Great Location

Excellent location for doing many tourist things in Edinburgh. The sound of announcements from the train station we initially a bit put offing but they ceased after 8 in the evening and didn’t start till 7 in the morning. The heating system was a bit of a struggle for a North Anerican but the front of house folk walked me throgh it.

The studio was exactly as shown on the website. I was on level -3 Room1.
Normal wear on the unit. But nothing to complain about. The one thing to note is to climb into the bathtub, the wall is much higher than average.
Daily housekeeping, toiletries, coffee,tea,milk etc was provided.
Should be noted that there is no safe in the room.

What a peaceful stay! Princes street suites was a relaxing place to go, even in the busy atmosphere! Adjacent to literally everything. 5 minute walk from new town, 5 minutes to old town and the royal mile, 15 minute walk to the Holyrood Palace and Arthur’s seat, adjacent to parks, restaurants, and 3 minutes away walking from an incredible monument on a hill. A bus stop is right outside the door too!

Pleasant stay but needs some improvement

Good location for us as visiting family. The beds are standard double size so a bit on the small size. Also would prefer a dedicated shower to a bath with a shower in it. The bath sides were also really high to get in and out of. Breakfast hamper was a nice and worthwhile touch.

Very good value and very close to shopping and tons of restaurants. It’s a short .5 mile walk to the Royal Mile and Holyrood. The Castle is less than a mile and is all easily walkable. (Weather dependent haha) the staff is always available. We would absolutely stay here again. The rooftop terrace is very cool too. They provide salt and pepper but you’ll need your own oils and other cooking items. (They provide dishes, pans and silverware. There is a dishwasher in unit but it’s a free shared laundry and they will provide soaps) Overall we felt it was a great deal.

The apartment was spacious, well equiped and comfortable. There was a problem with the toilet but they fixed it while we were out (about an hour). The rooftop terrace is a hidden gem with views across the city, a beautiful soace to relax in. There is an additional security deposit taken at check in but it is refunded pretty quickly aftet check out.

We loved our recent 3 night stay at Princes Street Suites. The staff we met were lovely, the location is incredible - 2 mins from St James' Quarter which is a mall with great shopping and loads of choice for dining (in or take away).

The property is a 15 min stroll from Edinburgh Castle (with young kids); it's ideally located for the Museum of Scotland, Dynamic Earth, Calton Hill, Arthur's Seat, the Museum on the Mound, St Andrew's Square, George Street, and is 1 min from Waverley station.

With it being so close to Waverley, we did hear some station announcements but they weren't loud and intrusive, and they had stopped between 11pm and 8am.

We booked a 2 bed apartment but ended up in a 3 bed which was a nice surprise. The apartment was huge, it was clean, well equipped in all regards, especially the kitchen. The only suggested improvement would be a Nespresso machine or similar. You can buy barista made coffee at Tue reception which we did each morning.

The beds were comfortable but it was an adjustment going back to a double after 16 years in a super king at home!

The apartment was so big I played a very long game of hide and seek with the kids which was great fun! 2 bathrooms were helpful too with kids taking an age to do anything!

If you're looking to explore the best of Edinburgh with a bit more flexibility than offered by a traditional hotel then we fully recommend Princes Street Suites.

Great location - in the city center, but in a slightly quieter area, adjoining a (nicely quiet) cemetery with amazing views, especially on the underutilized rooftop terrace. Windows are double-paned for extra quietness at night. While the rooms were more functional than luxurious, it was super clean and tidy with really comfy beds. We had four rooms as a group and everyone was contented with their 2-bedroom rooms. Was a great value, especially during Fringe in Aug.

Carpet smelled and was worse condition than streets of Edinburgh.
Holes in the wall.
Family from Spain wanted to watch Spain play in Euros and TV did not work.

This hotel was close to the train station and centrally located. It was easy to access the Royal Mile and Carlton Hill. It accommodated our family well and allowed us to be able to pop in and out easily thought out the day. The train station was a little noisy, but a bit of white noise covered it up.

Loved the location 2 min walk to Waverely station. I liked that it wasn’t in the royal mile district and has the shopping mall across the street. Also had a view of Caldon hill from our window. Front desk was very friendly and let us check in early. Suite was a bit tired inside compared to pictures but wasn’t a problem at all and very clean. No water in the room but there was milk for tea. Would highly recommend

Relaxing Stay at the edge of the city centre

The apartment was really spacious and nicely laid out with views over to the train station and over to the Scotsman - it had everything we needed to cook and relax watching TV. Beds were large and comfortable and basics provided in the kitchen (tea bags, milk, washing up stuff).
We loved the location (2 mins walk to Carlton hill or 5 mins to a small green area that suited our dog). It was just up from the Balmoral and around the corner from a shopping centre and restaurants. We did the 5/10 min walk to the Royal Mile and up to the Castle browsing the tourist shops on the way, and went up the road a 5/10 min walk to Prices Gardens and the Art Museum. Parking was about a 5 min walk away and was very good value. All in all a great city centre location - especially for drivers with dogs that want to eat out at night.

This property is very old, the rooms are old and everything about this is old, other properties in the area at 1/2 the cost are far better! There is no smart TV and make sure you ask upfront ahead of your stay for a washer if you need one. All the furniture is very old as our the bathrooms. Luggage storage is at you own risk in a locked closet on a lower level that you have to take 5 stairs down to so if you have heavy bags it’s very challenging. All and all we paid over $800 for 2, 2 bedroom apartments from the early 2000s. Staff is very nice that’s about the only thing this hotel has going for it. We stayed 2 families with small children.

The apartments do vary in size, we were lucky we had a very good size apartment, went with friends who had rather small apartments and when paying the same money it’s a bit disappointing. They are in need of decoration especially in the bathrooms. It’s really nice to arrive to milk in fridge,tea coffee etc. The staff are very friendly and helpful. A solidly middling place.

Last minute booking due to the property I was booked into having a delayed opening. Rather odd set up in that the apartment is HUGE soaring 30ft ceilings and massive windows but then the absolute least amount of furniture they can get away with. So it’s rather like being in an unfurnished barn. Bathroom is rather drab. But very conviently located for Wavertree & Princes sand short walks to The Royal Mile, more the Hokyrood than Castle end.

Huge apartment style suite + rooftop terrace

My two friends and I booked this hotel, due to its proximity to the train station and the apartment style suite. We were not disappointed. The living room alone was bigger than my own home!! Plenty of space to maneuver and we had two bathrooms, one being an en suite to the master bedroom. More than enough space. My only regret is not being able to spend more time in the hotel to enjoy the amenities (the large kitchen, for example). We took advantage of the washing machine (which had its own closet - great!) as our stay here was in the middle of our vacation. The BEST part is the rooftop terrace, which had amazing views of the city and Carlton hill. I appreciated that we could keep our luggage there after checkout when we had a full day tour scheduled. Although this was one of the pricier hotels on our vacation (we are budget travelers), this was worth every penny spent.

The rooms are spartan and lack warmth or charm. The beds are small and the rooms below the ground floor are noisy with street activity and exposure to the train station. We requested a room change upon arrival and were declined. Fortunately, a well meaning staff member found us a room with two single beds in a very quiet room. This proved to be just fine; otherwise we would have checked out and found accommodation elsewhere. Not likely to ever return.

It was very warm during our stay so we had to leave.windows.open and ask for fan...continually have to listen to the train announcements till late.
Nearly was scalded.in the shower as hot water setting to high. We asked for help on how to use the washer/dryer as we have seperate units in Canada...Was told.just read the instructions on it
Which there weren't any. Had to google it.
Staff didn't seem that knowledgeable on the area either.

We had an awful experience. We are a family of four and requested a two bedroom apartment with one room with two beds for my adult children. One room with one bed for us. First night we were placed in an apartment with two double beds and no sleeper sofa option. Although they had a studio apartment available that night, they would charge us 250 pounds to use it. We ended up having to book a separate hotel room at a different property. They then moved us to a nicer apartment the next day but it still only had 2 beds total. The sleeper sofa in that apartment was so uncomfortable my son slept on the floor instead. Think very thin mattress with wire coils poking you. Would never stay there again.

Very very walkable. Within a mile of most things. The entrance was right by several bus stops which is convenient during the day - however, the crowd at night was very sketchy. The door is key entry at night which is a nice feature though often delayed us from getting in and people hovered which made me uneasy.

The suite did not have a washer and dryer we stayed in. It did have several rooms for privacy if your staying with others or families. It had a stove, microwave, refrigerator, TV in the living area but not the bedroom, couch and a table and chairs. There is a train station near by but it wasn’t overly loud. The cleanliness was lacking.

Honest Review: Nothing fancy - felt over priced for the cost. The furniture is outdated. It wasn’t cleaned well. The communication was not very professional. But very central and walkable which is why the cost I am sure.

Overall - if you want something walkable in Edinburgh and want the option to cook/refrigerate it’s okay. If your looking for nicer end for an weekend away or fancier - this isn’t the place.

I had a two bedroom one bath - was not expecting the size must have been at least 1200 sf. Full kitchen and a balcony. Could not walk out on the balcony but was able to open windows in the bedrooms and living room. The appliances were older but in good working condition. It’s central to the castle, shopping and good food. I loved it and would recommend and go again! Thanks Expedia

Disappointing apartment

Large apartment but so dark with buildings on both sides of the windows that I needed the lights on even during a bright sunny day. Plus there was a lot of music/noise from the adjacent bar and staff areas.

So overall not somewhere you would want to spend time other than to sleep, which defeats the purpose of having an apartment.

I was also disappointed with the double bed being two singles pushed together, and the insecure and rather chaotic luggage storage.

Great central location and staff were friendly though not going out of their way to be helpful. So it did the job for a one night stay near the station, but not somewhere I’d go back to.

Excellent property and stay. We stayed two days. Space was open and lovely. Only issue was the bag storage. They do not offer an early check in and so they are kind enough to have the bags stored. The storage was almost empty when we put our bags there. When we went to pick them up, they had been literally buried and thrown around. There were over a hundred bags in a large closet we had to dig through. One glass broke. We weren’t expecting that. Even worse, the luggage storage was 2 floors down and away from eyes. There’s a sign saying the hotel is not responsible for anything stolen, and they mean it. It makes it pretty convenient for people to just go through other people’s things. My husband’s backpack was open and his computer and headphones were taken. Pretty terrible. It would be nice if the storage area was where the front desk could at least watch people going in or out. I mean you litlerally arrive exactly at 3 or carry your bags all up and down the streets for hours, or gamble with their storage. We had to catch a train and so discovering this 40 minutes before we were departing was quite upsetting. Other than that, the place was lovely. Apartments are wonderful. Location is perfect and a quick walk to the Royal Mile.

We booked the Princess Street Suites because we were traveling with my 88 year old mother and felt that a separate room for her would be more comfortable for us. It really worked out well. We were able to get take out food (there is a mall area very close) in the evenings and dine in the comfort of our kitchen area. The hop on hop off bus and a local bus stop is right outside the door. The train station is just a short walk away, and the Royal Mile is a short 10 minute walk. It was even very close to the main bus station where we caught our day tour bus. Over all, it was very clean, modern and convenient to everything. The only down side is that there is not a restaurant on the property. There is a bar area, but even the drinks are very limited.

The suite was the most spacious property we’ve ever stayed. It had nice lofty ceilings and well appointed kitchen with a roomy refrigerator. The only drawback was the windows in living room had to remained covered due to it looking out at a bus stop and street level. However, the bedroom window was not screened so the light could come in. Staff were lovely and warm. Location was awesome, sights and shops were walkable. It felt like home after sightseeing.

First trip to Edinburgh

The hotel is 5 minute from the Waverly train station. Once you come up to the main street, TURN RIGHT and walk STRAIGHT till you can see APEX HOTEL OPPOSITE. The city HOP ON & OFF is just ar the doorstep of the hotel too. The staff there are helpful too though it takes a few reminders for them to get the toilet towel heating bar working.

Excellent location. Very walkable from Waverly Station. Loved having a clean apartment to \"come home\" to as opposed to just a hotel room. The kitchen even had fresh milk in our fridge and a few staples before we got to a store. We got advice to go to the store in waverly station for groceries. While that is convenient, it was very limited on selection and no eggs. I recommend walking a bit farther down the street to Marc and Spencer to buy your groceries. They have everything you need, including great cheese selection. Take a bag with you. The hotel also has a nice rooftop terrace with fantastic views of the city, Calton Hill and Arthur's Seat. Above all, the staff at the front desk was extremely helpful and friendly. They were very helpful booking excursions, taxis, etc. I really enjoyed our chats. The Hop on Hop off bus is also right in front of the hotel . Loved this hotel and i would definitely stay again. Just came home and missing it already.

There was also a great rooftop terrace, but the door was locked and there was no information to access there...I would like to stay again but hopefully, I could enjoy the place fully the next time.

Conveniently located! Great place to stay!!

The room/apartment was massive! We had two large bedrooms, living room, dining area and kitchen. Everything was very clean!

There were only two relatively small things that could have been added to make the stay even better. First, have wash cloths available for bathing/showering. They only had hand towels and bath towels. The towel warmer on the wall was fantastic! The second issue, have a piece of furniture or luggage rack to place luggage on, rather leaving your guests to open their luggage on the bed or the floor.

The cable/satellite service wasn't working when we were there, so they offered us a bottle of wine in lieu of TV. We never had that happen before!

The location of this hotel is great! The Edinburgh Waverly Station is just a 3 minute walk away! Many of the tours we chose picked up or dropped off right in front of this hotel! Several good places to eat are within close walking distance as well.

The staff was very responsive. Our tankless hot water heater stopped working upon our return one evening and within a couple of minutes staff was diagnosing the problem. Within 20 minutes the hot water heater was working again!

Overall, we were very happy with these accommodations!

We loved this property and the apartment we were able to book. It was very close to Waverly station, and walkable to all of the sites we wanted to see in Edinburgh.

Honestly, my only issue with the property is that luggage storage is a room where anyone can access the room (not just hotel employees). It doesn't make me feel very safe about leaving my things there. Otherwise, everything was stellar.

Amazing stay

We recently stayed for 2 nights in the prince's suite in Edinburgh and it was wonderful . The apartment was 1 bedroom , living room and open plan kitchen. It was spacious, beautifully decorated and perfectly located for a fullfilling trip to the Capital . I would highly recommend it to friends and family and would definitely stay there in the future .

From the time that the wonderful Maria checked us in, it was a great experience. The hotel staff was so customer service driven and the suite was great. The rooftop views were beautiful. The convenient location couldn't have been better. Thank you for the great experience.
