Absolutely devastated, my room (A10) was disgusting, hair down the toilet (I think) dirty towels on the side of the sink.

The living quarters stuck of dogs, I know it’s a dog friendly hotel. But it felt more like it was a human friendly one and that 10 dogs had slept in there.

Every corner of rooms covered in cobwebs, leaking radiator in bedroom.

Not one room was how it should be, maybe rather than having fancy light switches spend more on the cleaner.

I hate leaving a review like this, but that room should not be rented out in the condition.

The smell of the living quarters was that bad I had to stay in the bedroom as it was unbearable to smell.

Friendly staff and clean room, hottub was also in a very good condition. although the towels provided are way too small to be used after getting out of the hottub.

There is no fishing from the lodges as we expected but we didnt realise there is no fishing or room service at all during the winter months. Makins fishery remains open for the winter though and is only 10mins down the road.

The receptionist upon checking in was lovely and very helpful. The room itself was very nice and the view was incredible. We also ordered room service for dinner which was great- they had missed some of the order but it was rectified when we found someone to tell. Only downside was the noise. We came for peace and quiet and there are signs everywhere that \" quiet time\" is 10pm -6am and that noise wont be tolerated. However a couple of doors down had a party so there was music shouting laughing .. i think the 2 rooms next to us were together but had booked separate rooms as they were in and out of each other's rooms all night with shouting , laughing , running up and down the hallway slamming doors and music and jumping about all the way through the night and past 3am. I finally fell asleep at about 4am. There was no one to contact about it other than an emergency number which i did try a couple times but no one answered and i didnt feel right calling between midnight and 3am to wake the owner up . I did email them during our stay which was a week ago but still had no reply. Reception wasnt open when we checked out- only a key drop off box so i couldnt speak to anyone then. Had i have received a response my review may have been better but they ignored me :( ive been on a butlins adult big weekend and the noise was very similar to that and when theres signs everywhere that quiet time starts from 10pm but theres no one available to remedy it when it doesnt happen.

My low ratings are for the communal area inside reception & bar/restaurant. There was a lot of rubbish laying around including on the sofas & chairs. Every surface & the floor were extremely dirty. Horrid smell too. Glasses & cups were filthy. Our room was surprisingly nice; clean & spacious.

The staff were kind and helpful. The view from the decking was lovely and tranquil and the kids loved the farm animals! Would stay again for sure

We arrived late after a long drive from Scotland was given our room which seemed ok at first but then discovered tv didn’t work. Upon reporting this to the rude staff, we spent the next hour with a guy in the room trying to sort it ending up with a replacement on the desktop that had a broken screen as this was the best they could do. To add to this the room was absolutely thick with dust and filthy even on the coffee table and all round cleanliness was very disappointing. Unfortunately had to spend night here due to it being so late but definitely wouldn’t recommend this unless your maybe considering a fishing trip.

No amenities. No breakfast available. Picture of room advertised was not received. Dirt everywhere. Hot tub was not usable ... it had at least 2 weeks of dirt on it and a couple of dead wasps in the water. Room so old and dated. Brown marks on sofa.

Here come the let downs:-
*bathroom didn’t look like it had been cleaned
*toilet seat not fixed, clearly there are issues with plumbing as the toilet made noises all night
*toilet roll holder hanging off the wall
*hot tub - you could see the later of dirt on top of the water - for this reason it wasn’t used
* cobwebs all over the balcony area
*broken chairs
*stains on the sofa
* bug marks all over the walls
*walls are paper thin
*outside the lodges needs tidying up - very run down

After all the above we didn’t feel we wanted to try the breakfast…definitely wouldn’t go back, unless there was significant improvements to the cleanliness..

There seemed to be a heavy focus on tech in the rooms…it’s a shame if there was that much effort put into the cleanliness this would be a great place

The lodge itsself had a few rough around the edges fixtures and fittings but it was in a beautiful setting, quiet and relaxing. lots of modern gadgets within the room. Alexa in the room, sensor lights, lights for the room etc. all very modern. Farm animals outside beautiful and a lovely site for arrival and departure, food available from reception for feeding.

What an absolute gem! I needed somewhere to stay near to Leicester for 1 night & this place looked picturesque & was reasonablly priced but beyond that I had no real expectations but boy did this place exceed them all! As I was arriving a bit later than anticipated I received a call to confirm that an email would be sent to me with check in details & that a key would be left in a safe location for me. The woman I spoke with was really lovely. The lodges were easy to locate & on arrival I was impressed by the secure entry. To my delight I was also greeted by an array of animals- a very chatty turkey, goats, alpacas, a lovely big pig& a white peacock! On entering the lodges I noted a good level of security. I was delighted to find a microwave along with various itmes of cutlerry, crockery and glassware. There were also two Vending machines, one food one drink, in the entryway which although I did not need to use it is always reasurring to know that there is something available should you need it. The room itself was just wonderful. A door straight out onto decking with a stunning view of the water and a family of ducks/ducklings. As I was with my toddler I was delighted to see that the door was able to be double secured and we instead opened the curtains to enjoy the view. The room itself was spacious, clean & comfortable. There were various gadgets in the room which was cool as well as a fridge. Highly recommended, will stay again. Local shop & takeaway great and 2 min drive.

A waste of money and not

1. First thing you notice as you drive in is the rubbish. Litter everywhere.
2. It is very run down
3. Our “premium” lodge absolutely reeked of cat urine. You cannot underestimate the smell. The owners advised that the carpets had been cleaned and it would be musky but this was something else. It was honestly like 100 cats had urinated in it. It was unbearable.
4. We couldn’t put the heating on as it would intensify the smell.
5. We couldn’t sit in the longer because it smelt so bad
6. Hot tub water was murky and we couldn’t see our feet. We wondered if they use the lake water to fill it or whether it hadn’t been changed. They said it was fresh water.
7. There was no toilet roll!!!
8. Said there would be a mini bar and fridge. There was a fridge but it only had two bottles of water.
9. Tea and coffee facilities but no milk!
10. There is a rather aggressive dog on the grounds that is not kept on a lead. The dog charged at and went to attack my dog who was on a lead.
11. It really was quite unkept - cobwebs everywhere, the windows were in need of a good clean, and together with the overwhelming smell of urine it just felt pretty gross & unclean.

13. Smell of weed from next door
It is in no way worth the £250 we paid for 1 night.

They told us the roof collapsed so they had to get the carpets cleaned but they shouldn’t be taking bookings now!
It was extremely disappointing and we actually feel robbed - it is not acceptable.

Great tech but worst sleep and cleanliness not gd

Beautiful room, great facilities good high tech probably better tech than in 5* hotels I’ve stayed in but unfortunately probably the worst night sleep I’ve ever had in a hotel due to the neighbouring room being more than noisy with bedroom antics and music and friends in the corridor!! Then the cleaners at 8am woke us up again. Room wasn’t cleaned to a good standard there was hairs everywhere stains on the sofa, kettle wasn’t clean and there was hairs and yellow things floating in the hot tub and me and my partner are now feeling unwell! Breakfast wasn’t available apparently only available weekends! ( we didn’t wake up for it anyways luckily because of the lack of sleep!). If room and hot tub were clean and better soundproofing would’ve been a good stay.

The lady who was supposed to make breakfast did not show up on the morning of our departure, so as a matter of apology the person at the desk promptly refunded £10 to us. Great. Freezing cold, no staff could fix it

The venue is great if you mostly like wildlife and/or need a pet-friendly stay.

The room itself was comfortable enough while the heating was working. However, the hot water ran out on the first morning, leaving me shivering. Then it transpired that there was no cooked breakfast option (despite reviews praising the breakfasts).

We only saw three staff members the whole stay and none of them was supposed to be on duty at night time. Of course, it was when we got back from our day out that we found our room heating had failed on a night of outdoor temperatures below freezing. The pond outside our room froze over.

A receptionist who stayed well past the end of her shift attempted to fix the radiators to no avail. She tried her best and gave us truly tiny plug in radiators and additional duvets. However we had to sleep partly dressed with our coats, towels and dressing gowns over the bed to keep warm. The Nest thermostat was continually offline except for about 15 minutes at midnight when the radiators came on and went off again before the room really warmed up.
The next morning again there was no hot water to shower, apparently the tank can freeze solid.

This site is trying to use high tech heating without staff who can support it and insufficient insulation and draft proofing for when it fails. Simpler and more reliable heating would have saved this from the utter fail that it became. And apparently no cooked breakfasts had been served for months!
Super disappointing.

Hot tub stay.

Stayed at The Waterfront Lodges many times now. Room was warm and spacious. Clean and plenty of towels.
Hot tub was wonderful on such a cold break.
Staff helpful and welcoming on arrival and throughout the stay. Alison is brilliant.
Breakfast a little disappointing and the morning food area could do with a clean over.
Would still be happy to stay and recommend to anyone who likes to relax in a warm hot tub looking at the ducks. And if you want a big breakfast, the room has a fridge so just take your own snacks.

One night near Coventry

Excellent value for money, very modern and technology focussed which took me a while to get used to. It does need a bit of finishing here and there but I was travelling off season I guess (my shower ceiling for example had a patch that needs covering).
It's like nowhere I have stayed before (a fishery and some animals roaming free whilst right on the edge of a built up area!!) which when warmer and if the skies are a little more friendly than they were for my stay then its a great experience!
If travelling that way in the future I would stay again

This was our first stay at this lovely place, will definitely look back at going again in the future.
Qe were greeted straight away by a lovely lady at reception who explained everything to us.
On our way to our room we passed vending machines full of stuff incase you fancied a midnight snack.
You get given a fob that allows you access through the barriers on entrance and exit of the property, you use the same fob to get in the the room.
The room was a lovely size and so clean and tidy.
The bathroom was a great size with the walk in shower being massive and feels amazing when in there.
There was a kettle with teas/coffees, there was also a iron and a mini ironing board if needed.
You had a lovely bed with lights above and a tv at the end of the bed.
We had 2 sofas and another tv that we used to watch netflix.
Outside you had a lovely decking area with amazing views of the lake, i proposed to my partner on the decking with the lights glistening in the dark.
Out in the carpark you had loads if different animals that are very friendly.

I had a lovely stay- I was looking for time away from the hustle and the bustle. This was a breakfast inclusive stay and the chef was struggling that morning because the hob wasn't working. However, despite that he found a way to serve me a plate of eggs on toast which I am grateful for.

I did observe that the plates and cutlery were not fully clean. Therefore, a kind request to ensure that these are clean before you set the table etc.

Everything we needed with tech on top

Some really nice touches in the rooms, smart TVs, Alexas, light up mirrors, beds and baths! 😳 The lakeside setting is really lovely, nature can be heard just outside and the deck with a hot drink makes for a lovely start to the day.

The reception staff were super helpful in the lead up to the stay, and couldn’t have been more accommodating. We found some communal crockery and cutlery in the corridor which enabled us to have a takeaway dinner in our room.

Unfortunately the waterfront setting does make for a rather damp feel to the accommodation and whilst it did everything we need, I’m not sure I would recommend it to people.

Outside of property looks like a farm, but don’t be disappointed by that, it’s after all a fishery!
our deluxe room, was lovely and overlooked the lake, features led lighting around the bed, one touch light switch’s, a beautifully refurbed bathroom, tea coffee, hair dryer iron all included in the room, it was my hubbys birthday and they kindly decorated the room, lovely touch ❤️ cannot fault cleanliness of room.

Breakfast was continental, plus eggs on toast, the food tasted lovely and the continental selection was vast, lots of different pastry’s, yoghurts, fresh fruit, sausage rolls, cereals, selection of different teas and coffees
unfortunately the cleaning around the serving area and cutlery does leave a lot to be desired, it all looks like it needs a deep clean, maybe better cutlery could be purchased it is a shame because it lets the place down, it looks like someone has lost the love for the area.

now there is a quiet time implemented between the hours of 10pm and 6am, although our neighbours ignored that and were extremely loud, music, arguing and other stuff til quite late, so that meant we didn’t relax as well as we should off!

we stayed the next day to fish and had a lovely day, plenty of vending machines around the area that were reasonable priced, stocked well, although you couldn’t buy a tea or coffee from anywhere, which would of been a nice extra

This place is within touching distance of being quite good, but the non existent cleaning means its actually quite bad. Beds are comfy (and bedding was clean to be fair), tech is superb, but it's all let down by the basic lack of housekeeping. The cutlery even had yesterdays egg on (might not have been yesterdays?!?). The incredible lack of attention to the general state of the place unfortunately makes it all seem a bit odd. Such a shame, but could easily be fixed!

The idea of staying at the edge of the lake seemed really appealing. We stopped here for one night to break up a long journey. The accommodation was mostly clean and presentable however it looked tired and the floor was ridiculously creeky.
It was the breakfast that really let it down. I was expecting a full english, instead it was a choice of scrambled or poached egg with toast. The cutlery was filthy and the presentation overall was grubby. The staff were very friendly so no problem there but i wouldn't want to stay again.

beautiful stay with really lovely staff and the facilities were very good, room was good with a beautiful huge bathroom and LED lights, alexa tablet, hairdryer etc. they did a little swan in towels with petals for my boyfriends birthday which was so cute.
everyone was really friendly we met, they had animals at the car park which was a lovely surprise, and it was within a good driving distance from villages. view on the lake was great and the fish even came to say hello on the evening.
the rooms themselves could have been separated as there was 3 other lodges and sometimes the corridor was a little noisy due to thin walls but it was not a huge issue.
the hottub was fabulous but half of the jets on one side didnt work, again, not a huge issue for us as it was still great but could be for someone else.
huge beautiful bath and a walk in shower which was powerful and hot, but bath plug hole didn’t work which was a bit sad and the window was smeared on the patio doors but again, for the price, the views, the amenities, overall room and staff it was overlookable for me as our stay was really lovely. thank you so much

Very comfortable, nice room . It was shame that the room was cleaned in a rush, cobwebs everywhere, loo dirty, watermarks around the sink, empty toiletries from previous guest, mirrors still with water marks. Continental breakfast was nice but still the restaurant wasn't clean too. We could see the dirty under the storages unit. Wasn't busy and we were the first ones having breakfast so it was clearly not cleaned properly.

This is a very qwerky property. Easy to find and just off the beaten track. Receptionist was lovely and gave great tips as to where to eat for dinner.
The room was really comfortable with loads of room.
Parking was so easy and check in couldn’t have been quicker.
If you go - be sure to check out the menagerie of animals by the cap parking at reception.
Absolutely fantastic.

Lovely welcome on arrival. Room was nice a big, loved the deck by the lake. Easy parking. Great to see birds, pigs and goats at the property. Would recommend staying here, great value for money.

Excellent stay the lodges was amazing so big and spacious and the views was incredible we loved the hot tub and lake side view
1 negative the breakfast was a major disappointment the continental breakfast was poor not much choice to choose from and do think the price you paying should have a hot option breakfast but everything else was spot on family of 4 really enjoyed it

Incredible decompression

Incredible experience for a weekend of decompression in the Midlands. Hot tub was wonderful and the continental buffet breakfast was a nice touch.

Nice and quiet lovely setting,downside couldn't lock door when leaving room handle on door broken plus revamping kitchen so had to go out for a meal otherwise nice place would stay again

absolutely amazing, got the room with the hot tub and it was perfect, perfectly warm as it goes up to 40°. giant bag of duck food only cost £2 too. would definitely come back

Lovely location, outside needs tidying up area around reception needs stingers and weeds sorting and all clutter moving.a proper good clean in all places and declutterring in breakfast area not put tablecloths overstuff to cover it. Could be a lovely little gem if sorted properly

A must try place for something a little different

Lovely stay here. Beautiful little place to stay and we stayed for a couple of nights. First night was quiet enough the second night it was unfortunate that our neighbours were very loud. Staff were lovely and very friendly. The continental breakfast was also nice. Rooms are spacious and clean. Also did feel like a mini holiday for a couple of nights given the views and scenery. Highly recommended.
