Good hotel in a good location. Staff were helpful, and some were friendly and went above and beyond. The breakfast was not great but there are several cafés and restaurants nearby. Note that it's an express so no other meals there.

A Great location. Rooms were clean and tidy, with free Tea/coffee making facilities. The room had a TV and had a good WiFi signal. Staff were friendly and helpful. Overall I had an enjoyable stay at the holiday Inn express and would gladly stay there again. Would recommend to those going to the theatre as the hotel is just over the road to it, along with a wetherspoons for a bite to eat

We had a family room, travelling with our grandchildren (m 14 and f 9). They don’t offer single beds so I had to sleep with granddaughter on the sofa bed which was more like a 3/4 bed than a double. Very small. Breakfast was chaos! So many people and no kind of wuei

Room needed an update. Strange smell, think it was the carpet. Definitely needed cleaning or replacing. Absolutely no frills for £300 per night. Staff were very nice & professional.

I'll start off by saying the staff are excellent. Breakfast was ok - what you'd expect, great that you had the option to take food 'to go'. Only criticism of breakfast was that the hash browns weren't crispy enough. The bedrooms are dated and the sofa bed is not a standard double bed. We had 2 adults and 2 children and the first room we were given was very very small. Reception staff were very helpful and provided us with a bigger room, but the sofa bed is definitely not fit for 2 people - this was further proven by the fact that both rooms we seen were laid out for 3 people (3 coffee cups, 3 towels). Hotel is overdue a refurbishment.
However, location is fantastic for seeing Edinburgh.

Only reason for 4 not 5 is busy breakfast. Not much they can do if everybody eats at the same time. They do warn you.

Initial room allocated was ground floor but in reality was below ground, it felt cold and unpleasant. 2nd room was on 6th floor, it was a big improvement but air was stale with no way to refresh it. Unlikely we will stay here again even though the location is excellent.

The room smelt unclean when we arrived and was just generally a bit dated. The walls were so thin and could hear EVERYTHING going on in the rooms either side (not great when we had 2 young children in the room). The breakfast wasn't good either..

We arrived well before check-in and the staff were genuinely friendly and got us into a room straight away. The location was very handy with the tram stop right outside.

The room just needed a bit of basic maintenance, but it still did the job for a short stay. Breakfast was fine. It was very busy and tables were limited, though the staff were doing their best to keep things moving. Overall, a convenient spot with good service.

Second time staying here so that should say something. Great location, near ESF, John Lewis (love that store) plenty of restaurants, Old and New Town, Bus Terminal and Edinburgh Waverly. Great spread for breakfast, staff helpful, beds and room clean. Good prices. This is an older hotel so some amenities it doesn’t have are a room fridge or safe but the staff accommodates if you need food stored for an early tour etc. It really could use new carpets but all in all I feel safe and comfortable here. It’s getting to be my home away from home.

The hotel is in a great location, which is why we chose it. Airport tram is steps away from entrance, Edinburgh Street Food court is across the street and has affordable, good food, and there is a mall not too far away with food and pub. Convenient small market 2 doors down The room was clean, but beware if you have mobility issues, steep stairs of entrance and weird stairs down to elevator and up to your rooms once you exit the elevator. Also, they do not provide washcloths unless you ask. Thermostat is tricky to figure out and no instructions. Having the free, on site breakfast was nice, especially if heading out on an early tour, but it's just okay - same thing every day. Staff was helpful, but not overly friendly.

The rooms were clean with two single beds and everything included that you would expect such as, iron & iron board, hairdryer, toiletries, TV, tea & coffee making facilities and a twin USB bedside socket. My wife and I were in room 208 for two nights at the end of November 2025 and I am concerned that since staying there I have had several itchy bite marks on my body & legs. I am writing this review a week after my stay at the Holiday Inn Express and I have not had any more bite marks and thankfully the itching has now all but gone. I cannot say for definite that the bite marks were as a result of staying at the Holiday Inn Express but I honestly can’t think of any other plausible reason for them and if the management read this they might want to check the beds in room 208.

There was black mould in the shower and regular flashing lights coming in from outside (maybe the trams?) that kept my mother awake.
