Our initial room on 3rd floor, was VERY cold due to the draft coming from the window, it was also very noisy and you could hear every conversation from outside on the road. Thankfully the next morning, the lady at reception moved us up to the 4th floor, this was great, no noise, no draft and nice dark room to sleep in.
The staff were really friendly. It’s about 7min walk from the royal mile with lots of shops along the way.

I really enjoyed staying here for the Fringe fest! It's super close to George Square (Assembly) but still very quiet and peaceful. The room was very comfortable. It had two shower heads and a big bed. Check in was quick and easy. Would definitely stay again!

The staff at KM Hotel were top tier, very friendly and helpful. We were able to store our luggage until check in, as well as run a load of laundry at the end of our stay, which was very convenient. Breakfast was also delicious with lots of options for the buffet, and staff there were very accommodating as well. Only critique of the propery is that we were on the first floor directly above the entrance to the hotel looking over Richmond Place. It was quite noisy at night, between Uni kids hanging out smoking (the smell would get into the room with open windows, but was a little stuffy if the window was closed), and the trucks for the Lidl grocery store would be backing in in the early morning (aka loud beeps) . So I would recommend ear plugs if staying here. Very walkable to Old Town, the train station, even to Leith. Overall besides the noise, very pleasant stay!

I accept dynamic pricing but in return for high prices comes high expectation. Two night stay, room not serviced , drink tray not replenished, dirty cutlery ignored. fire doors wedged open at night, v noisy service bay at night, even with demand pushing up prices, £300 a night for a small third floor room with no lift and no public space is pushy.

The hotel is located 12 mins walk from Edinburgh Waverley train station, good location. Everything is expensive in the area including the hotel this is Edinburgh and tourist trap almost license to make money. The rooms are quite noisy but probably more inconsiderate guests talking past 11pm. The window didn’t open as handle broken. The staff were excellent and complimentary gym pass 2 mins away.

We arrived to be greeted with a bill way over quoted price ….$1350 for 2 nights in a room size of shoe box…no easy way to get into bed, one chair as no space, no lift. Got upgraded for 2nd night to apartment. About 50 percent better but then no cutlery and no operating plug in kitchen even tho said we had to wash any dishes used!!!! Staff tried their best but cannot believe price this place charges!!!

Breakfast buffet with hot m cold food in adjoining building was great! Rooms quiet but surrounding streets busy and noisy at times. Easy access to pubs and restaurants! Lovely room, ideal location. Breakfast was lovley and staff are very friendly. The room was clean and in very good condition. The radiator was on when we arrived however and it was so incredibly hot! Luckily it was easy to switch off and the window and fan helped cool the room down.

We stayed for our anniversary and we didnt actually realise until bed time that wed actually been upgraded to a queen size bed, which was absolutely blissful! So thank you for this. We spent half our holiday in bed.

I did ring down to reception to ask for room service but other than for towels etc, they dont do this. I wanted to order some drinks but they dont do any food or drink room service or any service, other than purchasing pop or hot drinks at reception.
If they had food and drink this would definitely be a fantastic 5 star review. Maybe look in to this? Even if its just sandwiches and crisps?

Even with window closed and curtains shut it was so noisy, but I got used to it after the first night. The queen bed definitely helped as I was too comfy to complain. We were in Edinburgh for the Festival Fringe, so our accommodation was only for sleeping, and it filled the bill perfectly. The hotel has a great situation for the most popular venues, while still being in a quiet area.

The room was small with a large double bed up against the wall, which meant one person climbing in and out, and you had to climb over the bed to reach the window. All this was shown in the advertising so there was no duplicity involved. The bed was clean and very comfortable.

The staff was helpful. The breakfast was very good. This is more of a University property. Our window opened to a delivery area so was kind of noisy early in the morning. Our room was also Very small. And do note there is No elevator. We missed that and had to walk up multiple stairs with luggage.

Overall was very pleased with our 2 night stay. The room was a bit too warm for us even although the window was open, so maybe the addition of a fan would be a consideration. Also the very excellent shower could have benefitted from a slightly deeper shower tray. The bathroom floor was a bit flooded and it if it hadn’t been for the shower mat, the consequences could have been worse. Saying that, the room was very clean, extremely well stocked with bathroom accessories , tea/coffee etc sachets, and the added extras within the main room itself. The bed and pillows were extremely comfortable and one of the best nights sleep I’ve had in a while. The staff were very nice and friendly. Thank you.

The hotel had a very studenty vibe as I believe it is run by Edinburgh university and was once student accommodation. The rooms are small but perfect for a short stay in Edinburgh. The rooms are clean and have been recently decorated.
The breakfast was an absolute bargain, nothing fancy but really nice and a good quality coffee machine included.

There were good wall lights for reading in bed, but they were not centered because of the window position, so the side of the bed NOT next to the wall got shortchanged. There was no door on the shower, so it was hard to avoid getting the bathroom floor wet. The sink was microscopic.

Having stayed here before, this should have been a convenient and hassle free stay before an early flight. There was an issue with the room. It was not addressed. After expressly asking for a new room we were moved to another location which was less suitable for our needs. It shouldn't have taken over hours for this to happen.

It was not entirely as I expected (or maybe the images gave me false expectations) - KM Hotel appears to be a converted student accommodation block, with no traditional reception, lobby or breakfast facilities. Keycards were collected from a separate building, which didn’t offer the welcoming experience I expected - neither in appearance, or personality of the front desk personnel. I was on the top floor of a four storey building with no lift, and felt anxious at the prospect of escaping the building in an emergency, but maybe there was another escape route, and I just didn’t spot it. Comfortable bed, smart bathroom, valuable power USB sockets(!) Bedside lights had rather odd switches which I presumed one to be broken, but the were both alike in having tiny little stalks which worked if you angled them ‘just so’.. TV had Freeview on offer, but no Smart Apps. Maybe I’m a skinflint, or maybe I didn’t read the descriptions closely enough, but it would seem appropriate to rename this property as KM Hostel - it doesn’t have the necessary facilities (in my experience) to call itself a hotel. And that lead photo of yellow/orange chairs in a public lobby was nowhere to be seen; is it even in Edinburgh? Evidently I am now too middle aged to be passive in my disappointment. Overall, ‘KM Hotel’ offers functional accommodation, with a clean, minimalist character, suited to visitors wanting basic, minimalist facilities. But a Premier Inn would be a good step up, for my needs at least.

Absolutely fine for one or two nights if looking for cost effective in the capital. I was one person in a double room and thought it small but with a king bed, my friends ( a couple) found the double room very tight.

The hotel basically looks a lot better in its pictures. The off hotel shared reception is like an old street taxi cabin. The bathroom looks like someone has gone crazy with a few tubes of sealant. The room was very small and like a sauna with no heating on. The window was single glazed and not tight meaning that even on the third floor passing people and cars/trucks was waking us up all through the night. Bed was rock hard. Generally just a very uncomfortable stay that felt like a YHA. Would recommend ten hill place next door instead.
