Clean room, comfy beds, safe location within walking distance to most major sites and restaurants. My 3 daughters and I just used our room as a place to sleep and shower, as we were in the city most of the day. No one-site parking. We used the Omni parking garage and walked uphill to our hotel. Breakfast buffet was worth the price paid for it. We would recommend this hotel for any family staying in Edinburgh.

Good location close to Holyrood and fairly easy walk up to the Royal Mile and Edinburgh Castle. Nice and quiet and gorgeous backyard. Rooms are small, but I guess typical for the age of the building. no plug for CPAP needed an extension cord.

The air:heat in 2 different rooms was not working well and very noisy.
Garbage was not emptied, food tray was not removed during room cleaning. I was stuck in the shower as the doors would not open and I had to kick the door very hard to get out.

in addition the water passes at the water jar in front of the hotel reception were not replaced and often had to remind the staff.

The first day we arrived our room was mixed up. I’d reserved and paid for an upgraded room with a sofa bed. The front desk said they fully booked and it wouldn’t be available. Needless to say I was not pleased and asked them to make it right the next day. Much to our surprise they provided us with a better room and made the situation better for our Stay. The staff in the breakfast room was excellent and always provided us with a Capuchino or latte, very nice hardworking people.

Location is absolutely wonderful for visiting Edinburgh. You're walking distance to beautiful views of the entire city via Calton Hill, lots of restaurants nearby, and you can catch trolleys and buses very easily at the end of Royal Terrace or just walk a few miles over to Old Town on foot. Rooms are nice with excellent views over London Road Gardens. Breakfast and meals are convenient if you don't want to head out. The layout of electric switches in the room is a bit odd, and the shower door latch was worn down so it kept swinging, but hot water is all we needed after a long day of trekking around the city. Staff are very helpful and courteous.

The hotel is located away from the busy streets of Central Edinburgh but is a short walk away. The standard room was small but comfortable and clean. A perfect size when with us being out all day. Many tourist sites and restaurants are within walking distance. The breakfast is the normal Holiday Inn menu with a good range of options and staff that are quick to top everything up.

No heating in the first room. The staff went through a bit of a charade saying maintenance had gone home (2pm Saturday) but would be back first thing in Sunday so they’d try turning it on from ‘here’ (the desk). However we found later from 2 people staying there that they’d had exactly the same thing in that room the day before and were moved. So we were put in there knowingly. We went out for a while and in return were offered a heater or a double room. If we moved room we would have to move again the next day either back to that room or on again to a twin. We (my adult daughter and I ) didn’t want to share a bed so we opted for the heater which didn’t make much difference really. The next day maintenance went in while we were at breakfast and pronounced the acu broken. We were asked to pack and leave our items available and we would be moved while we were out - that happened.
Although the heating in the new room worked, the instructions with it were for old controllers and so we couldn’t work the heating. I phoned my husband (an industrial heating engineer) who told me how to manually switch the heating on and off and told me the controller seemed to be for integrated heat pump systems - not room heating.
We didn’t get housekeeping 2 days but I couldn’t bear to get involved in THAT one. The sink didn’t run properly so I put lots of boiling water down it which helped.
Biggest problem (after the heating) was no fridge. Perhaps the lack of heating means you don’t need it!

Quite horrible experience with the hotel room #211 that the hotel should’ve just turn into a linen cupboard rather than sell it as accommodation to people hoping to have a good night sleep.

The hallway and bedroom share a wall with the hotel’s elevator shaft which also serves as a kitchen extractor so is very loud all day every day until late hrs.

When we checked in, staff “guaranteed” the noise will die down at 9pm and confirmed the elevator is quiet. Upon enquiring about moving to a different room, they reassured us again that the noise will be gone by 9pm.

9pm rolls in, 9.15pm rolls in, 9.30pm rolls in and the extractor keeps working away, making the whole room uninhabitable due to the noise. A call to reception staff only gave us another “guaranteed reassurance” that it will die down by 10pm - which luckily it finally did.

Though they definitely exaggerated how quiet the elevator is and that the air con also hums like mad.

So you either have to live with nonstop noise from the extractor until late in the night or have to deal with the aircon buzz and elevator running loudly up and down the hotel.

Cannot recommend to anyone suffering from migraines, headaches or anyone sensitive to noise.

Rooms are nice and well equipped. However, they could use some attention re cleanliness: lots of dust on the baseboards and door trim that was so thick it had to be noted; and soap dispenser was broken off the wall and not repaired. Liked the Nespresso machine and available teas in the room, comfy bed, and wonderful bathtub that was extra long. The breakfast had decent selection. However, the haggis (while good in flavor) and baked sunny eggs stuck to the teeth and throat and deemed inedible. Dinner was only available in the bar with a limited menu, but was good as were the drinks. Staff were super friendly and the location was quiet and delightful with a beautiful view.

We had a really pleasant stay at voco Edinburgh Royal Terrace. The rooms were clean and comfortable, which made it easy to relax after a day out in the city. The staff were consistently friendly and welcoming, adding to the overall positive experience.

Breakfast was very good, with a nice selection to start the day. A special mention goes to Edward from the restaurant team, who was especially friendly and attentive.

Overall, we had a great stay and would happily recommend this hotel to others visiting Edinburgh.

The upper floor hotel rooms are amazing. The basement rooms aren’t that great. Travellers should be aware that the hotel is on a hill and it requires walking up and down every time you leave the hotel which can be pretty exhausting by the end of a three day trip.

We had a short, one night stay here and wished we could have stayed longer. Beautiful lobby and big and clean guest rooms. Loved that they actually had a real coffee maker in the room, along with complimentary sweets.

Check in was easy and we were able to have them hold our luggage (no cost) as we had to turn in our rental car. Staff was friendly and we were provided special treats at check in.

We paid for the buffet breakfast, which was very good and offered a nice array of food options.

We felt as though we were in a very safe area and we were able to get to Princes St and the Royal Mile quite easily.

Overall a lovely stay. The staff is very helpful and the location is wonderful (can walk to the middle of town in one direction and Arthur's seat in the other). One point which was odd - the underside of the rubber mat for the bathtub had quite a bit of dark mold. I turned it in at the desk and it was replaced by one that had quite a bit of long black hair on the underside (they are in little zippered covers). I finally got a clean one, but yuck. Other than that - lovely stay, room otherwise clean - they just need to inspect all of those mats. The restaurant and room service were both quite good and it was a nice quiet and restful place.

Lovely picturesque street of Edinburgh. Lovely view looking out at the wider city and sea. A classic room and overall vibe with a modern reception bar interior. Quiet and calm throughout! Well kept rooms, the only thing that was bad is that it had no fridge.

The staff were incredible. Kitty on reception was absolutely lovely and was so talkative and attentive to any issues or queries we had. She definitely needs a raise!!
Overall a great time and I’d definitely book here again for Edinburgh

Cleaning crew entered our room, regardless of the DND placard. But management addressed and it didn't happen again. The cleaning crew was extremely noisy and disturbed us our last full day. The bartender gave us conflicting info than that received at the front desk, so we didn't visit the bar again. But, Molly who checked us in upon our arrival, was an absolute gem!!!

The hotel views were beautiful! The rooms were clean and the beds very comfortable. The bathroom had a bathtub so I could take a bath which was lovely. Breakfast was ok but having a restaurant was a plus on the nights we didn’t want to go out. I enjoyed my stay and would go back.

This is very special location in Edinburgh. Hotel itself is lovely with large rooms and high ceilings.
The only concern is that there are some rooms located in the lower level (basement), we were lucky that our request to change the room to upper floor was met by the manager and we had a lovely view of the back gardens.
Apparently it's recommended to request that the room will not be in the basement but I was told that it is not guarantied.

The bathtub in our room was heavily damaged. The plexiglass divider only covered about one third of the tub, so showering sprayed water everywhere. Neither the tub nor the sink got cleaned. The floor was not swept. One day, no dirty glasses or mugs were removed. Another day, bathroom cups were taken away but not replaced.

Overall, the room was outdated and shabby. Our room door had coffee (we think) all over the outside.

Hot beverage machines in the breakfast room went out of order both days we ate there. Some light fixtures are missing, some have burnt out bulbs, and most had dead bugs in them. There were cobwebs on some fixtures, too.
I had been told that since our arrival date was my friend’s birthday, there would be a card and a free bottle of sparkling wine in the room. Neither happened. When I asked at the desk, though, and showed staff the messages, they quickly gave us a bottle in an ice bucket, along with glasses.

The property feels neglected. The only good things for us were the location and the staff (except the random guys doing maintenance and housekeeping).

Based on my extensive travel experience, this property aligns more closely with a 3-star hotel rather than a 4-star. Below are my honest and factual observations:

• Heating system: The heating did not function on the first night. After multiple requests, the hotel provided two floor-mounted radiators as a temporary solution. We were promised a refund for that night, which was never issued. The heating system was never properly repaired during our stay.

• Room size: The room was significantly smaller than what was advertised on Expedia and did not match the photos provided.

• Bed quality: The double bed was too small for two adults and extremely uncomfortable, resulting in daily back pain.

• Floor condition: The floors are very old and produce loud, unusual noises when walking.

• Bathroom condition: There was visible mold in certain areas. The bathroom layout is poorly designed and poses a risk of minor injury while showering.

• Room service: While generally acceptable, it was consistently incomplete.

• Television: The TV initially did not include a remote control. I had to go to the lobby to request one.

• Breakfast: Breakfast was repetitive and very basic. Items were often empty, requiring waits of up to 10 minutes for refills. Coffee machines were occasionally out of order.

• Positive notes: The hotel location is good, and most staff members were polite and respectful.

Overall, the experience did not meet the expectations of a 4-star hotel.

Breakfast should be improved. Staff members always kind but cutlery, mugs and plates most of them dirty. Glass and mugs shelves dirty. Jams and Nutella should be single-portion, not hygienic in unique jar for all guests…we did find crumbs in the Nutella jar. We did find 2 long hair in the buffet in 3 days breakfast: one in the mushroom and one in the tomatoes tray, both reported to the staff.
When we arrived, we weren't told the heating was out of order. The room was cold, so we tried turning on the central heating and get out for dinner. When we returned, the room was still cold, and when we reported at the reception, they told us there was an issue and that we would have to use a portable heater. Voco is a nice hotel but I’d choose another option when I’ll be back to Edinburgh.

Water pouring from the light fitting and extractor fan above our bath. I told reception that the room and the room above were dangerous and putting people at risk (water and electricity aren't a great combination) and she was like a robot repeating that she was sorry but her maintenance team had said it was fixed. It was almost certainly the waste pipe from the bath in the room above so the only way to fix that would be to either lift that bath out or go in from the ceiling below.

So, if you want a hotel that puts guests at risk and takes chances with your family, this is the one for you!

The hotel staff were excellent, warm and welcoming. Our room was a standard double , and catered for everything we needed and potentially what we may need during our stay. Our room faced the garden so was nice and quiet , though I will say if you faced the street , it would have been the same experience as the hotel is on a quiet street. It is centrally located , and only a few minutes walk to Princess Street , restaurants , bars and shops and some of the sights Edinburgh has to offer.
The quality of the cooked breakfast was top notch and plenty of alternative options if you wished a “healthier” or “lighter” option to start your day. Check out was not to 12 midday, providing you with a much more relaxed morning before you leave.
If we come back to Edinburgh , Voco Hotel is definitely high on my list to return. Thankyou all for a very pleasant stay and excellent service. Hotel Voco , you have a great team of staff who take immense pride in their jobs , and so be very proud of them too !

Second stay here. Staff are excellent. Breakfast is good and the bar is very good too. Reception area is nice. Room was OK - it was quite cold (due to weather and old windows) but a plug-in heater had been provided prior to us checking in. Overall, it's pretty decent but as with a number of places I've stayed recently, feel it's starting to be in need of a bit of TLC/refresh.
