The place was clean, it was comfortable and warm the kitchen was usable but for the price it's not a b&b just a room to sleep and a kitchen for all to use it's nothing special for the price. In my opinion for what it is it should have been cheaper.

The property is in a wonderful location, but the building is old and the rooms very, very small. You can hear everything going on in the other rooms. Our washroom had a terrible layout and we couldn’t access the sink because of a shelf above it. The house is cold and damp with no heating. No hot water in the building except for a heater in the shower that switches between boiling hot or freezing cold. No housekeeping or fresh towels any of the 3 nights we stayed. Other than the great location I cannot recommend this place. Positive factor: washing machine/dryer and communal kitchen are available.

Its all right expensive for what you get, plenty of shops nearby but there is no communication whatsoever. We struggled to get in, family already staying inside didn't respond when we knocked in. Some people have mentioned breakfast but we didn't get communication on that, which was confusing because we were expecting breakfast.

What more could you ask for than a property where the supermarket (and many eateries) are around the corner and the bus stop is opposite the front door. Rayrigg is perfectly located, with a bus every 20 mins to take you to the railway station (about a 10 minute walk) or to other towns in the District. Just note, if you are challenged by directions, Lake Windermere is in an area called Bowness, and about a 45 minute walk to Ellerthwaite Square. I had the top room, so plenty of stairs to climb, but the view was lovely and the room was extremely comfortable.

The was extremely small, it hadn’t been decorated in a long time and was very old the heating didn’t work, the room was nothing like the pictures on the site, the bathroom was so small you you had to turn sideways to get between the shower and toilet

Property was clean, bathroom was too small. They allowed us luggage drop which was very helpful for us. The bus and railway station are at walkable distance. Free hot breakfast was good, will have to pay for kids breakfast. Overall we enjoyed our stay and would visit again.

Enjoyed our room to the most part. Bathroom was rather small but functional. We were able to bring our car into the small car park. Breakfast was disappointing. Asked for the salmon and eggs. This was done using the sheet left in the room. I have food intolerances so I crossed out the bread. My salmon and eggs came on a toasted muffin. There was very little egg and a tiny amount of salmon. I don't eat cereal or fruit so there was nothing else I could have. Never saw the owners, just the girl waiting on us. Oh, please post instructions on how to use the key boxes. I've never used one before and had no idea what to do!

My husband and I booked last minute for us and our 2 year old- it was great, really clean, cosy and friendly. The lady who served breakfast (I didn't get her name) was wonderful and made the stay even better.
The room has everything we needed (although the ensuite looked a little tired) and the building is beautiful with original features.
We would stay again- thanks!

Heating towel rack is excellent to efficiently dry clothes in this wet always-rainy place.

Also surprised to see such a small place asking for your preferences on breakfast and providing several choices. And the lady present to you your food in the time window you select, all freshly made and hot. Better than a lot of buffet in larger hotels

Visit was mid-December. Booked this extremely last minute due to being let down elsewhere. 2 adults, 2 children under 10yrs. Room was small for 4 and ensuite shower absolutely tiny but all functional and clean. Beds very comfortable and room was warm. Excellent fresh cooked full English breakfast with plenty of choice. Really good location close to Windermere Town centre. Some free parking both on site and roadside. Check in was all done remotely- possibly due to Covid concerns but we didn't see or speak another person from arriving at 5pm to breakfast the following morning which felt a bit impersonal. Would recommend if you're looking for a good base in Windermere.

Clean, friendly but very small family room.

The family room was very clean which is extremely important to me. However it was so small. Included a double bed and bunkbeds a wardrobe and shower in bathroom (bathroom was the smallest i've ever experienced).
We stayed 2 nights and we would have struggled any longer in such a small room. However the friendliness of the lady who ran the b&b and the cleanliness made up for the room being small.
I wouldn't stay again due to the size of the room However it's a fabulous location. We stayed in room 3.

The bathroom was tiny and cold, and the on siite parking very restricted, but luckily we found street parking just outside the property.

Didn’t feel like a hotel/guest house room

Room was awful!!!! We were not even in the guest house we were practically in the carpark! A room at the back of the kitchen converted, no room to move around, extension leads everywhere, no wardrobe as no room for one. Couldn’t open curtains due to carpark outside of the window and window being the length of the wall.
Booked for 3, thank goodness our daughter didn’t come and it was only the 2 of us or we would of had no room to get ready. We Went to the lakes for a christening. Although booked for 3 only received form to order 2 breakfasts. Says carpark but entrance always blocked and used more by staff, had to park on the christening venue carpark and walk back.

I always try to be positive but find it difficult to do so in this case. Apparently I was supposed to receive a text explaining how check in was to work in the morning of arrival. This arrived two minutes before the check in time. Keys where in a key safe outside the door. The room had a small double and a single but realistically it was only big enough for two single beds. The bathroom door didn’t open fully because it hit the bed. The room door was also compromised by the spring shut crashing into the wall. The very small window was open but we were reluctant to try to move it as a film was holding the broken glass. In the hall and stairs the fire break doors were pinned open and couldn’t be closed. At 4:30 each morning the distribution company from a nearby centre sending out and loading vans with the accompanying shouting and conversing, banging of doors etc which settled down after 1 1/2 hours. Breakfast was preordered but this did not help. Sausage on the undercooked side the bacon either undercooked or “crispy” scrambled egg was barely a spoonful beans tepid and again a similar quantity. The hash browns and tepid with no crispy edges at all. The coffee was made from stale ground beans and the second carafe was sent through the same filter without replenishment. Enough the rest is just more of the same.

Very clean and quiet, well placed guesthouse. Friendly knowledgeable staff. Comfortable rooms with plentiful tea and coffee making facilities. Good hot shower with good sized towels that can be changed every day if you wish. Freshly prepared breakfast chosen by you. Sausages were delicious.Parking is free if you can find a spot, it's a busy area.

Nice room with new shower walking distance around 20 minutes to the lake and 3 minutes to the shops cafes and restaurants of Windermere.

All about the location. Guesthouse very average

We were lucky to find somewhere last minute in Windermere as everything was booked up. Location of this place was amazing and was great to have private parking on site. Due to covid there felt a real lack of human interaction. Get keys from a locker and let yourself in kinda place. The guesthouse felt old fashioned and could have done with a bit more love and personality. Our family room on the top floor was tiny as expected and did make handling our 2 young children and belongings pretty tricky. Kids bunk beds had the worst mattresses with springs poking up. The double bed was ok. Shower room was incredibly small and the shower head was too heavy for it to hold up. Wasn't very powerful either. There were biscuits and tea/coffee in the room which were nice. There was little storage and it was all a bit old and falling apart. In the side table drawers we found old used paper hankies screwed up with snot and also saw there was same under bunk beds! Not the hardest think to tidy up! Breakfast was ok and there was nice fresh fruit. Food quality was average really. Would have liked a bit more interest in that. Bit basic. The lady owner was just lovely so it feels a bit rubbish to leave a 'not great' review but that's the way it goes. She was great with the kids and super friendly and handled all the breakfasts (so was busy). The sign says 'Luxury Guesthouse' but I'm very unsure which bit could be considered luxury. Maybe location and parking! Next time I'd book ahead elsewhere.

Booked as a luxury 4* it is not it is very dated and tired. The photo that we saw was not the room we had. The room was so small you couldn't open the en suite door properly as it banged against the bed.
There was no chest of drawers only the smallest wardrobe there was also a single bed which we used to put all our bags and everything on.
One chair which was in the way you had to move it to get into bed.
2 of the main lightbulbs we're not working, the sink leaked
Was so upset tried to find another hotel but all were full wanted to go home.
Didn't see anyone till breakfast complained they were full so couldn't move us as they admitted we had the smallest room my advise do not book room 6 it's on the top floor at the front. With a bees next out side
There is a food distribution place 3 doors down and work force leave about 4am then the next shift also lorries with the chiller going out side the window awful sleep
Only saving grace was the breakfast very tasty although kept forgetting our toast
If updated and saw more of the owners it would be great as it is in a perfect position

If you are looking for a place with all the bells and whistles of a modern place this is not it. But if you are looking for a straight forward clean room and great service with very friendly staff I highly recommend this place. Parking is hard if you want to be in and out because once you park on site you'll definitely block someone in, but I didn't mind moving my car for someone to move out (did not happen during my stay) you can park on street which is free, there is also a paid site which is a bit pricey.

All in all we wanted to see Windermere and not stay in the room.

We were stopping off on our way up to Scotland & it was great for one night. If you’re travelling with bikes that you don’t want to leave unattended I wouldn’t really recommend it - we parked the car round the front/across the road so we could keep an eye on the bikes in the boot. But if you’re not taking bikes etc with you, then it’s a great place! I’d definitely stay there again - clean, comfy, nice breakfast!

Had booked this one filtering on 4* rating but this is no way a 4 star place. The shower was cramped and an adult could barely stand. Free parking is an eyewash as you have to rely on street parking if lucky. The landlord had little patience and started shouting when was followed up for toilet rolls a good 40 mins after requesting.

Cosy little hotel conveniently located near Windermere high street. Ideal for walkers or for anyone planning a short weekend gateaway.The owners are lovely, very hospitable and accommodating. Breakfast is delicious, cooked fresh to.order every morning. Rooms are small, basic, a bit dated but clean and functional nevertheless. Would definitely recommend!

the loaction is fab , just on the edge of windermere village/train station and about 20 min walk down to Bowness and the lake
Would need to take this into consideration if you are not walkers, elderly or with children. Our room was on the top floor and there isn’t a lift so bare this mind too
Can’t comment on breakfast as the time slot was between 8-9 only and we wanted lie inns as we had been out for NYE
In the room there’s tea/coffee and minimal toiletries
Bathroom is very small but ok for a night or so

A great place to stay in lovely and lively Bowness

We had a wonderful welcome and even carried our luggage to our room. Breakfast was to die for, beautifully cooked full English and a lovely touch with home made jam and marmalade.
The room was small but spotless and had everything we required including a hairdryer and complementary tea and coffee. The beds were so comfortable and the shower refreshing. After a long day touring around it was a wonderful room to go back to and freshen up for the evening and of course eventually sleep. Its location is a huge bonus too as it is so close to local restaurants, shops. Highly recommend.

Please be prepared to walk 1-2 floors up to your room, might be difficult if you have heavy bags.
The house is warm and cozy.

About 8 mins walk to windermere station, few restaurants and a sainsbury local nearby.

Well positioned guest house to explore Windermere

Stayed one night when exploring Windermere and Bowness. Very close to bus stops and restaurants, so easy to find and get around from. Pleasant traditional guest house. Room was a little dusty around the edges and around the tea making facilities in the room.
