Room was full of defects & neglect. Room was not worth the money at all, could easily get the same quality at lesser hotels for a lesser price. Breakfast on Sunday 1/2/26 was awful, didn't get a hot breakfast because staff ignored us. But the staff member in question was happy and more occupied flirting with the female guests in the breakfast area. Waited 30 minutes to get an order but it was too late, we left. Bar staff service was far too slow but when it is a busy weekend 1 waiter and 1 bar member was shocking when the bar was full.

The staff were really friendly and helpful, our room was very boujee with plenty room. The bed was so comfortable. Breakfast was a 10/10 - fresh fruit and pastries available aswell as hot options. We decided to opt out of the cleaning service and received a voucher for the bar as a thank you / great touch. Perfect location and great value parking in St James Quarter / only £30 for our 2 night stay! We will definately return.

The receptionist on arrival commented on how cheap the room was. Considering the time
of year I think the room was appropriately priced. I did not find the bed very comfortable. The tv stopped working several times. Check out seemed clunky, another weird conversation as I was schooled about my bill.
The server in the restaurant at breakfast was excellent, she was efficient, attentive, on the ball.

The staff are lovely. The hotel is clean. The room we stayed in was on floor 1. Right by the traffic lights. So being busy time of year. The noise from the traffic was really loud. Motor bikes stopping at light and buses kept us up a bit. The room other than that was great. Nicer pillows are needed and maybe a thicker duvet. But that’s personal choices. We would really recommend this hotel. The location is great. The bed was comfortable.

The hotel was excellent, it was really modern and well located. The rooms were very clean and comfortable (we had a courtyard facing room which was also very quiet). The reception staff were very friendly, helpful and had excellent local knowledge. The choice and quality of breakfast was exceptional and again, the staff were very pleasant and helpful.
Prior to our stay, we couldn’t find any information on the hotel website regarding car parking, so paid £9 to park opposite the hotel for about 5 minutes while we checked in. We then found out that and the hotel has an arrangement with the St James shopping centre car park, and they offer a large is discount for hotel customers.

We arrived at about 12:30, expecting to leave our bags and return at 15:00 to check into our room but our room was ready so we were able to check in earlier. We booked for two nights and a nice touch was offering us a drink at the bar if we did not have our room serviced. We cannot comment upon the food as we did not eat in the hotel. The room was spacious and spotlessly clean with a lovely big bathroom. The hotel's location is excellent for shopping, sightseeing and has lots of dining options within easy walking distance. It's a short walk to the hotel from Waverly station and there is a tram stop within 100m of the hotel. Overall the hotel was great to stay in and is in a fantastic location, we will definitely return

This boutique hotel has great decor, service and a wonderful central location near Princes Street Gardens. It was also quiet which we much appreciated. The continental breakfast was quite good (there was a cooked option too). We only ate dinner once at the restaurant as there were many options available in the area. The tram comes directly from the airport to St. Andrews Square too...very convenient. We would definintely stay at this hotel again.

Stayed here for two nights in a suite. Our experience was just ok. The food was good, the blackout curtains were nice after a long flight, and we met a nice gentleman who was part of the housekeeping staff. The negatives outweighed the positives though. The bed was rock hard and we woke up stiff. People we met at breakfast had the same experience. The blonde girl at the front desk was quite rude when we called down, even hanging up on me before I was finished speaking. Either she was having a rough day or her personality is not well suited for hospitality. The drains in the bathroom didn’t work properly so the shower and sink were constantly backed up which meant you had to race to wash your face before the sink spilled over. The shower wand was also leaking.

St James’s Centre and Prince’s Street/George Street immediately adjacent. Room immaculate and ideal shower/wash room. Quiet bedroom and exceptionally comfortable bed. Lift system a little quirky but reception staff welcoming and willing to help at every turn. Bus/tram system appears perfect for most peoples needs.

Room was great very clean and interesting décor. Restaurant and Bar were also good lots of food options for a reasonable price. The only reason why it didn't get an excellent rating is because we were charged for drinks when we received a coupon at reception for free drinks (or 14 pounds off) at the bar. Ended up paying $50 CAD for 2 drinks even though bartender said it was covered.

We liked the friendly and efficient staff. The location is superb, situated in St Andrew’s Square and only a short walk from Edinburgh Waverley railway station, Princes Street and St James shopping mall. Our room was compact, clean and very comfortable. We liked the fact that it had a safe and a fridge in what would be described as a standard room.

A lovely hotel on St. Andrew’s Square. Elevators are a bit confusing, but easily manageable. Breakfast was delicious and there are many options. Old Town is just a stones throw away. Staff is exceptionally friendly and eager to help out.

The floor in the breakfast food area was very dirty your feet stuck to it -I raised it with reception on leaving -was told I noticed that a couple of days ago !! How long does it take to rectify ??
At £400- £600 a night v poor .
Also at this price I do feel staff could bring tea and coffee to the table at breakfast - it’s not great carrying 2 cups hot tea pot etc and going back for fruit juice and then food .
We got back to the bar after 11pm and it was closed again poor for £400/£600 room
The hotel room was immaculate , comfortable and beautiful air con , great location .

We stayed at Malmaison Edinburgh City during August for the Fringe Festival, and it was absolutely exceptional from start to finish. The staff went above and beyond to make sure our stay was perfect, with warm, friendly service and thoughtful touches that made us feel truly valued as guests.

The hotel itself is stylish, comfortable, and in a fantastic location, ideal for exploring the festival while still being able to retreat to a calm, relaxing space at the end of the day. Our room was spotless, beautifully designed, and incredibly comfortable.

From check-in to check-out, everything was seamless. The little extras and attention to detail really set this place apart. We couldn’t have asked for a better base during the Fringe and will definitely be returning. Highly recommended!

Loved it!

This was a wonderful hotel, totally redone 6 years ago, so everything was brand new and spotless. Our room was a generous size, and with an especially nice bathroom. We loved the location, right on lovely St. Andrew's Square, just 5 minutes walk from the National Galleries and tram stop for the airport, and just 10 minutes walk from the Royal Mile. The staff were super friendly and helpful, including assisting us with tracking down luggage that SAS had left in Copenhagen. The in-house restaurant was lovely too.
