There was a very small parking area to the rear. The property entrance hall and stairwell need refurbishing - large stained areas on carpet. Room was adequate and beds were comfortable. No disturbance but a lingering smell in room, partly a drain smell from shower. Needed a spare key for my son butvthere wasn't one. Good, frequent bus system, into Edinbugh, from stops very close by.

The place is in very poor condition. The decor is bad - ripped curtains, ripped carpets, broken lamps, dirty bathroom. There is no one to greet you or to contact. There are police notices everywhere. I’ve had to supply my ID - and don’t know why.

A nice place to stay for a night. No frills. Clean and tidy. Parking for a couple of cars to the rear, but these are tight spaces. Bus stop right outside will take you into the city centre (about a 20 min bus journey). Tea and coffee/shampoo and conditioner supplied. Breakfast was continental and nice.

After completing their pre check in stating expected arrival time we got to the venue but hadn’t had any communication giving access codes to enter, redid the check in again giving updated time as in situ after trying to call, went to answer machine, then reply to the text stating that no one could take my message. After the new arrival time I did finally get a text giving me the access codes and where to collect my key from for our room. The keys are hung with your name and room number on a rack down the hall. Parking is free and luckily wasn’t busy as only 3 spots to the rear but does have room for 2/3 cars along the front. Carpets are looking tired, especially going up the stairs, but this doesn’t affect your stay. Opened the door to our room and first thing that hits you is the smell of damp, this I believe comes from the bathroom which I don’t feel is sufficiently ventilated by the extractor fan as it has no windows as both room and bathroom situated in the roof/attic. Once in the room the smell does become less noticeable but we only spent about 8/9 hours in the room, mostly sleeping. Beds are comfortable but you can’t walk across the floor without making so much noise as every floorboard seems to creak.
Breakfast is included and served in the conservatory area, continental breakfast is available and you are also offered tea/coffee and roast by the staff
next to a busy road so not the quietist of places but was convenient for our trip, probably wouldn’t stay here again

This property screams for some reparations and renovations. It has good potential, but the current owners must update the hotel like, NOW! And, I feel sorry for the staff. two kind ladies who can't even breath on how busy they are. I hope OYO hotels stop being so greedy and staff properly this hotel and renovate it as soon as possible.

Hotel did not respond to messages before I arrived when I was considering an extra night. I completed check in online well in advance and gave a check in time of 15.00.
When I arrived at 14.50 I had still received no info re door codes, room key etc. The door was locked. I rang the doorbell which said leave a message. I sent several messages on the chat app. All showed as seen by receiver. No response. I rang the phone number. Answerphone.A few minutes later I received a text asking me what I wanted. I replied I had been waiting outside for nearly an hour. A text came through with entry instructions and I was able to access my room. Breakfast was included but read the small print...cooked breakfast extra and needed to be ordered in advance. Next day I checked in to Travel Lodge. Not much more expensive and far better value for money.

The bed and the women serving breakfast were the best part. Then it is a steep decline to the rest. The worst is the cleanliness and disrepair. Like another reviewer I saw spiders and their webs. There was mold in the bathroom and bedroom. The carpet was disgusting. The walls were dirty and scuffed. The internals of the heater in the bathroom is covered in caked on dust. Finally the title of the listing is misleading. Yes it is near the castle but as a description of the area not the property. The castle park is across the road but the castle is not in sight. Arden house has a lot to offer but it needs some TLC and updated descriptions.

The place is excellent to me. I've read some of the comments here about the place is being old.. well all I want is a place to sleep over cause I will be exploring Scotland all day and this place is perfect to me. Location, its about 20 to 30 mins by bus when going to City Center. Bus stop is very near the place. Only few steps away. About the service, its very good. I encountered some minor problem upon check in and I reported it immediately and they take action very quick. I have to commend them on that. They serve free breakfast and the staff are very accomodating. Surely will book here again when I go back to Scotland. It is worth it what you pay for.

Check-in was confusing. Was sent a WhatsApp to fill out information online to get check-in information. Got receipt confirmation, but nothing about how to check in. Arrived at the location and sent a WhatsApp asking how to check in - no response. Went to the front door and tried to call the number listed and it didn't work. Rang the bell, and got an automated message saying no one was available. Went back to my car to try to call another number, and several minutes later, someone came outside asking if we were trying to check in. The person checking us in was very nice. Got to our room, which is very dated and not very clean. There was a layer of dust on many parts of the room, and the throw pillows on the beds were stained. The bathroom reeked of urine, and looked like there was mildew in many places. The only positives of this place were the fact it had parking, and the staff were very kind at check-in and breakfast.

Nightmare with spiders

this was one of the priciest properties that we had during our 10 day trip and location wasn’t even very good. No other property that we stayed at including ones with better locations and lower prices had conditions like this. There were spiders and spider webs in the shower and on our towels. The bathroom had grime around the bottom. Room items were rusty, threadbare, and in general disrepair. The carpet had a greasy feeling. The mattresses were stained and literally flattened with age. The towels were ragged and the blankets were pilled and matted and weren’t long enough to cover our feet. We didn’t see a single staff member the entire time and I imagine it’s because they wouldn’t be able to look their “guests” in the eye with the conditions they provided at their ridiculous price.

I was expecting a total horror show based on the reviews describing the condition of the property, but honestly the room was fine. Yes, it's dated and old, and not in the best condition, but it's fine. The sheets and towels were clean, the beds were fine. There's a simple breakfast served by a lovely woman for an hour in the morning, which is also included in the price. It was easy to catch the bus to and from Old Town.

The low rating comes from the terrible check-in experience. There is no front desk, so everything is done remotely. Despite completing all pre check-in steps, I was never sent an access code, and no one ever responded to my messages via chat or email. There's a phone number posted on the door you can call if you have issues during check-in, but it's completely useless for travellers from out of the country with no local SIM. I had to be let in by a fellow guest after sitting outside the door for half an hour, so I got lucky there. Due to this difficulty during check-in and absolutely no response from the hosts, I cannot recommend staying at this property. Take your money and stay elsewhere.

Never even checked in after seeing the conditions of previous reviews and looking round the outside of it there was no way i was staying here.
The hosts were horrible to deal with and absolutely no help.They have a no refund when booking but as it was somewhere to stay after an operation and the concern for infection due to the cleanliness i thought they may make an exception but no such luck.
I would rather loose money than put my health at risk or deal with this horrible customer service

Tried to contact the guest house prior to arrival but helpline kept hanging up and I never got any replies to my emails.
Guest house is extremely dated with repairs needed.
Toom waa not good! Stains (food or drinks) on the walls. Stain that could have been washed away but have simply been ignored. Stains and burns on the carpet. Stains on the bedding. Mold in the bathroom and rusted radiator next to toilet.
I spent about an hour on site before booking another hotel online and leaving this guest house.
I dont recommend!

The service was not very good. We had one lady come at 9 am everyday when it is posted for her to come at 11am. The carpets were extremely gross with red stains across the length of our room, and the beds we super uncomfortable. That being said I wouldn’t not stay here, they just need to fix a few things.

This guest house is in a good location for visiting the hospital, but it is in need of a revamp the stair carpet is in need of replacing it is totally worn out the electric socket in my room was broken and i did not chance using it. You had to put the kettle on the floor as the flex was too short. And in the 2 days i was there I never saw a member of staff, I had to phone the hotels number to ask someone a question. For the price of this guest house per night it was disappointing

We loved the fact you can grab a bus to take you into the city, so close. The wonderful lady in the morning got to know us and confirmed our coffee and toast order. She knew us and was so warm and friendly . This place is perfect to sleep, grab your breakfast before you head out for the day to explore Edinburgh. When you are on vacation it hits the spot and I would come back again in a heart beat and stay with you all.

This was the worst place we stayed in all of the UK while we traveled for 2 weeks. The advertisement makes it sound like it's the guest house of Craigmiller Castle... it is NOT. The blinds didn't close so a street light poured in all night long directly outside the window- we had to use bath towels to block some of the light which was unsuccessful. The shower was disgusting- none of us would even use it. I stepped on broken glass left in a bathroom (clearly the bath wasn't cleaned well) and no one would respond to my contact about the issue. There was no one on staff when we checked in and could only communicate via a Ring doorbell. The breakfast cereal offered was clumped and old. The price I paid was for what I thought was part of a castle- do NOT waste your money!!

This was the worst b and b I've ever stayed in. The outside was reflected on the inside, the stair carpet was dirty with holes even to the point of wood showing from behind it. The room (6)carpet was filthy too with stains all over, I have photos to prove it. The TV didn't work the bedside lamps were old and worn and thread bare, there was scuffs around the wall paper and the skirting boards needed a good paint. The bathroom if that's what you can call it was so small and just very grubby looking. We were meant to stay 2 nights but just left after breakfast which was extremely poor even for a continental style.. Pre packed shop bought waffles and croissants, what I believed to have been hard boiled eggs and baby bell cheese out but not refrigerated with yogurts also out and tinned fruit uncovered....pot of tea with 1 tea bag between 2 people.. Very poor!

I don’t normally leave negative reviews however I wouldn’t want others to have the same experience as us. If I could rate this place 0 stars I would. We arrived and upon entering the room could immediately tell that we wouldn’t be able to stay. Dirt covering the room, broken furniture, and stains covering cushions, walls but worst of all, the bed. Pillows and bed spread were torn and there was an unknown liquid splattered across the wall behind the bed. We attempted to go and find the lady who had checked us in to discuss and find a solution but she had disappeared so we were left with no choice but to leave and find another accommodation. Seriously disgusting and disturbing, I have to believe that the 5 star reviews are made up. Booked through Expedia who should be appalled to advertise such a terrible place leaving customers out of pocket with no ability to gain a refund for a place we were unable to stay.

Upon arriving at the property we were buzzed in by staff that was off site. There wasn’t anyone to ask questions. When we entered the room it smelled strongly of mold. There was mold all over the walls in the closet. It was so bad we couldn’t stay there. I had to call the off site staff to work this out she was helpful, but it’s much easier to deal with that sort of thing in person. I’m still waiting on Expedia to see if I got my refund.

There is very little to say positively about this place. The mattresses are worn out and you feel the springs and can see the indentation from bodies over time. The carpet is worn out on the stairs to the point you can see and feel the carpet nails.

The mouse traps in the room are discouraging and then there is left over food from other visitors.

The bathroom needs to be deep cleaned to remove the mold, dirt and mildew. Really not a place I would stay at or recommend.

Breakfast did have good toast and the staff was there the second one was done with anything to take those items away.

There is one hour for breakfast and limited check in time. Overall, keep looking for another place to stay, this facility is over priced and is in need of a good cleaning and several repairs.

For the cost, give this one a skip. The place is very run down, very smelly (maybe a plumbing issue?), WiFi was intermittent, and check in process was sketchy and unclear. Continental breakfast was decent, so that was a plus (cereal, toast, boiled egg)… Honestly, was ready to leave first thing in the morning. Would not have stayed a second night if we had booked longer.

A let down.

This place was a bit of a let down. The rooms are run down and mold on the walls (bathroom and window). The carpet has several stains and doesn’t looks like it’s been cleaned properly in a while. The bed is so hard and the springs poke your back when you’re trying to sleep. On my last night I saw a mouse in the room and it was coming out of a hole on the wall where the radiator pipe connects to the wall. I let management know about this so hopefully they’ll address it. Overall, it wasn’t even that cheap of a stay and i should have looked harder for a better place to stay.

Best to avoid this place, in desperate need of an upgrade, marks on the walls and ripped/stained carpets. The bathroom had mould spots on the ceiling, a toilet that didnt flush and a grim shower. Whilst the room was warm and the bed linen looked/smelled clean there was some small staining. The property was also quite far from the city, definitely not walkable. We didnt eat the breakfast as we saw that you actually have to pay an extra £5 for a hot one. Didnt see any staff but check in was a breeze as i was whatsapped all the information and their was plenty of parking.

There was no one around when we arrived at 6pm. We rang their bing bell and was give a code to get into the property. After that we had to work out where our key and room was as no one was around.
When we found our room the door handles screws where falling off.
The room was fine but when I pulled back the duvet my bottom sheet had not been put on properly and the bare mattress was showing, I would of at least expected a mattress cover.
The towels that where given to us to use had previous stains on them.
The woman at breakfast was lovely and friendly.
My experience of the property is it’s basic cleanses was not up scratch. We spent £97 for a twin room and it was not worth the amount that was charged.

Worst guest house ever?

I would suggest that you take this \"hotel\" off your books. There was no-one there to book in - we had a key safe entry. The telephone numbers given didn't work.
The room was dirty. I even checked to see if there were any bed bugs - there weren't! Bits of the fake leather headboard had worn off and had fallen into the bed. The paper was peeling off the walls due to damp, and in the wardrobe there was an \"external\" foul water pipe which at some time had been leaking and patched up with gaffa tape- stains all around it.
The radiator next to the toilet was stained - there was mould in the shower. We were in room 1.
We had paid for breakfast, but there was a note saying the dining room and kitchen was closed for maintenance. I had a look in and it was all right - perhaps the owners couldn't be bothered to open it during the Christmas period. So instead there was a bag containing two bottles of water, 2 dried up pastries, a rolled up crepe - dry again and a handful of sweets. The pictures are not what the rooms look like!

Location was excellent with good bus connections to Edinburgh. The accommodation was comfortable enough although the TV screen was very small with a poor picture.
Wallpaper was peeling from the walls which detracted from the ambience.

Room was very small but comfortable. The beds were clean but the room could have been a bit cleaner. There was a shade that was not up that was against wall and had cob webs around bottom of it. The staff was very friendly and the morning breakfast itself and the breakfast area was very nice indeed! Over all, decent place to rest your head for night!

Staff were nice but I would say it was very overpriced for the room itself, the bathroom smelt like damp and there was mould in the shower, I also wasn’t given a towel in my room. Nice addition to offer a continental breakfast.

Probably the worst accommodation we have stayed in

This was one of the worse places we have stayed in the UK. It is an absolute disgrace that the owners are able to advertise this Guest House as a place to stay in Edinburgh and take guests hard earned money for such a awful place. The state of the room and accommodation as a whole was worse than basic places I have stayed at in the developing world including Africa, Asia and South America. Conditions included: peeling wallpaper, damp and mouldy outside wall, stained and worn carpets, mattress that was so old and in such a bad state i could feel the springs through the sheets and got little sleep, pillows that were flat and hard, room so small there was nowhere to put a small bag or toiletries , TV that was tiny and didnt work because of such poor aerial reception, smell of damp so we had to have a window open all the time which meant we heard the traffic on the main road outside constantly and no one to speak to at the property to pass on our concerns!

Needs Updating

We stayed for three nights, room rate overpriced for condition of facility. Room we were in (3), desperately requires redecoration as the wallpaper is peeling off the walls (possible damp problem). Breakfast was basic for being advertised as Continental, but no restriction on amount you could have. Staff member very attentive to one's needs, but a wee bit too enthusiastic with trying to clear the table at every opportunity. Parking available which is always a bonus and close to a bus stop for easy travel into town.

Terrible! What a waste of money! The accommodations are old, filthy, and unsafe. I would not recommend this place to anyone. We didn't even end up staying here the 2nd night because it was so bad. The carpets look burnt, the lock to our door was broken and taped, it was noisy (right next to the street and people in the guest house were coming and going all night long), and the beds were so uncomfortable. When we reached out to the property, they told us we were liars. It was one of the worst lodging experiences I have ever had.

Not too bad with the price!

Overall it's not too bad with the price. Continental breakfast included, not too far from town centre with nearby bus stops (only 1-2 mins walk). Just the building is old with so much noises appearing from the floor whenever someone walks on upper floor or the stairs.

Room was dated, with the wallpaper peeling off and mould on the windows and walls. Dust in the corners of the ceilings. The bathroom looked fairly new however the shower head was covered in limescale and so sprayed everywhere. They towel rail was also hanging off of the wall. The bed was two single mattresses, one of which was obviously very old in that you were lying down in to a worn down hole. The staff were friendly however I didn’t appreciate the knock on the door to remind us to leave 15 minutes prior to check out time. The location was ideal as well as the parking however I wouldn’t book again.

The accommodation was fine if a little cramped. The bathroom was spotless but there were some mould marks on the walls in the bedroom and dust/dirt down the sides of furniture. Bedding was clean and fresh and beds were very comfortable. It was all very dated but great for the price we paid. Shower was surprisingly powerful - excellent. TV didn't work but there was free WiFi.
We arrived very late (after 10pm) and it was just a keypad with the room key hanging up where anyone could access it.
Breakfast was continental style and quite basic but we were impressed with the fresh cafetiere of coffee and the lovely attentive member of staff in the morning.

We had a double room with one double bed and 2 single beds. It was hot, there was only one fan and the windows were broken. The most disappointing thing however, was the fact that the bathroom was not only tiny, but full of mold. It was just disgusting. Also my husband is 6’3 and my son is 6’7 and the bathroom slopes down toward the toilet, so they could not physically stand up to pee, and when you sat on the toilet the toilet lid would flip forward and hit you in the back. The staff (who you only see at breakfast) was nice enough, but the place is incredibly run down and in dire need of repair.

As I’m not used to Scotland and what represents good value for money and general standards hard to review.
First the positives I was looking for a convenient location just outside Edinburgh with parking on site fir my mini-van,which this place fulfilled.I got it last minute at a slightly reduced price and good reviews.I was a little shocked at the slightly run down appearance of the place from the outside and my welcome was far from welcoming.I think the hostess was watching something and was in a hurry to get back to her viewing in her private part of the lodgings.Also her English was not good.All I got was a key and instructions on getting in and out and the wifi code which I guess is all you need but no chit chat and no help on where to get dinner.Answer to that nowhere within easy walking distance -the place is on a main road into the centre.A five minute drive away is a big shopping centre with Sainsburys and the usual fast food options.
My room had a very big double bed and smoke storage cupboard -all seemed well v ce leaned and presented accept of course for the carpets.Ivreslky don’t know why people put carpets in these places particularly white ones which judging by the state and colour of them must have been in for several years.In short the place was very basic but a comfortable bed,kettle,tea and coffee and free parking .I woukd not describe it as 3 star which it claims.A guest at Breskfast found it convenient for the nearby hospital and train/bus connection
