The house is perfectly located close to the Badderley Clock Tower bus stop, and perfectly situated between Bowness and Windermere. Breakfast is not to be missed! Overall - very good and would recommend. The DVD remote wasn’t working, but the chap was straight on to it, and the next guests will have a new remote. The breakfast sausages had a burnt layer on them, but we think that’s the way they fry them. Nice people and great accommodation.

We really enjoyed our stay here, breakfast was delicious and plenty to choose from, there was a low beam in the loft room which I banged my head on in the middle of the night. I wouldn’t let this put me off staying here again though as the building is a old cottage style so features like this are expected in a loft, bed was a little on the small side too but again as expected in the loft room.

Wonderful stay, arrived by train straight forward 15 min walk to B&B, warm welcome, lovely comfortable room on ground floor. Breakfasts were perfect and Paula really looked after us. Great location only a 15 min walk to the lake and plenty of dining outlets, although it is best to book in advance. Bus stop only a 5 min stroll away and you can get a day ticket to explore the southern lakes. Thank you Paula & Richard for a memorable stay.

We loved our stay at Kirkwood Guest House. Paula and Richard went out of their way to look after us- making a packed breakfast when we were going out early, and giving us plasters after a fall on one of the fells. Parking outside or on the street easily available. The rooms are very comfortable - divine beds and pillows and a small tea/coffee station that was very nice to have in the room. Lovely furniture and the arm chairs were a really nice touch. Only slight thing was the temperature dial in the shower was super sensitive so would go from cold to scalding very easy. But got the knack of it. The actual shower was strong, clean and amazing.
Breakfast was outstanding especially the gluten free waffles. I loved the veggie full English and my husband loved his sausage with toast. They are very covid safe and very clean. It is in easy walking distance (10-15min depending where you are going) to either Windermere or Bowness-on-Windermere. So many lovely restaurants in the area. Our best was Sunday roast at Lamplighter Dining Rooms and Tapios for amazing tapas for dinner.

Our best was Sunday roast at Lamplighter Dining Rooms and Tapios for amazing tapas for dinner.

Given the current covid situation our stay was faultless, breakfast was on a time rota so no issues with social distancing etc, it was enough to keep you going all day and plenty of choice. The owners were very warm and welcoming and our room was spacious and clean.
We stayed on the second floor and the only small issue was that the bed was under the eaves of the roof which could be problematic for the taller guests. It was not an issue for me ( 6ft) i just made sure i ducked.
The room and hotel were well appointed and there is plenty of parking nearby including a two car carpark attached to the hotel.
There are two schools nearby but again it was not an issue the children did not disturb us at all when in the room during the day.
A throughly decent hotel and i wouldn't hesitate to return and excellent value for money.

Service was great and we really appreciated the hosts' flexibility to customise breakfast options. However, wouldnt recommend the triple room as the third bed only has a thin lumpy mattress compared to the double bed. Toilet sink was also very small which posed some inconveniences. Towards the end of our summer stay, the room was also getting stuffy because there was no aircon. Location wise is ok (around 20 mins walk) but we took a taxi to and fro from Windermere station with our luggages as the pavements are pretty uneven.

We had a lovely, lovely stay at The Kirkwood. We were looked after throughout our stay, including lovely breakfasts, friendly advice and a very comfortable room. The mattress was a little softer than we are used to at home but it was still comfortable, and we loved the TV having a built in Dvd as we could watch a couple of films.

On the whole a nice stay. Location was great for us. Lovely breakfast prepared fresh every morning. We stayed in room #2 on the ground floor right next door to the breakfast room and entrance hall, consequently we heard every word said in the hall....a thicker or soundproofed door would help massively.

Charming guesthouse, helpful host, great breakfast
We loved our stay at the Kirkwood Guest House. Our host Paula was lovely and the full English breakfast was delicious. She also provided us with a to-go breakfast on a morning when we needed to catch a really early train (before breakfast hours) and called us a cab to pick us up that morning. Our room was comfortable and charming with nice touches like an electric kettle and wine glasses and corkscrew. The inn was in a nice location. We would heartily recommend the Kirkwood and felt like we were treated like guests in someone's home. Thank you for a wonderful stay.
