Lovely picturesque street of Edinburgh. Lovely view looking out at the wider city and sea. A classic room and overall vibe with a modern reception bar interior. Quiet and calm throughout! Well kept rooms, the only thing that was bad is that it had no fridge.

The staff were incredible. Kitty on reception was absolutely lovely and was so talkative and attentive to any issues or queries we had. She definitely needs a raise!!
Overall a great time and I’d definitely book here again for Edinburgh

Cleaning crew entered our room, regardless of the DND placard. But management addressed and it didn't happen again. The cleaning crew was extremely noisy and disturbed us our last full day. The bartender gave us conflicting info than that received at the front desk, so we didn't visit the bar again. But, Molly who checked us in upon our arrival, was an absolute gem!!!

The hotel views were beautiful! The rooms were clean and the beds very comfortable. The bathroom had a bathtub so I could take a bath which was lovely. Breakfast was ok but having a restaurant was a plus on the nights we didn’t want to go out. I enjoyed my stay and would go back.

We enjoyed our stay & will stay again at this hotel. Everything was to our satisfaction, the only small grumble was the noise that the air conditioning/heating fan made. We were able to turn the fan off, it probably just needs a quick service. Apart from that the royal terrace hotel first class .

This is very special location in Edinburgh. Hotel itself is lovely with large rooms and high ceilings.
The only concern is that there are some rooms located in the lower level (basement), we were lucky that our request to change the room to upper floor was met by the manager and we had a lovely view of the back gardens.
Apparently it's recommended to request that the room will not be in the basement but I was told that it is not guarantied.

The bathtub in our room was heavily damaged. The plexiglass divider only covered about one third of the tub, so showering sprayed water everywhere. Neither the tub nor the sink got cleaned. The floor was not swept. One day, no dirty glasses or mugs were removed. Another day, bathroom cups were taken away but not replaced.

Overall, the room was outdated and shabby. Our room door had coffee (we think) all over the outside.

Hot beverage machines in the breakfast room went out of order both days we ate there. Some light fixtures are missing, some have burnt out bulbs, and most had dead bugs in them. There were cobwebs on some fixtures, too.
I had been told that since our arrival date was my friend’s birthday, there would be a card and a free bottle of sparkling wine in the room. Neither happened. When I asked at the desk, though, and showed staff the messages, they quickly gave us a bottle in an ice bucket, along with glasses.

The property feels neglected. The only good things for us were the location and the staff (except the random guys doing maintenance and housekeeping).

Based on my extensive travel experience, this property aligns more closely with a 3-star hotel rather than a 4-star. Below are my honest and factual observations:

• Heating system: The heating did not function on the first night. After multiple requests, the hotel provided two floor-mounted radiators as a temporary solution. We were promised a refund for that night, which was never issued. The heating system was never properly repaired during our stay.

• Room size: The room was significantly smaller than what was advertised on Expedia and did not match the photos provided.

• Bed quality: The double bed was too small for two adults and extremely uncomfortable, resulting in daily back pain.

• Floor condition: The floors are very old and produce loud, unusual noises when walking.

• Bathroom condition: There was visible mold in certain areas. The bathroom layout is poorly designed and poses a risk of minor injury while showering.

• Room service: While generally acceptable, it was consistently incomplete.

• Television: The TV initially did not include a remote control. I had to go to the lobby to request one.

• Breakfast: Breakfast was repetitive and very basic. Items were often empty, requiring waits of up to 10 minutes for refills. Coffee machines were occasionally out of order.

• Positive notes: The hotel location is good, and most staff members were polite and respectful.

Overall, the experience did not meet the expectations of a 4-star hotel.

Breakfast should be improved. Staff members always kind but cutlery, mugs and plates most of them dirty. Glass and mugs shelves dirty. Jams and Nutella should be single-portion, not hygienic in unique jar for all guests…we did find crumbs in the Nutella jar. We did find 2 long hair in the buffet in 3 days breakfast: one in the mushroom and one in the tomatoes tray, both reported to the staff.
When we arrived, we weren't told the heating was out of order. The room was cold, so we tried turning on the central heating and get out for dinner. When we returned, the room was still cold, and when we reported at the reception, they told us there was an issue and that we would have to use a portable heater. Voco is a nice hotel but I’d choose another option when I’ll be back to Edinburgh.

Water pouring from the light fitting and extractor fan above our bath. I told reception that the room and the room above were dangerous and putting people at risk (water and electricity aren't a great combination) and she was like a robot repeating that she was sorry but her maintenance team had said it was fixed. It was almost certainly the waste pipe from the bath in the room above so the only way to fix that would be to either lift that bath out or go in from the ceiling below.

So, if you want a hotel that puts guests at risk and takes chances with your family, this is the one for you!

The hotel staff were excellent, warm and welcoming. Our room was a standard double , and catered for everything we needed and potentially what we may need during our stay. Our room faced the garden so was nice and quiet , though I will say if you faced the street , it would have been the same experience as the hotel is on a quiet street. It is centrally located , and only a few minutes walk to Princess Street , restaurants , bars and shops and some of the sights Edinburgh has to offer.
The quality of the cooked breakfast was top notch and plenty of alternative options if you wished a “healthier” or “lighter” option to start your day. Check out was not to 12 midday, providing you with a much more relaxed morning before you leave.
If we come back to Edinburgh , Voco Hotel is definitely high on my list to return. Thankyou all for a very pleasant stay and excellent service. Hotel Voco , you have a great team of staff who take immense pride in their jobs , and so be very proud of them too !

Second stay here. Staff are excellent. Breakfast is good and the bar is very good too. Reception area is nice. Room was OK - it was quite cold (due to weather and old windows) but a plug-in heater had been provided prior to us checking in. Overall, it's pretty decent but as with a number of places I've stayed recently, feel it's starting to be in need of a bit of TLC/refresh.

This is the dirtiest hotel i have ever stay at. There was significant mold in most of the walls in the bathroom. There was staining from water leaking in the main room. Even after changing rooms, the 2nd bathroom still had significant mold. The carpets were stained and dirty too.

So the only issue we had was that we had many spiderwebs in the corners of the room. Granted we didnt complain at the time because we just cleared it and took out the little spider as well. The breakfast was nice and hearty, just kind of wished there was other options some mornings. The classic bean and toast was amazing. But maybe a random new item besides the sausages , and variety of yogurts. But the staff was so calm and patient and helpful. All of them were such gentle souls. Kept the vibe beautiful. There is off street parkinh but the hotel is so close to the traon station i would recommend gettingva train to waverly and then taxi or walk. I know Edinburgh is expensive, but at £260 a night, the level of cleanliness was poor, there was a light fitting hanging off the wall, the corridor in to the room past the tiny bathroom was like something out of a very cheap hotel. All in all, it felt more like a bottom end of the market room.

Location good for shopping areas and for the bus tours start point.Not too far to walk to most of the top attractions.
Room big but tired looking . Curtains hanging off rail , carpets stained tea stains on the table. The kettle couldn’t be used next to the tea making station -no socket !The door difficult to shut and lock.
The bed big and comfortable.
Breakfast hit and miss - no plates , no bowls, coffee machine broken supplies of bread fruit etc not quickly replenished- mostly had to be asked for. The last day we were there a different breakfast crew that were much more attentive.
Overall average with some good points.

The images in the listing are very misleading… I was extremely let down with the state of the rooms when arriving in person, they were dated and not worth the price. The room had a heavy odorous smell to it which made staying in the room unpleasant. We got to experience a fire alarm at 12:30 in the morning which forced everyone out of the hotel and on the street in whatever clothes they could manage to put on and the following morning there was no hot water to shower before an 8hr flight home.

Cons: It would be better if the room has a mini fridge or microwave. The mattress of the sofa bed is too soft and does not support 2 people well. I hope the sofa bed mattress can be improved in the future.

The rooms are large and spacious. It was a long steep walk from Edinburgh Railway station to the hotel therefore not suitable for people with mobility problems.
There are many dining options within 500 m of the hotel. The breakfast was quite adequate.

Decent location, about a 15-20 min walk from the hot spots. Quiet but very small room for two people. Suitable for one person. Rooms are pretty old and outdated and look like it - specifically the bathroom which shows quite a bit of wear which makes it look dirty. We did not sleep well here due to the small size of the bed and fact that the bathroom light switch is on the outside so if someone gets up in the middle of the night the bathroom light is quite bright.

We were traveling for our anniversary and a bucket of sodas on ice was sent to our room! It was a nice touch, and the front desk staff had so many helpful suggestions for activities and meals. The property was just slightly out of the way of how busy the city is, which was also nice.

A completely unacceptable experience for such a high price. I was placed in a basement room where heavy rain poured down the window well all night, creating a deafening noise—it felt like trying to sleep under a drum. I regret to share that my recent stay at Voco Royal Terrace (late May to early June) was far below expectations, especially for an IHG Group property.

Hotel Management and Housekeeping:
The hotel appeared to be poorly managed during our visit. Housekeeping standards were unsatisfactory—the rooms were dated and noticeably dusty, which triggered allergies for some members of our party. The bathroom had a persistent, unpleasant odour that made it difficult to relax or sleep comfortably.

Room Facilities:
The shower facilities were disappointing. While the shower head was branded Hans Grohe, the rest of the mixer set was not, which gave a misleading impression of the overall quality. Additionally, the water pressure was weak, making showering inconvenient.

Breakfast Quality:
Breakfast at the hotel was a letdown. Each component of the meal—fried eggs, grilled tomatoes, sausages, and mushrooms—was served cold and lacked freshness or flavour.

Guest Experience and Staff Welfare:
We frequently observed other guests voicing their complaints at reception throughout our stay, indicating that our experience was not unique. I am concerned about the well-being of the reception staff, who seemed to be under considerable stress due to the volume of guest dissatisfaction. This appears to be a result of broader issues with the hotel’s management.

Beautiful king room with a great view. Out of the crowds while being only a short walk away from the Royal Mile. Beautiful views from Carlton Hill reight behind the hotel and a very short walk to hike and scramble up to the to of Arthur’s Seat. Our only suggestion would be that the room be cleaned a little better. There was quite a bit of filth on and under the glass cover on the desk. We will book here again!

From the minute we entered the hotel, we were met with friendly, kind and approachable staff (who were actually able to let us into our room early). We had a great room, with fantastic facilities and a comfortable bed. The restaurant and outdoor area were well designed and we made use of, with a glass of wine, because the weather was so good during our stay. I didn’t make it to the gym, but it looked like it was good, if I had. Also, fantastic breakfast. We just wish we could have stayed longer!

Very nice spot and out of the hustle of the old city. Walking was fine if you are in shape. It was a good workout. Very kind staff. Room was nice with a lovely view. Hot water in the bath was a little tricky. Beds were on the hard side if that is what you want.
