The noise from the water in the bathroom above was intrusive. Shower, sink or toilet, the sound of the water coming down the pipes made it sound like it was in the room. Difficult to get to sleep and woke us up when we were asleep.

We stayed in here for 3 nights, we arrived at 11 and expected to drop our bags off at the hotel and come back when our room was ready, but our was ready and could check in and go straight to our room, which was great and so unexpected.
The hotel is very central to everything, with views to the front, we had a view to the side which unfortunately had building works going on, and will be for some time, but it didn't detract from our stay.
Breakfast was good, everything you would need to start your day of exploring.
Staff were very attentive, we popped into the lounge where they serve afternoon tea, that looked amazing but we only wanted tea/coffee and a scone before we caught our train home and they supplied it, the best scones I've tasted in a long while.
Our room was refreshed every day, clean towels, bins emptied, bed made, the only thing I would say about the bathroom is that I had difficulty getting in and out the bath for a shower as I am short and the bath was high, be extra careful if your short or not as mobile as others.
This hotel is not suitable for the disabled as it has steps and stairs to navigate before you reach the reception after that there is a lift.
We had a great stay in this hotel, full of character and charm right in the middle of Edinburgh city, you couldn't wish for anything more, I hope one day we will return.

The location and the layout of the room was exceptionally more than what was expected. Chose the location based on location from the station given times of arrival and departure and this was perfectually situated! In terms of potential things to keep in mind 1) there is an actual physical key, massive and slightly worrying to have to carry around while exploring the city; 2) the staff is incredibly friendly, but not always engaging and some language barriers which were surprising given the location; 3) it is very central which is amazing most of the time, but when warm and a weekend, the noise from the street below was quite interruptive to sleep. Though that same point was surprising when not a weekend, amazingly quiet and comfortable.

Hotel was in a superb location - just opposite the train station and so within walking distance of all attractions. Hotel is old, but the bed was comfortable and there was a bath/shower. The breakfast was brilliant and had everything you needed. Would definitely recommend.

My stay at the Old Waverley Hotel was excellent. The hotel is very well located, right in the heart of Edinburgh, making it easy to explore the city's main attractions. The views are absolutely breathtaking, overlooking the beautiful Edinburgh skyline and historic landmarks.
The staff was friendly and helpful, the rooms were comfortable, and the overall experience exceeded my expectations. I highly recommend the Old Waverley Hotel to anyone visiting Edinburgh. It is a wonderful place to stay and enjoy everything this amazing city has to offer.

We had a room with view on Princess Street anf the Edinburgh Castle. We thoroughly enjoyed watching all the hustle and bustle on street below and the views of the castle also in the evening when it was lit up! Room was clean resturant on site delicious

Great location within short walk to Waverly Station…also close to Old Town and the Royal Mile…but the walk is up very steep streets and not for anyone not in good waking shape…the hotel itself was comfortable but being right on the busy Princes street had noise and light spilling into our room 24/7…the hotel itself is old and has that nostalgic feel…but it is not a 4 seasons if you expect 5 star accommodations…but the price/night reflects these mild concerns…the bathrooms were modern and very clean…beds were very comfortable and linens were new and clean…i tend to travel on a budget so this was a perfect spot for me…for those that have never been Edinburgh is literally one big hill and it seems no matter which dorection you go you are traversing pretty steep streets so just be warned…but the city is a unique experience as it feel like going back in time…highly recommend Old Waverly Hotel and Edinburgh as a whole

Given how many steps there are almost everywhere in Edinburgh a few steps up to Reception was a breeze.
All staff were helpful and friendly- Femi in particular. He was super prompt to resolve an issue we had.
It’s a bit like going back in time - especially the beautiful breakfast room and cosy (but spacious) lounge.
Our room was huge, simply furnished super size bed . Although hotel is right on Princes street (very convenient for buses and trams) the room was at the back and peaceful.

Our room was great and quite large EXCEPT … the WiFi really was terrible. We had to sit on the floor next to the room door or in the bathtub to get signal. The breakfast is convenient with lots of options, but it’s not fantastic. The location was really great - close to old town Edinburgh, right in the middle of newer shops and restaurants just north of the train station. Very walkable.

Breakfast was great! This is the most convenient location for train and bus transfers. Staff are excellent. The property does have stairs only to the office in the next floor up, but if you want help to carry your bags then you ring the bell. We got an upgrade.

Ideal location near the train station, but still quiet at night. The room was spacious and the bed was very comfortable, even though the pillows were too firm for me. The elevator is on the first level (not ground level), so climbing a flight of stairs is necessary. However, the staff eagerly assists carrying luggage up to the reception area. We would definitely stay there again.

Elevator was broken and a porter did kindly carry our bags up, but there was no other assistance offered. We were on the 6th floor, and it was a real hike. Staff wouldn’t even provide a bottle of water gratis considering the situation. Felt very badly for several older guest who were struggling with stairs and front desk offered nothing but a shrug when they stopped by asking for help. Pictures overstated how nice the room was. Great location, but not worth the $350 we paid.

Overpriced mistake. My room was tiny. I was a solo traveller but still paying the same price as couples but given a shoe box for premium price... the room did not have an air-conditioning, safe nor a mini fridge which I would expect at this price. Wifi was sketchy and did not really work in my room. I asked for another room but was told they had nothing else. When I asked for compensation, I was told to put a complaint in via Expedia..not even a coffee or complimentary breakfast offered..some staff members looked super bored and annoyed they had to be there. They advertise superior, luxurious but in reality the only luxurious thing is the price tag

The hotel exceeded our expectations. The location was fantastic. Walkable to the royal Mile and the Edinburgh castle. Plenty of restaurants within walking distance and the airport bus literally dropped us off one block from the hotel. We will definitely stay here again. The rooms are very small but they were clean and the water was hot. Excellent location if you’re looking for a central spot and you need a good place to sleep.

I stayed at the Old Waverly Hotel with my daughter for a sightseeing trip in Edinburgh.

You really can't beat the location. I had an amazing view of the castle from my room. It was an easy walk over to the old town. I also had easy access to multiple restaurants, pubs and stores. The City Link bus from the airport dropped directly in front of my hotel and the train station was across the street. Finally the tourist bus was a 2 min walk up to St Andrew's square.

The people who worked there were friendly and the room came well equipped with coffee. It was clean and comfortable. Extra points for having cookies with the coffee service! I know they had a restaurant but I ended up just walking to local spots to eat so we never eat there.

This is not the Balmoral. It is somewhere between a 3 and 4 star hotel. It is a clean, safe hotel with a great location.

My only negative for the hotel was the shower and the wifi.

You have to have an engineering degree to get the shower to work and even then it was not a great experience. Very narrow, low pressure and the water temperature just kept going up and down in the morning.

I never got the Wi-Fi to show up for my phone but I was on the top floor so maybe that was it. But basically no Wifi.

But outside of that a solid hotel if safe, clean and location are your priorities.

The hotel is right on Princes Street, at breakfast if you got certain windows you had a great view of the castle and Scott’s monument. The train station was across the road. Breakfast was ok, not many options. There was construction work going on right outside our window from 6am in the mornings.

The room was very tired, no seals on the door and the window was drafty so it banged all night. Road and hotel was extremely noisy all night plus bin Lorry collected glass bottles at 5:00 am so no sleep. Breakfast was really good though.

Room was very spacious, very comfortable - the beds are very nice, with fluffy duvets. When we walked in we were so relieved to have such a nice space. The bathroom was also spacious, although the tub is quite narrow and it was hard to stand flat in it. The hotel itself is situated perfectly for access to everything, including seconds away from a direct bus or tram to the airport! The breakfast in the morning was great, lots of options. The staff were helpful and friendly. Would definitely stay where again. Lift was small and slow, but that is not atypical for the old world. Our room was also noisy because we got the echo of the alley as we were on the corner we hear all the hooting and hollering until the wee hours of the night and then a 6am garbage truck or something every morning!

The view from our room was perfect for Hogmanay, even though it was a little loud (but that was to be expected with how many people were celebrating.) the only negative was it did take a while for the showers to get hot but other than that we had an excellent day and would definitely recommend!

Our stay here was ok. We did not use the breakfast buffet, but we did order dinner and snacks. Some staff was very good. Our last night was awful. We lost power and when we woke up to shower and head to the airport we had no water. What water we were able to trickle was cold. 10 minutes before we had to leave they offered a room to shower in, but it was too late. The elevators did not work, we had drag our suitcase down the stairs. The other night were very noisy with drunk people fighting in the alley and garbage (glass bottles) being dumped. The location was good especially for the Christmas markets and lots of stuff in walking distance. My SIL overheard the reception desk lying to other guests about the water situation and the other reception person told her to tell everyone the truth.

The location of this hotel is the main draw - very close to Waverley train station. As a solo traveller I felt safe in the neighborhood. The standard room was rather dingy and looked out at an alley rather than the lovely vista of old town.
In all it was a convenient place to land for a few days!

Everyone gives 5 starts but don't want to hear the \"bad things\". Honesty is always appreciated. Male, solo. Hotel is dated, but this adds to the charm. Everything works. Location is absolutely perfect. Few hotels in the area are as well located as this one. Across from everything. Walking distance. Plus the bus from airport leaves you right there in front, and picks u up there too. Tried to check in early around 8 am but would not let me until 3 pm. Left bags and went around. Returned around 2 pm, so I was waiting there in the sofa in front of reception. Another person came in around 2:30 pm, it was allowed to checked in. So I tried again and they allowed me to check in. Unfortunately, not the hotel's fault. Windows are not double insulated so noise from the back alley is bad. Seems like the restaurants in that area dump the glass bottles hard and you can hear everything. Sometimes at 11 pm or later. Also early in the morning sometimes it happens. Construction at this moment is taking place in the building directly in front of it, but did not hear construction noise at night. For the location/price ratio. It is an excellent hotel.

From the moment we arrived, the hotel staff was so accommodating. They helped carry bags from the entrance to the lobby since there is a flight of stairs. The room service was great and I loved that it was available at all times because our sleep schedule from travel was really wonky.

Great location right near to Waverley station. Rooms are very small with some awkward configurations. Lack of fridge and room safe are areas that are simple to improve overall room facilities. The location is excellent and the hotel is a classic. However the lack of a lift to the ground floor is really an inconvenience. Also the rooms are small the the TVs are really outdated. Forget about any options to use a Chromecast or mirror your device. The shower is also rather poor and the rooms are quite small. On a future visit we would stay elsewhere.

Clean room, large bathroom. I cleaned the tub before I used it and my Clorox wipe was still white when I was done! Location was a little far from the Royal Mile. No AC but there was a fan. With the window opened it was perfect. Would not stay here in the summer!

Please be aware that there is a whole flight of stairs you have to walk up to get to the reception and the gentleman who came to help with the bags said he would only carry one. The rooms in the back have a single pain of glass so you hear everything all night including some sort of sounded like massive glass bottle dump at 5am. Everything needs updating. It was hot and the AC/Switch did nothing to help with that and opening the old windows with no screens wasn’t an option. Staff was nice but mislabeled our luggage in the luggage room and we could’ve walked off with other peoples belongings if we wanted. On the good side it was a great location and I don’t think you could find a hotel as close to Waverley Bridge or the Mound if you tried. I’m sure the view of Edinburgh and the Scott Memorial might make up for the other stuff

Our room was opposite another building that was undergoing renovation. Incredible early morning noise. There was also nighttime noise from drunken revellers. If the room had double instead of single glazing this may not have been a problem. Sink too high and bath almost inaccessible.
