We had the most brilliant stay at the Fraiser Suites! I would highly reccomend this to anybody who is visiting, both for convenience of location and for the quality of the hotel. From the moment that we entered the hotel we were treated impeccably by the front office and guest relations team. We were kindly given an amazing upgrade by the team and I would wholeheardtedly reccomend the suites to any visitor the rooms were spotless and had the most beautiful views of the city. Each room also had all the amenities that you could dream of, even down to the tiny details. I cannot reccomend this hotel enough and want to send the whole team a heartfelt thank you for making our stay brilliant!

Perfect location for all attractions and eateries around the royal mile. Staff (especially Dominic) were courteous and very helpful. Spotless rooms, laundry room and reception area. All in all a great place to stay and I will definitely come back again.

The location is truly unbeatable, right across the royal mile and a walk from Princes Street. The rooms are exceptionally clean. As a beautifully restored Scottish heritage building, our room featured soaring high ceilings that added a wonderful sense of space.

Overall the room was clean and well presented. Closer inspection and you could see the room was tired. The furniture was marked and the bathroom sink was cracked. The main issue was the air conditioning unit that was very noisy and kept us awake. Although this was an apartment the kitchen area was too small and if you wished to cook the you had no where to sit and eat.

Location wise was great just off the Royal Mile and the breakfast was a good continental style meal.

We checked in at approximately 4:30pm. While check-in was pleasant, the room was extremely cold on arrival. The thermostat was set to 25°C, yet after being out of the room for over three hours, the temperature increased by only around two degrees and remained uncomfortably cold throughout the night.

Multiple in-room facilities were also faulty:

The television was unusable due to a broken aerial connection and was not fixed despite maintenance attending.

The hairdryer blew cold air only, leaving my wife to go to bed with wet hair in a cold room.

Reception staff were informed on several occasions. We were advised nothing further could be done and were offered a free breakfast (already paid for) or a late checkout, neither of which addressed the issue. We were later told at checkout that portable heaters should have been offered, but this never happened.

I suffer from Multiple Sclerosis, and exposure to cold temperatures is a known trigger for my condition. As a result, I spent the night in significant pain and discomfort and was unable to rest properly.

The standard of accommodation fell well below what is reasonable and far below what is advertised as a five-star property. Given the unresolved issues and the impact on my health, I am requesting a full refund for this stay.

I look forward to your response and a prompt resolution.

The TV in the room didn't work so we informed reception. The receptionist said they were aware of the problem but it wouldn't be investigated again till the next day. The sink plug hole was dirty. When my wife tried cleaning it more dirt came up from the drain. During check in the receptionist showed us an information sheet which she said needed to be memorised as it couldn't be taken away. Consequently we had to phone reception for the wi fi password. We received an information sheet to our room by another receptionist so couldn't understand why the previous receptionist said we couldn't take away.

The location was great, just off the Royal Mile. Perfect for sightseeing and walking.
The front desk staff were superb! Very friendly, and helpful with directions and recommendations.
The cold buffet breakfast was great, with a very nice selection!
The room was comfortable, but very small and basic for the price. Not much room for luggage, and TV had to be viewed from the bed.

Not a brilliant hotel. Paid extra for a studio suite with a city view, only to be shown to a dark room in the dungeon with a view of a stone wall about 3 ft from the window. Asked to be moved and just got a shrug and was told the hotel was full. Room was ok but no bath and the shower drain was broken.

Great location with close access to Old Town locations. Hotel staff were standouts - friendly and professional. Our room had electrical problems we noticed after settling into the room. Reception and maintenance staff quickly attempted to resolve the issue but ascertained that we needed to move to another room. Reception staff helped us move our luggage to the next room.

The rooms are not huge but we had a great view of the city. Also, the older building has interior steps.

Awesome location — right in the city centre and only about a 5-minute walk from the train station. Super easy to get to shops, restaurants, and all the main attractions.

The staff were great too. I mentioned the room felt a bit cold and they came right away to sort out. Really solid service.

Overall, I’d definitely recommend staying at Fraser Suites Edinburgh if you’re visiting the city.

While I appreciated being given a room immediately upon arrival as I was exhausted from traveling, there were huge cracks in the walls and chipped paint, one side of the heavy blinds was hanging off, these types of things should be repaired before utilizing the room for guests. Also I could hear every door slam, the women across the way speaking loudly every night, so noise installation was non existent. I liked the area it was in, very convenient but would likely not stay there again unless upgrades were made.

What a great place! The staff couldn't do enough for us, Alex and Antionette were so kind and helpful. Antionette helped me purchase train tickets on line. Alex shared train travel tips with us. The location is great as well, it is a half a block from the Royal Mile. All shopping, restaurants, and attractions were within easy walking distance, including Edinburgh Castle.

We stayed 4 nights in an Executive Studio. The room itself didn’t look quite as nice as the photos and the layout was different.
The staff were very pleasant and helpful and despite the fact that we received an email the day before our reservation stating that early check-ins were not allowed, we were in fact allowed to check in at noon. This was most welcome as we were bagged after a long international flight.
We had the continental breakfast one day and it was pretty good.
The location is excellent, just steps from the Royal Mile and close to everything we wanted to see.
The only problem with our room was a lack of water pressure two days in a row which meant we were unable to shower which was certainly a problem.
Overall we liked the hotel very well and would likely stay here again.

I have stayed there before. The room I got this time was so small you could barely walk around the bed. I didn’t know they had rooms that small. It also smelled. I couldn’t stay there and had to pay the property for an upgrade. Overall horrible experience.

The location for this hotel is spot on. Edinburgh Castle is a short 6 min walk. There is a coffee shop right next door and many restaurants nearby. We tried Makars Mash Bar the first night we arrived…100% recommended. One of the guys on the night shift pretty rude, but the rest of the staff was nice. Also, the rooms are a bit worn down. The curtain rod in our room was falling off. Other than that,I would recommend this hotel.

The rooms were amazingly spacious with a big bed, couch, table and chairs. The bathroom was huge and the in-room amenities were much appreciated. We also liked the laundry room on site. The location was excellent, right off the Royal Mile, and near all kinds of great places, such as the art museum. Everything was in easy walking distance. Highly recommended!

Property located right in the heart of the Edinburgh Royal Mile. Lots of restaurants, walking tours and touristy sites in close proximity. Staff were friendly and courteous. Building was quiet except for the occasional occupant allowing the self closing room doors to slam at night. The breakfast was ok but not what I would call good quality for value. The room was equipped with a very nice microwave oven, bar fridge, kettle and toaster, which helps with the high cost of dining out by dining in. Marks & Spencer’s was an easy walk which has a very good grocery department. I would stay there again if I were to return to Edinburgh.

Location Location and Location!!!

It was only an overnight stay so I wanted to be located centrally to the castle, the church and all those street shows for the Fringe and events. The hotel was very clean, nice and the staff were very helpful. We are definitely staying there gain next year and longer.

Such a convenient location and a beautiful building right off the royal mile. It was the perfect base camp for exploring Edinburgh in August during Fringe AND the Tattoo. I'll absolutely stay here again. Some of the winding hallways will have you feeling like you're in Harry Potter with the moving staircases though, but it was just the standard character that all the older buildings there have and is in no way a drawback, just a fun experience we weren't expecting.

Fraser has an amazing location - and the views are gorgeous. But for a 4 star hotel I found it otherwise unfortunately quite lacking.
For whatever reason, whenever you use the plumbing, extremely loud sounds come out of the bathroom. This can be very disruptive to sleep.
At 3 am a vent fell out of the ceiling scaring me to death by waking me up (it was LOUD). I couldn't go back to sleep. Plaster is all over the floor. When I told management they said sorry but nothing else. Would have been nice for a comped breakfast or something since I desperately needed coffee after my 3 am heart attack.
The coffee bar was restocked with the milk that had been left in the sink, which would have been spoiled if not refrigerated. Not sure why new one wasn't provided.
No early check in is available by the way. Bathrooms on premises to use before your room is ready is a utilitarian bathroom with permanently stained toilet.
Fraser is beautiful, but I don't know if these drawbacks can truly justify the cost. My partner actually had to go back to his place as he couldn't deal with the extremely noisy air conditioning unit.

Fabulous place to stay. Near by the train station and a few minutes walk to the castle. Amenities are great and they even let you leave your suitcases after check out for a little while which is great if you want to go grab something to eat while waiting for transport etc. lots of stairs about in Edinburgh which you need to take for the short cut to this hotel from the station. This is where I’ll be booking next time I go to Edinburgh.

The sink in the bathroom drained so slowly as to be almost completely plugged. The shower glass needed replacing so that water went on the floor when showering leading to missing grout and moving floor tiles. The refrigerator was faulty. Food had ice and water was also leaking into the bottom of the fridge. The walls were scuffed and dinged. The pictures provided by the property suggested a higher level of cleanliness and attention to detail. I wouldn’t stay here again.

The property is located very close to Royal mile and hence very convenient. However we were a bit disappointed when we came to know that our one bedroom apartment cooking facilities ere not working due to some safety issues. Whats the use of taking a service apartment if those facilities are not working.
