us and asked us to ask ourselves.
The parking isn't clear when you drive in neither is the entrance, the drive is very long to the hotel and you could easily drive past the entrance with the poor signage at night time. The room temperate was too hot at night. But it was clean and spacious with the usual tea & coffee set up.

This hotel is more a cross between conference accommodation and basic student accommodation. The rooms and gym are very run down. Even though there seemed to be plenty of staff, none were really available to help with ordering drinks or food, and unfortunately a couple were quite rude. We arrived to find the house we had rented for £175 a night to be freezing cold, on a sub-zero night in January. There were 2 electric fan heaters for a two flight house, one of which didn't work. I tried to turn on the actual storage heaters, one only of which worked, in one room upstairs, and none downstairs. The second fan heater downstairs then tripped the electricy.
I contacted reception, who offered other properties after sending someone to 'fix' the situation, who basically said the heating didn't work. I trudged around in the dark with a torch on my phone with a kind lady from reception, to find two other properties with exactly the same problems. It was clear that the heating doesn't work in these properties.
We elected to stay where we were, so they brought us another electric fan heater, and an extension lead to stop the other tripping the electric. We then had to spend two night with noisy fan heaters blowing warm air around inside the property, with all the health issues and unpleasantness that that brings. The heating wasn't on in the freezing morning.
The 'spa' had cool water and two small steam/sauna rooms. For extra money, it was a waste.
The reception told me to complain to hotels.com. Hotels.com then told me they couldn't contact the hotel, so couldn't offer a refund. Basically, by avoiding answering hotels.com, the hotel avoided responsibility for an awful experience. Or hotels.com didn't tell the truth. Either way, a horrible experience. Avoid.

Looks great online but a bit shabby and rundown in places. The room was cold with damp marks on the walls. Not worth the money. Breakfast average at best, low quality food that you may expect from a Mercure. Spa run down and dated

The accommodation was disappointing the rooms were basic. Did not expect a double room to have two single beds pushed together !
The blocks of rooms resemble basic student accommodation
The food was reasonable and dining room staff helpful
The Spa was good and Tom on reception was extremely helpful and his attitude greatly improved our stay .

Restaurant food is expensive for what I would call basic food. Fish and chips at 18.95 is exceptionally poor. All batter and very little fish that comes with chips and a thimble size pot of peas. I have had to send this meal back several times before getting a decent piece of fish.

Nice hotel, staff need training, very willing.

Ideal location for Stratford. Hotel rooms clean and functional. Dinner was a challenge, the food was excellent but the front of house staff were very limited in training and had to be chased constantly for everything. Checkin became complicated and the manager had to step in, just more training required throughout

Check in slow- but very pleasant.

Room huge, great , fantastic, really clean.

Shower excellent, easy to use, very powerful.
Bath as above.

Gym, good selection of weights, barbell questionable, could do with changing before someone has an accident, very old . Not loose but wobbly.

Breakfast poor selection for the quality of hotel.

No strawberry, blueberry, raspberry.
I usually don't go for fried food but I had to because the selection of fruit is poor. (Many hotels of less quality have a better selection)

Tea (or dinner) depends on where you come from :)

Great beefburgers Very, very good quality.

Staff fantastic, overhaul brilliant but the breakfast lets you down as the first meal of the day.

Lovely peaceful surroundings. Parts of the hotel were noticeably better than others. Staff were very good, bar and dining in particular. Room was very hot, with no air conditioning, and no window to help. I would stay again but only with an upgraded room.

I want my full.money refunded immediately. This hotel was a nitemare to get to when I did the basin full of water. Could not drain staff told me they use a hammer. This is a disgrace given it is a hotel chain. What the hell is going on. I told the two members of staff immediately I wanted my refund. They said I would have e to do it on here first die to me having booming through Expedia. . Shocking. I have never come across this before. Disgusting and how about other guests before me used it and the hegine and thinking about it is disgusting. I am fuming not happy and could not even have a full shave. Full refund and compensation. Not happy at all to be honest. Matt

Lovely location, lovely setting. The hotel was nice, but could do with a bit of a refresh. The door in our bathroom had obviously got wet and was pealing. I'd stay here again, but not at the full rate.
