Bruce is an outstanding property manager — attentive, professional, and genuinely excellent with both guests and staff. He runs the entire place seamlessly, and it really shows in the overall experience.

The villa itself was extremely well-kept, spotlessly clean, and fully equipped with everything needed for a comfortable stay. The attention to detail was impressive, and the view from the villa was absolutely amazing.

Thanks to Bruce’s management, the stay was smooth, relaxing, and very well organized. I would not hesitate to recommend the property and would happily return.

Expedia should consider removing Kanda Koh Samui from its roster. We prepared a 12/31/25 stay here. Upon arrival we learned quickly that the property has been neglected. Trash piled up near entrance, staffer told us that the pool was being filled in our villa before we could see it. That was a lie. Pool was not filled for our villa. In fact, once we checked in we found the pool with about four inches of water, a leaking toilet, a leak around a sink while the same sink did not drain. Two AC units not working well and no light in a shower. Bad all around. We requested a refund through Expedia and shared some photos of the condition of the property. If it hadn’t been for Expedias responsiveness and some quick foot work on my part we would have spent our New Year’s Eve in this place. I expressed to the lead staffer, Bruce, and Expedia that the false advertising done by Kanda should cease before someone takes legal action-if it hasn’t begun already. I recommend that you steer way clear of this place.

Hotel manager and concierge were fantastic, they couldn't do enough for us. Had a little trouble with the air conditioning, but dealt with quickly and efficiently.

Complex and the units are ideal, although in the process of being modernised as some areas looking a little tired in places.

Nice and each to get cabs to anywhere on the island.

Subject: Feedback Regarding Our Stay

Dear Bruce,

We appreciate the effort you’ve put into making your property available for guests, and we must say the views are absolutely stunning. Additionally, your warm welcome and thoughtful communication were much appreciated. However, this stay did not meet our expectations, and we feel it’s important to share our experience with you.

Here’s a list of concerns we encountered during our stay:
    1.    Construction noise: There was construction happening the entire time we stayed here, with workers on the roof and the constant noise of saws and other tools. This made it very difficult to relax by the pool.
    2.    Hot water: There is barely any hot water.
    3.    Bathtub and sink issues: The bathtub cannot hold water because the stopper doesn’t work. Additionally, one of the faucets in the master bathroom is so loose that it wobbles significantly.
    4.    Lighting: The hallway light and the pool light are not functioning.
    5.    Television: None of the televisions had service during our stay. Someone came out to try to fix it but said it couldn’t be resolved and that you would need to contact the provider. This explanation didn’t make much sense, and the issue remained unresolved.
    6.    Internet: The internet connection was so poor that we couldn’t use it at all during our stay.
    7.    Bed comfort: The bed is extremely hard, causing back pain. We requested an extra cushion or topper to make it more comfortable.

Unaware of hotel upgrade in process. I have stayed here many times in the past pre covid. Hotel under new management & building works. Hotel is tired and in need of major refurbishment or price reduction. Breakfast very basic & new staff not trained properly of what to do.
Samui suffered greatly during covid and is slowly getting back on its feet.

What an amazing experience! The staff is so friendly and helpful. They helped us book a tour, arrange a ride to the airport etc. They went above and beyond service expectations! They even delivered us a surprise cake for my husband’s birthday! The Villa was beautiful, clean, the views breathtaking. Having our own private pool was fabulous. The restaurant served an excellent breakfast and we also ate there for dinner one evening and the food was delicious. I highly highly recommended.

The unit sizes are very large as these are self contained villas and not essebtially a traditional hotel. We were upgraded to a much larger and better unit with asking beach views. Beach isn't really swimmable there are large rocks.

This was an incredible vacation! We are a family of 6: a couple and 4 kids. The villa has 4 units. A master suite, 2 separate full-size bed units each with their own bathroom and a 4th unit with the living room, kitchen and dining room. There was also a laundry room. Which happened to be amazing. The facility even provided the detergent. They were extremely accomodating and the view was one of the more serene views i have ever seen. I would definitely return!!

We loved our private Villa. The only thing I wish is that the living room should have a bathroom and phone. I spent most of the time there and didn’t like it that late at night had to walk outside up to bedroom separate area and to call room services. Amazing stay as a family

We have just returned from a wonderful stay at Kanda residences Pool Villas. We traveled as a family of five- parents, 2 kids and grandma and the layout and size of the 3 bedroom pool villa was just perfect. Service and attention to our needs was amazing. Staff went out of their way to meet our requests and improve our stay.
The only draw back was that this is an older resort and though it is well maintained we were a little disappointed with the state. However the views and the area is absolutely stunning.

Amazing courtyard... but a little worn

Convenient location within easy reach with taxi or tuk-tuk.
Very friendly and helpful staff 24/7 and always smiles and greatings.
Separate dining room/kitchen/sitting room; not a \"luxury\" kitchen but fridge, freezer, micro etc. and with basic kitchenware. Mini bar was basic and expensive; nothing \"gourmet\" but basic wine, alcohol, beer and softdrinks.
Main building and our bedroom was in total less than 100-sq-meter.. in our booking was written \"1 King Bed 4144-sq-foot (385-sq-meter) room with pool views\"???
Courtyard was fantastic; our own private heaven. Comfortable private pool, 3X5 meter, sunbeds and a sala, palm trees and flowers and birds everywhere and TOTAL privacy due to the layout. Fantastic!
Villa was worn, cushions etc. in- and outside were stained from long use and so was the carpet in the main buildiing.
Pool was worn, numerous repairs with dark tar-like-looking stuff and chalky tiles above water level made it appear less clean. We could not borrow a broom and clean the pool deck from leaves and flowers and birdshit during the the, which consequently attracted many ants and other insects.
Despite the above mentioned issues we enjoyed our stay very much - the courtyard was amazing.

Was there with family for a 6D/5N stay between 15 to 20 Dec 17. The airport transfer and check in was smooth. The staff were very friendly. The villa was spacious and well decorated and equipped with all the necessary amenities for a comfortable stay. The pool was clean though small. The patio was excellent for relaxing. Tge only setback was that the living room did not have an attached bathroom.

The Rockpool restaurant had decent menu and a common pool overlooking the open sea. Though the service was good , the menu was slightly over price and last order had to be placed before 10:00 p.m.

The Villa provided free shuttle service to the city but pick up timing was restricted to 10:00 a.m. and 3:00 p.m. with a return ferry at 3:30 p.m.

Overall , we enjoyed our stay and was happy with the service and the friendly staff. We would strongly recommend this accomodation.

My husband and I stayed in the two story villa with ocean view. The villa is huge and very comfortable, nice pool, housekeeping twice a day, insuite laundry, and an amazing view from the top floor. The breakfasts were really good, and the staff are lovely and very helpful. It is a beautiful, quiet and relaxing atmosphere, good for couples or families. The resort is not walking distance to amenities, but a short taxi ride. You can also hire a private driver at reception to take you to see attractions which we enjoy much more than an organized tour.

Incredible vacation stay!!!

I can't say enough about how amazing our stay was at the Kanda Residences! 5 stars all around! It all started when they picked us up from the airport (called ahead to make reservations). Every employee was the kindest and most helpful during our stay. And the room...Wow!!! We stayed in room 3 which was a pool villa and boy, was it fabulous!!! It was so spacious, clean and had all the amenities of a full kitchen, washer/dryer and 2 bathrooms. The pool was a great size for being private and it was beautiful! We are not ones to spend much time in our room while one vacation but plans were rearranged to have 2 full days just in our room lying by the pool with room service. While there isn't much of an ocean view downstairs (it's still incredibly gorgeous), upstairs had the water view. I would wake up each morning to the most magnificent view of the ocean! The bathroom setup was well layed out so you could see the ocean from the shower, sink, toliet or bathtub. There was even a balcony outside your room with comfy lounge chairs in which you could sit and stare at the water while drinking your coffee. A delicious breakfast was provided each morning with a huge array of breakfast foods that would appeal to any palate. Overall, we have stayed at many hotels in our travels and this was by far our favorite and well worth the money. Thank you Kanda Residences!!

Arriving at Koh Samui pretty late, we were dead tired but the staffs welcomed us warmly by providing us refreshments and were very delighted to help us by answering our questions. We were surprised at their great hospitality as they took us to our 3 bedroom pool villa on a buggy car kind of thing. Small talks like asking us about our day after we arrive back at the hotel from an activity really made us feel they were sincere. The food at the restaurant is also pretty good with a nice view. The hotel is also situated conveniently close to quite a few attractions, like the fisherman's village or big Buddha temple saving quite a bit of transport cost.

However, I think the staffs might need to check on the toiletries as some of the bottles for shower gels, hand wash etc were a little rusty and brown things appeared in the soap we were using.

All in all, it was a great experience and I thank them for being so patient with our family.

p.s the hotel provides mosquito coils in the villa but it is also good to have your own mosquito repellent because there are lots and lots of mosquitoes.

First time to Koh Samui for 8 nights and weren't disappointed. We were upgraded and it was fantastic and the service was always friendly and attentive. They coils change the sheets a bit more often when you're there for 8 nights as we don't mind a couple of days between to save the environment but not once every 6th night.

It is about a 4 min taxi ride into Chewang and little more to Fisherman's Village so easy to get around but negotiate hard on taxi and Tuk Tuk as they charge more than we pay in Australia for theism time in s taxi and that is saying something!

We would definitely stay there again though.

Huge room, but feel old. Room air-conditioning not enough even in living room or bedroom! Feel very very hot. Housekeeping can't OK, day 1 no give new swimming pool towels! Day 2 hvn’t moved used swimming pool towel..... of course no new one!!! day 3 begin no cool air from air-con and dropping water....

only 1 restaurant and small. Food not good taste. Breakfast very very few choice.

Staff just told me to complain, but I go to relax... not to complain every day. Don't think this is 4.5 * or 5* hotel.

Excellent hotel!!

Kanda far exceeded our expectations. From beginning to end, the staff was incredibly attentive. The helped us with every aspect of our trip, even planning a private dinner on the beach. The spa was wonderful and our Villa was perfect. The private pool was great for our kids, as was the Rock Pool. We look forward to returning, and would recommend Kanda without hesitation!!

Great Family getaway

Kanda Apartments were an excellent choice for our family to get away for a week. The three bedroom pool villa was lovely and the private pool excellent. We made the most of the Happy hour with the two for one offer on drinks. The weather was not good so we didn't make the most of all of the facilities, but the communal pool and gym were excellent.
The staff were excellent, attentive and very friendly, the service could not be faulted, the nightly turn down of my bed was not expected. The included breakfast was good, a little limited after 7 days but excellent egg options, thai breakfast and some continental options (pancakes were great). The Rockpool dinner was one of the best meals we had, it is excellent and reasonably priced. The main limitation is the Villa is a little away from Chaweng Beach (<10 minutes) and Fisherman's Village (15 minutes) so we had to hire a car to get around, it would be good if the hotel had more regular shuttles to the main attractions. The tut tut was about 300 ($12) each way (for five) and we usually went in and out at least twice a day. The car was 2000 ($80)/day but you could probably get a better rate than we did.
An airport shuttle would also be appreciated as it is only 5 minutes away but cost 1000 to get the five of us and suitcases one way.

Great value but with some rough edges

So to put it in perspective, I'm comparing this hotel with a Banyan Tree experience. That hotel is of course 3 times the price so please look at this review from that perspective only.

Pros:
- Beautiful (huge!) villa with an absolutely epic view (we took a 2 room villa facing the sea)
- Clean rooms with a great finish
- Very nice private pool (my 3 year old son loved it!)
- Good food (though a tad expensive)
- Excellent spa

Cons:
- The beach was very so-so. It has only rocks and gravel - not like a typical Thai beach experience.
- The private pool is over-chlorinated. The water literally tasted salty.
- The hotel rooms had no doors on the bathrooms. It's nice if your super liberal but I prefer having a door to have some privacy when taking a shower or a tub bath. Due to the absence of the door, I never used the awesome bathtub (despite me wanting to do so).
- The hotel staff are very friendly and accommodating, but their English skills are very poor causing me to often repeat my request several times before they responded accurately.

KANDA WE LOVE!

IT WAS A PERFECT PLACE FOR A REUNION WITH FRIENDS AND FAMILY. THE VILLAS WERE WELL STOCKED WITH POTS AND PANS AND CUTLERY AND A GREAT STOVE, MICROWAVE, EVERYTHING NEEDED TO COOK UP BIG MEALS. IT WAS NEAR TO THE CHAWENG AREA SO WE COULD SHOP FOR SUPPLIES. THE LOCATION WAS GORGEOUS, AND QUIET WHEN WE WERE THERE. THE BREAKFAST WAS EXCELLENT AND SO PERSONALIZED. TRULY GOURMET AND EVERY SMILING STAFF!

Pictures a little deceiving, the private pools are quite a lot smaller than expected and the living area smaller than expected. There was a strong odor in all the bathrooms, although very clean. Beach was extremely dirty, so much so that we felt it was unsafe for the children to swim or play near it.

Nice hotel away from the noise of chaweng.

We spent our honeymoon here and loved our villa with a huge private pool. There were kayaks provided by the hotel which was very nice. Breakfast was delicious and included in our stay. Hotel offered complimentary taxi service 2x a day to popular destinations. A taxi or scooter would be needed in order to visit the main attractions in the island.

If you ever wanted to live like a rockstar, this place is it. Three separated bedroom facilities, a large living / kitchen area, a cabana, and your very own pool with a view of the ocean. This place is absolutely epic and the views are stunning. The only downside is the beach is a pebble beach and it leads to a tide pool so its not the best beach option on the island. Also, the transportation costs are higher when arranged by the hotel as compared to normal rates. Otherwise, it is less than 10 minutes away from Chaweng and 5 minutes from the airport. That's convenient!

Our check in was a bit rough. It seems as though the Kanda may have been transitioning to new management because the staff did not seem to corroborate with each other or maybe it was just a language barrier created by me. This is a nice place in a beautiful quiet setting. Make sure when booking you tell them you want to use the washer and dryer if needed in your Villa.
The host checking us in told us that was for housekeeping and also the downstairs restroom was for housekeeping!. Never the less Nikki the site manager smoothed all things out and she spoke great English. I thank Nikki for her professionalism and help with fulfilling our expectations of a 5 Star place. Nikki really turned our stay around for the better!

Leider wurde die Anlage dem Verfall Preis gegeben. Die Villa, die wir hatten war in einem sehr schlechten Zustand. Ungeputzte Fenster, zerrissene Vorhänge, Regenduschen nicht mehr nutzbar, da mit Pflanzen zugewachsen, …. Der Hauptpool ausgelassen, der Strand nicht existent und ungepflegt wie die ganze Anlage

Es war alles top top aber die Villa 12 die wir hatten war nicht in einem perfekten Zustand, man merkte das das Resort in die Jahre gekommen ist. Das Personal ist ganz höflich und zuvorkommend und bescherten uns einen schönen Urlaub.

Leider sind die Villen deutlich in die Jahre gekommen. Die Fliesen im Badezimmer sind teilweise heruntergefallen, und einige Fenster waren defekt. Insgesamt wirkt die Unterkunft renovierungsbedürftig. Zudem gibt es keinen direkten Zugang zum Strand, was in der Beschreibung nicht klar ersichtlich war.

Die Lage ist ruhig, aber aufgrund des Zustands der Unterkunft und der fehlenden Strandnähe würde ich sie aktuell nicht weiterempfehlen.

Villa ist schön, Service & Frühstück nicht so gut

Das Frühstück ist leider nicht wie beschrieben ein „großes Frühstück“. Man kann aus 4 Speisen wählen und der Rest ist selbst zu bezahlen.

Old but almost Gold

o anyone who wants to book Kanda after 2025, please read this first: The pictures show you what you get, but in new condition. Everything is aged now, but it is still worth it. This is the reason why you can book it for a cheaper price; otherwise, you would definitely have to pay more than 500€ per night! We had a nice time there, and the staff is really kind and very helpful.

Anyway, here is a list of things that didn't work: Both ACs in the living room / Villa (Not so important), Washing Machine (Not Important), Microwave in the kitchen (Not Important), and Hot Water (Obviously Important). It is Thailand, and you can easily shower with cold water, but from such a hotel and also with the reduced prices, you can expect hot water. My recommendation: call Kanda before reservation and get a written confirmation regarding hot water, and then book.

Besides that, you can have a beautiful time there :)
