We stayed in a Deluxe Family Room at Hanover Suites 71 in Edinburgh. The location was excellent — right in the heart of the city and ideal for exploring all the main sights. The apartment was clean and generally comfortable, which we appreciated after a busy day of sightseeing.

However, there were a couple of downsides. The room wasn’t made up for four guests on arrival, so we had to make up our own beds, which was disappointing after a long journey. Additionally, the second room booked was much smaller than the main one, yet both rooms were priced the same, which didn’t feel quite fair.

Overall, a good stay in a great location, but some small details could be improved to make it a better value for money.

Hanover 71 is a nicely restored historical structure, furnishings are nice and all the usual toiletries are provided. The location is also good.
We ate breakfast at the restaurant downstairs and the food was excellent both times. The literature in the room says you get a 20% discount but was actually given a 10% discount which was still appreciated.
Be aware that there is no elevator so if you have any mobility or strength issues, getting to the mid and upper level rooms with luggage will be a challenge.

This was the worst hotel. No warning that the entire downstairs is being reconstructed. Description included a restaurant, but there was none. Not even a vending machine. No one was there to check me in. The door was locked and a housekeepe- we didn’t have a common language- seemed confused by my arrival. My daughter found a note from the staff giving me
Code for all the door locks.

We then had to bring our luggage up 2 flights of spiral stairs in the heat. The carpet was filthy. The room had air conditioning that wasn’t working.

I was told I could get my parking validated for. Reduced rate and the lady who opened the door gave me one that didn’t work for day one, and then I never saw staff again to get one for the second day or to ask why the validation for the first day did t work at the car park they told
me to use.

It was awful. Would not recommend.

Neat place. Note there are 79 steps to the top floor (rooms 8 & 9). No AC if you are there when it is warmer. Enjoyed the separate rooms as we had 3 guests. Quiet room and decently comfortable bed (firm mattress). Would stay again.

I don't even know what that was....

We are starting to wonder if we were inadvertently squatting at an closed property. Lol. A painter let us in. There was no clerk present. The property was under construction. The bathtub leaked everywhere and the jets would randomly come on after being turned off for 45 mins. The floor was warped and unstable. The foyer lights in the room turned off and on by themselves during the night. It was decently clean but the bed was absolutely wretched - our backs hurt for 2 days. It was like sleeping on thinly padded cardboard.

This property is not good for 4 people despite saying it has two bed. The sofa bed which was not advertised had lumps and a dip so unsleepable. Also the stairs to the room are steep and dragging your luggage with no help is terrible. No customer service and was not what we expected. Would not recommend.

This was a family trip to the Christmas market. The location is fantastic, walking distance from the station, perfect for seeing all the attractions, shops and eateries. THERES NO HOT WATER! I was so freezing coming back to hotel and ended up showered in freezing cold water! The hot water only lasted 10 secs and switched back to cold! Quite disappointing.

Location was wonderful - very close Waverly/Royal Mile and is also surrounded by lots of more quiet (and excellent) restaurants and pubs. I had probably the best Italian meal right downstairs!

Also - the showers are wonderful! Possibly the best in the UK! No bathtub, but a fully enclosed stall with serious water pressure!

Being from the states I would never had booked this hotel in June knowing it had no air. When we arrived at 3:30pm no one knew where are room was. The started to scramble around. They finally said they had a room for us. But it was on the second floor. No lifts which is normal for older buildings but they had no one to carry the bags up for us. We had three big bags and my husband has a lung disease and it’s hard enough for him to walk up stairs let alone with bags. But the stairs are not regular stairs its a spiral stair case with narrow steps. The room was nice but you do get a lot of noise coming from the bar downstairs. All through the night you hear lots of bottles being put in trash. I will say the owner did bring us fans and that definitely helped. When we came the temperature was the hottest they had seen in awhile also. And you do get to smell the cafe aroma all day. But if you need someone they are available only from 9-5pm.

There was 2 things I didnt like, there is no proper front desk or lobby, and there is no elevator, with 30 foot ceilings, and 2 floors, it was tuff taking our luggage up the long stairs.

I recently stayed at the Hanover 71 Suites on a Friday night. The hotel was soo cute and very conveniently located, I was able to walk to everything! The room had it's own out door seating area and it was very spacious and clean. There is a very cute and yummy cafe in the lobby and when I checked in, I was greeted by name and they had been expecting me!

The ONLY issue I had was that there is a nightclub right next door and as I stayed on a Friday night, the noise from the patrons leaving was SO loud! Obviously all the young people out and about having fun but I was not able to sleep a wink. I am sure this would not be the case on a Sunday- Thursday. I will be taking this into consideration next time I book!

The location is central, the rooms spacious and bright. The bed was comfy. The only thing worth considering is your cardiovascular health, I had to walk two majestic spiral staircase stories to get to my room.
There are bars nearby, and because it's very central, it's vibrant at night - you will hear some noise if that's a concern. But it certainly didn't bother me.
There were towels, soaps, coffee/teas and a kettle.

The land lady is friendly however arrived with no bedside table lamps, broken bath tub faucet which was a known fault. When sofa bed is converted to bed the access to the room is completely blocked. TV remote only half functioning. Although not property's fault, the noise level is so bad until 2 in the morning the weekend we stayed so it wasn't a relaxing stay.

Perfect for a city break

Had a lovely stay at Hanover Suites 71, the staff were friendly and helpful and the food in the cafe is delicious. Room was in excellent condition and very clean. Perfect location for restaurants and bars. We all had a lovely time. Only thing is if you’re a light sleeper then you may need ear plugs or ask for a room away from the road. I slept really well but my friend found the road noise and pub goers kept her awake.

We had to wait two hours for our room to be prepared. However for the inconvenience we were served a free coffee. Our room was on the top floor and we struggled climbing the steep stairs as there was no lift. Car parking is quite a walk from the hotel.
Despite the three negative things mentioned, the room was excellent, large and clean, with an incredible bathroom. The noise outside was very bad in the night due to nightclubs and continuous traffic. Staff were very friendly.

Fantastic last minute stay for a very reasonable price. Perfect location for exploring and amongst plenty of cafes and restaurants. The room had everything we needed and the check in/check out process was very easy (all codes). Parking discount was very good although probably handier for Waverley. We didn’t see a single person but comms were good via messaging. Thanks for the early check in and great stay. We will definitely be staying here again!

Location was amazing, as was the welcome from the manager. The room was well laid out - we stayed in the Junior Suite with Garden however we did not know this would be below ground level - this was ok!

The only thing we would say was that the room had a distinctive smell when first entering the room, it looked like they were trying to sort this with a spray on the wall, but that's the only thing!

I can see why this hotel gets so many mixed reviews. I was lucky I was on the top floor with a lovely big main room and the sun was streaming in the whole time. There was a separate bathroom and the bath itself was fantastic but the floor wasn't that clean. It was slightly shabby e.g. curtain poles etc but no curtains and one of the blinds in the bedroom had to be rolled up by hand as the cord had detached.

Windows were stuck open on first night we arrived late and no one available to close them. The street noise until approx 4am was horrendous especially the chorus of ‘vindaloo’!
Got bathroom and bedroom window closed for Saturday night. But bedroom window altho closed was not double Glazed And so the massive gap at the top even when closed did not keep the street noise out on the Saturday night. We did not sleep well at this location. Which is a shame as rooms lovely

A hidden gem

Hanover 71 Suites was perfect for our overnight trip to Edinburgh.

Location: It was in a great, central location, easy to walk to from the train station. We didn't park so I can't comment on that.

Check-in: Check in was simple, we turned up just after 2pm and were greeted warmly. We were given a code with the combo to both the external door and our room door. We were told check out was at 11am which is different to the 10am specified.

Facilities: The room was spacious, and was stunning. You could control the temperature in the room and there was a smart TV. Our Daughter slept on the sofa bed which was very comfortable. The bed was comfortable and we had plenty of towels, shampoo, moisturiser, shower gel, etc.

Check-out: Check out was easy, we walked downstairs and told the lady on reception which room we had stayed in. We were told we could leave our bags in reception until 6pm and we could just use the external key code to retrieve them. This was a huge help as we had a day of sightseeing planned

Comments: We really enjoyed our stay and would consider staying again if we return to Edinburgh. The room could have benefited from a fridge, but other than that it was great. I had read a number of complaints online about the noise, we were situated towards the back of the property and so didn't notice much noise. There were earplugs provided in the drawer though. We did have a fan noise but it was a white noise kind of sound and we slept really well.

I was expecting great things after seeing the reviews on pictures. Sadly I was placed in a basement room with uneven flooring thought well lit and bright despite being lower ground floor. On a Wednesday night I was woken 3 times from midnight until 4am by drunken louts and music right outside. The room itself wasn’t lacking, bathroom but small but great shower. Wouldn’t personally stay here again.

The apartments are in an excellent location in centre Edinburgh. The receptionist was helpful and friendly.
The apartment was spacious and the bed large and very comfortable. It wasn’t immaculately clean. A little dusty and a bit tired in places. Toiletries had been left in the shower. It didn’t feel very luxurious. No coffee machine or even bottled water only the usual kettle etc.
Overall good value for money given the location.

This was located in New town and we could walk to most everything we wanted to in Edinburgh. Beautiful room, bathroom very clean. The bed was so comfortable, as was the bedding. Very spacious room, enough outlets. Coffee and tea provided. Would recommend!

The property is shabby relative to the price they charge. The furniture looks like it was bought from a cheap furniture store five years ago. Our room was facing Hanover street and we heard all the street noise. There were no noise abatement measures taken. I was barely able to sleep. At six in the morning it sounded as if someone was pounding on an air duct above us.

Beautiful boutique hotel in a superlative location, right off George Street. Only staffed during business hours, but self check-in worked well with no problems. My room (3) was well-decorated, although a fridge would have been appreciated (especially as the hotel doesn’t seem to have an ice machine). There was loud chatter in reception from 8am one morning, which was a bit disruptive. The bathroom is also tiny, with awkward angles, so probably wouldn’t be suitable for anyone with serious mobility issues. Checkout time seems to have changed from 10am to 11am, which was appreciated - not sure whether this is a change in policy or just offered on an ad hoc basis.

Great location but the AC was not functioning and the noise prevents you from sleeping, especially if you have to keep the window open. The bed was as hard as a rock.

Fantastic position, staff were lovely,secure. Our only complaint would be that we booked in for 4 people but there was only enough tea/coffee/sugar/milk for 2 people - for1 cup each. After a wet Tattoo we really needed a warm cup a. Otherwise it was great.
