No frills roof over your head. Room was clean enough. Laundry broke halfway through so had to air-dry clothing in the room, a few items were ruined. No AC in August but we were provided a fan.

The room wasn’t cleaned very well and you can hear everyone around you. The walls are paper thin, but luckily other visitors were as mindful as they could be. Some staff are a little rude. Beds are very firm, but I prefer firm beds so it worked for me. Apart from that, it’s in an amazing area. The location by far is the best part of this place. Really close to the tram and there are a ton of cafes and pubs nearby!

This is a student housing building open to the public for limited times in the year. It is not a hotel and although it provides a lot of space and privacy for the price (~£100) a night the amenities are bare minimum, cleanliness could be a lot better. Overall it ok if you are not fuzzy about staying in a from but pricey.

Grim cell, no bedside lights, immovable ‘ double’ bed too small for two, shelves with sharp edges that stuck out into the mattress space and caught you when you moved in your sleep, desk overlapping the mattress…. Awful, if clean. Overpriced. One night was the maximum anyone could stick this.

The staff were great. The place was a very close walk to the tram , which was amazing for getting around the city. The place was clean and the building felt secure. As a student dorm , it was as expected, nothing flashy but that’s all that was needed to enjoy the city. There is a grocery store and a Starbucks very close which was also very convenient.

Very easy walk to the station and city centre with lots of trams and buses. On a main road so very noisy but you can get free ear plugs from reception. The mattress was quite uncomfortable and would have benefited from a topper.

If you are on a budget, Destiny Shrubhill is a very good option. The staff are great and the rooms bright and airy. The internet/wifi is excellent.

You can catch a tram every six minutes from St Andrews Square (near the northern exit from Waverley station) to the MacDonald Road stop, a journey of about five or eight minutes, and then walk downhill for about three minutes.

There are some small issues. To use the washing machine, you first need to spend half an hour downloading an app in a room with no mobile reception. It would be better to make prepaid washing cards available. Also, the chair supplied did not fit under the desk, which makes working a bit difficult. And it would have been good to have a top sheet as well as the duvet.

But these are minor suggestions for improvement, and this is a great place to stay.

Our expectations weren't set high, knowing this was Student accommodation, so pleasantly surprised by the free toiletries and tea/coffee.
Small room and access only from one side of the bed but fit our purpose.
Couldn't fault the service and nice cafes available nearby.
Great use of otherwise empty rooms in a busy city.

Easy student accommodation perfect for a cheap and convenient stay. Front desk was very helpful and welcoming at all hours of the day. The rooms themselves were fine, communal kitchen should have provided cleaning materials. For a nonsmoking building everything reeked of cigarette smoke - I believe our shared neighbours were smoking out their window.

The entire bathroom gets wet because the shower is not separated from the toilet, there was no bathroom mat as well, which makes the area really inconvenient to use. For a student accommodation the walls were also very thin, couldn't sleep the whole night cause you could hear everyone when they were walking or opening/closing doors. I gave it an average rating for being average.

Very bad stay

This is a really bad place to stay even as per the standard of a student accommodation. The rooms are small with very dirty cushions and duvet. There is no sound proofing at all in the room. You can hear everyone and even traffic noise. The lift was not working for my floor so had to carry my luggage from stairs. The locking systems on the door is really bad and it takes multiple attempts to lock the door. Not worth the price at all. Will never stay again in any of the chains which belong to this company.

You get what you pay for. The hallways and rooms were boiling hot, so the window had to be open all the time to cool down. The road it’s on can be quite noisy so that will then wake you up. They let you borrow a fan for £20 but you’d just be moving hot air around. The bed was rock hard, gave me back pain. Feel sorry for the students who actually have to live here.

Cheap but uncomfortable.

Cheap. However bed was very uncomfortable - had to lay on folded duvet for comfort. Room was very hot yet the road outside was very noisy into the early hours of the morning so window open not an option. Thankfully able to grab a fan from reception. Personally wouldn’t stay again but understand many on a budget would accept this for a cheap night in Edinburgh.

Only problem we encountered was that it was very warm and was impossible to open the window more than a couple of inches at the top… a ‘health and safety’ matter apparently. Great accomodation option, clean quite but with the advantage of option to cook for self in the shared kitchen if needed. I would say dont let the fact this is student accomodation put you off. It was quite and easy to keep youself to self. Bed was fine for us as a couple as im short and so i could sleep where the end of the bed had the end of a desk against it and he is 6 foot 1 so his feet could dangle over end. Was a great base to expre the city from.

Convenient location to main center of town and train station (moderate walk). Helpful and courteous staff. Clean room. No A/C but Edinburgh usually doesn't need it, I suppose. Fan was available to borrow. Private room with bath was sufficient with external shared kitchen among a \"flat\" of a few rooms. For the price it was reasonable. No complaints.

A great bargain for staying in Edinburgh during the Fringe. I got a spacious room and the bed and pillows were decently comfortable as well. Definitely high scores for convenience - it's just by the main road so getting to and from the city centre via bus was really easy, and there's also a Sainsbury's and Starbucks right next door. The walls are thin though, and you definitely get street noise, but overall I was still able to sleep reasonably well over the 5 nights I stayed.

We wanted to stay 3 nights, in the end we stayed only 2, and even that was to much. I was with my son, we've asked for separated beds and they had no way of helping us, not even giving us an additional mattress. They were very unhelpful and didn't offer any solution. We've bought a Yoga mattress for my son to sleep on, while I was sleeping on the bed, which also was very unpleasant since the bed was impossible to sleep on. Another serious problem was that there was no way of ventilating the room, because you can't open the window and there was neither a fan nor an air-conditioner in the room, so the hot air in the room and in the corridors simply stands still, a great way to catch a disease. Most of the staff was empathetic to our problem, but none of them was able, or really tried to help us find a solution.
This place functions during the year as a campus accommodation. As a parent, I would have never let my children stay there, as it is just not fit for living. After 2 nights we've managed to find another hotel. Do not come near this place!!!

One of the nicest hotels I ever stayed in. The staff was great, spotless clean, located right near a bus station, big window. It's not a five star hotel, but it has something, I don't know what, that made me love it. Also the price is very good, it's one of the reasons I chose it in the first place.

Kitchen shared by 6 flats is reasonable with kitchen equipment you need.. it was not crowded and not messy.. Although no one seems to empty the kitchen bin daily.. Superb bathroom.. but should need to stock some more toilet rolls please.. we requested from the front desk but did not have any to give.. so we have to buy from sainsburys..
Can feel the bed springs, not so comfortable and the duvet cover has stain before we've used it.. We can hear the phone vibrating from the room next to us.. Milk,coffee and sugar has to be requested from front desk every time you need it.. Overall, it was a good facility with affordable price and great location..

Decent, clean and basic. However, my bed was incredibly uncomfortable and the rooms and especially the hallways were incredibly hot. I had to sleep with the window open all night which wasn't ideal as my room looked out onto Leith Walk main road which was busy and noisy all night. Needless to say I got very little sleep over 4 days. Couldn't wait to get back to my own bed. It's student accommodation so I wasn't expecting the Ritz but in comparison to other student accommodation I've stayed in this was not the best. I feel sorry for any student who has to stay in that room whilst studying.
The common room had a ping pong table but the sofa was knackered and visibly broken.

This is on the main road, last time (2 years ago) we stayed at Desiny Murano which is set back. DM was £20 a night more, so booked this. The night we checked in DM was 41 instead of 57 paid here. GUTTED.

Overall happy. Rooms were basic but clean and en suite. Bed was comfortable. We were facing the main road, which was noisy but this was expected as it was on a main road. Room was fine and no complaints, however the heat of the whole building including the room was very nearly unbearable. When I checked in all the guests already checked in were renting fans (£20 deposit needed) and I regretted not doing so.

There is also a £5 charge for left luggage for the day of checkout, which is quite frankly a joke. What hotel charges guests to leave their luggage for a few hours?

Overall good value considering Fringe festival is on and most hotels are very expensive (I noticed the ibis were charging £220 plus for a room the weekend I stayed).

If you are expecting more than student halls then dont bother, but considering it was better than my university halls it was well worth the money. The only issue was that my room was slightly hot (even with the window open) and the bed was a little uncomfy otherwise was great.

Reasonable rate for a location close to the centre

Staff were very helpful and friendly; the bulding is generally neat, light and airy. The studio flat in the penthouse is spacious, clean and neat....unfortunately the two double bed rooms, that some of our party of six occupied, were not as clean as the studio flat. We found both the double bed rooms' floor had not been properly and thoroughly cleaned .

Good prize - facilities

I passed three nights with my boyfriend. It Has good location, 20 minutes from hotel to train Station. The room has a double bed, a table and private bathroom (if you choose it), the kitchen has all the necessary. Comfortable bed. It is close to sainstbury and Tesco. Highly recommended. Good prize!

If there's more than 1 person in your room and you want to book a 'double room' I would recommend not doing it here. The bed was so small me and my friend had to go top to tail and there still wasn't much room. Plus they're building something behind the hotel which is incredible loud so you won't need an alarm unless you want to be up before 7:00am. I'm not joking either, it was so loud me and my friend ended up laughing at how absolutely ridiculous it was!
However all of that aside, if you are a single person sleeping in a room and don't mind a bit of noise then I would recommend as it's in an okay place and good condition.

Very basic accommodation, bearing in mind it's student accommodation for half of the year. No tea/coffee facilities although previous occupants had left some coffee in the kitchen. Unfortunately hot water wasn't working on the first night of our stay but that was rectified the next day. Bed also not very comfy, very thin mattress. Good accomodarion for time spent in it. Great access to city centre, bus stops right outside of building or tram stop a 10 minute walk.

Affordable hostel close to city centre.

Brilliant value for money and the cleanliness was of a very high standard. However the room was unbearably hot and windows only open a tiny bit allowing no ventilation. Very noisy too.

Cheap festival accommodation

Stayed in similar places over the years. No facilities as such but cheap clean modern en-suite rooms at knock down prices for Edinburgh during the festival. Location is great too, Leith Walk has come in leaps and bounds so coffee shops and restaurants within walking distance, Princes St 15 mins walk. Only downside is that the rooms are hot and road noise very loud if you open the window, oh and doors tend to slam so don't expect to sleep in! Towels £5 and early check out too, but you won't get the same standard for this price anywhere else.

Clean and helpful staff

Stayed in the double room and surprisingly got a separate kitchen for every flat (every flat composed of 5-6 rooms).
Cleanliness and well-equipped, if got hairdryer in the room would be better (have to borrow from front desk with 20 pounds deposit.)
But the drain is a bit blocked and without carpet in the bathroom it gets messy after shower and using.
