The room was good. But, there was no lock for the toilet. The door kept opening while you are having a shower or the other thing. That made me uncomfortable. The shower was tooo hot. Even when I turned the nob to cold, it is either ice cold or boiling water. I had to splash water on to my body instead of having a shower.

Good-very warm which would be great in winter but uncomfortable in the warm weather. Fortunately I had brought my fan as there was no way to cool the room-bathroom was clean and surprisingly spacious. The kettle provided could have done with a good clean and descaling so I avoided using it. Short walk from the station- also has good transport links. Easy check in process with helpful staff.

Very tired property

It’s just a collection of odd rooms in a house. Furnished rather poorly it’s not the sort of place you would want to spend all day sheltering from the rain, even if the facilities were there to do so.
Very very basic room but well cleaned.

I recently had a 4 night stay. Superb location with easy access to buses and trams into the city. Upon arrival i was greeted by a lovely, helpful lady. (Having waited less then 2 mins after ringing the bell). I stayed in the single ensuite room. The only negatives are...it's a small room, no wardobe or anywhere to hang clothes. Although i compromised and used hangers on a picture rail. The ensuite bathroom takes up most of the room space. However, the ensuite was great. Powerful and hot.
I found the room too hot most days but then i had brought a travel fan (which helped!) and you can only slightly open the window. I got used to the room being small but if you're a solo traveller who likes your space, maybe this isn't the room for you. All in all i had a very quiet and peaceful stay. I couldn't hear any noise as people have reported. (I was on the ground floor) no plumbing effects either of showers or toilets being flushed etc. As people have previously said this is a no frills guest house. I would happily stay here again for the location and the price and the friendly staff

This place had good ratings when I found it in January so was disappointed with the standard of the classic double room for a 3 night stay. The room had a low ceiling so getting around the bed was difficult, the furniture was dated and looked homemade from the 70’s. Tired furnishings. The bathroom drain smelled so had to ask for it to be bleached. The only thing in favour of this accommodation was its proximity to the tram which was a 5 minute walk. Also the landlady gave us advice on places to eat nearby which was useful. I suppose you get what you pay for but would not return or recommend.

I got a basement room with a tiny window. The bed sheets were dirty with stains the table top had something sticky spilled all over it. The bathroom was decent and clean but had another door opening to the back of the property and that door was a glass door so extremely uncomfortable

We waited outside in the rain for 15minutes or more waiting to get an answer. We followed instructions on where to ring bell etc, tried calling the 3 numbers attached to door however got no answer at any of them!
Once inside we found staff very unfriendly & not bothered that we had to wait so long outside.
The room was so small, and very dark as not all lights worked, some were hanging off wall. To cables were exposed which loomed really bad.
Toilet was teeny & not very nice, the so called unit under sink looked dreadful, their DIY skills aren’t good, however the shower worked well.
To be honest we did not get our monies worth which was almost £163 for one night without breakfast.
This hotel is not worth the money & we certainly will not be returning or recommending.

Good location with nice bars and restaurants nearby. Walkable to city centre and Leith town centre but also lots of transport options. The room was clean. The bathroom was clean enough but there were areas in the shower that need re-sealing and the shower floor was chipped in one area. Plenty of toilet roll provided though! Room was always lovely and warm which was nice considering how cold it was outside. Bed was also comfy

Good value for money and great location

Very good value for money here. Beds was very comfortable and had everything you need in your room. Very close to a tram station where you can quickly get the tram into the main town centre in just a couple of stops making it very easy and convenient. The place did need a bit more of a through clean however, on the surface the room clean but it needed a good scrub in the shower especially, some very small mould marks to be wiped off the walls and the floor needed a good clean albeit I am a clean freak at home. Overall, I will return back to this hotel as I believe the value for money, location and comfort topped it.

We were in room 7. A double and single. Perfect for us. However, the room was very small, very warm and very noisy. Everytime someone flushed a toilet, ran a tap or had a shower it was super loud. There must be a waste water pipe in the room. Would not recommend

It's ok , it's fairly clean and tidy , close to city either by bus or walking, it's all a bit dated but overall kept clean , I did have a strange mark on my ceiling where it had been poorly repaired I suspect from a leak above, I was also in basement so no looking out at all, which is a bit tough no real natural light just a smidge through the window but very dark .

Would I stay again yes I probably would for location but that's about it .

This is just an honest review with our thoughts on our stay. When we were checking in which was just around the end of the check in time we expected more professionalism. The night porter/ receptionist came around in pyjamas, and not friendly or welcoming, would recommend customer service training, because being nice is free. The room did not really look like the one on the pictures. Once we got to our room it stank of whisky, but there are also some positives.
The room was very clean including the bathroom - bedding and towels. The room had amenities, coffee and tea, kettle and a TV. To add the room was warm, and the pillows and mattress were comfortable.

A good quality bedroom and bathroom, in a warm, well presented building. The bedroom was not large but perfect for the 2 of us. We liked it and would book again. On Leith Walk a short walk away a range of interesting eateries. We chose Turkish. There was also Tai, Indian, Italian, and others. Took time for staff to open entrance door and a system to advise staff have heard bell and are coming would be helpful. Staff were very helpful.

Extremely rude and moody check in lady , pressed the bell upon arrival waited for 20 minutea for someone to come and let us in there is no reception at this property.
The bed was extremely uncomfortable and it was making squeaky noises the flooring in the room was also making noise when walking on it there was a bad smell of cigarette smoke and the hot was not consistent asked for a refund it was denied had to involve my bank to get charge back

We did not have a great experience at this guest house. It all started with our check in. What a mess. It said to ring the bell at the next door over and to wait for someone to service us. Nothing stated how long this would take. We rang the bells (mind you there was two bells, didn't know which to ring, so rang both) and waited, and waited. Nobody showed up. We tried calling the emergency numbers, but those didn't work either. After a quite some time we tried talking to neighbors and one finally helped us out. We were eventually let in, but instead of just apologizing the lady just said she didn't hear any bell, we must not have rung the right one. She continued to push the buttons to show us how it works, and then realized that they didn't actually work very well. Then she proceeded to take our info and gave us the key.
The room itself we small, but mostly clean. Uncomfortable bed. Tiny added bathroom in the room, could barely get on the shower. Parking sucked, as you had to park on the street, but there was not a lot of free space, and if you did manage to get a space, it is paid parking during the day. Most parking on the street is permit parking.
Overall, we did not have a good time at this place. Would not stay again.

I have never been so disgusted at any hotel or guest house as this one.
They were advised my wife was disabled and we were put in the basement using a spiral type staircase. No opening window only skylight dark dingy and very hot and stuffy. The overall condition of this property was in dire need of modernisation. The price is disgusting Your pictures on Expedia's website do NOT GIVE AN HONEST reflection.

Very small and hot!

The room was extremely small and the heat was unbearable. We had to open a window that had no screen on the basement level. There was no sign to hang on the door and someone came in and folded the blankets but didn't take the garbage. Felt like an intrusion. Parking wasn't free until after 530, so we ended up with a parking ticket while we were checking in (100 pounds!) because none of the pay to park options would work for us. We even called the number and it wouldn't register our voice choices! The only thing going for it is it's location. It was clean, but very in need of updates.

There were a few issues with the property, unfortunately. There was a red stain on the carpet by the bed, the radiator was stuck on high temperature (meaning we had to sleep with the windows open in March), and the room was slightly dirty. Individually would have been ok but all three together made for a disappointing stay. We were told the radiator would be fixed the next day, however it wasn’t. When we spoke to staff they were helpful but were hard to get hold of. Wouldn’t recommend for the price.

We loved the room and house it was in. We asked to use a microwave to pop popcorn and were told no. We also needed to store a couple bags for two hours after checkout. We were told this would be okay but then no one came to the door when we rang. We were traveling from overseas so this caused a problem in our sightseeing plans. It was a lot of money to pay to not get exceptional service.

The room we were put in had mold in the shower, peeling paint and a hole in the ceiling.
I did contact the hitel to advise but was told none of what I said was true, despite me having pictures. Avoid if you can.

The room and the hotel itself was outdated and old. Wooden floors made it noisy when you move around the room it creaks. Even the shower room looks old and the shower head can’t be moved makes it hard to maneouvre around when you shower. The guset house is a bit far from the coty centre around 20-30 mins walk.

Nice room at a cheap price, en suite shower and coffee making facilities. About half hours walk from Edinburgh Waverley train station or there is a bus stop just 2 minutes away. Pubs close by and Easter Road is just a 10 minute walk away. The guest house is situated in a quiet side street so I didn’t have any problem with noise. The check in was quick and the lady who I met was friendly and helpful. Overall a great stay at a cheap price I will definitely use it again.

Friendly service from the people there. However the door to the window in my room nearly came off its hinges when I opens it and almost fell
on me in my initial room and then the door didn’t lock to my room, luckily they gave me another room, however the window again was the same in the next room... Could not be bothered complaining again so put up with it.

Looked like there was a blood stain in my room on the carpet also. Quilt cover was extremely thin and heating only gets turned on at night, not during the day. Extremely old decor. Would have been good to have a seating area out back since that space is being wasted. Would have been nice to have somewhere to go and relax outside.

The rooms were well equipped with coffee making facilities, hairdryer, tv. The bathroom was modern and nice, but could be cleaner.

The double bed in the room was very uncomfortable. The mattress had no support and felt very old. Pillows were not great either. Luckily there was a single bed in the room too which was better, so slept in that.

Was in a basement room so felt a bit dingy and no signal on my phone and didn’t want to pay £3 for Wi-fi.

Overall, a bit dated, beds not the best, but was only there for one night, so did the job. Got a good deal on it, but wouldn’t have wanted to pay more.

hen I got to the hotel it was in a pretty crumby area. I was expecting a homely welcome from the initial pictures instead I got aguy that couldnt speak 2 words to me or try to make conversation. I was taken to a basement room to check in and had to negotiate tables and chairs in there to sing my form. I was then told that if I wanted WiFi I had to pay £3 which I did, but the room I had was in the depths of the \"hotel\" and the WiFi sigal was so weak there was no point in paying for it, furthermore as I was in the basement the phone & 4G signal was none existent.

We stayed 5 nights, not that far from City Centre but it's quite troublesome tor us as most evening we came bk wet due to rainy season. The heater was not working and the tap was not user friendly as I was slightly scald a few times bcos of the stiff handle. The shower was also a problem, quite difficult to adjust to suit my temperature.
The hotel rate was considered cheap when we came in June. Overall, I can't discourage anyone to stay for the low price.
The bus stop for bus no 11 was just outside the hotel. We went bk to Edinburgh Waverley Train Station by this bus.

The stay was fine, Finding the location as there is no sign was a little more tricky, Shame they do not offer breakfast, I would stay there again.
