This was a basic guest house, which did not serve breakfast. The room was clean and comfortable. We briefly saw the staff at check-in and check-out; otherwise, no real interaction with them. The house is a 2-minute walk to the tram, which was convenient to go into central Edinburgh. The noise level was a little high due to its proximity to Leith Walk, a busy street for buses and the tram.

Definitely a no frills stay. Located about 25 minutes (on foot) from the train station. They let us check in 15 min early. We asked for a cab at 4:30am they told us they would call one and ended up not doing that. There was no direction on what to do with the keys, so we left them in the room. The rooms were clean, but super small. I feel like I would have benefited from staying a little closer to the action. The price was pretty good and there are some places to eat near by, but it was a meh experience.

This place is just awful. It's one of the worst hotels I have ever stayed in, anywhere. The room I was given was much smaller than the room illustrated on the Hotels.com website. The room was cramped, dirty, and poorly maintained. The television was broken. I complained about that and was told it had been fully fixed. In reality, no-one had even looked at it. The bed was uncomfortable - a cheap mattress laid over planks. The room was noisy, next to the kitchen and there was a horrible noise coming from the pipes every time the people in the room above flushed the toilet. I could go on, but I've said enough. This place really is just awful and I strongly recommend that you avoid it at all costs.

First impressions: Dinning room and reception dirty. Old and new sheets piled up in the dinning room, are guests expected to eat there? And old rotting banana the only piece of fruit in the fruit bowl turning black and prefectly representing this property.

My group arrived and the young lad seemed to have no idea what he was doing. Couldnt find our booking and phone the manager.
Gives the phone to me and the manger says hotel.com cancelled my booking. When i called hotel.com to recieve a refund they said they didnt cancel my booking and that the hotel has my money, the hotel refused my refund request then saying it wasnt hotels.com that cancelled it was me? So i wasnt entitled to a refund?! Lying and changing the story to avoid refunding me. It was eventually discovered I hadnt cancelled like they suggested i did so EVENTUALLY refunded. Disgusting how they will do or say anything to keep you from recieving your money back!

Tried speaking with the manager about this as well they said over the phone that theyre the manager but once they realised i wanted my money back they changed their story and pretended they had I idea what i was talking about theyre one a receptionist?

Hotels.com do the right thing and stop doing business with these scammers.

Loud, noisy but great location

We arrived at the hotel and was greeted by a young man who could speak English, this wasn’t a problem he was very kind but did struggle to find the booking due to his lack of English, however I helped with this.
We got into the room and it was nice enough, nice decor but very small but as we were only sleeping here we didn’t mind.
However during the night the room got worse.. the noise from the piping was very very loud in the room and kept us awake all night,
We know it’s not the hotels fault but the rooms above were very very loud banging about at all hours.
There was no greeting card or anything in the room to let us know what time we needed to check out, or what the wifi code was.
The TV remote was smashed up and wouldn’t work with the TV.
The guest house was nice enough, great location, but due to the very noisy rooms and the lack of service. We wouldn’t return here

Stay was all well and good. Room was fine, cosy and comfortable, private en suite bathroom was nice too, just slightly small and kind of cramped, but it was all good and clean too. Towels and bed sheets smelt really nice. Tea and coffee making facilities in the room were good as well. The TV was slightly small but it worked and had a good variety of channels.

Our 3-day stay16 Pilirig gust house

Two Adults Monday check-in 15th August 2022 (1 PM) to Thursday, 18th August 2022 (10 AM) £364.53.
16 Pilirig guest house we were welcomed in and given the criteria for our three-night stay.
At £115 a night, breakfast is extra at £10 each, Sausage, beans & egg but no bacon, a yale front door key to enter at night and with 2 big old keys for room and a separate bathroom that we had to carry around with us.
We climbed 46 steps to the top floor of the house, the attic, where there are four rooms and one bathroom squeezed into where two rooms would have originally been.
Our room number 8 has an old-style door lock, and so is the bathroom across the hall.
The room is an L shape, with a double bed pushed against the blue-painted chipped wall on the narrow part of the room where I can stand up. The part where I could not stand up in, has a 45-degree ceiling that goes all around the longer end of the room with a single bed under the slope of the attic roof where I banged my head every morning.
No window view in this room as only one small Velux widow that we could not open, this is on the slopping ceiling facing the sky with no blind to stop any light from waking us in the morning.
I banged my head multiple times while stooping down and moving in the low ceiling space in the main part of the room. There are no chairs in this room so had to use the bed as an uncomfortable seat.
The room smells damp, and our clothes got damp even if left in the suitcase.
No wardrobe, just a small me

Somewhere to get your head down in a good location

The hotel was clean and tidy but dated. This includes the draughty windows and curtains that dont fully shut. The only modern thing about the hotel is the really loud Ring doorbell that when it goes off at 1am and 3am because guests couldnt get in it can be heard througout the hotel. We were top floor and it woke me normally a heavy sleeper. The beds are not comfy at all. The walls are very thin and the TVs and talking etc can easily be heard through them. Beware of the free local parking. Its on street parking first come first served and all that. When we rang and asked they said its easy to get parked, noone struggles. I parked a mile away. The location of the hotel is good for edinburgh city centre. Its only a short walk away. Our ensuite was tiny. If you sat on the toilet your knees were under the sink. No room to get changed in there.

All in all It was somewhere to get our heads down in an area near where we wanted to be. Thats about it.

I would say ‘cheap & cheerful’ but it was neither

The location was good, a 20 minute walk from Waverley down Leath walk. The hotel itself was not very well presented. We were checked in and then never saw anyone again after that point except someone knocking on our door at 10pm asking us to turn out tv down (it wasn’t on loud). The tv didn’t actually work so we went and purchased a HDMI cable so we could plug a laptop in. We were in urgent need of the first aid box at one point but there was no one in reception, I rang the hotel phone number and no one picked up, I rang the door bell and no one responded so I had to go out to the shop around the corner. There was nowhere for us to put our suitcases so we ended up with no floor space. The bed was pushed up against the wall which is never pleasant. The room was cold and duvet was thin (but there was an additional heater in the room). We were then chased out of the room 4 minutes after check out time at 10am by the cleaner as we were trying to pack. There was no check out, she just shouted down the stairs to leave our key in the door.

I was not impressed with my stay. The heater didn't work and the window was open when I originally got into the room, which was fine as I was roasting from the walk from the tram. But... The following morning when I woke up, I was freezing and couldn't get warm because the heater didn't work. So... I decided to hop into the shower. Bad mistake! It was awful! Beyond awful! It had one of those eco water heaters and their was either no pressure and when it did get pressure, it was scalding hot. No matter which way I moved the lever, it was horrible. So much for that hot shower I wanted... Scalding hot was not fun and not what I had in mind.

Very nice wee place, clean, easy to check in - very quiet and very close to town. Fairly cramped as it had a coombed ceiling and a small en suite but was great for what we needed. Not luxury but definitely fine for the price.

I stayed 3 nights here with my 9 year old daughter. The room was a little dated but clean and tidy. Bed was very comfy. Staff very helpful. Only downside was the breakfast was a little expensive for very little choice. Parking bit problematic but Leith is a busy place. We enjoyed our stay and would stay again..

We got room 4 (en-suite), which consisted of 2 double beds and 2 single beds. Very spacious for us 3 adults. Location is ok, bit of a trek to the city centre. Major downside is the comfort of the room. It was winter and the central heating was not switched on. Cold air was coming through cracks and gaps in the windows which doesn’t help keeping the room temperature comfortable. Would come again in the summer but definitely not the winter.

Whilst the location and room was fine there was no Wi-Fi in our room and the coffee, tea and milk was not replenished after the first night.
We only had a cup on arrival and in the morning. We did get 4 milk pots when we asked on the way out on our second evening.
I was also able to use the Reception wifi in the morning, but not in our room where it would have been very useful for researching and booking trips.
The final disappointment was to be unable to leave our flight hand luggage on the last day unless we paid £5 for EACH small bag!!! and after not having coffee makings and Wi-Fi. We were not impressed and left our bags at a more convenient location for less.
We are not impressed. Our stay should and could have been so much better for a little more care and kindness.

Good location - 20 minute walk into central Edinburgh, and 20 minutes to central Leith. Check-in was quick and easy, and the room was nice enough. Clean and modern bathroom fittings. Only major problem was with the WiFi - the lady on the front desk claimed that the whole building was wired up with WiFi, yet the signal in my room (Room 2) was barely strong enough to load a basic webpage. Signal might be better in other areas of the house/

Great value,good quality.

You'll not find anything better at this price, and could pay a lot more for a lot less! Everything was spotless and the room felt like someone cared about it. Ensuite squeezed in in the corner, but perfectly adequate and clean. Plenty of tea and coffee provided, comfy beds, a decent shower and big fluffy towels. Only downside was the stained carpet, but it did look new and the room is freshly decorated, so I guess it's recent and proved hard to clean.
Haven't eaten here, there's so many lovely places to eat nearby, and it's a short walk into the centre/station, or there's loads of buses. You can usually park (free) somewhere nearby on Pilrig street.

A Very BAD Experience

I held off posting this review in hopes that 16 Pilrig Guest House would make a refund of at least a portion of funds and apologize for rude behavior. But nothing, no response at all.

1. The room was VERY small
2. The room was on the 3rd floor, only accessible by an awkward spiral staircase.
3. The bathroom was VERY small. At least there was a private bathroom. Actually saw one woman walking down the hall in a towel coming back from the communal bathroom!
4. Charged an extra £10 because of late arrival, and there is nothing anywhere I can find, that say's they'll add an extra charge for this
5. Breakfast both mornings was VERY bad (gray eggs!)
6. There is almost no parking. Had to park at least a quarter mile away. Actually told to move the car WHILE WERE UNLOADING!
7. There was no internet
8. The person at the front desk was EXTREMELY gruff, which is expected in France, but not in Edinburgh!
9. The room was WAY overpriced for what was received – charged $475.19 USD for 2 nights but the room should have cost no more than $75 per night

Wow! You'd expect at least some sort of response from them, right? I think if the person at the front desk had provided even a little bit of pleasant customer service, my client wouldn't have even complained about all these other issues. But the front desk was a very unpleasant experience!

I can only hope that since I've posted this on Facebook (and other social media), that 16 Pilrig Guest House will reach out to me to make this rig

The bed squeaked as did the floor and door to the bathroom. Anytime someone got up in the night, it woke everyone. The bathroom was so small that it was actually hard to move in with the door closed.

I arrived in the evening to find my room had been booked by another party. The owners told me my room had an electrical problem and that I could move in the morning. The next day I saw people coming out of that room and knew what had happened. The owner did not speak good english..so it was hard to communicate.

On arrival was given a brief summary of how much the owner receives of the amount I paid to Expedia...strange but ok... quizzed as to why I didn't require breakfast (additional cost paid on the day and not to the booking website so obvious why owner seemed a bit peeved)!

Whilst relatively clean (one thing that was good) the room (2) had a terrible drain smell (masked by an overly strong room freshener which we had to switch off sort of wished we hadn't now) making for a less then great sleep. Milk was off so couldn't make a cup of tea.... would request a refund but can't honestly see me getting one. Edinburgh is a popular city with huge levels of competition so no reason to return.... we booked late, it was the only free room on the street and at a rate on the cheaper side for the night I wasn't expecting anything special but even so this was disappointing. We told the receptionist but she didn't seem all that interested so we decide life is too short and left.....

Staff were really good on arrival. Our room was small, but well laid out and I personally found the decoration to be aimed at a sympathetic recreation of the house of its era. The room we took was a little cold. The radiator in our room seemed to not get beyond Luke warm. But radiators in the bathroom were nice and hot. Perhaps they just need a system clean or balance. Cooked breakfast was of good quality, but lacked a few things. Beans were chilled? And a cooked breakfast is normally sausage, bacon, egg, hash brown, beans, Tomatomand mushroom as a rule! But it was only sausage, egg and beans? They did however offer toast, and continental breakfasts. Location is ideal for the centre of Edinburgh or for the royal yacht etc! To put this into perspective! I would HAPPILY stay here again. And believe for its price, you will be hard pressed to find a better placed, cleaner, cheaper hotel. A few small tweaks, and addressing a few minor issues! This place could be a little goldmine.

Fake description and irresponsible management

We reserved a room for 3 adults 2 weeks before. The confirmation indicated a standard room and we were charged for a (1) a Standard Double Room, Ensuite and (2) another 50% for a 3rd person. We called to inform the hotel we will arrive late and was told that there is a GBP 10 charge for after 9.00 pm check in. We arrived around midnight after a long day and drive, and, to our horror, were given an attic room with a slanted roof and a very small ensuite \"bathroom.\" There was no bed for our 3rd adult nor was there space for a 3rd adult. The night man who let us in told you that it was our fault because we did not call to let the Guest House know that we have a 3rd adult!!! For the 3rd adult, he gave us a folded mattress, with bedding or pillow. No WiFi access as advertised. We were also told that since we were leaving early, we would not get breakfast. Have plenty of photos to document the VERY UNPLEASANT stay.

We booked and paid SIX MONTHS IN ADVANCE. The first room we were offered didn't have a bathroom, this was next to another room, there was no hot water in the taps. The storage rail was falling off the wall, this was quickly rectified. We were given another room after we had requested our money back. This room was a little bigger and again no hot water. Despite reporting the lack of hot water to our washbasin for three days to the owner, staff and management nothing was done. Staff walked around the floors barefooted. Dirty laundry/bed linen was left piled up on the floor in the middle of the kitchen with the door to the dining room open for guests to view this mess. We decided not to eat in the dining room due to the dirty laundry. Despite our comments about the legal requirements for hot running water in a room the owner did not address the situation for the duration of our three days stay. It was the Edinburgh Fringe and the Tattoo at the time so accommodation was impossible to find and we were celebrating our 35th wedding anniversary so did not want to traipse around looking for alternatives. No Wi-fi, Pillows very flat. We wanted to chat with the owners face to face but they declined. One of the owners, kept saying okay, thank you repeatedly whilst we were trying to complain about our stay over the phone. We said we would wait for their return to be told if we were there when they arrived our card would be charged £10 for the privilege.

A good inexpensive stay with a great location

I like this guest house. For a bargain budget it's right on target. Don't expect much, or any, frills. Your not paying for any. Breakfast is just so so and an extra 5£. Comfortable bed & super nice people run this ma & pa B&B.

It was very Cosey, comfortable and clean.
One minor point was the ash smell coming from the ventilator shaft, most likely related to smokers throwing their cigarettes. We were in one of the back rooms. It's a pity as otherwise very good value for the prize.

Guest house full of tricks!

I stayed for 3 days. I booked a private room and it is said that I will have a private bathroom. However, it did not mention the bathroom is outside and not within the bedroom. This is very inconvenient esp as we have a kid. The bathroom is extremely small, the shower stand is so tiny that one can hardly turn. Worse still, we left luggage for a couple of hours on the day of departure, and when we went back to take the luggage, we were told we must pay 5 pounds for each piece of luggage. We were not told beforehand and this is rediculous. We traveled to more than 30 countries and we never encounter a guest house requiring luggage fees. This is the most unpleasant experience I have and I will not recommend this guest hotel at all!

High standard room but expensive

Plusses: Room - excellent décor/fresh/very clean and attractive. Plenty of drinks materials.
(Private) Bathroom separate but looked recently refurbished - spacious and a very high standard room.
Minuses: Woman in charge couldn't understand English very well to answer questions. Bathroom along the corridor - an inconvenience (no pun intended) but ok for one night. No information in the room. No meals included making the cost at £63 very expensive and not value for money in what is a simple B&B.

I stay here every time its in my price point!

I was lucky to be one of their first guests and found for the money a level of guesthouse until then never experienced. As a result I always look to see if they have any options for me when in the city and have stayed in I think every room on a number of occasions and never had any reason not to like the place. Beds are super comfy and rooms spotless with good bedding and new bathrooms. Will continue to use the place any time they are in my budget.

Great hotel in Edinburgh

We stayed here for 3 nights and it was fantastic! Our room was very spacious and so comfortable!! The bathroom was extremely clean and looked fairly new too!! In fact the whole room was very clean and got serviced each day.
Check in and check out were both easy processes.
The location is in quiet area but there some good pubs a restaurants nearby. Edinburgh centre is easily accessible via bus or Uber.
Highly recommend and would stay again!!!

The bed is so comfy...

We arrived in the evening. The place is easy to find. The staff is helpful. There is free parking on the road but it's quite challenge to find the spot. In front of the house has a parking spot as well, but it's always occupied. We have two huge travelling bags and have to carry them quite far from parking spot to the house. The room is clean and the bed is super comfy. Feel like home.. Toilet is small but clean and new. I would love to go back again but will make sure that we have smaller carry on this time.

good if you are on a budget

we chose the hotel due to the price and its location. Our room (no.8) was quite small but that was reflected in the price. It was clean and nicely decorated with a working television and tea making facilities. The other rooms looked very nice and a bit more spacious.

The main problem was the noise. the building is very echoey and you can hear every door open and close as well as when people walk up or down the stairs. On one of the nights there was a lot of noise until past 2am which kept us up. It sounded like a party. The other two nights were quiet though so perhaps that was a one off. The staff were friendly but preoccupied and often on the phone. It was good for the price. The hotel allowed us to keep our baggage there until it was time for our flight which was helpful.

ten/fifteen minute walk from centre, friendly staff, towels, tea and coffee, milk, soap provided, breakfast available for £5 nice location, easy to find, warm rooms, nice bathroom, above and beyond expectations.

Nice B&B in Edinburgh

We got a tiny room, on the top floor and the only one with detached and private bathroom. The room was colorful and convenient to sleep in. We did not take the option for breakfast so we can not provide an opinion. The place itself is well maintained and looked like recently renovated. The streets around 16 Pilrig allow free parking which was very convenient for us. The bathroom is small but was new and modern. Location is around 20 min walk from the city center or 5 min ride with many bus lines, located very close to 16 Pilrig. Overall it was good option for us during the Edinburgh Festival.

Our family of 5 kicked off our Scotland vacation by staying at this lovely guest house. The room was very clean, beds were incredibly comfortable, the location was easy to navigate to begin our explorations. After two days of travel, it was a perfect place to rest up and start our journey around Scotland. The staff were very kind and helpful, perfect hospitality!
