Nice hotel, spacious room. Easy self-check-in. No elevator so lots of stairs if on the 2nd (really 3rd floor). Tiny bathroom, but great water pressure and really hot water. No place to store luggage - used stasher at nearby hotel before the next leg of out trip. 15 min walk to downtown center/Royal Mile/Edinburgh Castle. It was. I’ve to have individual twin beds for the kids and still have plenty of room to walk around.

You get what you pay for. Not accessible for the disable or elderly. Three flights of stairs with no lift. Struggled to actually get into the hotel via press keypad. The amenities were very basic which reflects on the price but did it job.

Communication with staff prior to arrival was difficult. The generic check-in information received at the time of booking contained an error, leading us to contact the hotel for clarification - and we never recevied a response despite attempting contact via the hotel's website, the Expedia portal and telephone. Other than this - once we received the self-check in instructions over e-mail (which were late in arriving), everything went smoothly. The rooms were tidy. The location is fantastic.

I would not recommend staying at Regent House Hotel. Throughout the majority of our visit, we had no hot water and a toilet that didn’t flush properly. There were no staff available on-site, and it was nearly impossible to reach anyone for assistance. Post-trip, I tried to contact the hotel to discuss compensation, but all efforts were ignored and ultimately dismissed. A very frustrating and disappointing experience—especially when even basic amenities weren’t provided.

The room seems to have had a recent remodel so it was pretty nice looking in good condition the beds are harder than a rock like all the beds here in the UK and everyone we've stayed at. The shower was leaking terribly in the corner by the toilet hopefully they see this review and are able to fix that. There is a large bump in the middle of the shower so you need to be very very careful getting out or you will fall through the glass door. Learning all the new handles commas which is, plugs has been interesting as it is our first time visiting the UK. Overall the hotel was quaint and quiet. Not handicap accessible I feel this is very important to know as we had to help elderly people get up the spiral staircase with their luggage.

We loved our stay here! It was very spacious for all five of us and clean and quiet. It had everything we needed and was walkable from everywhere we wanted to go. We loved the simple check-in and check-out process. We will definitely be staying again the next time we’re in Edinburgh!

Based on previous comments I was concerned about the self check in but that was all fine. O only problem was the airline didn't deliver my luggage and since there was no front desk they couldn't deliver so I had to go back to the airport. The service was rated so poorly because there was none. The owner sent an email to see if everything was alright but when I responded it indicated it was undeliverable to sender!? Great location

There was no check-in desk or staff that we ever saw, it was all done through instructions in a message. The room is very basic for travelers. And the shower/bathroom is not made for larger or big people. Thankfully we were all small, it’s a tight fit!! But great location and place to just put your head down for the night.

The property has no staff available at the property, you can't contact them by email, and their phone has a voice mail but not necessarily a person who can respond. The is a fine place, if you simply need a clean, minimalist place; but not if you need the support of a hotel staff; which I did because my return flight was cancelled, and there was no one I could speak with at the hotel to let me know if I could stay an extra night. When I was finally able to get through to a person, they let me know that I needed to check out because they had not availability, and they did not give me any recommendation to solve my problem. Fortunately, I was able to find another hotel room through expedia.

An old home broken up into several hotel rooms. Room 6 was lovely with high ceilings and a piano. The room was clean, and central to everything!
You could easily walk to The Royal Mile, Princes Street, and Waverley Station ( if you need to access the trains or busses).
You will require data as the property emails you your entry info and room key code.
Wifi was initially spotty but the issue was resolved.
We couldn’t figure out how to turn our radiator off so opened the lovely big old windows to nicely cool down the room.
Would definitely stay again!

We were not delighted with our stay. They advertised luggage storage, but we were told we could leave our luggage in the main hallway, unsupervised. There was black mold on the caulking in the shower, and there was no water pressure in our bottom floor unit.

Theatre Visit

Check In was helped by the presence of a staff member. This was fortunate as the coded key release system seemed to be playing up. We were in the basement room which was fine but the stairs were a little tricky with cases. The location is really good. 5 minutes walk from the Playhouse Theatre where we were seein a performance. It is just a 15 minutes walk from the railway station,10 from the bus station and 5 from a tram stop. We would happily stay here again.

Property was not at all as described -- I was placed in the basement of a completely different property than the one listed on the Expedia site. The room I was given smelled terrible and did not have locks on the bedrooms doors and, as a single woman traveling alone, I felt very unsafe with this. I brought up my concerns with the staff and they refused to help. Due to safety reasons, I ended up canceling my booking and staying elsewhere, but the staff at the hotel continued to be unhelpful, refused to give me a refund and were rude in general. They also acted like they didn't understand any questions, gave me the run around, hung up on me and the expedia representative and blocked my email address. The behavior of the staff just confirmed my gut feelings that this is not a great place to stay. Overall, this booking experience has been the worst hotel experience of my life. Avoid at all costs.

In a few words, I would say: \" steer away!\". I stayed at the hotel for two nights. I arrived at 6 pm, and the hotel was unattended. At what is supposed to be the reception, there are only instructions on how to collect and return your keys. If you need more info, call the support at the number specified at the reception. When I booked my stay, the booking stated \"breakfast included\", although I couldn't enjoy any because at 7.30 AM, nothing was ready, and nobody was available onsite to ask any questions. There is no breakfast timetable at the reception or on their website either. On their website or where you book the room, they don't mention that the only way to reach your room is by steep, narrow stairs. Be aware that your room could be at the 2nd floor so 3 set of narrow steep stairs. Not for families with young children or elderly people. My room was quite noisy as it was straight on the stairs, and the window frame was old, which let a lot of cold wind into the room. The room itself is nothing special, small and enough to sleep in, although my bedroom was a single one and the bed wouldn't be comfortable for anybody taller than 180cm. Overall, it was a dreadful experience, mainly because nobody was on site to help you if needed ( I left at 7.30 Am one day and 8 AM the day after while I came back at 6 pm the first evening and 5.15 the evening after ). Potentially, you could die there, and nobody would notice it until the day you were supposed to leave.

Great location , lovely room , fantastic view of the Firth of Forth, However you really should mention that there is no lift, as walking up 3 floors( 52 steps , slightly spiral staircase) with luggage is not easy.
If you have any mobility issues, please request a lower floor .
There is a tesco express right around the corner, very handy .

After reading some reviews, I started to think we’d made a mistake, but we were pleasantly surprised. Easy access with door code, room basic but clean, we stayed in room 25. Bed very comfy, bathroom looks remodelled. Kettle and hot drinks available in room. Only downside is no lift but it’s such an old beautiful building that we did not mind carrying the pushchair up. Would definitely stay again if up for a short stay. Two minutes from John Lewis, the playhouse and OMNi centre

WORST HOTEL IN SCOTLAND

This place was an absolute nightmare. The towels had hair on them, the pillowcases were stained and dirty, the shower head was broken, they shut the heat off overnight the first night I was there, and to top it all off: the last night I was there a bunch of drunk men came stumbling in at 1:30 in the morning, waking me up… they carried on loudly between the hallway and their room for a half an hour. Then left. They then came back at 3:45 in the morning to do the same thing over again. This should have never been allowed. It was disruptive and disrespectful to other guests. This hotel had no staff on site, so if you need extra towels and are not from the UK, you are completely screwed. Also there’s obviously no one there to monitor other guests for their bad behavior. DO NOT STAY

This \"hotel\" isn't even a good student hostel. It has no staff. You check in and out electronically. We carried our bags up 3 narrow stairways. One tiny room with 1 outside toilet and 1 outside shower serving 4 units and 8 or more people--all at near hotel rates. We booked on the run. Our fault for not reading the reviews.

Very bad customer service and false advertisement. It's a self check in hotel so no reception area or staff around. I'm traveling with my toddler who cant sleep in the warm temperature so AC is a must for us during summer. It stated in their list of amenities air conditioning, but no AC in the room, so I called the phone number given to ask about it and the response was very cold wihtout solution then put my call on silent.
