Everything in the room worked, was clean and were in good condition.

Great location with lots of restaurants in the area and easy walking distance to a couple of the major train lines so you can explore Tokyo.

The room had a weird smell. Especially the bathroom. If you have bad allergies or get sick easily, I would not recommend. The pictures are way better than the reality. The staff were very friendly though. The beds are also super hard.

First off, all of the Front Desk staff are very professional and helpful. Most of them, during our stay, spoke English well. The hotel is a bit older than \"the Premier\" property a few blocks away. So do not expect perfect conditions in-room. That said, there seemed to be a lack of the typical Japanese 'white glove' treatment. There was mildew in the grout of our bathroom. The head board of the bed had a good amount of dust collected on it-- easy enough to remedy ourselves w a wet towel but... Otherwise, it got the job done for a good price in an amazing location for subway or JR surface transits. Tokyo Tower is just a few blocks away. Lots of hole-in-the-wall eateries in the immediate area and two Family Mart convini less than a block away. Will definitely consider staying here again.

I stayed here for 11 nights and I don’t recommend it if staying too long.
The bad aspects of this hotel were that there was a constant mildew smell for a week straight that only went away after blasting the room with AC and opening the window. I think the high humidity + poor ventilation causes that mildew smell that permeates the whole room.
Also, the comforter used was terrible and the sheet had a mysterious stain on it. The comforter was attached to the cover with two flimsy strings and falls off during the night. It did NOT seem like a nice and clean sleeping experience. It did not help that I can hear the cleaning staff loudly yell at each other in the corridors in the morning. Don’t know what language they’re yelling in, but it was annoying.
The only good things about this place was the LOCATION (close proximity to two stations) and the welcoming front desk staff that said hello to me every time I walked by.

The room was very small, hardly had enough space for our suitcase - even though it was called superior queen. The elevator was very slow, no laundry facility, no breakfast, the in-room safe was not functioning. We had 3 night stay and we asked them to fix the safe in the morning of the second day but was not fixed till late third day (we didn't have a chance to use it). Worst of all, whoever came to fix the safe left the room door open an inch that anyone could come and steal all our belongings. On top of that, it was very expensive to stay. Never again!!

We always stay in this hotel when we arrive in Haneda air port in Tokyo. 15 to 20 minutes by monorail from the airport, and a few minutes walk from the station. When you are exhausted from the long flight and all you want is to sleep, this hotel suites all our needs.

The hotel was fine, but the road it’s on can be very noisy. The hotel also had some air conditioning repairs going on during our stay, which meant that loud construction noises could be heard throughout the building. We were not pre-warned of this until our arrival.

2nd time stayed here cos it’s more affordably priced. Not many shops here. But there are some good restaurants near by. Getting around was easy as there is the JR Yamamote line and subway. Easy to get to both airports. However, had to book the standard room as the bigger ones were fully booked, and this was really small. Couldn’t open 2 luggage. But the room was clean and daily provision of comfortable pyjamas. Room had a view of Tokyo tower too. Free coffee and toiletries like skincare creams and lotions at the lobby. Would stay here again. But bigger rooms

This is an excellent location. Just a couple of blocks from the train station. There are plenty of restaurants nearby. There is a laundromat two blocks away. The staff was attentive and the facility was very clean. I highly recommend.

No daily room service is not the same as a dirty unclean room. The room was dirty from top to bottom. The pillows and bed sheets were smelly and reeked of smoke. The vent did not help with the smoke odor. There is definitely something wrong with the air filter for room 205. The cigarette smell was so bad even a smoker would complain. The smoke odor was so bad that i had to request the room to be cleaned. The staff complied but it did not help because the smoke is coming from the other rooms as well due to the bad ventilation. Opening the window also did not help. It had a big queen size bed but the room is so smelly and small you might be better off at a capsule hotel. Do not come to this hotel if you can help it. Do no lt ever get room 205. Get a refund if you get room 205. A stressful stay. Should be called Hotel Don't stay.

I've stayed at this hotel many times. The rooms are good size and are cleaned on request. If I had to give one fault it's there is only one lift for this hotel which sometimes needs a short wait. But that's not a big issue. I will return again to this hotel. Thanks.

This review is mostly directed at the hotel and not the staff.

After checking in and having them make a copy of your passport, then ask you to specify where you’ve been prior to arriving to their hotel, and when you’re headed after checking out, you’re greeted with an Inn style motel room entrance.

Getting into the room you realize that the A/C has been off for a while, the room was toasting at 26C, carpet looked clean, but oh man the condition of the wall, bed duvet cover, bathroom, and the list goes on.

The room is very small, we still managed to open 1.5 big luggages and barely had some room to navigate and not bump into everything around. But it was tiny.

We spotted a couple of hairs around the bathroom sink and toilet seat. Was pretty disgusting to be honest. Also the toilet had some mildew or something around the joints. The toilet flush handle gets stuck when you use it, which was a nice added bonus… The bathtub grip handle is coming apart.

By the way I got photos of everything I described here.

The A/C did cool the room pretty quickly, the shower stream is strong, and they offer very basic amenities: soap, body wash, hair wash, conditioner, tooth brush, 1 extra toilet paper, facial tissues. Nothing compared to the previous hotels we’ve visited during our stay in Japan (no body loofah, no hair rubber bands, no water bottles, etc.).

And the price wasn’t cheap either. Fortunately we were only staying there for 1 night as a transit to the airport.

First time in Japan and we were looking for a queen bed room and Mystays had one! The room is still small and narrow so you’ll be living out of your suitcase as there’s only a small small closet to hang a few things and no dresser or drawers but there’s space under the bed for your bags. Safe, small fridge, kettle, shampoo, body wash, conditioner, and hair dryer included. Other amenities like lotions and comb and razors are in the lobby. Quiet room. Friendly staff. Next to metro entrance a few feet away. Bed was comfy and on the form side but pillows were not the best, very soft and kind of flat. Overall we loved the place. We weren’t in there for long as we were always out exploring so it was great for what we needed. So to summarize firm bed, I.M.O. Too soft pillows, good amenities and quiet place to sleep.

Great location in the city for late flight arrival at HND. I can still grab a few bite around midnight of Dec 25 with plenty of options. Quickly checked in the Tokyo Tower in the morning. Overall - convenient!

Typical Cheap Japanese Hotel

We stayed here because it was decently priced and close to the Tokyo Christmas Market. We got a Queen size bed (which is big for a Japanese hotel). The hotel was a typical small Japanese hotel room with minimum necessities. Bed was big but not very comfortable. Overall the room was perfect for our needs and well priced. would stay here again if in the area!

This is our third stay in Hamamatsucho and it didn’t disappoint! We stayed on the 14th floor with a view of Tokyo Tower and it was amazing! The bed was comfortable and clean. The carpet was a little stained but clean and they provide you with slippers to wear in the room. The bathroom was nice with a shower and toilet with a heated seat. The staff were friendly and helpful, not all of them spoke fluent English but that didn’t seem to matter because they all could provide us with the information we needed. We arrived before check-In time and were able to leave our bags, when we returned they were already in our room. They provide all toiletries like toothbrushes, small brushes etc...for free if you have forgotten anything. There is also free coffee and tea (kettle in the room) and vending machines. There is a family mart close by with great drinks, snacks and other essentials. A short walk to the subway and maybe 5-6 minutes to the JR train. You can take the monorail to and from Haneda easily (express train was 15 minutes).

This is an amazing property with outstanding value for money in Manato-ku area in Tokyo. The location is key - easy access to Haneda Airport and the city's metro system. Food outlets are abundant in the vicinity. Walking distance to Tokyo Tower. A compact room with good space management. Friendly front office staff who never failed to greet us each time during our 7 nights stay at the property. Swift check-in and check-out at non-standard hours.

Good value. Exit few steps from A2 Haneda Monorail sidewalk exit turn right look for horizontal blue sign right side of sidewalk. If returning via Haneda monorail to international terminal be sure to enter World Trade building BEFORE the Hamamachucho Train Station. Go up to the annex and the monorail platform.

I picked this hotel for it’s price and location. There is no breakfast or breakfast room but there is a free Lavazza coffee machine in reception, along with an abundant supply of assorted, free, toiletries.
Rooms are compact, clean and comfortable.
The staff are very helpful and welcoming.
I would certainly stay here again.

Close to yamanote line and local subway. A long walk to anything to see though. Of all our 3 star stays in Japan ( they were all excellent) My Stays was slightly disappointing. Staff were still nice and generally accommodating. The entry lobby is small and the floor was often dirty, boxes stacked against a wall. Free coffee in the lobby too. They charged for what other hotels provided for free and My Stays was about 50% more expensive than elsewhere we stayed in Japan. The room had some torn wallpaper. All Okay but not value for money nationally.

The staff are very friendly. The hotel is comfortable, clean. The room we had was quiet. Very small but a decent space for two people if just using to sleep , chat and on the go). Room had a kettle but no free coffee/tea. No cutlery.
There were a coffee machine at reception which was free and nice coffee with disposable cups and cream milk provided.
There are no iron in the room and you have to order at reception for a fee. I did not use it cause I did not want to pay for it. No microwave in room. (I guess this is a hotel room - maybe it would have been useful).
The hotel is located immediately near train stations. Although a number of restaurant and eateries, and shops, the area is not a main shopping area but easily travel to other locations by trains.
Overall we liked it.

The location was very convenient, close to JR Hamamatsucho station and two different metro stations. Most everything else was astoundingly mediocre. The cleanliness was bare minimum. The beds were Asian standard “hard as a rock”. The pillows were nice and the AC worked well.
